They truly care about the residents and create a friendly, comfortable environment for everyone. The property is well-maintained, and it’s clear that Cassie takes pride in their work. This is my second year here renewing my lease. When I moved in initially there were issue with the community director and things not being addressed or fixed in a timely manner! But now that Olivia is the director things are ALWAYS fixed and issues taken care of promptly. If it wasn’t for her I would not have stayed on at these apartments. Stef is also an amazing leasing agent and was very helpful with the renewal process. I hope to continue to see this community thrive and grow and live here indefinitely. I also love all of the events they used to do when I first moved here like the food trucks and holidays parties! Hope to see those start again soon.

I’ve been at the Marquis on Gaston for almost a year and I love it. The location is perfect. Great school districts. Beautiful dog friendly neighborhood. Great neighbors. Super friendly and helpful staff. And spacious updated units. We’re close enough to entertainment without being “too close” definitely a best fit for our family. We love our new home.

The customer service at this apartment complex is top tier. I had a specific issue when moving in and each person on the staff was very accommodating and still speak to me when they see me. Fortunately, I haven’t had any issues outside of my initial reason for needing to move in. The apartment itself is great and in a great location as far as proximity to Deep Ellum/downtown. The only downside is the concern for safety as there are people experiencing homelessness that seem to roam around the apartment complex freely and break into cars periodically. And the apartment building is pretty old and it shows in some aspects of the apartment.

Stef and Rod are the nicest people I have ever met in my life! From the second I walked in the door they were very welcoming to me and my mother. I moved here from NC and this is the first time I am on my own and they made me feel comfortable here in Dallas! Rod suggested some really nice food places and helped me understand the city. Stef took me on multiple tours and was very interactive as well.The thing I am most grateful for is that both Stef and Rod brought up 2 VERY HEAVY pieces of furniture up to my room because it was delivered here a few days before my move in date. I had no clue how heavy it was until I tried to assemble them. I cannot believe they did that for me without even a thought!I am so happy living here the community is so clean and the people are so nice!

I’ve never had a more amazing experience touring a property. Rod Jackson conducted the tour but still the entire leasing staff introduced themselves and made me feel so welcome. Their interactions with each other as well as residents throughout the property were genuinely heartwarming and gave the feel of a small town community.Rod was friendly and knowledgeable, not just about the property but also the surrounding area. He answered every question so thoroughly. I walked away instantly feeling that this place could be my new home.These people are the pinnacle of customer service for which all other communities should aspire to imitate.Great job Rod! Our experience has been wonderful here. During the month long process of doing paperwork and moving here, as well as the 3 months weve lived here, the office staff as been exceptionally helpful. Especially Rod, hes the greatest! The office throws community gatherings a couple times a month that are really fun! The property is well maintained, and maintenance answers even our small reports quickly. We look forward to spending our time in Dallas here.

Ive been living here for over a year and I have nothing but good things to say about this property. Management is responsive and all my needs are attended to quickly. I have never had a bad experience since living here. The location is conveniently smacked downtown where there are different restaurant to choose from and it is very close to the train station. Although all the staff members in the leasing office are warm and friendly, I would like to specifically highlight Rod Jackson. He is simply amazing. He always goes above and beyond for the me and addresses all my concerns promptly. I have developed a deep admiration for him and his work ethic and I cannot thank him enough for having such a positive impact on my stay here.

Omg! Where do I start?I’ve lived here for a little over 2 years and I absolutely love it. From the leasing staff to the maintenance staff (and everything in between). No, they are no perfect nor the newest building in the area but their love for us is AMAZING. They often show us that we are more than just residents (from group events to food trucks).... I could honestly list more!You are in a prime location for events and clubs/bars. You can walk wherever, they are very reasonably priced. Neighbors are friendly and pets are welcomedI’m praying the current staff /procedures don’t change EVER!I’m planning on staying here until I can’t afford to anymore (&/or if the staff/company gets unbearable)I am not a paid reviewer, I actually live here & pay rent!

Its great to live here for many reasons. However, Maria went above and beyond today. I was trying to carry a large box from the package room and it wasnt going so well. She must have seen me, and immediately offered to carry it all the way to my door for me. Also, when we were going through the leasing process, she was one of the first people I met and had a positive impact on our decision to move in.

