I love living here first and foremost. Huge Shoutout to Ms. Melanie, Ms. Paola in the front office and the Maintenance Team, Mr. Jose and his maintenance crew. The community here is very friendly and welcoming. It’s extremely quiet, no noise issues and the entire property is very well maintained and clean. I would highly recommend this property to anyone looking to move here in the future.

When we first moved in, the apartments were under Cortland management. 4 months into our lease, the CWS / Marquis team took over. Although we were taken aback and upset initially, we quickly changed our opinion about the new team. Paola, Jose and the entire team work hard, and are all about responding quickly to their tenants maintenance requests. The grounds seem better managed, the garbage situation is also a lot better and cleaner. They have regular events for tenants to keep them engaged. They have added extra measures to ensure security of the apartment complex.We had rented a 3 bed 2 bath and kept it very well maintained so we did not have any issues with mice or cockroaches. The bedrooms were quite big as were the closets. The community is very diverse and people get to know each other. You can see many residents hanging out at the pool or walking around the neighborhood.We moved out after our lease was done because we were looking for a bigger place on a ground floor. We would definitely rent here again. It is zoned to great schools and conveniently located so that you’re not too far from groceries, gas station and other food places.A big thank you to Paola, Jose and the team for making our stay so memorable.

I can’t say enough about my experience over the last year since the new management took over . The grounds and breezeways are night and day difference. The valet trash is on point.I had an AC issue Monday afternoon and Jose was out to check on it within an hour . I thought Paula was joking when she said he would have it fixed in the same day. Paula and her team in the office are some of the most down to earth people . Jose and his maintenance team are as friendly as it gets! If you are looking for a clean and quiet property with great schools around . Look no further!!

I love this please, first of all because of Paola Cortes , she is in the community director and she is the best in the office, she actually gets things done and is the nicest person in there! She solve all type of problems! And she is always there when you need her! She makes this complex very comfy it feels like home now! And it is very important to have someone how speaks the same language as you! Because Hispanic community is growing so much and I think it is very important to have someone who Actually understands you! This place is amazing!!

I lived in this apartment community when it was owned by Cortland, and it was TERRIBLE. I knew two weeks into my lease that I wasn’t staying when my lease was up, and I moved as soon as my lease ended. So I’m sure you can imagine how upset I was when I realized two days ago that a friend had sent me something for my wedding next week, but used my old address (here at these apartments). I dreaded calling to see if the new resident had my package, but I called anyway. Melanie in the management office was SO incredibly kind and helpful!! She tracked down my package right away and had the new tenants of my old apt bring it in to the office. She called me back that same day and I was able to go pick it up. I’m not a resident here any longer, but this apartment community under new ownership and management truly went above and beyond for me. Thank you so much again, Melanie!! I appreciate you!!

I moved from Maine right after Harvey struck and by chance I came across Ashley at Stratus. It was directly across from the high school my son was going to attend as a freshman -which was why I stopped in. Super clean and safe! I can tell you from the first hello that day I knew this was going to be my home! Ashley & the rest of the staff is beyond personable, caring, welcoming and super helpful! I could have never made the move cross country without their help! It felt like a resort living there and I swore once my son graduates I will be returning to get a 1 bedroom alone this time to start my next chapter in life. I would honestly follow Ashley anywhere because I know she will always have my best interest at heart and you feel part of the Stratus family when you live there. Move here, you will not be disappointed.

INCREDIBLE services! Nathalia is the best leasing staff. After we scheduled a tour online. The next day she gave us a call and have a prep talk of the prices, the unit that we are interested in. On the actual tour day, she gave us a call to remind us about the tour. Which is today! She is so amazing!! She find the BEST!! price for us. There were alot of people coming in today to take the tour. She didnt even have her lunch and was working late than she supposed to just to help us complete the application. YES! we love the apartment at first sight and decided to apply right away.

First of all, This complex has the best leasing staff. Management has done a great job with having Natalia as the leasing staff. She provided us with very professional and clear information. Our first impression with the apartment is very well impressed. She always smile even though she has a long day. She work after hours. I asked her if she has already eaten and she said she had 1 cracker. It was very busy today so many people coming to look at the apartment but she didn’t let anyone see her tiredness and just smile. Second this apartment is in a very good location. It is in the school zone for both Beckendorff jr high and seven lakes high school. The room is well maintained as well. Look very new. If anyone is looking for an apartment that are in these school zones I recommend you check it out.

