    I moved back in September of 2024, so far so good! Love the apartments and amenities just one thing is the gate not working when all the others do and doesnt seem like an urgency to get it fixed but i would love if they did! But 8/10 id definitely recommend !

    This has been my favorite apartment community to reside in. Very professional and kind office and management, well kept property, prompt maintenance on request, and even valet is awesome. Double pane glass really keeps the indoors quiet. Pet friendly, and more for less. Highly recommend.

    Update: 5 months and response to Brandons review:Im not quite sure what you mean that the management company does not care once you sign your lease???????? Please provide specifics?????It is my experience at Estates for this to be completely the opposite. Whitney, the Manager, along with any of the ladies in the office: Paige, Veronica, Kelsey, Chelsea are more than willing to listen and act upon reasonable issues and work with you too. Have you sat down with them to discuss? If not, PLEASE DO! If you are not sure why something is happening, ASK!I have now been here since Oct 2016 and honestly Im not seeing or hearing this stuff that Im reading in other reviews. Again, repairs are still done timely (each request has been done within 1 day) which I really have not had any issues other than the usual, like a water filter replacement.Maintenance leaves the place just like they found it. Noise is still negligible. Im on the top floor.If anyone is going to write a review with 1 Star, at least provide specific details, otherwise its not really fair to the property, tenants, or management to write such vague reviews.3 monthsIve been very fortunate in that my last apartment management/leasing team and now this one seems to take pride in this property. I read the negative reviews prior to visiting and understand change can be a little shaky however Ive not experienced it. The entire staff is awesome, with always a friendly greeting, and the few maintenance issues I had were resolved in a very timely manner...I would even say that management went above and beyond in the repairs. Ive also found that the manager, Whitney, is very open and receptive to talking to residents if there is an issue, even if I wasnt as friendly as I should of been. :-( . If they dont know, they cant fix it or read minds!I have not experienced thin walls and I have 2 common walls. It is an apartment but Ive found any sound to be very minimal, which means it wasnt disruptive and I also live by one of the driveways. This property offers so much in addition to a great staff, which Ive found tries really hard. We have new Tennis Courts, which I dont know why someone would rate a One Star for the lights? That is not an emergency! Are their tennis emergencies? HA Horseshoes, sand volleyball, 2 play grounds, 2 fitness centers (which Im not sure what the other reviewer was talking about amenities not being opened--the clubhouse maybe? Great pool. Monthly resident activities, walking/jogging trail, optional garages/covered parking, billiards, chess/checkers, coming soon indoor basketball/racquet ball and more. The list goes on and on...but if you dont want a good fair leasing team, repairs made in a timely manner and lots of amenities, then you wont like it here. :-)P.S. After reading these negative reviews that mention Lincoln, I have to wonder were they left by Lincoln because Ive neither experienced it nor does it make sense, i.e. they wont give you all of your packages??

    This apartment was one of the best I have been in. The way I was treated by management was in stark contrast to the management at my previous apartment (Reserve at Spring Creek). The management at Estates are accommodating and very sweet and friendly! Celeste in particular was a huge help when I first moved in and she always answered my emails in a timely manner, which I appreciated. I will miss living here very much!!!

    The negative reviews often stem from individuals belonging to a specific nationality, posing a challenge to the community and creating an unpleasant atmosphere. Despite the diligent efforts of the management team in effectively overseeing the property, the proximity to UTD attracts tenants who disrupt the community. Its essential for the management to thoroughly assess vacancy rates in each unit to prevent problematic tenants from residing there without registration.

    My family and I have just moved into Estates of Richardson and couldn’t be more happy! Julia in the front office is nothing short of amazing! She is always willing to help and with a great positive attitude. When making my decision on where to live I almost changed my mind due to some of the negative reviews. I am SO glad I didn’t. From the amenities to the valet trash to the maintenance requests being filled immediately, this place is nothing short of spectacular! Please do not let the negative reviews scare you away. This is a GREAT place to live. Thank you Julia!!!

    My experience with the leasing office staff as well as the maintenance staff has been very very pleasant! Being thousands of miles away from home can get overwhelming but a big part of feeling at home has been met by the community here at EOR with the warm people. Monica at the leasing office has been exceptionally helpful with moving in, being there whenever I needed access to any facility and even grown be to a good friend to catch up with every time I stop by the business center. Really appreciate the work being done by the staff to ensure the grounds remain aesthetic and clean!

