    Our experience living at Marquis on Lakeline is amazing! The apartment community is well-maintained, quiet, and provides a comfortable living environment. The amenities are great, and the maintenance team is always prompt in addressing any concerns. The neighborhood is convenient, with easy access to major roads, shopping centers, and restaurants.One of the best parts of living here is the exceptional service from the leasing office, especially Kirra. From the moment we inquired about the apartment, she has been incredibly patient, knowledgeable, and always willing to help.We’re happy to call Marquis on Lakeline home and highly recommend it to anyone looking for a well-managed and comfortable place to live.

    My husband requested a tour a couple days ago on their website and got back to us IMMEDIATELY. When we came to the leasing office we didn’t have to wait no more than 2 minutes to be quickly greeted by the most friendliest & polite staff we seriously ever witnessed in an apartment leasing office. They treated us like we were home, which was the main reason why we went for Marquis! We give this customer service 100/10!!! Cannot wait to join the family of this city.

    Renewed my studio lease for a second year. I have lived in several apartment complexes over time and I’ve never felt so at home as with this one. The complex is managed by Rosalyn who is fair and friendly, but doesn’t mess around with fools. She keeps things running smoothly and I am happy to have gotten to know her. I value her attention to detail and to the health and safety of our community, which helps me and my family continue to feel safe here.When you look around, the apartments and grounds are well maintained. There are a lot of trees and greenery, a spacious dog park with NO POOP TO BE SEEN, and a large, beautiful pool. The gym is also kept clean and has a variety of equipment.The maintenance team is caring and prompt with any concerns I’ve had, I’ve been very happy to get to know Brady and I completely trust the team to come into my home and help out with any issues.Last, I just enjoy the community. The people who live here are kind and friendly.

    Our family recently visited Austin to look for an apartment and toured Marquis on Lakeline. Even though we didn’t have an appointment, Kirra warmly welcomed us and immediately gave us a tour of the property and the units we were interested in. She was very professional, attentive, and provided us with detailed information. We truly appreciated her time and effort. Although we ultimately didn’t chose the apartment for other reasons, we were impressed by the well-maintained property and the pleasant surrounding environment. The neighborhood is very convenient and has a lot to offer. Thank you, Kirra, for making our visit such a wonderful experience!

    I will be moving out to the area for work soon. I set up a whole day of apartment tours and I have to say this one left a lasting impression! Unfortunately, I did not get approved because of my credit score. The office staff was so knowledgeable, kind and helpful! The complex was very well kept on the inside and outside. The amenities looked well kept and clean. Kiara was the absolute best! She’s so funny and personable! I’ll definitely keep this one in mind once I get everything fixed!

    Charming, with room for Improvement!Marquis on Lakeline Apartments offers a positive living experience with its convenient location near a park and well-maintained territory. The staff is exceptional, adding to the overall appeal. The community boasts great green areas, attractive buildings, peaceful neighbors, and a pet-friendly policy.However, there are a few drawbacks to consider. The laundry room often has dirty machines, and a significant portion of them are out of order. Additionally, the limited 45-minute washing time can be insufficient. The apartment renovations leave something to be desired, particularly with outdated kitchen electronics. The early morning lawn mowing routine between 7:30 to 8:30 am can disrupt residents. Moreover, the car entrance gates and the park exit gate are frequently broken.In summary, Marquis on Lakeline Apartments provides a positive living environment, but it does have some areas that require improvement.

    I had an amazing tour with Kirra yesterday, and I highly recommend anyone looking for a new home in the area to give this place a shot. CWS seem to be one of the few good property managers out there; they’re very up-front with what you’re paying for. No slimy sales tactics where they advertise the rent as one thing, only for you to show up and find out that you have to pay over a hundred or two a month in fees.

    5 stars for Kirra at the front desk!! Beyond knowledgeable, friendly, and professional. You could get a feel that they truly care about the residents- there were a few interactions during our tour and Kirra has a warm, welcoming demeanor. We decided not to lease here due to the one available unit being right off of Lakeline with car noise as we keep windows open. We didn’t love the unit layouts but the price, location, and Kirra were a huge plus! If we leased here, I know we’d be taken care of by Kirra and the property did feel cozy like a neighborhood. If more admins and leasing agents were like Kirra, we wouldn’t be moving from our current place. Kirra was transparent and honest about any fees, apartment questions, etc. It was one of the most easy-going tours thanks to her!

    I recently had a tour with Kirra at the Marquis Lakeline and had such a wonderful tour/experience!!! Kirra was incredibly professional and helpful. I feel like I have found my permanent apartment with this wonderful location. And not only was Kirra expetional at her job but everyone at the Marquis was so welcoming and I feel like I have made new friends with the staff at this complex. I cant recommend these guys more. ❤️ Amazing rates, amazing service, whats not to love?

