    I would call this Apartment complex as my happy, peaceful home. I’ve been here since 2015 and though I desire to be nearer where i worked which is the Medical Center but I am decided to be willing to drive knowing that I can never find such a clean, safe nice gated apt. The office staff are so friendly, cheerful and accommodating to your needs . Other apartment can’t just beat the quick, timely response of the maintenance staff. Room rates are very affordable and competitive and the yearly rate increases are reasonable! I have never seen one (1) cockroach, insects and mouse/rats inside my apartment and not even at the hallways. My car is safe and one time I forgot to lock my door and when i went home, everything is in order . Now you know why I am still happily living here. 😊

    We were in the market for a new apartment in the area and had planned to see different apartment complexes. The Marquis Grand Lakes was the first place we had on our list. The service and the experience we received was exceptional. Dani at the leasing office was so informative, kind and patient with us. Our 5 year old niece was with us and she is autistic and nonverbal. She was having a moment and Dani was extremely patient and understanding and made us feel at ease.As soon as we walked out of the leasing office we knew this was the place for us and it felt like home. We decided to not see any other place and went and filled out the application right away. We are looking forward to moving in soon.When moving into a new apartment complex the service and how you’re treated by the leasing office agents is just as important as the amenities and price of the apartment because this shows how you will be continued to be treated after you move in, we felt supported and all our questions were answered. Thank you Dani for making this process so easy for us.

    Ive been living at Marquis Grand Marquis for a few months now, and I can confidently say that this is one of the best places Ive ever lived. From the moment I toured the property, I knew it was special. The grounds are impeccably maintained, with beautiful landscaping and clean, well-lit common areas.My apartment is perfect – spacious, modern, and filled with natural light. The amenities here are fantastic as well. The gym is well-equipped, the pool area is like a resort, and the community lounge is a great place to relax or work from home.The management team deserves special recognition. Gina is very professional, friendly, and always available to help. The staff genuinely cares about the residents well-being. The sense of community here is strong, with regular events that make it easy to meet neighbors and feel at home.Everything I need is just a short drive away, from grocery stores to restaurants and entertainment options.Overall, living at Marquis Grand Lakes has been a wonderful experience.     Excellent complex, very safe and very clean and the administrative staff is very cordial and with very good attention The apartments are very clean and everything is in perfect condition.     I honestly love living here its the second-best apartment community Ive had the pleasure to live. It is very quiet and safe here. The only problems I have had in my two years here are trash and roaches. There are many roaches in the parking lot and they come into the home sometimes. I didnt have this same problem last year, but I am having it this year. The trash piles up too fast and it is emptied too slowly. Trash valet should be daily so it wont attract roaches. I live on the third floor and I chose the third floor because I dont like any insects or bugs or any kind, I keep my home very clean so I should not see any roaches, but I am seeing field roaches that are small and fly and come in through the vents from outside. I have only seen 5 this year at the home but 5 is way too many compared to how many I was seeing last year, which was none. Maintenance Service answers request very quickly, they are the best. If they change valet trash every day and keep the grounds clean, keep roaches away from the complex I would give it five stars. I also would not mind the rent prices going up like they did this year either.It’s my second time moving here, I came back to the states and now I think we are going to have issues with the new leasing associate Carlos. We will see how this goes. He has a bit of a tone with people sometimes, but he is still helpful.

    I am a previous resident of this community, lived here for 2 years before the purchase of my home a few months ago. My experience living here was absolutely WONDERFUL! which, while I was reading other comments I got so surprised! Maintenance is always prompt and they will work hard to fix any issues you might have, they are friendly and great at their job. The office staff is incredible! Gina is wonderful at responding to emails and any issues that arise, on top of being super friendly and professional. You can tell she works really hard for her residents. The community is really nice and affordable in the area. I loved my apartment, and I never had any issues with my trash being picked up. The amenities are always clean and ready to be used.If you are looking for a great and safe community to live, you wont regret moving here!

    I like these apartments so much that this is my 2nd time living at Marquis Grand Lakes. Maintenance is always quick to respond to any requests. There arent any pest problems (bugs, etc.), the office staff are always kind, the grounds are well taken care of and the cost is reasonable compared to some other places of good quality living.

    Karina in the front office has helped me so much during the transition to my new apartment. She is kind and patient and has answered all my questions. Also the maintenance staff (Jose) has done a great job at repairing a few things in my apt in a timely manner. Super pleased with everyone here .