I went to tour several one bedroom units and Brian was so patient, knowledgeable, friendly and accommodating. Although, I didnt rent anything because of the closet/storage space, he was willing to work with me on other things inside the unit I had narrowed my option to. I really wanted to live here because its beautiful, the staff are nice and they keep up the grounds. I recommend this community as a place to check out and tour for yourself. Thanks again, Brian!

I recently moved to Dallas and have been at the Marquis on Gaston for almost 8 months. Rod has resolved all my concerns; he is always so welcoming and willing to help with anything. The maintenance team is really nice too; I had a couple of problems with my AC, and they fixed them right away. Its near the bus and train stations, supermarkets, and restaurants. The amenities, including the 24/7 gym, pool, dog park, and grill area, are the best. I strongly recommend these apartments; they have a good community, and most of the apartments have a balcony where you can enjoy fresh air.

I like this apartment complex! Have been moving here over a month and everything is running fine!Maintenance team responded super quickly and they would try to address all the issue you had even though it’s not on ur original request (you may question why there are issues if the apartment runs well, but let’s be realistic, it’s an apartment and stuff sometimes needs to be fixed!)Management team are also responsible and would try to respond any request I sent quickly!For the safety, it’s around deep ellum but I haven’t had any problem so far.

We really enjoy living in this community. The Marquis on Gaston crew does their best to keep everything beautiful and in good condition. There are cute events and public services drives that engage the residents and encourage us to make the most out of the amenities offered. I have participated in cook outs, pool parties, porch decoration contests, and dog towel drives. Today there was an adult Easter egg hunt which took me 45 minutes to find a single egg thanks to the egg hiding skills of Rod Jackson and the rest of the office staff. I got my steps in for the day and 25$ off of next month rent so I’m happy.

I moved in a few days ago. Management is pretty good. I had three or four days to move in and they expedited the process + made sure everything’s good. They seem nice.Apartment is gated all around so I feel safe within the apartment community, which is necessary in this part of Dallas. Parking isn’t a problem.Was able to move into a newly renovated room so everything looks mint.My room is facing the fire station so it can be annoying on weekends. Getting into the apartment gates with a car can be confusing for 3rd parties. Maintenance guys fix things quick when they arrive.Wish the apartments were a bit cheaper, but I can understand the price point for its location + garage. Quite happy with it. We’ll see if I extend my lease.

It’ll be a year in May since I moved here and I seriously can’t say enough great things about the staff, our community, and calling this home. I really appreciate Rod and Hailey for being so attentive and expressing real empathy whenever they converse with me. Every time I interact with them they go above and beyond and offer all the help they can, every single time. My neighbors have always been friendly and clean. I really enjoy being walking distance to everything and it’s sweet having events/holidays hosted by management. It shows how much they care about, not just running a business, but really mingling with us and making it a joyful experience living here.

I want to say I love living at The Marquis on Gaston, they work with you and help you with your living needs. The staff has been amazing especially the Assistant Community Director Haley Hicks, shes been incredible in her assistance of me making sure my living situation is as comfortable as possible. If you bring her an issue, she always has several different solutions for you and they complex keeps open communication with you. They also love to have community engagement, from Food Trucks to monthly events including holiday themed things. If you want to live in Deep Ellum for a great price, The Marquis on Gaston is your best choice.

One of the employees, Rodriquez Jackson, has solved any issues I have had immediately. We’ve been living here for 81/2 years now, we love the complex and the community staff. But the environment of some of the people who has moved in are very different, we had a experience about a week ago that scared us, someone put something in front of our door. Just wish they would try and investigate things like this more. And another thing the person that stays above us is really noisy and heavy footed. You can hear every foot step and the floor squeaks every time they walk. Other those issues it’s a great community.

Me and my family’s experience living here for a year was great! From starting our lease until ending our lease our stay has been pleasant. Management has definitely stepped up and are great with communication. We received communication about everything through email; from maintenance on the property to events in the complex, they never fell short. They even installed more cameras, security and lighting to help prevent/watch for crime. But as anyone should know, to prevent crime from happening ANYWHERE, lock your doors, don’t leave anything in your cars, be smart and watch your surroundings. Maintenance provided quick and quality service. Everyone in the office is helpful and friendly. The complex is definitely a dog friendly one even though we didn’t have any. We loved the complex so much that we’ve transferred to another CWS property in another city. Thanks for an amazing year in our apartment!

