    Pros of living here: Living here has been better ever since Cortland took over. The leasing agents & management team actually care about the residents. The maintenance team resolves issues quickly & takes concerns seriously. The maintenance team has to be the best part about living here. The pool is rarely closed unless for cleaning / seasonal. The gym has new & updated equipment. I feel safe living here, Benbrook Police station and fire department is less than 5 mins away.. Lots of families live here with kids so itā€™s a friendly community.Cons of living here: The water will get shut off randomly and usually with less than 24 hours notice and itā€™ll be shut off for hours, but this is more of a city/plumbing issue. This is a non-smoking community but plenty of people smoke cigarettes in the parking lot. People with bikes / loud trucks like to rev their engines. Residents will let their dogs poop anywhere and they wonā€™t pick it up. These issues are more about some of the people living here because management sends out notices / warnings & will issue lease violations.

    Great place to live and is close to everything , restaurants, stores, mall and close to hospitals, and lots more. Maintenance is fast and office staff is awesome. I would highly recommend these apartments to anyone. Nice Place to live.

    I moved in here at the end of July 2024, and so far its been nothing short of fantastic. The management team is professional, helpful, hard working, and very welcoming. The maintenance team is very skilled, and they get to your maintenance requests very quickly! I would recommend Heights of Benbrook to amyone looking for affordable, newly renovated apartments with top quality appliances, and plenty of room! The coffee machine is probably my favorite perk of living here. If you love coffee, youll feel right at home here! šŸ˜…

    This new team of management is amazing! My work orders are now taken care of in a timely manner. I used to have to wait weeks if not months to get things fixed around my apartment. Maintenance team is very effective and professional. So much better than previous management. Thank you!!

    This has been such a wonderful experience ever since Courtland took over. We had mold growing from the AC unit and reported it numerous times. Nothing was done. I finally went down to the office one last time to shake my fist in anger. Well I didnt have to. To my surprise the new team was having a meeting and I didnt even know about the takeover. I talked with the manager and she got maintenance over immediately to our apartment. It was closing time at the office and I didnt expect anyone that night. It was so fast. OF course they couldnt fix it but they tried their best in the little time they had. However they did comeback in a timely manner and fixed it all up completely. Not only were they friendly, fast and efficient. But the entire staff from management to maintenance was far more superior than and I have encountered. So happy they took over and have made the complex look great with all the updates. We are going on our 3rd year living here and couldnt be happier now that Courtland has arrived. Thank you all for being amazing šŸ‘

    Great location for me as I am working between granbury and fort worth.Very prompt communication and requests were fulfilled in a timely fashion.Move in was smooth and are very flexible in accommodating and working with you on various issues/concerns.Friendly neighbors and nice auxiliary features like the community pool/grill/gym.The room itself had some issues initially but the team was very quick about having them addressed after the inventory checklist was turned into the leasing office.Overall, a great move in experience thus far! Highly recommend.

    This is a wonderful place to call home. Office staff is always kind and helpful. From leasing to asst manager and property manager. They are always quick to respond to any questions. I have had a wonderful experience. Maintenance team is also amazing. Any issues always get resolved quickly. Property is always clean and looks great! By far the best complex I have ever lived at.

    Have not moved in yet. But there were miscommunications. Make sure you know that your fees are on top of your base rent. Your welcome letter may say different and the leasing agent may say different just know they are additional other than that the apartments are beautiful. I canā€™t wait to update after I move in hopefully the experience will improve bc I love the areaUpdate: I want to give Justin Skylar and I forgot the other Maintenance guy name but they deserve 5 stars. They are on top of things and itā€™s only the three of them. They made everything right in my apartment I am definitely enjoying my stay. If I donā€™t buy a house I will renew my lease for sure if they keep up the excellent work. Also Josh in the office is wonderful

    Iā€™ve lived in different apartment complexes and every time I needed maintenance, it would take up to 3 days for them to come out. Thatā€™s not the case here. The team is very fast and efficient. Especially Ulises. Heā€™s very knowledgeable and gets the work done in a timely manner.

    We had to call maintenance for an water leak emergency, Skylar, (on-call maintenance) called me within 15 min of my call to report the leak. Skylar was kind, courteous, the utmost professional and an overall great representation of Cortland. He remained present with the emergent plumbers were here and doing the repair. He checked back with us over the next few days. Skylar is an amazing guy !!!