    This is a pretty place to live in. It has a great location and lot of businesses around. The leasing process was really smooth, professional and responsive. Maintenance team is great and kind. They have been very responsive to our requested services. Neighbors are nice and happy around the complex. The only thing I did not like about the apartment on my moving in date was the cleaning condition. It needed a lot of cleaning details on bathrooms, lamps, appliances, and balcony. There is two big issues here. The first one is that there is not enough parking spaces for everyone. I see myself refusing to move my car to go do errands in the afternoon because I am scared to come back and not find a parking space near by. We are having a lot of issues with this matter since our work schedules are very odd. During the night people need to park at red lines simply because there is not available spaces. Be aware. The second one big issue is that there is only one big trash dumpster in the complex for all the residents, therefore its always overload and people leave the trash next to it since there is not enough place to put it. Otherwise, I really like the environment here.

    I lived here before the new management company and loved it. I renewed my lease, and a week later a new company took over. At first I was not pleased at all. The new company came in making huge changes and demands from tenants, I just think it took a while for adjustments to be made from both residents and the office staff. I can say it is very hard and frustrating to reach the office during business hours, because they never answer the phone. I had to email the management company in order to have someone call me back. I have not had many issues other than my car being broken into, but I do like living here. The apartments are quiet, and the apartments are well maintained. Office staff are very friendly and helpful. They actually started doing a lot of activities including residence and its nice to have apartments that offer breakfast on the go also. I have lived here for 2 years and over all I am pleased.

    FIRST OFF!! I do not understand the bad reviews... Marquis Grand Lakes is an amazing place to live in. My husband and I have been here for 8 months now and we are in love! Its very quiet and peaceful. When we need help with something and go into the office they greet us well and help us out as much as they can. The apartments inside when you first arrive are clean and well treated. The neighbors are very nice. We have a husky who is always welcomed by everyone who meets her. The apartments do a lot for there residents constantly. They keep us informed and updated almost daily. The apartments are kept clean and the grass is always cut. The pool area is amazing and clean as well as the grills that are in there as well. Parking is not so bad you normally always have a spot to park in. Overall we love our home and recommend this location 100%!! Bad review people probably wanted something extra or are super picky and didnt get what they wanted and left a bad review... From my point of view and experience these apartments are great. Not every apartment is perfect but I know they try there best and it shows.

    I love my apartment!! I have lived here for about 6 months. I had a few things needing to be fixed in my apartment, and they were all repaired the same day I submitted the work order. The manager even called to follow up on my work orders to make sure I was satisfied. The other ladies in the office are nice too, but most of my interaction has been with Brooke! Highly recommend this place!

    I have had a beautiful experience here. These apartments are quiet and clean! Any problem is resolved immediately and the front office is extremely helpful!! My only problem would be the parking, there are never enough spaces!! I love the new management they have really stepped up and made an already beautiful complex amazing!! I would recommend it to anyone! I wasn’t even aware there were children in our complex they are so well behaved and adhere to the rules. The only time I see them is in the morning at the bus stop. My neighbors are very friendly and I feel extremely safe, my son and I have been here for 2 yrs and we love it!!!

    I have called this community home for 5 of the last 6 years, even during Management company changes and transitions...I have ALWAYS had positive interactions with the current staff, especially GINA, the Assistant Manager. Her thoughtfulness and professionalism shine just like her friendly face radiates! This community, like ALL apartments, has its highs and lows... VAST improvements in the trash and parking situations, and overall it is a VERY good value for the area. Not to mention the Maintenance is responsive and communicates!     Let me begin by saying that I have been a tenant on this property since December of 2012.I have seen several management companies come and go over the years, however—CWS has really made a difference.The apartments and grounds are very well cared for, and, since CWS came on board, it now offers more amenities than ever (beautiful upgrades to the buildings and the cabana areas!)The staff and maintenance team is on-point and considerate of their residents. (As apartment renters, we know this quality in management companies is few and far between!)Big shout-outs to Brooke and Gina for their assistance over the years. These ladies have been wonderful!My dogs and I have loved this property for over seven years and have no intention of leaving anytime soon.Definitely, YES, lease here!