I’ve lived in Marquis on Gaston since June. So far everything has been great. The amenities are awesome, 2 pools, organized mail room, valet trash, easy guest and visitor parking have all come in very handy to make living easy and comfortable. The staff are very helpful and professional and easy to get in touch with, any small inconveniences like loosing your keys are solved right away. I’d recommend these apartments to anyone.

Kenzie was a great leasing agent for us. She was very informative and helpful during our signing and move in process and throughout our leasing period. They have really been working hard over the past year to improve the apartment complex as a whole. The gate was updated and had minimal problems recently and they even have a security guard posted at the gate at night which made us feel much safer. Unfortunately deep ellum is just not the area for us but if you frequent any of the businesses over there than it is in great walking distance with no need to pay for parking as that can be expensive. They have a 24hr gym which is great for early morning or late night workouts. Overall a great place to live if you are looking to live in deep ellum.

Ive only lived here less than a year, but so far I like it. Overall, the property is well maintained and maintenance staff very responsive. The security gates have improved, but every place I have lived has had problems with their gates.Although I havent met all the office staff, everyone seems very nice. Ive worked with Kenzie most often, and she is always smiling, friendly, and informative. I ask a lot of questions and Kenzie is always patient and goes out of her way to find the answer.Depending on where ones unit is located on the property, one might be subjected to a lot of street noise from fire/ambulance runs, the late night party crowd and those who drive roaring cars, motorcycles, etc.For me, this place is working so far.

Ive lived here for 4 years while I went to school. I walked to and from school everyday and felt the area was safe. I have enjoyed the frequent and diverse amenities that have seemed to only increase over the years I have lived here. Maintenance requests are handled very quickly and professionally. The front office staff, especially Jessica, are so warm and helpful. They just enjoy having your company if you choose to stop in. I will be moving due to a job change, but if I had a job close I wouldnt go anywhere.

Kenzie has gone above and beyond for us prior to ever meeting her. She helped us navigate securing our apartment during a very turbulent cross country move. She communicated ever step of the way even when she needed to go on maternity leave. She has been completely transparent and communicative. She leaps off the starting block at the first sign of residence needing help. She has proven to us to be the most available of the agents. She also prioritizes the safety of the residents, as was evident when we reported a problematic door mat outside a neighbors apartment. Kenzie allows us to feel safe, included, and represented. On a personal level, she has helped us with in-the-moment issues such as access to the lap pool and responded immediately to a sprinkler leak that was flooding our patio. She has always been there when needed. Shes far and away the most friendly and supportive person weve dealt with in the property management field. 6/5 ⭐ Would lease with again.

Ive been living at the Marquis since November and have had a wonderful experience! The staff is always prompt, thorough, and kind. Service requests are completed usually the next day, but always within 2-3 days. There are so many fun events and perks like yoga, food trucks, workout classes, etc. The amenities are great- the main pool is a great place to hang out and meet other residents, the gym is quaint but nice. There is one thing that could be improved and that is the laundry: I personally chose not to rent my own washer/dryer, so I use the communal washers, and theyre old, beat up machines that take FOREVER. However the option to rent these appliances is there, so overall it was my decision. The location is great, staff is great, parking is usually a breeze. Ive enjoyed my time here and definitely recommend if you dont mind being so close to the noise of Deep Ellum.

+ Grounds and pool are always well maintained.+ The apartments are beautiful inside and look just like the showroom (except 2nd and 3rd floors have carpet for noise dampening).+ Maintenance for anything inside your apartment is fast.+ Close to everything downtown+ 24/7 gym+ Free gym/yoga classes (scheduled)+ 2 pools+ Plenty of free, covered parking+ The staff are easy to work with. Kenzie especially goes over and beyond (and Rod has been very helpful when Kenzies out!)- Sadly, this is a high-crime area of Dallas. The complex hires security to curb crime within the gates, but there are limitations to what can be done. Security is present overnight but not 24/7. If your car doesnt require a fob (just key), its at higher risk of loss. Theres a new gate to the complex that works better, though its slow to close behind residents, allowing some others through.- Depending on when you sign a lease, it can be a bit pricey.

