We have been living here since 2021 And the previous property manager she was okay. We would get behind so bad to where we owed so much and we just couldnt catch.Up so once the new property manager Ashley came aword.She really turned his place around She helped us get on a payment plan to where we could still live here and Prevent us from getting evicted.It really helped us when we had the hard times and the rough patches that life brings at us Shes very easy to talk to. Shes very professional and very understanding. As well as communicatit is and all she wants is you to communicate with her and shes very relatable. She understands that things happen. Life happens. And we love her. She helps us out a lot and. She gets things done before her. It would take months and Im talking 6 months before things will get fixed in our apartment. But once she came in, she got everything fixed within a few days. Shes the best property manager so far and we need more like her. Thank you Ashley for everything you do for our family and we appreciate you.

I love living here property managemer Ashley is doing such a great job turning the place around Ive hand a few hard times where I would be late at times and she really helped my family get on our feet with payment plans and helping us to where we can still live here. Shes very encouraging very praiseable always has a good professional attitude, and we love her very understanding and we need more people like her.

I lived at Florencia Villas from 2021-2023. I didnt have the best expirence with the previous manager Jackie. But when The new manger took over in December, we noticed a real change for the better of the property. The grounds are clean, maintenance comes within a good time frame of placing a work order. The apartment are really big on the inside, and remodled for a modern kinda feel. Ashley really helped us with the move out process as well. She provided us with a checklist to help ensure we could as much of our deposit back as we could. She even walked it a few days before we left to tell us we missed so we had a chance to fix before leaving out of state. She has always been polite and helpful. I would certainly reccomend living here.

Were considering moving to San Marcos. I called several apartment complexes. This complex has fabulous customer service. Ashley has been extremely knowledgeable, informative, communicative and willing to help even though I am miles away. The others fail in comparison. Thank you Ashley and Florencia Villas. I found that Walter was very helpful in getting my move in date when I needed. My apartment was clean and no pets issue!! A Bonus the maintenance team is prompt to my concerns. They made me feel at home. My job transferred me to the Austin/San Antinio Area. I really love my apartment. Thanks Walter!!

I have lived at this complex for over four years. Before this mgmt came in it was horrible. Since then things have changed for the better. They have remodeled the apts that come available. We have our grips, but what apt complex doesnt. Management listens to ur problem and fixes it. If not right away they will let u know when. My experience has been great. They also have an awesome play ground for the kids. That is fenced in.

Moved in around the end of October and management has been very helpful. Any questions I have they’re there to help. I’ve had to call maintenance once and they came the next day! I recently had to find a sublease for one of the bedrooms and the process was easy and fast. Great service and friendly staff!

JUST DONT! living in san marcos 10+ years this is by far the worst complex EVER!!!! HORRIBLE! JUUST DONT!! No AC for days and thats just the cherry on top! Slum lords to a T! DONT live or WORK here!