    My wife, son and I have been tenants at Marquis Grand Lakes for just under a year. I must admit that when we first arrived it was a struggle with management and parking. But in Houston, that is true for most apartments. Fortunately, over time, things started looking up with the assistance of Gina and her lovely demeanor and disposition. Not only were our issues resolved in a timely fashion but Gina always made us feel welcomed and listened to. We still struggle with the parking assignments because spots are being taken away from paying tenants and given to non paying tenants and that is frustrating to see and experience. Nonetheless, Gina has been the reason why, my family and I have decided to renew our lease. The apartments are amazing and the amenities are getting so much better. Management seems to be getting better especially when they have wonderful employees such as Gina. I just hope the parking issue gets addressed sooner as well.

    I absolutely LOVE my front office ladies and the community in general. Ive been living here since December 2017 and they have been very helpful especially since this is my first time moving out. Company in general is professional and respond quickly to your concerns. Mechanic come out very quickly if theres a problem in your apartment plus im in a great area cant beat that. I would recommend to everyone !

    My family and I have been in this community over 5 years. We have been through A LOT of management changes. All which have not been very good obviously. We were ready to move and not re-sign our lease this time around but we’ve been in contact with Cynthia who has gone above and beyond addressing our issues and most importantly, following through and following up. Effort...it’s all about effort. She’s shown us that she listening to our concerns and trying to make them right. I hope she sticks around, she’s definitely the reason we decided to stay. The only complaint I would have is parking. It’s kind of a struggle after 8. They added more “visitor” parking which made less available parking for their paying tenants.

Needless to say, we were impressed with what we saw. However, what was most important to us was how we were made to feel (our first impression, our experience). The staff here, from the top down, is warm, friendly, professional, and extremely helpful. I highly recommend this location for a number of other reasons: the community, schools, responsive staff, the trash valet is my favorite - LoL. It takes working together to make any relationship work, and I would like to personally thank the management team for always going above and beyond to assist the residents. You have made my familys transition to our new home here in TX a lot less scary. Thanks For All You Do!

Gina and Leyah were very VERY accommodating with my last transfer and have never had any issues.The elementary school is excellent and the nearby stores are very convenient too. I also have been enjoying all the resident activities which have included wine night and pizza night!

    We had a very unexpected move with only 30 days to relocate. The Residences were very close to our house and in our school zone. We couldnt be happier. We lived in another complex when we first moved to Katy and werent nearly as happy there as we are here. Everyone is friendly, the management ladies have become my friends, and they always help when I need it. They had our apartment ready on time, and the price is great!

    I have been living on the property since March 2016. I really like living here! It’s only 20 minutes away from my job. The Office staff is very friendly and professional. Betty, Gina and Duni are the best! They respond to requests very quickly. I’m actually about to renew my lease so I would definitely recommend this property!

    I’ve lived at these apartments a little over a year now and I love it , Brooke Jackie and Leah are the best they have always helped me out. Leah helped me get my car out of the garage when my remote stopped working . Brooke is great always helpful very friendly. Jackie leased our apartment and is great. Love the view from my patio over looking the pool . Love living here keep up the good work guys .

    When me and my family were looking for a place to live before we move from Louisiana, I was searching for weeks. And then I came across this apartment complex. I read the reviews and compared the prices to other places in the area and this one is by far the best deal I saw. So I decided to call to get a quote and I spoke to Gina, she gave me very informative and detailed information bc I wasnt able to visit before we move in. But one thing I can say is that once we officially moved in February from Louisiana and seen the apartment for the first time, it had everything that she said it did and more. My kids love the pool view from our place, I love the fact that the 24 hr gym is just downstairs from us, and you cant beat the convenience of the area. You have shopping and restaurants less than 5 miles away. Me and my family loves it here and everyone in the office are so helpful and nice. I am glad we chose Marquis Grand Lakes bc moving from another state you want to make sure your family feels safe and we definitely do staying here. Thanks Gina for helping us find a nice place to call home.

    Ive been living here for over 3 years with only positive experiences. Its a family-friendly, quiet and safe complex. All of my concerns, if any, are addressed immediately. The property is well-maintained and the staff here has set the bar high with their excellent customer service. Gina, Cythina and Brooke is like family and always go above and beyond!