    Weve lived her for two years now and Ive never been happier. Its nice and quiet without the hassle of the big city. The new property management, Cortland, has made a great difference in our maintenance team. I had over four tickets that were done within the same week. Our maintenance team has always been friendly and helpful and I am glad theyre getting better support from management. Our front office personnel are fantastic! Theyre willing to work with you if you have any issues with your experience as a resident. Big shout out to Tyshala who recently helped me with a billing issue. Management is currently working on getting every unit a Washer and Dryer which I think is above and beyond the normal apartment experience. Im so happy to be a resident at Heights of Benbrook!

    Iā€™ve been here for a little over a year and the previous management sometimes it could take some time in the past for maintenance issues.This new property management Cortland has been a night to day difference. I had a maintenance issue that never got completed but with the new management Almost immediately the next day the maintenance came out to look at the issue and by the next day we were setting up an appointment to get it fixed.The Cortland maintenance staff thatā€™s here has been wonderful, helpful, courteous and responsive. Skyler, ulysses and the manager Justin, they have been real quick to look at the issue and then to get it resolved as quickly as possible. They are working really hard to fix things.Up at the front office the staff have been really friendly and do try to get an answer as quickly as they can to you. I had just left the office and within a couple minutes they had an answer and were reaching out to me. They responded first thing in the morning to an email previously.As I mentioned they have been really great and Iā€™m truly appreciative of what theyā€™ve done. From the maintenance staff to the front office and the property manager they seem really enthusiastic, theyā€™re all extremely helpful and friendly and you can tell how much theyā€™re trying to make things better

    Up until today, I have not been happy with maintenance here. Cortland recently acquired the apartments. With all of the rain recently, a big leak happened and water was in my ceiling and coming up from below the floors when you walked through the living room. I made the call in the middle of the night and Skylar came right away. He has been awesome with getting this taken care of. I am so so impressed right now. He came back in the morning first thing with some other guys and they took care of it. I couldnā€™t be happier with the swift and professional response. So thankful for it. It is a nice community and pretty, but it is a little older so requires some maintenance at times. I feel pretty good about the new team. Yā€™all are rock stars! Thank yā€™all so much!

    I would like to first say THANK YOU so much Ulises for taking care of all my maintenance today he was amazing !WOW! The heights of Benbrook have been take over by Cortland and that was the best thing to happen to this community! I have lived here for 3 years and in the last few weeks have been the best weeks that I have ever lived here. These maintenance request that I had today have been ignored for months and he came in here and fixed everything from when I called About the maintenance problem to him fixing the problem 30 minutes and it was more than one maintenance request. this is just crazy to me. It makes me not want to leave now! With the previous owner, I was counting down the days Until I could leave this place. The old Management team were extremely rude. The new management team has been extremely Nice and so welcoming. Thank you.!!

    I have been a resident here for going on two years, and Iā€™ve never had an issue when it comes to management or maintenance. These guys are very helpful and prompt in getting things done. One gentleman I would like to shout out is Skyler in maintenance. He is respectful and even pointed out another issue that he would fix for me while being at my apartment to fix the kitchen drawers. I appreciate this young man greatly.

    UPDATE: the complex is now under the management of Cortland management company. Ive been very pleased with the transition. In particular, the women Ive spoken to in the office have patiently listened to my questions and provided helpful answers. Weve only had experience with one maintenance technician so far -- Skylar -- and if all of the techs are as prompt, attentive, and capable as he is, were in good hands. :)

    Thank goodness for The Heights being bought by Cortland. Weā€™ve lived here for over two years and gave up having maintenance actually fix things. Itā€™s been three days since the new management/staff came in and they have completed four work orders and actually fixed the problems. Skylar did a great job fixing our leaky faucet and making sure we were good when the window repair guys came. Ashton is doing a wonderful job as I know this place was a mess.

    Justin and skylar were awesome! They had a lot to deal with when replacing my dish washer, considering it was old and in a unit that has been neglected by previous management. They were very friendly and prompt, also helpful with giving me tips on how to clean not just the dish washer but garbage disposal, and washing machine. I couldnā€™t be happier with the new management, they have been on top of things and really going above and beyond to clean up the mess the last management left.

