    I just moved into the apartment. I love the area and the location as its close to the highway and a lot of stores but still in a quiet area. The staff are very nice at the Reception and help with whatever you need. In a special way I want to appreciate and thank Emily for her help from the first day I came to see the apartment till my move in date. Emily is professional with good customer service, very patient, a good listener,compassionate and very humble. She was there to assist me throughout and updated me on everything I needed to know. Even when I was not so happy about some issues, she calmed me down and sort for a solution. She is a good asset to Nolan living and deserves more than 5stars. I love my apartment. Its clean, spacious and beautiful though a little priced up than it used to be because it was renovated. The maintenance team are good guys and will come and take care of things without any issue. The manager Stephanie is very nice too. I am happy living here as long as the rent doesnt go up than it is now. Its a safe area, quiet neighborhood with a good school district and acess to so many jobs and as a nurse its a plus for me because there is so much job opportunities around with the hospitals and clinic all around. I went to see about 6 apartment and grand villas was the best for me and I have my private garage. I dont regret moving to grand villas and you will not too.its a nice place.

Their prompt responses to issues and maintenance requests have significantly enhanced my living experience here.The community’s commitment to organizing events during occasions like Halloween and Christmas fosters a warm and engaging atmosphere. Despite the summer heat, the resort-style pool offers a refreshing retreat, and the fully equipped fitness center supports an active lifestyle. The management does an awesome job at keeping the community clean, pool and clean. Prompt communication when things need attention.Living in this safe, gated community has been a pleasure. Thank you for making my stay here truly enjoyable.

    Grand Villas at Katys staff and management are so outstanding and efficient in doing their job. They made my moving in easy and were so welcoming. Starting from Nyah, Emily, and Bernice they are so amazing and friendly. The property manager also makes sure Im happy and satisfied. They go above and beyond to make sure the needs of their clients are met. The environment is so beautiful and clean to behold. I am very happy to live here. I feel so secured and belong.     I’m very impressed with the front office staff especially Emily! She made the application process a breeze. With her kindness and patience she worked with us to find the perfect home! I am grateful to be at such a great complex with awesome amenities and most of all professional and friendly staff. Also shoutout to maintance for responding quickly to a work order I submitted. I always see them working hard to keep the complex running and clean. :)

    I lived here for the past year. I have enjoyed the staff and how helpful they have been. The leasing team is on top of everything and maintenance comes quick to fix things. I wish I could stay here but unfortunately I could not continue to afford. I would love to try to come back if possible.

    The apartment is spacious and well-maintained, with plenty of supermarkets nearby. Its also close to Asia Town, which is very convenient. The staff are friendly, and maintenance requests are handled quickly. Overall, its a great place to live!

    We’ve been living at Grand Villas in Katy for almost 3.5 months. Richard, Melanie, Kimberley and the rest of the staff have all been extremely friendly, helpful and always committed to assist wherever possible. They ensure a neat and tidy environment and green gardens-all well looked after. Safe place for kids to play. I can definitely suggest Grand Villas as your next home. You are superb thanks!!!!

    I normally dont write reviews, good or bad. But I received the most exceptional customer service at this property. I could not just walk away and not mention how fantastic the property manager Ms. Vanessa was when I entered the office.I visited the property looking for a new home for my family and I. The property got my attention because it appeared to be clean and well kept.I was greeted by Vanessa as soon as I entered. She was the most polite, informed and concerned property manager or leasing agent I had met all day after visiting 6 other properties in the area.In an era where customer service is rapidly declining, it was so refreshing to see someone who still cares about the job and the people they service.I regret that I could only give her and this property 5 Stars!

    This is a wonderful community to reside in. There is a friendly neighborhood feel throughout the complex. It’s quiet and such a nice place to walk around in the evenings too. Kids play in the streets after school. It definitely gives you an old school vibe of what neighborhoods use to be like 30 years ago before technology took over the world 😂. I would highly recommend this place to anyone that listens. It is the best apartment community I have ever lived in. Thank you Grand Villas for many years of peaceful and enjoyable living.

    Hi i would like to say this complex is nice always clean when i got for a walk with my dog. Also has a nice pool not to deep nor to shallow it’s perfect, then it has a mini car wash to wash and vacuum you car. And Emily helps a lot when i got questions about the apartment or anything.