    Have lived at this complex since before it was bought out by the current management company. The former company never bothered to share that my check was received late one month when I was traveling and thus had a balance. Had issues when the current management took over due to very poor bookkeeping by prior management company, was very pleased with resolution the apartment manager and her regional manager came up with where I wasn’t punished for poor record keeping of the prior company.Apartments are very safe and well maintained. Parking can sometimes be problematic, but parking across the complex is not a huge deal as it’s maybe a 3 minute walk from farthest point....I finally decided to get covered spot which was very reasonable price for added protection for my car.Biggest complaint is the inconsiderate neighbors who don’t pick up their pet waste....the poor maintenance guys are always spending their time doing what every pet owner should do themselves.I think the whiners posting negative reviews on here are likely looking for something for nothing or are upset because they have suffered consequences for breaking the rules, be it parking where they shouldn’t or having unrealistic expectations of what, quite frankly, is a great place to live with a great staff...but it’s not a daycare or assisted living facility. If you’re a mature responsible adult who treats others courteously.....this is a fantastic place to live!

    So, I decided to help my apts out b/c theyre not as bad as some are making them to be. Ive been living here for a little over 2 years. I have a nice apartment that has a pool view. I love the fact that I have wood floors on the second floor!! Tell me where youll find that at. As far as parking it is a bit tight but I just rented a Carport and that eased my troubles right away. As far as the office theyre awesome Shawn and Kimberly are my Fav!! I never have a problem with maintenance and if there is an issue management takes care of it right away. I hope this helps and dont let the negative feed back deter you way from this nice property. This is definitely the best bang for your buck!!

    Love, love, love my apartment. It has unique features such as separate shower and tub in guest and master with tons of storage. The staff is awesome especially Gina she is like a ray of sunshine. Very helpful and cheerful and always smiling. I am home !!!!

    We moved here two months ago and couldnt be happier. The staff is so helpful and courteous. They call me by name when we pass, several of the leasing agents live on property so I see them regularly. Maintenance responds quickly when called. The property is kept clean, while the trash compactor is somewhat of a problem I find it is the residences who dont put their trash in the compactor, they throw it by the compactor so that it piles up until maintenance comes the next morning to pick it up. I see Maintenance out early on weekend mornings picking up the dog poop receptacles. If this place had problems a year ago, they have long since gone away. We are very happy here and very impressed.

    Where do I begin?? Its not often that Im just blown away. Before I walked in this apartment I knew I wanted to stay here. The phone process of searching was great. I spoke to Meredith and told her my needs and she gave me prices and she invited me for a tour. I called like 4 times because I had more questions. She treated me with so much respect each time. Im downgrading from a 3 bedroom house to an apartment so she said space will be huge for me. She recommended the Maple plan. Its a huge 814 sq. Ft apt. I went to view the apartment Meredith had told me she was going to be off so i started working with Amanda who was awesome. She actually took me on a tour of the actual apartment I would be staying in.. Thats huge because it says a lot of things..1. The complex is quick to fix and make ready and apt in an efficient portion of time.2. The complex is guranteed to be at about 95% occupancy which is great because people like me wants to stay there.So Amanda is showing me around the place she even gave me some pointers on some furniture questions I had. Keep in mind at this point Im not even a leaseholder. Im just a prospective tenant. So the same service I received I gurantee it was given to ohers.Apartment always have specials. This apartment was special. To get the ba rolling and take the apt off the map cost $99. Which is a great deal.Meredith actually called me and told me I was approved! I screamed in the phone with excitement she was generally happy for me too!So I go in to sign my paperwork and I meet one of the managers Tina. She was simply amazing. She was so warm and caring and really made sure I understood the whole process. Her office was immaculate. Many people were coming in paying rent handing her checks and she was able to take care of them and make sure I was taken care of as well. She really knows what she is doing and she has a passion for people that is so awesome. I saw below people complaining about late fees and cars getting towed. Tina explained the rules to me before I signed the lease. Youre allowed to have one sticker for your car and you can purchase a carport. I have two cars. This was essential for me. So she pulls up this concession form for me to sign I thought it was dealing with food! In all actuality it was a form the apt has that allows them to add the special to your lease. The apts were running a special on carports 6 months free. So she added that to my lease. Also there are ample visitor parking as well.Tina really helped alot .So I move in. I signed my 48 hour move in form.So Chris the head maintenance man comes the next day and fixes minor stuff like a patio light being out. I was the first work order for the day. So imagine if I had a really big problem theyd handle that too if they can come that quick to fix a light bulb..Another thing about this complex is it its digital I can pay my rent online just by logging in. I can submit maintenance request online too! I even signed my lease online.Ive been here for about a week and there is hardly any noise and everyone is so friendly.This is a great community Im really glad I fell in love with this community and they welcomed me in with open arms.Hi my name is Kehinde Adeniran and Im a new resident at Residences at Cinco Ranch. Give this community a chance youll be glad you did I know I am! This is by far a great apartment. I see the bad reviews but as a resident i dont agree.They send you a monthly bill with your rent on it so there is no need for them to have it on the resident portal.Sophie herself fixes every resident portal problem. All a person has to do is ask. Its no that big of a deal. Quite Frankly when you sign your lease you know how much it is going to be each month.The only way you get charged a fee if you are late. Tina and management puts a note on your door 24 hours before they charge you that late fee.This apartment community is great.