    This apartment complex is literally the best. If you guys have any questions, or need any help with anything, please, PLEASE!! Ask for Tyshala. She is so caring and she cares for you!! She will look for ways to fix the problem and always be there to help and assist you. Not just her but almost everyone take their job seriously, they are very caring for the residents living in the Heights of Benbrook complex from the Cortland Company.

    Brittany was super helpful in helping me find the right apartment at a great price! She explained everything very thoroughly and referred me to great providers for renters insurance and electricity. The apartment I came to a conclusion on is perfect and so is the complex.     My whole process was a great experience! Blake was amazing!! He is very knowledgeable, and professional. Also, he had such a positive attitude, which made the whole process seem to go that much easier! I really appreciated how quickly he got things done and the care I was shown.

    So I know there are a lot of bad reviews but heres what we have experienced...We love our home and the community around us. Its quiet and the remodeled units are so cute. None of our neighbors have said anything bad to us about the property, management, nor maintenance. The new appliances are beautiful and we love our new carpet. We have had a couple of maintenance requests that were handled in a professional and timely manner. So we have no complaints. Rent is higher because all rent is higher in DFW...people wanting to move because of that are in for a shock, but at least they are updating and remodeling the units so you get what you pay for. Some places are charging more and not changing anything. Lastly, it may be easy to vent and complain, but if things were as bad as all the negative reviews, wouldnt most people be leaving? I dont see tons of people moving out but I do see people moving in, new people, and new families while talking with other residents that have lived here for years and dont seem to have bad things to say. If I could change anything, it would be that we could get two covered parking spots instead of just one because we are a two car family (not a deal breaker for us though). We are happy here and feel blessed to have a place we call home.

    This place the last almost 2 years has been pretty satisfactory and to our liking. Rating is directed to customer service.Heights was recently acquired by Cortland and in my experience, anytime a place gets new hands there is always some type of growing pains somehow. Unbeknownst to me, my previous autodebit for rent was not caried over and I had late fees post-facto.I went to the office prepared to have an uncomfortable chat. That is not at all what happened. I was greeted with kindness, appreciation and was helped with a quick resolution. High teir professionalism and EQ skills shown by Tyshala.

    Ive got to say, I have lived here for about 2 months and so far, I really love it here. Brittany in the office is wonderful and super helpful with setting everything set up! I was very pleased with her professionalism. Its a nice complex and very safe. I grew up here in Benbrook and its still a very nice town, and you have the convenience with these apartments of being very close to everything, living walking distance to Walmart, restaurants (though bare in mind our town is mostly fast food), and short drives to schools, the YMCA and Benbrook library. The apartments are nice, great appliances and most, if not all, have a washer/dryer hookup! There is a gym, 2 pools, and a laundry facility. This isnt just one of the better apartments in the DFW area, its also one of the safest! I myself have had no issues with any neighbors (yet) and the parking is amazing! Love living here and have recommended these apartments to friends!

    I was in the market for a new place and did a tour here. I loved the updated look of the kitchens and the fact that all the units have fireplaces. I did a tour one day with Blake who was absolutely a dream to work with. I went back to see another floorpan and Jada helped me, she was also great. Although I did not decide to move here, my review is solely on the service, attention, and patience I received from Blake especially, but also Jada. Thanks yall!

    The staff at the office have been extremely helpful to each of our needs regarding the apartment since weve been here. I feel very comfortable and secure living here. The maintenance personal are right on top of things when things have happened and weve appreciated that. We came right from living in a house to these apartments and have been pleasantly surprised.     The riff raff seems to have moved out of our building. Overall the community is quiet. There is an insect issue and maybe mold issue in my unit. We have had trouble breathing in our unit. Maybe its time to have it checked out. We appreciate Blakes courteous attitude on a positive note. He seems to care how he is perceived by the tenants. The traffic on vista way is becoming an issue with the new basis school close by. Wish we had a pool view downstairs for what we pay. **Rant complete**

    Looking for an apartment for my son. I was greeted immediately upon entering the office. The leasing agent, Jennifer, was extremely friendly and knowledgeable. She made us feel welcome and set all of our worries at ease. She was amazing to deal with! The property is wonderful and had everything we were looking for!