She is professional and efficient.The apartment complex is in a cool part of town, theres covered parking (spring hail storm protection), the gym/main lobby/office space is great. They have fun activities that keep the complex pleasant for the residents (food trucks, events at local restaurants, pancake mornings etc.), the upkeep is constant, and they have trash service.Theres been a couple of weirdly volatile events (yelling slurs at eachother etc) with several different apartments, but other than that, its nice.

Its right next to Deep Ellum, so it is in a great location (although it can be noisy on the weekends). Overall, would definitely recommend these apartments!

All you have to do is walk to find it.The other cool thing is the train station near by that takes you all the way to the American Airlines Center for games and drops you off right in front of the State Fair. I have been living at the Marquis on Gaston for the past three years and love it. I really enjoy the location and my apartment however what sets this apartment complex apart is the staff; especially Kenzie Hunter. She is reason I first started living here. When I moved in, I have never visited Dallas before and she was honest and real. She explained everything in the phone and helped me find an apartment that fit my needs. She felt like a friend and was not pushing any agenda. I really appreciated that. Everytime we have renewed she assisted us in finding what best suits me and my family growing needs. When there was that huge storm in Dallas were everyone lost power she did everything in her power to make us comfortable and informed. A couple weeks ago pipes bursted and she went door to door checking on everyone. Kenzie has made Dallas feel like home and honestly is the reason we keep renewing!

It will soon be a year that we have been living in Marquis on Gaston and after so much time I take the liberty of giving our opinion.We were looking for a residence that could accommodate us for the time of our stay in Dallas, Texas, with a good location. After much research we finally decided to choose Marquis on Gaston for the following reasons.Firstly, we were able to take advantage of the online platform to view our future flat, after which we contacted the Marquis teams who quickly agreed on a date to visit. The staff were available and responsive both by email, telephone and once on site.The Marquis team guided us through the many administrative papers to be filled out and provided to them while taking the time to explain them to us. For your information, we are not from the United States, so this was all the more appreciated.Following our move, we have enjoyed and still enjoy our stay in Marquis, Brian and his team have always been helpful and friendly with us, in addition to providing many small attentions throughout the year (breakfast, Halloween and Christmas gifts/ events, contests, etc.) The residence is well maintained.In addition, from our point of view, the residence handled the Covid 19 crisis very well and made itself accessible to help some residents. This confirmed our choice, which is why we decided to renew our lease. Once again, everything was very quickly handled and managed with Marquis on Gaston.We couldnt have asked for a better place to call home.

Have lived here now for 2 years and just renewed our lease for year 3. I absolutely love this community. The layouts of the apartment are very convenient and have details that make it feel homey, like built-ins and a fireplace. The price to live here is very high value and affordable, considering its location (in deep ellum and walking distance to klyde warren and farmers market). The grounds are well-kept and the campus maintenance is often proactive rather than reactive. They have had the same maintenance staff from the day I moved in and everyone on the team is so friendly and responsive (have never waited more than a day to have something repaired). Marquis on Gaston monitors the safety of the complex closely - there is a community crime watch that meets and the security staff patrols regularly, day and night. The new management offers things like yoga classes every other Saturday, fun events (like taco and margarita night) once a month, and recently offered a dog obedience class. Highly recommend.

Staff is always helpful. My AC went out once and they had a guy over to fix it within 30 minutes on a Sunday night. They are also open on the weekends, making it much easier to get in touch with them than other apartment complexes.The complex itself is really nice too. The gym is plenty big for people to use, the pool is nice, and the grounds are usually really clean. The leasing office has a free coffee machine as well. Parking is never an issue for me.The location is by far my favorite thing about the place. Its in the coolest neighborhood in DFW in my opinion. Countless of bars and restaurants and music venues walking distance away. Its also located centrally in the city so getting to different parts of the city is easy.

Not only is this an oasis of trees and a neighborhood feel deep in the heart of downtowns Deep Ellum, but the amenities and management are great. They are also extremely responsive to maintenance requests, which is a plus in a complex that was built back in 1995. Still, the updates are awesome!

