    I lived in this complex about two years ago and had a great experience. The apartment was lovely as were the neighbors and now I’m trying to move back in again. I’ve been working with Jesus who has been so kind and attentive in trying to get me back into an apartment. I thoroughly appreciate them and am excited to be apart of the community again! I never had an issue with maintenance or pests, obviously things can be a little noisy on a weekend night but it’s an apartment and there’s so many people living there but it’s generally very quiet.Update! Jesus went above and beyond!! Not only did he find me an apartment but an earlier move in date too! The customer service has been so much more than I could have asked for, I’m so excited to call Katy Ranch home again!

    The community office staff here is awesome, from the manager, Suzie, and asst manager, Jesus, to the community office asst, Andrea. They are all very friendly and always willing to answer questions and help in whatever way they can. My wife and I have lived here for 3 years now and plan to renew our lease for another year. The maintenance workers here are also very, very friendly and helpful, especially Alberto. Great place to live and enjoy here in Katy

    I would like to share my experience in Katy Ranch Apartments. We’ve been living here for the past one year and I like our community and people around. We love our schools, they’re the best and environment. We enjoy spend time with family and friends here. The service in the office responses quickly, especially Andrea Benitez, she’s been always very supportive and tried to help or find decision, friendly and professional.     I recently stopped in to get more information on an apartment with my sister. We were a bit nervous since it is her first apartment, but Jesus answered all our questions.     I can recommend a better condominium to live in than KATY RANCH APARTAMENT.     I had a great experience at Katy Ranch apartments, and I gotta give a shoutout to Jesus, the gentleman who helped me out. It was my fifth leasing office stop of the day, and I was getting sick of apartment hunting and dealing with people. But Jesus was top-notch – super nice and took the time to ask questions to understand what I was looking for instead of information dumping on me. I havent made a decision yet, but having staff that makes the whole process smooth and stress-free is a huge selling point for me. Big props to Jesus and the Katy Ranch team.

    I have lived here for 5 years and been 3 different management companies here. At first it was hectic but I applaud Adriana and Maria for taking the time to listen to me and my concerns with my apartment. Even taking the time to set an appointment and provide excellent undivided attention to me as a loyal tenant. The customer service is good. They could do something about the hallways but other then that I’m happy TAM Residential has taken over.

    My husband and I moved out in January after living there for over 2 years. This review is late but I wanted to share our experience. The staff changed hands twice but one time was with the same company. The management team was replaced by new people working for Steadfast. Previous management staff replaced by Angelica, her assistant (Marisol ?) and two other leasing agents and wow what a change (for the better) residents started seeing major improvements around the property. It was great. The maintenance staff led by Alex... awesome. Alex was prompt and extremely knowledgeable (hope they keep him around-he is great) very friendly and really good at what he does. Only 4 stars because the communication isn’t always what it could be and they never seem to answer the phone. I’d walk over to the office and there they’d be sitting at their desks not answering the phone. That was so frustrating as a resident. Answer the phone and ask if the person can hold (common courtesy) and Don’t make excuses why you can’t answer it, just answer it! Good place to live though!

    My family and I have lived in this complex for about 5 months and it has been the best thing that has happened to us !! It has an excellent location and accessibility to what you need. the facilities are the best, the common areas are always clean and properly identified, parking is ample, we have never had a problem finding a place. the maintenance of the pool is impeccable. without counting on how cozy and spacious our apartment is. the staff always with an excellent attitude and willing to always help. definitely the best option to live!

    Wow 🤩 what can I say about the Olympus Katy Ranch Apartment. Best one I ever lived in so far.. They are really beautiful from the inside and out. Pool very relaxing the neighbors and staff ( Ashley R. ) are very friendly and kind. I can always reach out to Ashley when ever I have any concern or question that I need help with, she’s very patient and polite. Just everything about this place is great.     My wife and I and our 2 teenagers have lived here since December of 2015. We moved from a 4000 Sq ft home in Cypress to this 3 bedroom town home style apartment. Admittedly we were nervous about the move, for several reasons. Clearly one of the main reasons was space. I can honestly tell you, we love it! It has simplified our lives so much. Not to mention we have grown closer as a family.The community is awesome here at Echo! We love the people, we have become very close to several families here through our monthly events. There are 3 FREE community events every month here at Echo. We have met more people, and made life long friendships while attending these events.The staff is so friendly and they go out of their way to make us feel at home. The whole staff is pretty much new, we can honestly say, they have the right people here now. We have seen HUGE improvements over the last several weeks and months.The amenities are amazing! The pool is gorgeous and the hot tub is always on and seems to be just what the doctor ordered. We have a Starbucks coffee machine that grinds fresh beans and makes a fabulous cup of coffee, free in our clubhouse, its awesome if youre a coffee nut like me. Seriously, one of the best gyms I have ever seen at a property, state of the art and very spacious and clean.Yes Im a resident, no Im not an employee of Steadfast. I really love this place and I wanted to let you know, its a great place and Im so glad we chose to be here. Its made everything so much easier for us. Its not perfect, but it sure seems to be heading that way. Thank you Steadfast for putting a great management team together for this property. We want to keep them FOREVER!