    I moved here and had no clue where to even start apartment hunting. Then I had a friend tell me about these apartments. April handled my application process. It didnā€™t take long at all for her to tell me I was approved. Maybe a week or less. We attempted to do a virtual tour over the phone before seeing the apartment due to Covid but my connection was poor. I signed my lease agreement and I was so excited that I got approved. I met LaCresha when I got my keys & signed my lease. She gave me a tour of an apartment that was ready for showing until mine was ready. She was really sweet. Both of these ladies did an excellent job of helping me find a new home and welcoming me to Texas. Thanks ladies! Yā€™all are awesome. If youā€™re looking for a new home, the Heights of Benbrook is the place to be. The apartments are great on the inside. Definitely a must see!

    Was driving through looking at the location since I plan to move within the next few months, and spoke with an employee of yours, Spencer, about the community. He answered some questions I had about pools, playground areas, BBQ areas, etc. Was very helpful and considerate. As I was driving through the property seemed very lovely and well kept. Definitely keeping your location as a prospect.

    I thoroughly enjoy living here. I had to downsize from a bigger apartment on the premises and Amanda helped me. They made my move easy and made sure I was taken care of. I live in the renovated side so I love the inside of the apartments. I have no complaints thus far. I have lived in two apartments on the property and I liked both of them.

    My partner and I have been looking for a new apartment while in grad school and our tour and setup with Heights of Benbrook went smoothly. The collective work and hospitality of April and Lacresha in the leasing office allowed us to calm our nerves and enjoy a laugh, while combating the stress of moving. Iā€™d also like to say that Marcel, one of the maintenance men, was quick to my call and made sure that all of our apartment needs were met and that we felt secure. Appreciative of the staff here during this new journey.

    I just moved here from Memphis and I am extremely pleased! The location is awesome! Placed in a very convenient location. Also with doing my paperwork and getting everything together, April was a major help and she kept consistent communication. She really made my transition an A plus.     I have been searching for a place to raise my daughter. I had the absolute pleasure of speaking with Spencer Lloyd about the area. He greeted me with a smile and was super patient with me, even though I had about a million questions. Within five minutes of talking with him, I feel as if I would be very happy here, as would my daughter. The neighborhood is great and the area is just beautiful.

    The apartment complex is pretty nice, the apartments big, and the prices pretty good, my only reason for not giving it a 5 star rating is they can be a bit slower on responding to maintenance requests, which is pretty understandable considering the number of apartments. They do pretty good on keeping the grounds clean, and the gym and laundry rooms are pretty nice as well, with the laundry Center accepting debit cards instead of coins or cash.

    Okay First off This is my Honest Opinion and Experience me and my Fiance had, I was looking for an apartment and for me i Have 2 young babies and im picky and i would like the appartment to look clean and nice also location was a concern.I came across these so we checked them out the moment walking in were greeted and such a great nice environment , are leasing agent was Blake Ward he was AWESOME!!!!! (I dealt with rude leasers in thepast) He was beyond informative,Great Vibes and Energy it made me feel so comfortable and answered all my many questions lol.He gave us a tour and i feel inlove with the Appts!!! Such a home feeling i was going for my favorite part is the kitchen so modern looking! Great prices aswell nice Location.Now we just wait for approval but approved or not, We had such a Great Expierience!

    The maintenance person even took out my trash bag that was sitting inside of door. The dumpsters were full and I was going to do it when I got home from work, but the person did it for me. That was excellent customer service and is very much appreciated.

    I lived here and had a wonderful experience. Quiet, convenient and affordable. Michelle, Caitlyn and Emon(I know I butchered his name) are awesome to work with. I had one issue with my tub drain it was fixed by the time I returned home from work. I recommend this property.

    So i came to tour and immediately knew this would be 1 of my favorite but what help sealed the deal was how helpful the whole staff is the asst manger was so professionally nice and the property manger was really engaged and nice as well and sound like their leasing professional is the same way from what i hear.the community is defiantly kept up and clean i had a second look at night and no one was hanging out and no trash im relocating and never been to this part of town but the staff made me feel safe and securethere a lot of grass and parking and potty stations for m y fur babyinside was oh my gosh im so excited about moving in beautiful renovations and upgraded that make it very worth me working hard for loli love it has a garden tub and 2 entry ways and full size washer and dryer for rent im so happy thank you