Finishing up my 3.5 years living here and Im sad to be moving out soon! Not because Im unhappy, I actually have NEVER had a problem living here. I just know I want to start a family soon and I do want quiet and living in Deep Ellum, I know its best for me to move out. Anywho, Ive enjoyed living here and as any place, it has good and bad things but I know things that are in the control of management they do great! Things like: putting events for residents, maintenance comes by within 24/48 hours. They love my pupps and are super helpful if youre not a jerk to them or spend all your time complaining about the smallest things, they have bigger problems to deal with. Reality is, we live in Deep Ellum, the bad stuff that you read about in other reviews is true but it comes with the territory and management cant control everything.. Theyve tried so hard to hire security and sometimes they are not very efficient but again. Its not managements fault, thats the security company. Also would advise, if your personal life needs quiet, dont live by the pool. The young professional adults who work regular business hours, M-F 8-5pm are looking to relax and will have music out by the pool or while they are grilling out. Sucks to see people complain on the complex pages when its 3pm on a Saturday. Just dont live by the pool and dont expect quiet, you live in Deep Ellum! Last point, THANK YOU CWS for the amazing Brian and Jessica (I havent been inside the office since covid so not sure about the other ladies, apologies, nothing personal). I was looking into other CWS properties but afraid I wont find managers as responsive and attentive as them!

Ive stayed here for around 6 months thus far and this has been a great place to stay. Its certainly value for money and its location downtown, close to the dart station has been a major plus.The staff at the site have been awesome! Theyre very helpful, courteous and have never failed in assisting me with various requests. I was not optimistic at first as older reviews have frequently complained about them but the people I have interacted with since I got here have been really good.The room is very comfortable and the staff ensured it was in really good condition when I moved in. Ive had to call in maintenance for a couple of minor issues but theyve been resolved within a day or two at the max.The management also seem to take resident feedback to heart as theyve been continuously working on improving security as well as other upgrades like 24 hour parcel pickup etc. Over the past month Ive noticed an increase in the number of patrol officers especially during Friday, Saturday nights so that is definitely welcome in making residents feel at ease. I hope these improvements continue.

From the beginning of my apartment search to now, the leasing office has been incredibly responsive and professional - even making themselves available on Thanksgiving Day to ensure all of my questions were answered in order to finalize the details of my lease. They had an amazing welcome package when I arrived, arranged to allow my furniture delivery company to deliver everything to my unit before my arrival, have been very fast with maintenance requests and make an effort to ensure safety with COVID-19 guidelines.Although I have not been here long, it is evident that community is SO important to this property. They have community events constantly (within COVID-19 guidelines) such as food trucks, community yoga outdoors, providing free meals for healthcare workers, giveaways, dog training events, and more.The location cannot be beat. I work at Baylor University Medical Center and walk to and from work daily. While we are in a downtown area, the surrounding area is safe. It is close to Deep Ellum so the nightlife and amazing food is close but far enough that it is not disruptive or loud.I am currently renting one of the studios (A1 Loft). Amenities are updated and I have a beautiful balcony that was a nice surprise upon my arrival! The studios here are amazing as they are the same layout (and size) as the A1 1 bed/1bath, just slightly modified (no door into room as a typical studio is). It is an amazing floor plan with so much space - I would never expect a studio to be this amazing! Each unit comes with a washer/dryer connection but for $25/month you can rent the washing machine and dryer directly from the property and they will install it before moving in. Parking is included in rent as well and there are an abundance of spaces with plenty of options to get very close to your unit.I would recommend this apartment to anyone moving to the Dallas area! It is a great place that has quickly become my home! Thank you to management for all that you do for us!

When I realized my mistake, I worked with Kenzie to retrieve my package. The process of getting my package back wasn’t easy, but if it wasn’t for Kenzie’s help, there’s no way I would’ve gotten it back! Kenzie was understanding, patient, and very easy to talk to. :-) She’s an empathetic problem solver, who goes above and beyond what her job requirements. I have to say that the experience here has been good so far sense I have lived here for a little over a year now. They really try to keep the connection with the residents that live here and constantly try to keep us safe and entertained with different events. During the pandemic they have stayed connected to us and provided a sense of normalicy whether it be leaving toliet paper and masks (a neccesity) ;) or treats on our door, food trucks coming in for the residents, constant 24 hour security, ways to earn extra money with the referral programs and constant cleaning and sanitizing of the property. It has been a pleasent and secure feeling thus far. Thank you to the management team.