    My wife and I moved in here about 9 months ago, our future was uncertain, and were glad this is where we landed. Its a fantastic School district to boot, but very grateful for Grand villas, the amenities, the location, and the awesome staff who has helped us along every step of the way during this difficult transition.My job is stress so I spend lots of time at the pool and thats okay, I live in a close by apartment so, it feels good its in walking distance and its huge.Its nice to come out here towards the end of my day and relax and let my thoughts go.Maintenance has been quick to respond, Ive had no issues with the staff, and they helped my wife get set up with personal trainer a the fitness center, which, since its on site, is super convenient.Thx grand villas and Bernice for all yall do.     I had a tour of this property couple of weeks ago. Alicia showed us the property and we really liked it since it has attached garage and free car wash (unique). We ended up not leasing here because it was too far from work but the staff here is really exceptional. I forgot to collect my ID after the tour but Alicia was nice and mailed it to my home address in Corpus with a note. This review is only for the staff and their good response.

    I toured grand villas apartment today and I just wanted to started it off by saying that I’ve lived in 4 different apartment complexes and I’ve never had such an amazing tour. I toured with Emily Escobar and she is so knowledgeable and helpful with the questions I had, would def take a tour again with her, 10/10 experience. I am applying today because she showed me the amazing things that grand villa offers. I recommend ask for her and taking a tour at grand villas.

    I have been fortunate enough to be a part of the community and have been treated greatly by the staff. Community offers amenities that are hard to find such as the car wash station and even training classes at the gym. They have taken the initiative to provide officers along with other safety measure to create and ensure a safe environment.

    We have lived at Grand Villas over 10 years and have always been happy here. It’s an amazing place to live and really feels like home with a great feeling of security.     I have lived here for 5-ish years, and I would recommend this place. The front office/staff are friendly and always willing to help. Area is generally pretty quiet, so rarely any disturbances at night. My only complaint is that trash build-up has become almost comical at times in recent years, but it doesnt bother me too much. I know the staff trying their best.

    Living at this property is exceptionally great. It was the best decision my family and I couldve made. If youre thinking about moving to Katy and want everything within a mile radius, this is the place for you. From grocery stores to gas stations, restaurants to gyms, and I cant forget to mention the variety of fast food places within 10 minutes. Best of all the attentiveness these employees provide is extraordinary. They are all so friendly and whenever there is a problem, they are quick to help. Its always so beautifully maintained. I love taking my children to the pool, its beautiful. The maintenance team is the definition of theres no I in team & they put the Luxury in luxury living.

    I did not have the opportunity to move here based on qualifications. I must say this is a beautiful location, clean environment, positive attitude of staff and most of all honest from day 1. I highly recommend this property as much as I appreciate Martin with high regard. Thank you 😊 I give Martin 5 stars. He was straightforward from the beginning, and no hidden fees. If anything changes I hope I will qualify in the future.

    The location of this apartment community, along with how well the apartments and grounds are maintained, are reason enough to give it high marks. However, when you consider the quality of customer service from everyone in the front office to the maintenance crew, and add in their attention and responsiveness to requests, five stars (5) are just not enough!Updated Review: Recently I had a/c problems. Staff member Adaf quickly responded by creating the work order needed. Jose on the maintenance team was at my apartment in less than 30 minutes and quickly had the a/c functioning again. With 100 degree July temps, that was equal to a miracle, and greatly appreciated!

    I have been super sacrificed living here! Since my early move in Berenice was so diligent and attentive with the process. I have now recently transferred and the experience was just as great! I thank Berenice and Melanie so so much for working with me. Berenice ensured all was set and went as scheduled, which for a single mother like me makes a world of a difference. She even helped me submit my change of address online since I wasn’t sure how to do that.

    I really love this community. Everyone is so kind to each other and it just feels like home. The gym has everything you need, the pool space is always well kept and the maintenance staff is fast and professional. The reception area is beautiful and the front office staff is courteous and efficient. This is a great place to live. I teach three free fitness classes to all residents.

    Today is 2/4/23 and we got a tour from Melanie. Words cannot describe how AMAZING she is! I haven’t met a more genuinely kind person in such a long time. I felt like I knew her before we even got into the model unit. She was very thorough in the tour showing us which unit would be ours, the exact price breakdown, and answered any and every question we had confidently. Most people would think i’m praising her for doing her job, but no the praise is how she did her job and the manner in which she did it. I will be moving forward with leasing if all goes well and if not will continuously recommend Melanie. She deserves all good things to come to her within her career and life.     I have been living here with my family since March. It is a very nice and quiet place. The administration has always been helpful, but I believe stricter practices need to be implemented when preparing an apartment for new residents. We have been dealing with a flea infestation for the past two months due to the previous residents owning a dog. It is quite unpleasant as my wife has been bitten by fleas, resulting in marks on her feet. We have a small baby, so we are extremely concerned about the situation. The pest control company has made two visits, but the problem persists. We hope that the end of this nightmare is near because we genuinely enjoy living here.