    The apartment was great. No bug problems. Our upstairs neighbors were a little loud but I believe it is because of the wood floors. Maintenance was good, they helped as much as they can with the circumstances of Covid. Our car did get broken into and we reported it. But overall, the apartments are quiet and in a good area as it is near the Katy Mills Mall, water park, and Walmart. Office workers responded quickly to concerns and made sure everything was taken care of. Move out process was easy! I would only recommend getting more parking spaces! Thank you Olympus for the great stay!

    The Manager and office personal are extremely help full on any and all issues. The staff is friendly and always greets you. Rita, Ast Mgr, helps solving problems that Apt. Members may have. Rita is very skilled with problem solving. The maintenance crew does a great job also. I have had a couple of maintenance issues and they had it fixed in 1 day. Ive heard of no problems in this complex, and that is attributed to satisfied members and excellent employees.

    Update:  Theres been a time since I posted this review and I would like to update it. Several things have changed now and we love this place. Some improvements and upgrades were made to the swimming pool, landscaping, the clubhouse and all around the community in general. The landscape looks green and nicer than ever and you can see all maintenance guys are working really hard to keep the complex tidy and great for the residents.At the leasing office, the staff is the same and I think thats great as they are very kind even in adversity and we are grateful to Ms. Nora and Isabella, such a great team. They are always available to help out and support the residents.Summary of this review: This is a great community to live in, good prices and best location in Katy.________________________This is the worst complex ever, they show you a beautiful well maintained apartment but the one they rent you is awful, old and dirty. We’ve lived here for 6 months and this is the second time AC doesn’t work and even when it’s considered a maintenance emergency, they cannot provide response time.Also green areas are dirty and some amenities are decorative only like the fire pit, the kitchen at the clubhouse and the bean-bag game at hammocks park.

    I have lived at Olympus Katy Ranch going on 8 years formerly Echo at katy Ranch. I am very happy living here and more so now that Angelica Velasco is the manager and does an amazing job and her continuous professionalism which reflects on her entire office staff and maintenance staff which by the way are super efficient. Especially Julio one of the maintenance staff is a very hard worker and is always very polite and courteous.The property has been well kept and again Angelica Velasco has made great improvements such as adequate lighting through out the property which detours criminal activity. Monthly events are planned with food and prizes to meet and greet our neighbors, which are always a lot of fun. I will continue living here as long as property continues to have excellent management. I truly sincerely recommend this apartment complex community and am sure you will have same excellent living experience as I have for almost 8 years.

    Katy Olympus Ranch is one of the best apartments around for a fairly low price! I feel so much safer here than at other apartments that are the same price.The amenities are amazing, with a huge pool, a gym, a dog park, valet trash, and more! Plus the staff are all super sweet, chill and understanding. They often have community events where residents can win prizes, or just come out and enjoy time together at little parties or events for the kids.Did I mention they have grills and fire pits by the pool? There have been a lot of people enjoying the lovely fire pits recently with the cold weather and having s’mores and whatnot as it’s growing closer to Christmas.Overall, it’s been rather quiet, relaxing, and a generally wonderful time here so far and I’ve been here about 15 months. I’m definitely renewing my lease again for another wonderful year ahead with Olympus Katy Ranch!