    I stopped by here this past weekend as a walk-in for a tour, it is a beautiful complex and Kirra was extremely helpful and knowledgeable. She explained every step of the process and even worked out a few deals for us to get the best possible rate, she really went above and beyond. Unfortunately, we were denied due to credit, but Kirra introduced us to a company that can help us. I hope I am able to fix what is wrong to be approved to live here because the experience was amazing and Kirra was great!

    The only place I have lived where I would actually recommend someone to stay. Anyone who has lived in a large apartment complex knows they typically stop caring about you once you sign the lease. Marquis has been a rare exception.The people in the leasing office are polite and responsive. Ive never had a problem getting ahold of them. The maintenance people are AMAZING. They showed up incredibly fast, came the same day for every problem we had, and were also incredibly nice, not just in their job but as people. Very rarely heard noises from neighbors and nothing intolerable. If we werent moving out of the state, we would have continued living here indefinitely.

    The team I worked with back in 2014-15 went above and beyond and left a permanent happy memory about this great place. The property is beautiful and being across from HEB was awesome. They made move in and out very easy. The grounds were well kept, and they introduced me to a new love of billiards. One neighbor had a rowdy dog that ended up biting me and another person in the same day (for me, his owner let go of the leash, so he ran upstairs while I was locking my door and bit me and ran off); the team took immediate and appropriate action.Wonderful apartment living experience.

    I was so excited when I had a tour at potentially what could have been future home for my mom, but unfortunately did not have the accommodation she needed. the place is so good and well maintained. Kirra went above and beyond trying to help us, she is very professional, helpful and nice. I recommend working with Kirra, I am sure she will find you the right fit.

    My wife and I have lived in our apartment here for almost exactly 9 months now. Through this time, weve greatly enjoyed our experiences here.The maintenance crew is fantastic. Last night, our light fixture in our kitchen burned out. We promptly created a ticket for the issue, and the maintenance team was able to fix it first thing this morning. Ive never been in an apartment complex with such promptness before.The dog park is amazing, as are the dog poop bag dispensers, and our yard makes living with our dog a wonderful experience. However, the pet fees are a bit higher than we would like to see.I wish the units had better kitchen appliances. Our oven runs around 25 degrees hot and uses analog controls. Its sad that not all units come with a washer & dryer, but if you do rent them, the units are nice enough.The front staff is super friendly and willing to work with any inconveniences that weve experienced through the process of living here.The walkable access to the HEB & lakeline area are amazing, but I wish there was a pedestrian gate near buildings 10 & 9.Overall, Ive been to communities with fancier amenities, but Lakeline at Marquis is one of the few that Ive been in that made me feel like I was home.Other notes: We hardly lost power during the February 2023 storms. Also, while the apartment has a cedar park address, but the units are zoned in Austin. As such, you get access to city of Austin resident amenities & voting rights.

    I have been living here since August of last year and have had zero issues in my apartment since then. This week, it seems like every lightbulb that could die has died and every random thing that could break has broken such that I have had to place 3 maintenance requests within the last 5 days. Each time, they have come by the apartment the next day to inspect the need, and within 24-48 hours the issue is fixed and the work is done with integrity. I am very grateful.

    I’m a current resident here and my experience has been amazing! I just accepted the offer I received to renew my lease! Management is wonderful with their effective communication regarding anything residents might need to be aware of. When there was a wasp nest in one of the stair areas, I noticed it was immediately sprayed and taken care of a few days later. It’s little things like that that mean alot to residents (especially the ones that are terrified of bugs like me). My microwave stopped working in my unit one day, and someone came the same day I placed the work order and replaced the entire microwave with a nicer one! The complex and surrounding areas are always clean and safe with the gates. The daily trash valet is a plus. Some apartments only offer it on week days but here it is daily. Parking is always available at my building. The walking paths around the complex are super cute and scenic. My boyfriend and I have loved it here and are so excited to live here another year. I think the management at an apartment complex really makes or breaks the experience, and this management team and employees are the best I’ve seen. Thank you!

    Marquis on Lakeline has been my home for over a year. I love living here. The grounds are beautiful and the amenities are outstanding. My apartment is so nice and I love coming home. The staff is by far one of the reasons I continue to stay. During the winter storm, they reached out to residents every day. I felt cared about. They always have something going on such as having food trucks drop by, online workout classes, etc. They really do make me, as a resident, feel welcome. Maintenance is amazing, too. Always courteous and punctual. I have never waited more than a day to have something taken care of. Overall, a great community to be part of!

