    I have lived here for 8 months and my experience has been great! The apartments are good quality for what you pay for and the fact that some of them have attached garages make them feel more like townhomes than apartments. The pool and amenity area is small, but nice for what it is and the pool is hardly ever busy, which makes it feel more private and secluded than what it is too! The management team is also incredibly down to earth and friendly. They made the move-in process very easy, and if I ever have a service request, they’re very responsive and fix it in no time! Overall, I would highly recommend these apartments, and any property owned by CWS!

    I love my complex! I’ve lived here for about 6 months and am so happy I chose this apartment. The apartment units themselves are very modern for the price and management is the best I’ve ever experienced. The whole staff is very personable and kind. They are always so quick with maintenance requests and work diligently to ensure any issues are fixed asap. They are super organized and take very good care of the grounds as well. Highly recommend marquis soco and any others run by CWS management!

    I relocated to Austin from South Florida and the former Marquis SoCo community manager, Casey went above and beyond to make my moving experience seamless, helping where most property managers would not.The entire staff at Marquis SoCo, along with the new community manager, Tiffany have made me feel blessed to be here, and I am grateful for having chosen this property. They have set the bar high for my expectations of how a property mangement team should operate. I have been a resident here now for over a year and have extended my lease another 2 years.Steve in maintenance is amazing, responds to requests immediately, prioritizes them efficiently, and helps with the little things that I am unable to do myself. He is one of the most dependable, friendliest and kindest people I have ever met, even taking me to the ER when I had an accident in my apartment and had no one to help me.About the property...My dog and I love the dog park and our dog friends and neighbors. Very pet friendly environment. There are very few young children here for which I appreciate tremendously. Having no playground was a non-negotiable in my search. Pest control comes regularly, so I have never had issues with bugs. The fire department is within blocks away, so sirens become part of the ambient noise you just get used to. The property is safe, but the gate is often broken and not working properly.This is a wonderful place for you and your pets to live!

    Weve been living at Marquis SoCo for a little over 2 years and its been great. The South Austin location is top notch where youre close to everything but far away enough from the downtown chaos.Having said that, the best part about Marquis SoCo are the staff. Casey made us feel right at home straight from move-in and Stephen is not only on top of maintenance requests but will consistently go the extra mile to help out residents in any other way he can. 100% recommend living here.

    Started my lease here 11/2022 and it’s been smooth. Casey and management are very helpful and take care of their tenants. Maintenance is always on time and courteous. I haven’t had any issues since moving in 10 months ago and Casey is good at making sure his team are on top of any problems. Pet friendly community. I haven’t had this nice a rental experience in Austin since 2018. 👍

    Ive lived here for over two years, and its been a very good experience, Casey has always been very helpful, and the maintenance team has always done a great job, specially Stephen, who consistently goes above and beyond to address maintenance requests promptly and efficiently. His warm and respectful interactions with residents create a sense of trust and comfort. He has certainly made a positive impact on my experience here.

    My husband and I have been living here for almost 1 year (1bed 1bath apt) and the experience has been great. This is our first apartment in Austin, in USA to be honest (since were from Brazil) and we were treated extremally well from the moment we applied and signed the lease. Casey is super friendly and professional, he is always ready to help you (at any time, as he says). Every time I requested for maintenance, the repair was done on the same day. A special thanks to Stephen! The community is quiet, friendly and has absolutely everything close by (drug store, restaurants, groceries, bus stop). In this time here I could noticed several improvements in the complex (changes in the swimming pool area, fence maintenance, parking lot, gym). Unfortunately we will be moving to another state but here we can call it our first American home. We will definitely miss this place!

    Great location, I am in a two bed two bath apartment and it is very spacious with nice finishes. Love the pool area and we use the grill on the pool deck fairly frequently. Transplanted here from Indianapolis and they worked with us to make our move as stress free as possible. Pricing is a little high but good value for money though. We have an attached garage which is a great feature in Austin especially during the hot summer.