    I can honestly say I absolutely LOVE living at Grand Villas. Not only is it very “family-like” but it’s super friendly & in my opinion, safe so I’m very much comfortable here. The maintenance team does an amazing job in keeping up with maintenance as well as keeping the apartment clean overall. The main person who has made life here so amazing is Melanie, the assistant manager. She has been so much help with so many things in so many ways & has been more of a friend than just an apartment assistant manager. That alone just makes the living experience at GrandVillas so much more warming & welcoming.

Her professionalism, kindness, and caring nature has kept me at Grand Villas this long. It is hard to find good management team who truly cares for their residents and will go above and beyond the call of duty like Melanie has for the residents at Grand Villas.     THE BEST Apartments in Katy!Ive toured many apartments in the area, these are the best. The apartment homes are beautiful, spacious, in a great school zone, and well maintained by a phenomenal staff. The property is always being improved and managed very well by Richard. The maintenance staff will resolve most issues within 24 hours. The girls and guy in the office are kind, thoughtful and attentive to residents. And last but certainly not least, Melanie is amazing! She does a wonderful job as the assistant manager. She is very professional and resolves issues quickly. Weve experienced covid shutdowns and a freeze while living here. The staff didnt miss a beat. Great place to live!BTW during the great Texas freeze of 2021, we lost power for only a few hours. Many people lost power for days.

    So Ive reviewed this place before, and now Im updating review after being here OFFICIALLY one year.The office staff is always outstanding, courteous, and responsive. Everything gets done in a timely manner with efficiency. Maintenance is always dependable and outstanding. Ive never had any issues with any of the staff.Grounds are kept really well and are always clean. The dog run is even carefully looked after and maintained. My building (3600 building) is always quiet and I never have any noise issues. Over all this is the best place I have EVER lived and I love living here. I love the floor plans, the vibe, and community, my neighbors, and just everything about this property from the people, to location, to everything in between. My dog has even made several friends while living here.Thank you Grand Villas Staff, Melanie, Jordan, and Sara for making it such a wonderful year.

    I am from England working in Katy for my company and found Grand Villas online. When i walked into the office at Grand Villas the support I have received was excellent. I cannot fault their enthusiasm, willingness to help and their professionalism. The maintenance support staff are friendly gregarious and just as motivated to fix any problem reported. I have had no issues with the online portal and found it helps with any information requirements. The complex areas are regularly maintained to a high standard. The pool is spacious and there is adequate sun loungers. The gym has a variety of equipment that will meet any training regime. I would recommend Grand Villas to anyone who was considering renewing their lease in the next months.

    My 3rd year in this beautiful place.Since my first day here, its been so many positive changes.The facility is maintained, and you can see maintenance guys driving around and all day busy.Melanie and Richard are very responsible and helpful. Ive never got any problem whatsoever.Lately, they installed doorbell with cameras and small screen inside the apparent. Now you dont have to go down and open the door if needed.People are friendly and trying to keep family environment.Highly recommended!

    Just renewed lease for the 4th year, my daughter and I love living here. The complex is quiet and we feel safe here, which is super important to us. Our neighbors are super friendly. Melanie and Richard are always willing to go above and beyond to help when needed and the maintenance team is always efficient and quick to take care of any needs we need.     My family transferred from NC few days ago and was very satisfied with the way the staff handled our apartment application to the actual transfer process. It was such a smooth transition. Belem is very efficient, knowledgeable and helpful. She answers all our queries and find immediate solution to our problems. The apartment complex is clean and has a quiet neighborhood.     If you’re looking for a AMAZING place to lives and in the Best School District then I’ll suggest this property. The Amenities are fantastic with the Beautiful and Always well maintained pool, great Starbucks Bar and the brand new gym. But the most NICE here are their Staff, starting with the Manager Mr. Bullen so Professional and kind with the residents and her lovely Assistant Melanie always smiling but so kind and willing to help just like Taylor and no only the office staff even the maintenance staff, specially his lead Erick and Daniel. They are all outstanding and make Grand Villas a wonderful place to live. We have here great property, great neighbors and great events. Thank you guys.

    My wife and i lived here for 6 years. The staff are caring and kind, patient and always went the extra mile for us. Due to circumstances in my personal life, we had to leave. i miss my home, the lay out of our apartment our little community, our neighbors.....the maintenance were so kind and nice and hard working even..... Grand Villas is the first apartment complex that made my wife and i feel like we were home. They took us in after hurricane harvey and we stayed well after our 4th child was born. If there were issues with anything including rent, etc problems were solved or a solution was looked for. I regret we had to leave, This location is truly truly home and i miss it. Thank you so much Melanie for your hardwork, and thank you RIchard for taking the lead in this complex. So many wonderful memories to be made if you come to stay with Grand Villas.