    Marquis on Lakeline is a fantastic place to live!The grounds are gorgeous, the gym is fine (but has 24-hour access, which is GREAT), and the pool does the job (its only 3 ft deep, which Ive always thought was odd, but apparently seems sort of standard in the Austin area?).The management is fine. Weve had some frustrating interactions, and many great interactions! Honestly, when it comes down to it, the office staff are people just like the rest of us who have good days and less good days. What we have come to appreciate is that in the years weve lived here, it seems like the staff really only bothers the tenants when its absolutely necessary - in the case of an amenity closure, apartment renovations, etc.The maintenance crew is SPECTACULAR. While there was ONE time it took about four days to get a request handled, most of the time our requests are handled within 24 hours. The Maintenance crew is super sweet, fun to interact with, and do an awesome job!Another absolutely unbeatable feature is the HUGE and GORGEOUS dog park. Unlike other apartments, they still have real grass. There are several huge trees offering shade, a few big boulders that our dogs love to hurdle, and even a couch/gazebo thing (although Ive never seen a human sitting on it). I do wish they would make the fence a bit sturdier as its gotten a bit run down throughout the hard storms these past few years, but when it comes down to it, it works.Finally, the location is unmatched. You are WALKING distance from an HEB, Dentist office, Starbucks, Twin Liquors, Movie Theater, and several restaurants. If youre willing to walk for 20 or so minutes, you can find a mall with a saturday farmers market, and a shopping plaza with all sorts of restaurants, pets stores, and clothing shops. Not to mention, you have easy walking access to a public park right behind the complex!My husband and I began our lease here in August of 2020. This month, we toured a few other living spaces, thinking it was time to find something new. Ultimately, we decided to renew our lease here for a fourth time, because viewing the other spaces only made us love and appreciate what we have already all the more!

    I have been living at Marquis on Lakeline since middle of May 2019. I love it here. The staff including the maintenance team are friendly and willing to assist with all your living needs. The property is kept clean and maintained. When I moved in, my apartment was spotless and very clean. The staff had left a nice welcome package which I thought was very welcoming. My neighbors are friendly, and I talk with them daily. Overall, this a wonderful community to live in.Additionally, Marquis at Lakeline is located within minutes of H-E-B, Barnes and Noble, Target, Kohl’s and Lakeline Mall, too name a few. It’s in a very nice, safe location.

    Ive lived here for two years, only moving out because I want to live with my friend & closer to work.This place is great. The office staff has been very responsive and helpful, maintenance requests were done on time. My neighbors are friendly and quiet for the most part. Its in a great location right across the street from HEB & other stores. There is a bus stop within walking distance. I feel very safe here and have never had any problems.Only downfalls were that the plumbing isnt great - my drains get clogged pretty fast. And I had roaches a few times. In both cases the complex was very helpful and fixed the problem quickly.

    I don’t know what I love more about this property — how welcoming the leasing team is or how helpful the maintenance staff is.Tracey is an amazing team leader who knows so much about the properties. She is so warm and welcoming; when I was looking for a place to call home, not only was she kind and sympathetic to my situation, but she also shared bits of her own personal history with me. She made me comfortable around her not just as a person, but also as an ambassador for the company she represents. She made me confident in the CWS team and their ability to handle any and all situations with grace and openness.The maintenance team is also awesome. Randy runs a tight ship and each maintenance worker is professional, timely, and hardworking. One staff member in particular, Troy, is always helpful when on call and kind and efficient. Any time Troy is answering a maintenance request, I know the work will me top notch quality.Essentially, I love this place and the people who make it home! 10/10 highly recommend!

    The Marquis used to be The Royal- I’ve lived here for a year and a half, and while I used to like living here, since the new management has taken over things have gotten so much better! Maintenance issues are fixed super fast, the grounds are kept very clean neat, and they just redid the parking lot. I don’t love that the pool is temporarily closed for repairs, but the fact that it’s finally being repaired after years of leaking and the bottom of the pool being chipped and dirty, I have complete faith it’ll be better than ever- I just hope it’s soon :)The staff is very friendly and knowledgeable, the maintenance staff is friendly and quick, and everyone is so nice! I used to like living here. I kinda love it now.