    Casey and the team at Marquis SoCo have done a fantastic job of putting together a community that feels like home. I was sold on the great layouts of the apartments and the attached garages cant be beat for the price. I lived at Marquis for about two years and the team here just make things incredibly easy for their residents. From move-in to move-out I feel like these guys really went out of their way to make sure I never had to worry about anything. If youre looking for your new home in Austin I cannot recommend Marquis SoCo enough. Thanks for everything Marquis Team.

    I had a great experience living here! I actually found this place after touring a different apartment complex, where I asked the leasing agent where he lived -- and he said the Marquis SoCo and that he really loved it.From a maintenance + management aspect, this place was amazing. There wasnt much maintenance to be done, but some small things inevitably arise if you live somewhere for 1.5 years. Im super grateful to Stephen and Brian, who were amazingly communicative, reliable, and easy to coordinate with via text, and fixed everything very quickly with a great attitude. Casey manages the whole complex and was always more than happy to answer all of my questions as they arose.And there were *zero* pest issues of any kind, which can be a real problem at other apartments in Austin.Of course every apartment varies, but what stood out to me about my unit was: very spacious with amazing natural light, a ton of counter space + cabinet space and a setup to where you could put barstools under it, a very large walk-in closet, my own one-car garage (a bit of an extra fee but very worth it to me), and a balcony. And Google Fiber was already enabled, which is a far more seamless experience than other internet providers.OH - and the automated package room setup is fantastic. Youll receive a text/email with a QR code to gain access at any time to retrieve your packages. I never had a single problem. There are a bunch of apartment complexes that are a serious nightmare when it comes to getting packages.I found the location to be pretty central to access wherever in South Austin (I mostly stayed south) and its very easy access to I-35.Huge thanks to the staff for an amazing living situation!

    We have lived here a few years now. Management and Maintenance are great. They are very prompt and take care of any issues that come up as requested. They also take a keen interest in the residents at this community and are happy to check in on you. They also are very patient and are well put together. We consider ourselves very lucky to live here. They make sure to take it easy and take care of business. The dog treats in the main office definitely make our furry dude very happy. :)

    I love living here!! The staff is amazing and always on top of any maintence requests. The people who live here are super kind and the dog park is super friendly. I have made friends with a lot of the residents from the dog park alone. The prices here are reasonable and the apartments are very spacious. Great place to live! CWS apartments is great!

    Ive lived here for a bit over a year now. The folks on the maintenance and management teams at the Marquis SoCo complex are outstanding!Stephen Lane, one of the maintenance guys I often interface with, is incredibly punctual and willing to do whatever it takes to get a given task done, even if that means working a bit later than his normal day.Casey Sharrow currently manages the complex; every interaction I have with Casey, he always asks if theres anything I need done. Hes always willing to go out of his way if I need anything.Overall, the staff working this complex are awesome -- including the folks that work in the front office. They all really go above and beyond to help you out. Having lived at a different Marquis complex before where the maintenance crew was twice the size, and half the quality, it really says something about the quality of service being delivered here.The folks whom live at the Marquis SoCo complex are incredibly friendly and easy to get along with. The dog park is where Ive had plenty of great interactions with neighbors, and just the same at the pool.The location of this apartment complex is great for south Austin -- there are a ton of spots within 10-15 minutes and its a nice, local, chill vibe. Super convenient if you need to travel north or south, being right next to I-35, and not but 10-15 minutes from MoPac should you need to hit that.Overall, 10/10 recommend. Im very pleased with everything the complex has offered thus far and sincerely appreciate the folks maintaining and managing all of this.

    Marquis Soco has been an amazing place to live it at for the past year. Casey has been amazing since day one at helping us choose the right apartment that fits our first and second lease. The apartment complex is located near major highways and local well known streets such as South Congress with nearby stores such as Walmart and HEB making grocery shopping a very short trip.Maintenance has also been amazing at this complex, with repairs taking usually less than 24 hours. Steven has been helpful at helping us take care of anything that breaks down.The gate to get into the community at times breaks! I’m confident they are working on getting it fixed as they have committed with us they have put a request ro fix it.Overall, a place we would recommend to friends and family!