Beautiful, this is the best apartment I’ve lived so far, Natalia has been a great help to me. I am appreciated. I have no complaints to live here. From the staff , to the safety, to the facilities, to the location (99 and Westpark tollway ), and near by stores, The whole place is well maintained. Excellent place to live either single or with family. Love it here

This complex used to be owned by Cortland and the management was TERRIBLE! Ever since CWS took over, the new management is wonderful & very easy to work with. Natalia is always so friendly & easy to work with. They have made some great changes & seem to have gotten control of the horrible pool noise that was an issue ever since we lived here. We were not going to renew our lease but now we have decided to stay. I also appreciate they are working to make this a safer more pleasant community. Great job CWS!

Our experience we have had from living here at Cortland Cinco Ranch has been beautifully positive. I will not think twice about continuing to live here. Maybe one of the things that most draws us in most is how the leasing staff, Ashley, James, and Beatriz are able to treat us as family, and not simply as clients/tenants every time we go in to see them. Not only are the leasing office staff amazing, but also the maintenance staff, Carlos, Jorge, Lourdes, and Luis are all top of the line. God bless this staff and we consider ourselves lucky for being able to call this place home.

This apartment community is absolutely wonderful - it’s a small that’s not overcrowded with a huge family friendly vibe.The community is very well kept and the management is amazing. I’ve had very few, minor issues and they immediately took care of it. They’re very understanding and prioritize the residents.The maintenance crew are also very friendly. They don’t leave a mess after doing whatever they need to do inside of your apartment and also make sure your satisfied with everything.The apartment unit itself is beautifully built and laid out, and the community is so family friendly. It gives a you feeling of a safe place since basically everyone knows one another!Convenient location with so many nearby stores - I hardly go through traffic since it has easy access to 99 and 1093.This apartment complex is a gem - a lot of the surrounding complexes should take note!

The community itself is small enough that you can get to know your neighbors, the amenities are not crowded with hoards of people and the staff knows you by name. If you are looking for a Small, Safe and Quiet as well as Family Friendly apartment complex this is the one. Been living here for nearly 4 years and have no complaints. When requesting Maintenance issues theyre spot on and execute whatever the issue may be as soon as possible and are all very friendly and honest. Landscaping interior or exterior always is kept up as well as leasing office making sure the complex is kept well groomed at all times. Always having nice events for all residents young and old to socialize and get to know your neighbor.Isella in the leasing office is friendly, always in a chipper mood and is very attentive and listens to all your needs and addresses and executes them immediately.

Nestled in a quiet and beautiful neighborhood in Katy. Its a family friendly community thats well kept. Last but not least, the staff is very friendly and helpful. Repair calls (while infrequent) are answered quickly and the amenities are great (especially the garages for rent). We loved the cozy positive vibe the place gives & was the reason for us to choose this apartment as our home.We recently renewed our lease & our whole experience with the leasing team has been exceptional.Ashley is fantastic & is always eager to help .We are particularly pleased with the whole leasing team who helped us in answering all our queries,was patient , & provided us with lot of options .Ashley particularly has been very understanding & we can safely say that she makes her residents feel at home. Very nice apartment complex with great amenities like a gym and yoga classes, residents feel safe and packaged left at doors are secure, maintenance comes promptly to handle lighting issues, non working washer or dryer in apartment, or plumbing issues that a resident can have. I was a resident of Seven Meadows for 13 years and actually dreaded moving to an apartment after selling my home. But, when Isela showed me my apartment on the third floor above the pool almost two years ago I knew it would be my new home for many years. I am 100% happy living here with my view over the pool that I love even more than the view from my former culdesac home. Stratus Cinco Ranch is safe, quiet, and secure and the people here are family oriented and respectful to one another. Management is outstanding and you hardly notice maintenance because everything is taken care of daily. The guys run a tight ship. Ive lived in many different states and lots of apartments, but Stratus Cinco Ranch is #1! Its not just an apartment, its community, its safety, its fun and its a place Ive called home for almost a year. The office staff and maintenance are first class people. My neighbors are very respectful and quite. I love the fitness room set up, as well as having access to the movie room and the common area until 10 pm. Most apartment common areas close when the office closes, but not here. If youre looking for a place to call home, look no further, youll be happy here.

I love this please, first of all because of Nathalia, she is in the leasing and she is the best in the office, she actually gets things done and is the nicest person in there! She solve all type of problems! And she is always there when you need her! She makes this complex very comfy it feels like home now! And it is very important to have someone how speaks the same language as you! Because Hispanic community is growing so much and I think it is very important to have someone who Actually understands you! This place is amazing!!