    By far the best apartment complex Ive ever lived in. The unit floorplans are great and I never heard my neighbors. The community is always maintained well and clean. The pool is AMAZING during the summer and never super busy like some apartment complexes. Easy access to HEB and Alamo was really nice as well. The only reason I moved is to be closer to downtown and work. Highly recommend Marquis on Lakeline! The staff is super nice too :)

    All experiences since the beginning of the lease have been nothing but pleasant. The staff is super friendly in and out of the office especially Sara who helped me find my current home. If it’s a temporary home or permanent residence you seek this is the place to be. Great pool, different referral offers to save on rent plus having great neighbors.     I have been living here for three months and I love it. The apartment is well maintained, spacious and functional. The balcony is my favorite place, huge. Big oak tree in front of it makes a nice shade to enjoy and my flowers are very happy as well.The community manager Gwen is very hard working and hears you when you reach out to her. Early in the morning I see her walking around the pool area, arranging the chairs, watering plants and picking up trash. Office staff are very friendly and helpful. Sometimes they drop what they do to help residents. I had several things to fix: balcony door, lightbulbs, fridge, etc. The maintenance person came the same day or next to fix. He is very polite and professional. In my opinion Marquis on Lakeline well deserves five stars and I highly recommend it.

Andrea Moulinie was the agent we worked with personally and she was so amazing and made the whole process smooth and stress free. Plus this complex and the units are beautiful, anybody would be happy they chose to live here.

    What a welcoming personal greeting and attentiveness to new and existing residents. I has inquired about a specific apartment 1st floor 2/2 with private yard and garage, but it was four months before I could move. Within a month Sarah one of the leading leasing agents Called Me with exactly what I had requested for myself and Bear Dog. Well managed and great customer services. Everyone took the time to know me and Im looking so forward to our NEW FOREVER HOME.Thank You to all the leasing and Maintenance staff at Marquis. Such a Welcome Home.

    The staff are awesome, they do what they can to make you feel at home.The common areas were great, always well maintained, the gym is fairly sized and It has the most common work out equipment that you would need, I really used It.The community was small, but felt great.     Really great property and mgt group. Have never lived in an apt complex before and had heard horror stories about OTHER apt complexes. I was referred to the Marquis. It has been great. They are super responsive to maintenace calls, have a well maintained property, are dog friendly, and they provide lovely green space and a dog park for the pooches. Highly recommend. I may remain renting out the house I own as this experience has been so wonderful and the location is perfect!! Very convenient.

    I’ll have lived at Marquis on Lakeline 2 years in September, and I’ve never loved a place more! Never any issues with neighbors or things around the community, and it’s very welcoming. Any time I’ve had a maintenance issue, the team is always quick to report and gets the job done! If you’re considering Marquis as a place to live, I would jump on it while you can!

    We really enjoyed living here (2 years). Both old and new staff have always been fantastic, and the few times we needed maintenance they came right away. My only complaint is that despite a week of cleaning before we left, they took almost the entire deposit for cleaning fees, so my advice would be to not bother cleaning before you leave.

This gated community offers beautiful landscaping, lovely apartments with upgrades and spacious balconies and storage and Is fairly priced. The leasing agent, Sarah, is very friendly, accommodating and professional. She will work with you to find the perfect place for you. You would be very pleased to choose the Marquis as your new home

    The staff is extremely friendly , I met with Lisa to sign a lease . I had personal life changing events immediately after signing my lease and I needed to cancel. I knew I stood very little chance of them allowing to terminate my lease without major financial repercussions. To my delight the staff was very understanding !! I worked with Martin Zamora the Regional Transition Manager. He was sincerely empathetic to my situation and treated me not like a number or a random tenant but like a true friend. I highly recommend Martin and his wonderful staff at the Marquis on lakeline!! I will continue to share my experience to anyone that will listen!! Thank You so much guys!!

    I have lived in several different apartments over the years and I have to say this one of the best places I have lived. I have the upgraded apartment with a great layout and I love it. I do wish it was a bit bigger as its almost too small for me; but, it was the one with the biggest kitchen. I havent seen all the other apartments inside, just looked at floorplans, but this was the only one with a seemingly big kitchen. Overall though, I do love my apartment and the layout. I have a beautiful view of the pool and a close walk to the office. Any time I have had maintenance requests they have been very prompt to get them fixed. Like one other user stated there is some issues it seems with plumbing. I have had my dishwasher clog twice, and my bathroom tub a few times. When I have put in a request though, they have been quick to come out and get it working properly. I dont often hear my neighbors (above and on the side), unless its really quiet and I may occasionally hear a little noise-- but its a rare occasion. Im on the first floor with grass in front of my balcony so it does get annoying at times when people walk their dogs directly in front of my balcony and let them go to the bathroom. Even more so when Im sitting out there at the time. During the summer you can sometimes smell it (especially if the owner doesnt clean up after their dog). I did have a small problem with a few bugs, with all the rain I had about two weeks with nonstop fruit flies (no clue where they came from). Then it was fleas (I think from all the dogs always on the grass in front of my patio during the summer and me opening the door all the time), then it was ants, then a cockroach here and there (I think from an apartment around me). I havent seen anything in the past few months which is great. Most of this all happened in the first three months I moved in. Its almost a year now and I havent had any further issues. The gate in and out on our side is always breaking it seems, but maintenance is quick to get it up and running. Every place is going to have its little quirks, and some things....but Ive had no real issues or complaints with these apartments. The location----is awesome! So easy to get onto 183, 620, 45, etc. If you have to drive to RR like I do daily the tolls do add up (which is frustrating) but all the stores I need are so close! And I miss all the traffic on 620. The ladies in the leasing office are great to work with and always friendly and cheerful. Id recommend these to anyone looking for apartments out this way.