    I didnt get to move in bc my credit sucks right now but TIFFANY has been super helpful the last two weeks answering all questions, showing me the property and answering all my calls and calling back. She shared her knowledge and guidance throughout the application process and I hate that Im not able to move in. She needs a raise for her patience and helpfulness, you cant train that. The office where I currently live could never match Marquis SOCO. Thank you!!

    Ive been living at Marquis SoCo for 3 months now and I have nothing to complain about. No pest issues, the property is super clean. The amenities are great. The pool is fun, and the gym has plenty of machines and free weights. The parking is kind of scarce if you dont have a garage, but there is plenty of overflow parking next to the office. Weve worked with Leah since the beginning and shehas gone above and beyond to accommodate us. One of the best apartments Ive signed for by far!

    GREAT PLACE TO STAY!!! My wife and I have lived here for just over 3 years and have absolutely loved living here. Its within walking distance of so many great shops and places to eat and the atmosphere in and around the complex is amazing! Great pool and workout facility and wonderfully friendly staff. Whether talking with Casey at the front desk or thanking Stephen for quickly filling a maintenance request, we can always count on them to be there for us. Cant recommend this place enough!!!

    I recently renewed my lease here for a 1/1 after previously having a 2/2. This has been the best apartment experience I have had. The management here is incredible. They were very flexible with me while moving, Leah is the sweetest, and they have always quickly addressed any maintenance issues I have had (which have been few and far between.) The community is small and mostly quiet but there are always community events in the works. They have adjusted for covid and are doing everything they can to keep their residents comfortable and safe. A lot of negative reviews came before this new management took over. I moved in right after they did and im so glad! I highly recommend it! I love living here!

    I have lived here for a few years and it’s the best apartment I have ever lived at. Management is very personable and maintenance is always timely. This is a great place to live for dogs, newly renovated dog park and some units have private yards. I love that I also have an attached garage. Plenty of space and great apartments amenities.

    We’re fairly new to the apartment community, but so far my partner and I are blown away! First, the apartment is located in a great spot— it’s close enough to downtown that we can be there in 10 minutes, but just far enough that it’s nice and quiet. All of the staff is friendly and helpful: whenever we had a problem, it was quickly resolved. What prompted this review though was our experience with maintenance. We had some troubles that needed to be resolved with both of our showers. Within a day of the submission, Steven arrived to go above and beyond our needs. Not only did he take care of the shower, but he even went so far as to redo some of the grout and take care of any other problem he saw in the apartment as he worked. He also updated us at every point of the project. Steven is excellent, and we’ve so far been very impressed with Soco Marquis!

    Actually we just move in and all we can say is that the management especially Casey and Steeve we’re a great help. They did every request we asked them even bringing our huge parcel inside our apartment such a kind hearted people, We are truly grateful to them 👏🙌 and in addition, the apartment is so modern and clean, kudos also to the security you can really tell that you are safe living here. We are actually enjoying our stay here in Marquis Soco ☺️👏 such a Great management 👏🙌

    Best apartment I have ever lived in. Management and staff did an amazing job. If I hadn’t relocated for work I’d still be living there. Casey and his team resolved any issue we had quickly with no hassle. I wish I had the same management here at a different marquis apartment location. Marquis SoCo is a great place to live.

    My roommate and I have lived here 4 years and going on 5 years. We are probably the longest residents in the complex. The previous comments are half true about the old owners. Part of your rent is pest control service and if you use it regularly like we do, you will have no bugs. And you can schedule them weekly which I did the first 3 months then went monthly to now every 3 months. A lot of the trouble, trashy residents have moved out.New owners and management, Casey (Manager) and Leah (Assistant) along with Maintenance team are Awesome! They truly behind backwards and do whatever it takes to ensure you are safe, happy residents, and making major improvements. Repainted the buildings, new landscape, clean pool, clean workout facility and parking lot.The key is communicating with the staff, report apartment issues immediately, report suspicious activity/people, and dog owners who leave poop every where or constant dog barking so they can address it. And they will. To have a safe, clean and welcoming complex, you have to be active reporting issues.Only one request would be to make 1 or 2 buildings dog-free. Austin loves dogs and nearly everyone has one especially people that shouldnt have one. Dog barking is the only main issue and it would be nice to have some peace and quiet in a building with no pets. We are surrounded by dogs competing for attention and barking at any sound made inside/outside.Overall, great job on the major improvements and keep up the friendly positive service.