    Let me just start by saying, the complex is BEAUTIFUL and the amenities are AWESOME! The real closer for me, was Monica! She is the BEST leasing agent I have EVER dealt with. Super attentive and SUPERB personality! She worked so hard to get me into my apartment and she assured I was going to love it! Let me say, my apartment is PERFECT! She was right to say I would love it! Now that I am a resident, I come often to talk to Monica, and catch up! Her job does not stop at just a professional level, and that is the best part! She genuinely cares about you and makes you feel special! Worth every dime and penny! Thank you Monica, for everything!

    Im not one to usually post Google reviews - but I think I have more to offer here than many of the other reviewers, who have mostly complained about the high move-out fees. I had a pretty exhaustive array of experiences regarding a variety of issues with the leasing associates and maintenance staff during my 2 years of stay, so let me point out the various facets of my experience:PROS:1. The leasing office is open every day and the associates have always been very proactive in answering the phone and responding to emails. Additionally, the new leasing staff (Celeste, Tre, Brenda, Monica etc.) are all very cooperative - they helped me with urgent issues like important missing packages very promptly.2. Maintenance is very active and resolves issues to perfection, often within the same business day.3. Very quiet community, and dog owners are usually careful about leashing their pets outside of the dog park.NEUTRALS:1. Move-out fees were not that bad for us. During our stay we always tried to always keep our apartment clean and free of damages. We also tried to clean it thoroughly before move-out, but couldnt get professional carpet cleaning done due to the ice storm. We initially did receive a statement with a ~$650 move-out charge, but out of that $400 was for prior damages left by the previous resident. After talking to the account resolution specialist about this, that $400 charge was removed immediately; the move-in and move-out photos taken by EOR actually helped us present our appeal with transparency. So we were finally left with a statement of ~$250, which was entirely cancelled out by our $250 security deposit. Out of that amount, $50 was unavoidable fees (city inspection at move-out) and $150 was for carpet cleaning - still cheaper than getting it professionally done! The last $50 bit was for the paint, which was justified considering some paint chips we had caused due to wall hangings and unintended scratches. So overall, we felt that it was not too hard to avoid hefty move-out fees.2. Sometimes the gates and package lockers stop working, but the leasing office makes sure to get them fixed without too much delay.3. There are lots of gates to enter the community - ordinarily this would be in the list of pros, but the lack of proper signage makes it confusing for visitors, especially since the part containing buildings 9-12 is internally inaccessible by car to the rest of the community.4. No community portal: Other similar communities (especially luxury ones) usually have an online portal where all residents can have discussions about a variety of issues/interests etc. EOR doesnt have it.CONS:1. The biggest con is that the experience of resolving non-maintenance issues is largely dependent on the personalities of the leasing associates staffed at a particular time. We got water bills worth $300 and $200 in our first two months (despite the actual usage corresponding to 1/10th of that amount). But despite multiple complaints, the leasing office associates in early 2021 were very uncooperative (albeit very responsive over email/phone) - they were not ready to accept that the water meter could be at fault. We had to log our faulty meter readings over multiple days and then convince them for several hours, before they even considered that our meter could have been faulty. After all this stress of trying to convince them, they said they did us the one-time courtesy of installing a new water meter for free (which they apparently dont usually do for faulty meters?) and temporarily adjusting our high bill to equal the community average. Once the new meter was installed, our water bill indeed never crossed $30 over the next 20 months. Also, Im not sure how, but the good thing is that these awfully uncooperative leasing associates were replaced by much better ones later.2. Pest control is not good. We only had mild roach problems to begin with, but they never went away despite multiple visits by pest control. Ultimately we realized it was futile to keep calling them and just dealt with it ourselves.

    After a pathetic stay at my previous apartment for 1.5 months, I choose to move into Estates of Richardson. Right from my visit till the move in time, it was an amazing experience. The leasing staff is very nice and they considered our request to look at the apartment 2-3 times as we wanted to be sure of everything before deciding. The storage options are pretty good and at right price. Apartment is clean, ample parking space with good recreational facilities. Have something for all ages. Maintenance guys are really good and pays attention to their work. Also the location is big plus. Right next to PGBT and TX190.Would recommend to consider this apartment.

    I absolutely love living here! They have an excellent staff, both leasing and maintenance. Estates of Richardson is a beautiful community! Don’t allow negative reviews to sway you, come and check it out for yourself and always remember, most people who have negative things to say, probably weren’t following the rules in the first place. ☺️ Keep doing good things!