    I sincerely do not understand the horrible reviews this complex is receiving. My husband and I have been living here since September of 2017 and it has been a great experience! The office isnt good about answering phone calls or emails, but if you have an issue, going to the office in person is the very best way to get things seen about! I had 3 problems solved in one day because I simply went down and asked them to fix it in person.One person mentioned that the work orders didnt get completed. I have not had this happen at all. All my issues are promptly resolved. Again, I make it a point to go to the office.Its a quiet place and very reasonably priced! I totally suggest moving here if youre wanting a nice, affordable community!

    Ive been living at Marquis Grand Lakes for almost a year. I am not familiar with appartment living, so i am extreamly pleased with how the staff especially Gina made us feel right at home. Every concern Ive had was immediately addressed and handled. I always had reservations about the location and my son getting to and from school from the highway, Marquis Grand Lakes went above and beyond by making changes to the access gates to ensure our safety and more importantly, the safety of my child when coming home from school. Theyve even added speed bumps. All service calls are handled the same day by the maintenance team. Gina has always gone above and beyond to make sure we feel welcomed and at home. imI aware of the parking issues and have brought it to managements attention. I feel confident they are working to make the needed changes to fix the issues.

    I have lived here for the last 2 years and i love it. the location is great and really close to restaurants/shopping. another thing, compared the other apartment complexes in the area, this apartment complex is priced quite lower. i live in the Elm floorplan currently and its the perfect size and the wood flooring is really great.

    Dont listen to what must obviously be reviews by disgruntled tenants. These apartments are great!! My wife and I downsized from a huge home around the Copperfield area to a small apartment and couldnt be happier. It was an adjustment at first but we have nothing but good things to say.First, the place is very quiet for an apartment complex, no loud booming music or people standing outside talking. Its very serene for an apartment complex. Our apartment is spacious and cozy, the master bath is huge with a tub and separate standing shower. The water gets hot so quickly, after living in a home with two water heaters Im spoiled by the hot water, which is also very soft (versus hard water)The best amenities this apartment has to offer is LOCATION LOCATION LOCATION!! Were literally 5 minutes away from everything in every direction. Whole Foods, Trader Joes, Home Depot, HEB Plus, Starbucks, Walgreens, Wal-Mart, Best Buy, Krogers, Sprouts, YMCA, Lifetime Fitness can all be driven to in 5-10 minutes. Not to mention Mason Road, which has everything from Vietnamese Pho, Cajun catfish, Sushi, pizza, BBQ, and a few 3 star go have drinks places all in a single street, if you eat it, its on Mason Road somewhere. Honestly, its the best.So here are my cons (take each with a grain of salt because they are my personal preferences and in no way are a poor reflection on the complex) just to be objective so youll know Im a real reviewer.1. Parking can be a challenge at times, if you havent paid for covered parking or a garage. We have a garage but we use it mostly for storage because its two buildings away...(which makes no sense) If you get home late here you have find yourself having to park outside the gate (visitor parking during the day) Ive done it a few times not a big deal. Honestly, you have to get the hang of the parking because there are parking spots that you dont realize are parking spots. Once we figured those out, we havent really had a problem2. The dog poop thing is a slight annoyance. There is a designated area for dogs and there are poop stations throughout the complex. Problem is, when mom asks a 13 year old to take the dog out, they do it as quickly as possible and sometimes they leave the poop, so youll see some bombs in the grass from time to time. My wife has taken to avoiding the grass altogether!!3. Weve had some trouble getting packages which is a combination of issues with the shipper and the front office. The front office doesnt really notify you when a package arrives so dont expect a note on the door.Other than that I cant think of a single thing to complain about with these apartments. Nice place to live, we love it so far.