    I have lived at Marquis SOCO for almost 7 years now and have loved every minute of it. I work in the industry and Stephen is by far the best maintenance supervisor I have ever come across. Everyone in the office is honestly amazing, and I will miss them when I move. If you get a chance to snag an apartment here, do it!!

    Lived at Marquis SoCo for 2 years and loved it. The staff is incredible. The maintenance staff, Stephen and Eddie, are incredibly responsive and helpful and they’re always working hard to keep the property in good shape. Casey, the manager, has always been incredibly kind and helpful. Highly recommend living here.

    I almost did not show up for viewing because of all the negative reviews. I just signed my lease, and my experience with Abacus so far has been great. The property is well maintained. Pool is very clean, and everything in the common areas seem to be working fine. Im excited for the move in, and I will update this review as we go along. Guests parking is available in the back. Rent is competitive given the location, room, and amenities. If youre looking for cheap rent, this may not be a good fit for you. But, if youre looking for value and proximity to the bus routes, Abacus may very well be the best deal in town.

    So I have lived in many Austin apartments on the south side and I believe Marquis Soco is one of the best apartments south of the river! The management team and office staff are amazing. They are quick to return calls, very friendly and made our move quick and easy. The community that lives on the property are so great and friendly. I definitely recommended trying out these apartments. Shout out to Leah in the office. She’s awesome!

    I am a new resident, but I can tell that this will be my home for a long time! From the great staff (friendly, professional, efficient, hard working, proactive) to the even friendlier neighbors. They are extremely dog friendly, and have a dog park where many of us have play dates. It is a smaller community, which I love. The gym and pool area are stunning. It is in a great location, close to many restaurants, parks and shopping stores. I would highly recommend this place to live, and call home!

    I absolutely love living here, Leah and Casey have been nothing but sweet and the best! Any issue I have had or maintenance requests are processed within the same day, they also follow up to make sure the issue has been resolved . This is the first apartment complex I have lived in where I feel I am more than just a random tenet. They really do care about the people that live here and go the extra mile to make sure you are happy!

The location, the community, and the apartments are perfect! The pricing is also really good for the area! I plan on living here for years until I buy a home! 10/10 recommend!!!!

    This apartment complex is a gem. I’ve been here for 7 months and have had minimal issues. Every issue I’ve had has been quickly resolved. Stephen and Eddie are great. A month ago I started having AC issues and they came and replaced the entire unit within one day. I haven’t had a single issue since. I always see them working around the complex to make sure things stay in top shape.

    I’ve lived in several apartments throughout Austin, and this one is by far my favorite. It truly is a tight knit community here and there has never been an issue that’s come up that wasn’t handled immediately and expeditiously. The management staff is very helpful and the maintenance team is the best I’ve ever come to know. Just today Stephen helped me change a tire just out of the kindness of his heart. Can’t recommend this place enough.

    Amazing place to call home! Newly renovated and nestled off south Congress - its location is everything being close to HEB, Golds, Barton Creek trails, and downtown!! I absolutely love having a garage and that it’s pet friendly and has an amazing staff that are always nice and helpful! All of the apartments are located close to the pool, gym, and front office! My little affordable heaven in the best city!!

    We have lived here since January and everything has been lovely so far. Just a few things that has nothing to do with how the apartment runs things. People seriously are disgusting and never ever pick up after their dogs. If it wasn’t for the maintenance picking up after others every weekday morning. It would be a mess with dog waste. The dog park is not safe. I’ve had a few vicious dogs come after my 7 pound pup. So we sadly don’t get to use the dog park often. We have never found a roach in our apartment. Idk why people are always saying they find roaches. I’m a clean freak and know what roaches like so I make sure our apartment is immaculate at all times. Danielle has seriously been such a joy since day one. She really cares about the residents. Overall I’d say it’s been easy breezy. Can’t wait to upgrade to a 2 bedroom soon. :) Y’all rock!