    After living here for nearly 2 years, and reading most of the other reviews, I wanted to provide my take on the Echo @ Katy Ranch. Ive stayed at two different apartment complexes before moving here. I had a lot of issues and the other two places, same reasons most people tend to have.I can begin by saying that virtually none of the usual issues have arisen here. I have never heard any noise from within my apartment that came from another apartment, outside the rare banging noise when someone drops something or accidentally bumps into a wall. Its very rare to actually never hear any noise from other peoples apartments. While at times you may hear noisy neighbors from outside, the staff does warn them if you take the time to complain. You have to say something or they will never know theres a problem.Trash pickup fees are mandatory, sure, but its really the only effective way to do it. Its quite rare for the trash pickup team to miss a day, its only happened two times for me in 2 years. They do stick to the rules often times and will not pick up your trash if you dont follow them.You can find many apartments around this price point, but I have yet to find any complex that has a mid-rise (4-floor apartment building with elevators), apartment buildings without garages, and some with attached garages, and a host of detached garages for rent, all on the same property. Not only that, but my deciding factor was the fact that they have 1-bedrooms with 2-car garages attached to the apartment (with direct access), although granted the garages are tandem (2 cars can be parked one ahead of the other, not side by side. Youll need a 2-bedroom or larger for that, I believe).While other reviews will condemn this complex for things they have no control over, like bad neighbors or noises from across the street, I wont do that. I will only rate them on what they can do and control.Office staff: since I have moved in, virtually all of the office staff has changed. This is very normal for apartments. The nice thing is that every single staff member is very professional, kind, respectful, and attentive. If you take the time to tell them about your problems and help them help you, they will. Theyve done that enough times for me already.Maintenance staff: since moving in, the staff has switched once. Previous staff were very prompt and took care of non-essential issues within 1 or 2 days. New staff is just as good, and are as polite and kind and good at what they do as the last. I have yet to have any issues with promptness.Apartment: I fell in love with my apartment design and 2-car garage right away, and moved in for those reasons. Since then, I have only had the usual, minor issues most of us tend to deal with. Light bulbs going out, the garbage disposal failing (probably my own fault for not treating it properly), but otherwise no appliance or A/C failures.Pests: If you have pest problems, you or your neighbors are to blame. People bring them with bad habits. I have seen my share of people dumping their trash bags on the ground, sometimes open. Thats an invitation to all sorts of pests. In my apartment, I have not seen a single thing outside the occasional silverfish, which I have seen in every apartment Ive ever lived in. They have pest control people do preventative work in every apartment, but you have the right to waive it. Im thinking a lot of folks do this and end up bringing in pests.Neighbors: unfortunately there will always be bad neighbors. I have seen many of the issues claimed in other reviews. People letting their pets run around without supervision or leashes of any kind, pooping wherever they please. Kids play everywhere, lay their bikes in the middle of the street, and rarely pay attention to oncoming traffic (drive very carefully). In the few times neighbors have really bothered me, I complained. Believe it or not, the problem was gone shortly after. The staff does send out warnings and then will start to take action.Bottom line, I recommend this complex.

    Very homely apartments. If it wasn’t for their nasty pools and always breaking gym equipments I’d have given it 5 stars otherwise it’s pretty neat. Nora and Isabella are definitely the reason why I’m renewing my lease. Their warm hospitality is truly southern.

    We have lived at Echo at Katy Ranch for almost 4 years. If youve ever lived in an apartment, anywhere, you know that they all have their ups and downs. Living at Echo, I have experienced more ups than downs. Every time me and my family visited the pool it was clean. My trash has always been picked up at my door, as expected. The appliances are of good quality and I have never had an issue or maintenance request regarding them. Echo has rules, like pick up your dogs poop and no smoking on the property. I see people violating these rules often. Echo should not have to baby sit its tenants, but if people want to complain about what they are doing to the property, I guess Echo needs to raise the rent to hire spies and baby sitting services. I live on the 4th floor and I can count on one hand how many times I have heard my neighbors (not very many). Living in a multi-family community, you are bound to hear someone. I love their community cares team. They are always doing events like cookouts, weekend breakfasts, nacho night, Easter egg hunts for the kids, and I could go on and on. That is one of the main things I am going to miss. The property manager Laura is the best around.Now the downs, maintenance request. They only maintenance request I usually make is change a light bulb, replace my air filter, tighten up a loose door handle nothing major. It takes them weeks to do the work. This is annoying. This hasnt always been the case, they switched maintenance people and the new people dont seem to be working out.I know this is a long review but being here 4 years, but I tend to have more to say. I will be moving into a house soon and I can honestly say I will miss my time spent with Echo.

    I have been living here going on 4 years. I occupy one of the Garden Units and the upkeep is on point. Garbage is picked up routinely and work orders are quickly resolved. The new owners and management things have made things better than ever!!! The response time is handled professionally now. Isabella Toro resigned me and is a very professional and tentative leasing agent. Isabella cares about tenants and she is never to busy to help when I visit the office (and the mail is handled very well as I receive all my packages on time). I highly recommend living at Olympus of Katy Ranch and gladly give this property 5 stars.

    I have really enjoyed living here. I have two little kids and was worried about living in an apartment. We have had 0 complaints in the year we have lived here. We almost signed another year lease but a house for rent came up in the area we want and price we want so we went that route instead. I felt safe here with my kiddos as well. I am very picky about where I live because I refuse to live in an area I dont feel safe, I felt so safe here and for the most part the community is quiet. I would recommend this place to anyone. My biggest complaint is that people dont pick up their dog poop very well but that isnt an apartment issue is a people issue.

    It is an excellent place, I just moved and I feel super comfortable, it is a very quiet place, Jesus helped me on my first day, and I feel super grateful.Update:To Improve:1- Continuously remind the upper floors that there are people below who need to rest.2- Do not allow children to play or ride bicycles in the path of vehicles. A tragedy happens and the culprit will be the one who is least to blame.