    We liked living here for two years. Kristin in the office is super nice and helpful, and Ken the maintenance guy always responded right away and fixed any issues. Our upgraded unit in building 2 looked out on a woodsy area, and we loved the birds and fireflies, the park that was a skip away (with a creek and a turtle pond and a path all the way to Brushy Creek), and the privacy out our windows. A/C and heating were efficient; sound-proofing was pretty decent for an apartment; the pool and fitness center were clean; we made good friends with several other residents; and we could walk to every chain store you can think of, and drive a mile to the train station that takes you downtown. We got priced out, but thats the whole Austin area; I think Marquiss prices are competitive for the area. A few other notes to management -- it would have been SO much better if the complex were smoke-free; the office internet is crazily unreliable; and the parking spots by our building were just so narrow that eliminating one would have caused much fewer problems. Overall, we were happy here.

    We love living here! It is a great area and if you own dogs it is a great place to live. Lots of other dogs in the community, large dog park, and lots of space to walk them.

    I was really going through something and was really looking for a place to live. This apartment complex caught my eye. It was close to work for me and in the area of everything in which I liked. Went to look at other apartments and some was helpful and some wasnt so helpful. I had four apartment complex in mind but, this apartment complex stayed at the top of my list as one of the four. I finally made a decision to go ahead and select them. The Manger herself was very helpful on the day of viewing. Due to Covid19 she still managed to keep social distance as a must and had one of her leasing agents to give me a call as I sat in my car awaiting on what I need to do to view the apartment. The leasing agent by the name of Melaine (If I spelled her name correctly) 🙂gave me a call and told me where to go to go view the apartment. Even though she was not there physically she stayed on the phone with me as though she was there and walked with me through the apartment. She was very kind and helpful and very professional. I have really enjoyed the help they extended to me and how helpful they were. On my last day of making the decision to accept the apartment. I spoke with another leasing agent by the name of Sarah who was also very professional and helpful. These ladies have went above and beyond their call as leasing agents and Manger to perform the duties on which they have been given to do as leasing agents and management I really appreciate what they have done. I pray that you recognize these ladies for the Great job performance they all have done.

    I LOVE my home at Marquis on Lakeline! The pandemic has been an obstacle for all, but the team at my home have gone out of their way time and time again to provide alternate fun activities (fitness routines, trivia, & a paint night - my personal favorite) in addition to keeping our community attractive and safe. I am certain it hasnt been easy on the staff, but their efforts are definitely noticed and greatly appreciated!!!

    My wife and I both enjoy the centralized proximity to a wide array of entertainment and local business. The staff is always friendly and will happily address any concern residents may have. The office regularly holds meet and greets with the residents and offer many amenities for residents to enjoy.

    Sara, Martin, Ken, and the whole crew here at Marquis on Lakeline are top notch!!! Theyve upped their game around here recently, and I hope we continue to see their hard work pay off. Ive been a resident here for several years, and seen the management changes over the years.     Hands down my favorite complex in the Austin area I’ve ever lived in. Management and maintenance are always on top of everything and I have never had any issues with them. Very quick response times. Beautiful property and happy that they are always keeping it looking that way.

I have lived in MANY apartment complexes in my day (I started living in apartments when I was in college). Having never owned a house, you could say I am somewhat of an expert in apartment living. And these guys do a great job.

    This is my second lease term with these guys. Very friendly and quick responses if you ever need anything, neighbors are also very friendly and courteous people. Courtesy officer and maintenance are quick to respond to reports or issues.

    Lisaaa thank you so much for taking the time to help me get my nieces car seat base in my car when I had to make an emergency trip to H-E-B for formula. Lisa litterally took 15 minutes out of her day to help me when I had no clue how to put a base in my car. She didn’t have to do that, and just in general for the past 2.5 years ive lived here she and the rest of the staff have always been available to help me when ive had issues or questions .