I have lived at the Marquis on Gaston for a little over a year now and I absolutely love it! Jessica was so warm and welcoming on my tour and it was one of the reasons why I chose to live here. The parks are within walking distance to multiple (dog) parks, the farmers market, downtown, train stations, bus stops, bars, and restaurants. Getting to other Dallas neighborhoods is easy and also to get to other cities in the DFW area.Whenever I have an issue that requires help from maintenance, they arrive in less than 15 minutes and get the problem fixed right away. The entire staff is nice and helpful. The apartment hosts many events such as taco and margarita night, yoga/HIIT classes, and fall fest. They have also have been updating our parking garages and gates to ensure better safety and have renovated our mailroom so we have 24-hour access to pick up packages.It is really great to live in an apartment that makes you feel at home and to know that your suggestions/recommendations are valued.

You will not feel more valued as a tenant than you will living at the Marquis on Gaston. This is the absolute BEST apartment in Deep Ellum — no question! I’ve lived here for almost two years and just signed a lease for my third. You’re stumbling distance to all of the best bars in Dallas and right next to the Deep Ellum and Medical Center DART stations. Location is perfect.SAFETY:The Community Director, Brian, has done so much over the last two years to keep this place a safe place to live. Living in downtown and Deep Ellum, crime is bound to happen. However, you won’t feel safer in this area than at this complex with 24/7 security roaming the property, who are all super friendly. Should any incident of any size occur, Brian and the rest of the team are super transparent to keep the residents informed.FLOOR PLANS:You will not get better bang for your buck in this area, period. My first two years were in a 553 sq ft. studio. The studios are here NOT your normal studio apartments! They are all the exact same floor plan as 1BR, just with the wall removed. So, you wind up having a separate area for your bedroom, which prevents you from feeling like you’re living in just a bit rectangle. All of the guests I’ve had over are super impressed with the layout compared to other properties, including the large balconies that are hard to find in the area.MAINTENANCE:The best I’ve ever experienced. I’ve never had to wait more than 24 hours for any issue to be resolved! Maintenance workers are so nice as well and often times go out of their way to make sure you’re all set.Move here. You won’t regret it one bit.

I really enjoy living in this community. The location is amazing, and I love my unit. On the 4th of July, my a/c stopped working and within a few hours a maintenance guy was there fixing it. I have since submitted 2 other service requests, and am pleased with how quickly they were resolved. Walking within the community is really nice as well. Its surprisingly quiet considering downtown is right outside the gates. My only complaint is the gate on the corner of Gaston and Good Latimer is broken, and has been broken since I moved in. I am hoping this gets resolved soon.

This is a great complex! From beginning the application process to move in, the staff here has made everything a breeze! Everything theyve promised has been delivered, and the staff goes out of their way to accommodate the residents needs and issues. Maintenance requests have always been taken care of the same day, often within only a few hours. Communication with the front office is prompt (e-mail) and, they keep everyone well informed of what is going on within the grounds, both good and bad. There was a bit of a safety issue at first, but thats to be expected when a) you live Downtown and b) everyone gives out the generic gate entrance code. This has since been rectified, and the place feels safer as a whole, with no reported incidents since improved security measures were enacted, which included increasing the number of security guards (24/7) as well as changing the gate entry methods.When I first moved in there were multiple parties/tennant events either within the complex or in the surrounding business in Deep Ellum. Since the Covid-19 crisis has hit, they have made every attempt to SAFELY break the monotony for people stuck at home by arranging for multiple food trucks and live music to be made available multiple times a week. Every apt. complex is going to have its ups and downs, but it seems as though the Marquis had undergone a management shakeup before I moved in in Jan 2020, and this group is doing everything it can to ensure there are as many ups for the tenants as possible.I definitely recommend checking this place out if you want to live in the Deep Ellum area!

This was my first apartment after moving out of my parents house and it’s been my favorite ever since. I moved away from this complex for life reasons but after my lease expired I found myself gravitated back to the Marquis! Brian Hicks immediately welcomed me and my fiancé into the leasing office and has been great help. He made the move in process smooth and easy. He answered all my questions and emailed back promptly. He even got us a welcome home gift for our pets on move in day! Can’t wait to enjoy downtown Dallas!