    I love it here! The entire staff is amazing and so kind! And the community is so beautiful and peaceful!Update 2/25/21 - We had the not so fortunate timing of moving out during the time of the disastrous Winter Storm Shirley. Not only were we impacted by the ordeal like all of Texas(power outages and etc) but are new place outside of Dallas was impacted too, so we had to move out with no where to go to as it was damaged due to the storm. We explained the situation to Jenn the property manager at Estates of Richardson, and she worked to let us extend the lease as long as we needed until our situation at our new home was resolved! Jenn is an amazing property manager, I had the great opportunity of having her at another property she managed in Dallas and she has always had a kind heart and put the tenants first!Also during the Winter storm, there of course was a burst pipe situation in our building where the water was off. Estates of Richardson and Jenn kept everyone in our building abreast in a timely manner when it occurred, and as soon as the maintenance team got it resolved(might I add they resolved it insanely fast)! This to me was the icing on the cake of how amazing this property is managed over the years of my stay here, along with the great staff there! The only reason I moved is because we are leaving the area due to work, otherwise we would have stayed. Its a great place to live, as I mentioned 2 years ago in this post! Thanks again Jenn and the wonderful staff at EOR for taking care of us for 3+ years!

    Great apartment complex. Lived here for a year after college and never had any issues. Leasing office folk are polite, friendly, and respectful- Celeste made finalizing my move-out a breeze! If I didnt have to move for work, Id live here much longer for the good rates, plentiful amenities and clear/easy communication between leasing office and tenants.

    A help in need is a help indeed. The weather suddenly turned harsh at the end of January 2023 and the situation worsened with the untimely breakdown of the heater inside the apartment. We informed the office and within one hour the maintenance worker was already knocking on the door. He came in and quickly fixed the problem. We stayed at other apartments before but this hands down is the best experience ever. Aside from that, in general, the great location, clean environment, and helpful staffs all point to our high recommendation for Estates at Richardson.

    I have lived here 3 years and have absolutely LOVE every minute of it. The staff have been nothing but spectacular not to mention the amenities which are fabulous. I would recommend this apartment complex to anyone looking for a place to live. The only downfall is that when I first moved in they had tons of monthly activities from socials to workout groups that were fun. I miss those. There was a business center that also had a printer that made it really convenient, especially if you ran out of ink and were completing. a project.

    This is one of the best experiences I’ve had as far as apartment-living goes. The staff is always responsive and quite pleasant. Overall upkeep is excellent with several lovely green areas to enjoy the outdoors. The common areas, including areas for casual gathering and/or a good workout are more than adequate; they are outstanding. This is a great place to live and the location makes it even better.

    Pros: The place has great amenities and thats why Ive stayed so long. The lockers for packages are a great bonus too. The apartments are average and good.Cons: the gate is always breaking and when its working, its finicky with how you can actually open it. Very limited parking and super difficult for guest to find you because the 2 sides do not connect. Also, they dont honor customer loyalty - Ive been here 4 years and they still charged me many fees when I changed apts in the same complex.

    The apartments are awesome because the included GE appliances work like wonders. Moreover there is a really good water heater in the apartment.The community has a nice swimming pool and 2 gyms. The gym is always restocked with new cleaning paper and the equipments are always working, never down or out.The staff guys are literally the best, always willing to help, whether it is with getting new papers for printing or something else.

    Estates of Richardson is a lovely place to live. I like the amenities provided, love the yoga room, raquetball court and tennis court which I use often. They also have basketball ,virtual golf court volleyball and tennis court. Huge swimming.pool to park relax. The dog park is huge with water tank inbuilt, very pet friendly apartments. We loved the private garden balcony access. The apartments are beautiful, We love the wooden flooring in the living area. Only drawback is the apartments are not soundproofed. Overall, a lovely place to stay and enjoy endless amenities thats offered.

    Very nice and peaceful apartments. I have been here almost 2 years now and I havent had any problems. The place is well kept and maintainence always fix things very quickly. The best part is all the amenities that you have and they are never over crowded when you want to use them. I also love the location, its right off the highway and in a very accessible location.

    Great apartment complex! Always clean and very well maintained. Maintence requests are always completed super fast and the maintence guys are great! The apartments are modern and very open and the kitchen is super spacious. The parking is super strick, which can be annoying when having guests, but it is good to know that safety is their number one concern. Their packaging system is awsome and super convenient that you can get packages 24/7. Occasionally you can hear people in the hall because the halls echo, but overall its a super quite apartment. The only 2 things I wish it had was, a few more dog bag stations, (sometimes is a decent walk to get one) and a hot tub. But overall, I really enjoyed living at Estates of Richardson and highly recommend it.