    Where do I begin!I’ve been living here For the past year and it has been absolutely amazing. For starters on my initial tour of the apartment complex Jordan was absolutely amazing. I thought maybe because I was a new possible tenant he was just trying to win me over but after living here for year and he is so consistent with his generosity and his kindness and his professionalism. If ever I had any questions Jordan would make sure he got to the bottom of it in a timely manner. The complex is always well kept and the staff welcoming and professional! Amazing place to live!

    My husband and I have lived in the Grand Villas Apartments for 4 years and couldnt be happier. The staff that I am familiar with, Helen, Melanie and Sarah are exceptional to work with. Melanie always goes that extra step to make sure we are happy. The maintenance staff are polite, efficient and quick to respond. Eric, Julius and Preston are the best. The grounds are kept up and there are plans to make the grounds even better which we are thrilled about. I would highly recommend living in the Grand Villas Apartments.

    I moved in January and I have nothing but good things to say! The leasing staff are amazing and super helpful all the time, the maintenance is ALWAYS there to fix the problems by the next day, the neighborhood is very friendly and the complex is ALWAYS so quiet.     Many great things to be said about this property and especially its staff. Richard the property manager is one of the most professional, thoughtful and genuine people I have dealt with in my life. The attention he gives to your matter along with his genuine caring for his residents is 100 percent top notch. My hats off to this establishment and Richard. Any issue with maintenance is handled so quick it is almost confusing. I called about my AC and literally 2 minutes later they were at my door to fix it. And every other little maintenance issue has been the same. If you want to live in an apartment that feels like a beautiful small community with the apartments that feel like a town house then this is the place.

    Ok here’s an update.... I’ve been here for 2 years. The environment is peaceful and quiet. I never had a problem with management and maintenance is always on time. No roaches or rodents. Richard and Melanie always made sure I’m straight, and the office staff is laid back and chill, maintenance is too. The only thing I can say is the prices are high, but you get what you pay for! If you like a safe environment and don’t care about the price then this place is for you!!! When I say they WILL WORK WITH YOU....     3 years ago I started looking into moving to Texas and came down here on a week trip looking for possible places to move to. Fast forward to 2019, I found the grandvilla apartments and knew this is the perfect place for me. After I signed my paperwork, i went home and put my contract away and found an old packet from this place circled this is it I had completely forgot that I visited this place but knew 3 years ago this apartment complex was for me. The staff are amazing, Richard, taylor (the best) melanie and sarah. All of them are amazing staff and made me feel like I am home since I dont have family here. Their boot camp classes are on point, the gym is up to date and the pool is super clean. Will definitely be extending my stay here!

    I LOVEEEEEEE this community! When I first walked through the doors, I felt so welcomed . My partner and I took a tour with Melanie and we fell in love!!!! Her thorough explanations and knowledge of the apartments was phenomenal!!! If you are thinking about stopping by Grand Villas , ask to speak with Melanie & you wont be disappointed . WE FELL IN LOVE ! With the staff and the homey-feel of the complex . The units are well kept and the community in general looks very neat and welcoming. Another perk is that you are closer to Grand Parkway 99 which means less traffic and more convienience. Its located in its own little nook near a few lakes so you dont have to be disturbed by traffic noise. You cant beat the price for the amount of space that you get at GV . I could literally go on for days about the amazing things that this place offers , but Id really encourage you to stop by and see for yourself. We cannot wait to call this place home.

    Minus some personal issues with a roommate that I had, these guys are quick to fix your issues. Need ac, a new lightbulb, water looks murky? Boom same day or next business day with full repair. These apartments are cozy and spacious. Noise level of neighbors are low and it stays all around quiet. Children friendly and pet friendly.     MELANIE WHO IS ONE OF THEIR OFFICE STAFF IS ABSOLUTELY AMAZING, SHE HAS THE PATIENCE OF A SAINT.THERE WAS A MISUNDERSTANDING BETWEEN THE OFFICE AND MYSELF REGARDING AUTO DRAFT AND I PRETTY MUCH OVER REACTED.MELANIE NOT ONLY GOT ME TO STOP PANICKING BUT FIXED THE ENTIRE SITUATION.SHE WAS VERY CALM, VERY FRIENDLY AND PATIENT THE ENTIRE TIME. I DON’T BELIEVE ANYONE COULD HAVE HANDLED IT BETTER THAN HER.VERY GRATEFUL THAT IT WAS HER THAT I DEALT WITH, SHE EVEN STAYED LATER AFTER HER SHIFT TO HELP ME, SO SHE’S REALLY GREAT WITH PEOPLE AND TAKES HER JOB SERIOUSLY.GOD BLESS!!!!

    The initial form of payment is hassle, there are so many easy form of payment like personal check, debit card , credit but their payment is money order duhhhh as if people will run a bit disappointed but I will give them a chance to know me . It could be a 5 star if they will change that .