    Such a beautiful community! This place has great customer service. Anytime I needed something fixed or have an issue the front desk was always on top of it. The apartments are super clean and updated. I would recommend this community to anyone that wants to live close to downtown for a reasonable price!

    Went here to look at an apartment and the lovely Ren was so knowledgeable and really helped us when looking at what floor plan would possibly be best for us. If you’re ever interested in these apartments ask for Ren! She’s amazing.

    My husband and I have been residents at MarquisSoCo /CWS Property for 2 years now. We’ve never had a bad experience here, Casey Sharrow our manager is the nicest person and is always available to answer any questions that may come up. Steve and Eddy are the best maintenance guys!! Steve is so kind and has helped us on several occasions. Most recently, Eddy saw me and my husband struggling to carry our new mattress that was delivered downstairs. He jumped in and carried the mattress by himself up 4 flights of stairs!!Also, I’d like to add that Leah Kinstler was an amazing part of the team, during her time at MarquisSoCo. We really miss her!We are so appreciative of the whole CWS team always going the extra mile for us!!

    Best Apartment Ive Lived In So Far!I lived at Abacus from August 2017 to September 2018 and loved it! We had a one-bedroom apartment. Its by far the best complex Ive lived in... and Ive been renting for most of my adult life. I wish I couldve stayed and if it was possible to pick Abacus up and move it with me to North Austin, I would have.PROS> Maintenance was fast and got to most of our requests within 24 hours> Upgraded features--I LOVED the granite in the kitchen and bathroom> HUGE kitchen--by far the biggest kitchen Ive ever had in an apartment; including the one Im living in right now, which is smaller than my kitchen at Abacus (and I now live in a 2-bedroom apartment!)> Quiet--we never had any noise issues; sound-proofing was fine for us> Safe--I never worried about being alone at the apartment, and if packages were left at our door, they were always there when we got back. One time my package got delivered to the wrong apartment and the resident who received it brought it to the office so I got it> Staff is nice and helpful when you reach out to them with problems> Location is great--walking distance to the library, gas station, Walgreens, restaurants, and right on William-Cannon which has access to practically everything, and its a 10-minute drive or Uber ride into downtownCONS> A lot of residents with large dogs do not pick up after them--this is a common problem at all complexes, not just Abacus, so hard to knock them for it; I will add that the maintenance team is good about cleaning things up, but thats not their job and its messed up that people dont do it themselves> A lot of residents allow their dogs to walk around without a leash--my dog got chased after twice and another time an unleashed dog practically knocked me over trying to reach my dog--again, this is a common problem at most apartment complexes (and its unfair and unfortunate)Overall, I enjoyed living at Abacus. If you want to live in South Austin, Abacus is an affordable place thats just outside downtown.

    ***** UPDATE****So we lived here for a year and the first two months were rocky cause of the A/C issue and looking back the start of COVID probably contributed to the issue, however, after that they really were awesome.     I would 100% recommend Marquis Soco for anyone interested! I lived here for 1 year and have nothing bad to say. Casey always took care of anything I needed and the rest of the employees always a phone call away. The pool and big closets is what I miss most!

    The best management Ive ever had by Far. Most offices are like robots who dont want to deal with you. The front office and Manager here are real people who want you to be happy and actually care about you. Thank you!! Couldnt recommend CWS highly enough.

    It is a relatively new comfortable residential complex, its apartments are spacious with plenty of lighting, it is very well located with basic stores a few miles away, regarding cleaning and maintenance they are very careful, it is almost always impeccable. If you have problems in your apartment, the maintenance team comes very quickly to solve any possible problems you may have... The pet park, the gym and the pool area are always clean and suitable for daily use... in almost two years that I have been there Living here I feel very comfortable and satisfied.As a suggestion to the group they should create an area for childrens recreation..