Brian took attention to my personal needs and made me feel at home. The maintenance crew is great and fix any concerns the same day in my experience. I love the area it is conveniently located near downtown – so if you use Dart Services or work near Downtown/Deep Ellum/ or Baylor area this is the spot for you. Ive lived at the Marquis on Gaston for 4 years and Ive been quite satisfied. The quality of management has increased over the years and the current management is the best Ive seen so far. Brian is very kind and helpful. The property is well-kept; there is frequent maintenance of the landscape, the dog park has been re-done several times, they do updates in the apartments pretty frequently, and maintenance is pretty prompt. The apartment is right in Deep Ellum, which means that there is always something to do. And better, this complex is significantly cheaper than Depp Ellum apartments. Ive also never personally had any problems with parking.There are only two cons that I can think of: first, the A1 floor plan is QUITE tiny. FIne for new college graduates, but I wouldnt recommend it. I switched to the A3 and I love it -- really sad to have to leave it.Second, there have been issues with security. The gate is frequently broken and my car was broken into twice (they ask you to call Dallas PD but no police ever show up so you really just have to accept it). However, they have invested in night security and they are always outside checking on the property. The security issue is the only reason Im not rating it a full 5 stars.

I have lived here for about 18 months, read the reviews on here and wanted to offer my opinion.First, the people who are leaving 1 star reviews are mainly doing so due to a single issue they had that was not dealt with appropriately in their eyes. Thats part of apartment living--buy your own house or condo if you dont want to deal with an overworked maintenance staff. All of my maintenance requests have been dealt with promptly and satisfactory, albeit I have had no major issues.Second, this place is not pricey, as many people are claiming. I have a 1BR/1BA with an extra loft bedroom I use as a den/second living room. My place is around 1100 sf, new appliances, high ceilings, and a patio overlooking a pool. I pay $1300 a month, which is nothing for a comparable place in the area or downtown. This isnt a high-rise condo, so dont expect high-rise condo amenities.Third, the staff has always been respectful and helpful to me and my girlfriend. In fact, a unique circumstance arose where my roommate last year stopped paying rent and had other issues. The staff, especially Tinisha, were exceptionally helpful and got me moved into a different apartment without having to break my lease or pay any fees of any sort.Fourth, people have complained about noise. I live by one of the pools and have never heard anyone yelling aside from some kids splashing around on a nice, summer day. Again, if you dont want that--buy your own place with a pool. Furthermore, you live in Deep Ellum. What do you expect, for there to be no noise? And even living so close to Deep Ellum, I have never had an issue with it being too noisy, especially at night. Also, the apartment has its own little dog park, which is great considering the only other one around here is not built for little dogs because they can escape under the fence.Last, there have been a couple break-ins over the course of my living here, but I have never felt unsafe walking around at night taking out my dog, or walking to my car in the garage, or anywhere else inside the complex. The break-ins are likely targeted and not random acts of people walking in off the street and breaking into the apartments.In sum, is this place of a 5-star resort or condo at the W caliber? No. But does the price, location, staff, and living quarters warrant a 5 star review based on the totality of the circumstances? Yes.

I moved to Marquis on Gaston a couple months ago. From the application process to now, my expectations have been exceeded. I have dealt with Kenzie, Karen, and Brian — all are extremely professional and attentive. From the generous move-in gift to the thoughtful weekly events, Marquis on Gaston never fails at showing their residents they care. Since August, they have surprised residents with Redbull at their doorsteps, Starbucks events, food trucks, multiple contests, etc. I highly recommend Marquis on Gaston!

Ive lived at the marquis in gaston for 2 leases. Great location, walking distance to everything deep ellum. Maintenance team was always professional and quick. This is definitely the best value youre going to find in deep ellum. Parking was easy for me (building 16) there have been maybe only a handful of times that I had to park at the top of the garage. Because this place is so close to deep ellum know that you will hear city noise ...ambulances, fire trucks, the dart braking and honking, people walking home from the bar etc. Overall love this place and would recommend to someone who likes being near downtown. Great bonus, theres a public park and a dog park within a mile.