    I moved to this complex a little over 4 months ago. The maintenance guys are all very friendly. Well maintained clean property. I couldnt have asked for a better experience moving here not knowing this area very well. I had a lot of really detailed questions and concerns and the leasing office staff were very personable, and informative! They have so many amenities and some that Ive never found at other places like the virtual reality sports. Also, theres a lot of visitor and guest parking. Awesome for family and friends to visit. I highly recommend checking this place out and having your own experience because I have nothing but good things to say. Hopefully more good times to come!

    I have lived here for 3 years and never had a problem. Great location right off of 75 and PGBT. Tons of stuff to do with all the amenities. The maintenance people are very nice and helpful and the staff in the leasing office has always been kind to me. I always treated them with respect and got respect back.

    We are students at UTD and moved in the Summer of 2019 and absolutely love this place. Best part is the pool and the friendly management. All amenities are clean and easy to use for everyone and it is even in a students budget. Highly recommend it and we might continue this until the end of our graduation.

    We moved here about 4 months ago and love it! The complex is really secure and is always pretty quiet. The staff is so friendly and extremely well at communicating fast. We love all the amenities and the maintenance team takes care of any issues almost immediately. Wonderful place to live!

    Ever since stepping foot at Jefferson Center (from meeting Lacey and contacting the property management company), the service I received was nothing less than exceptional. I was a previous tenant at Post apartments, Park Cities, etc., and Jefferson Center has been amazing (hence why I renewed my lease)... not to mention having 2 gyms, a nice swimming pool, 2 sand volleyball courts, FREE Starbucks coffee, and quick and easy access to George Bush makes life here in Texas that much more enjoyable.

    Im going on year 5. My experience here has been pretty good. I havent run into anyone with rude customer service. People letting their doors slam and the halls are dirty from garbage collection spills are of some concern. Otherwise, I like living here. Wish we had resident activities like my previous complex

    I love this place for its amenities. The community has a huge dog park, tennis court, raquetball court, sand volleyball court, basketball, golf room and a yoga room. Not to forget the huge swimming pool. Access to all this makes our living amazing here. I just love the option of standin showers which is rare in most apartments. I also love the flooring which is wood, makes the apartment look beautiful! The location is convenient to Walmart, LA fitness, UTD and much more. The community is clean and well equipped and very friendly people out here.. just love the place for everything.

    I am in international student at UTD starting Fall 2019. I have been staying at these apartments from past 6 months. Its been very tough stage for students like me who are looking to find safe, clean, affordable and luxurious apartments that are accessible to UTD.We found many other communities near to UTD but we finally decided to move in to these apartments but we are skeptical till the moment we move in as its completely new place.But trust me, once I moved in here , I can say that this is the best decision we have made regarding our apartments. The facilities are amazing and I can undoubtedly say that these are the most safest community you can find near to UTD. The cleanliness of the apartments amazed us and to our surprise their service and response rate were super cool, especially need to thank the office persons including Sarah, Samantha and Manager. There are very helpful and whenever you face any problem, they make you comfortable and resolve it with ease.These spacious community makes us live even close to nature and make you stress free living and gives you even chance to explore various sports and workouts. The sports facilities like Tennis courts, Basketball, Cricket and many made me to be more active and we are playing everyday thats making us more active and energetic which helps me lead a wonderful life. The greeneries and walks you can have along the community will make you feel like you are in a resort.Especially for girls, if they are looking for communities near to UTD, I can say this is the best and safest community you can find and I promise you cant get better community than this if you want to be near to UTD. Safety in this community allows you to stay hassle free and make you mentally comfortable as these are even in affordable range.Along with, there is a lot of student community and working professionals in the community which will help you make connections and explore various other opportunities.On a whole, these are the safest, cleanest, affordable, greenest and luxurious apartments for students and working professionals that are near to UTD!

    Jefferson Center is a very clean community with a great staff. they are always doing a community event to bring together the residents. I would highly recommend to anyone. The only drawback is the parking situation is beginning to become fairly crowded, unless you want to pay $30-60 for an assigned spot. Other than that, its great!

    Really enjoy my short year at EOR. Perfectly convenient location, loved the two fitness centers, great little fenced in backyard, and grounds well maintained. Great 2 bedroom floorplan with beautiful upgrades.
