    This place is a blessing. I searched high and low looking for a new home. When I walked in here Joesph has been nothing but amazing. He even came in on his off day to work on my application.     I can’t begin to tell you how impressed I waI cant express how impressed I was with both the cleanliness of the building and the landscaping. The staff was friendly; as soon as I walked in, I was greeted at the door. They answered all my questions without any attitude. A team like that reflects great leadership here is truly amazing. Everyone is always professional, and the staff is wonderful—always helpful! 💕

    I’ve been leasing since May 2021 and so far it has been a great experience. I don’t have a single complaint about the community. The apartments are great, the staff is great, and the maintenance team is ALWAYS doing something. They also have food trucks most Thursday evenings and lots of opportunities for free food and other things. I recommend this community to everyone!

    I love this apartment complex! It is a very nice community with friendly neighbors and it is very quiet. There is a security guard at nights and it has great amenities. The gym has good equipment, the pool is beautiful and always clean, there is an Amazon Hub, and the dog park is perfect. Management and maintenance are super great and very helpful! Not only are the apartments themselves beautiful, but it feels like home here.

    We moved in at the end of October. So far, I have absolutely no complaints about this property. All staff are friendly, courteous and helpful. We are first time apartment renters and we cannot praise Estancia enough for their kindness and helpfulness with getting us into the apartment we really wanted. The grounds are VERY well maintained, the pet stations are always picked up after, and Ive yet to see a roach or a pest in my apartment in the three months Ive now been here. Thank you Nancy and Estancia San Miguel team for your professionalism and for maintaining a fantastic property. We look forward to the future here!

    Hands down the nicest complex I’ve lived in.For starters the staff was very helpful when I was moving from another city.Any maintenance issue was resolved in less than 24 hours.Overall the complex was very clean, with a very nice pool/pool area.Plus the apartments are a very livable size with a very nice patio.The only complaint I have is that the counter tops a certain color that everything blends in to haha.I recommend anyone in the Jersey Village area moves here.

    As a first-time renter, I moved into my 3 bedroom apartment with two roommates, and the experience here has been phenomenal so far. I love the new fast-speed internet, which makes for amazing gaming. Both the office and maintenance team alike have an incredible motivation when it comes to working. From getting my first tour, to walking through the complex daily, I always notice beautiful birds. Cardinals, blue jays, and the occasional crow;it’s amazing being able to view them. Dedication from the maintenance team, including Francisca, Miguel, and Jose- is a trademark that makes living here amazing as well. With work orders and preventative maintenance, I’ve never had a fear that something could not be fixed, or resolved, they’re just that great.

    I’ve been here almost 3 years and plan on signing my next 18 months lease soon. I love and enjoy my time here at Estancia San Miguel. The management office ladies Nancy, Nicole, Taryn and Diane have always been so nice and friendly and welcoming. They rock!!! 😄I’ve also met some really nice neighbors at the property. I feel very blessed to be part of this community!!! If I knew of anyone looking for a place to live I would definitely refer them to ESM and have them be my neighbor. ❤️

    My family has loved living here the past 2 years! The staff are so kind and they always put on great community events like game nights, paint and craft nights and Food Truck Thursday. Super clean and safe complex and pet friendly. I highly recommend renting here.

    I have only lived at Estancia a cpl years and it has blown my expectations of living in a apartment complex out of the water. The office staff not only know my name but my two dogs names as well. Their business center made it convenient when my printer died and a gourmet coffee machine accessible 24/7 is a nice touch when I have a late work nights. The gym overlooks the pool so you have a nice few while you’re sweating off last nights dessert. The maintenance crew is friendly and always has a smile and a wave when they pass. The grounds stay manicured and it really does have the feel of a resort over a complex. The pool has lounge chairs that allows you to catch some rays while staying cool halfway submerged. There is an area for misters and shade in case you get too hot and let’s not forget the TV so we can watch the Astros take another World Series!! I don’t plan on moving out anytime soon and thankful I have found such a wonderful and affordable place to call my home.

    We have lived here for around six years and have loved every minute. This complex has felt more like home than a lot of neighborhoods I’ve lived in. It’s a relatively quiet complex and neighbors are typically polite and friendly. Even though it’s an apartment complex it feels like a small community. Maintenance responds very quickly 24/7. Maintenance, staff, and grounds keepers are super friendly and responsive and you can tell they really care about the community. They are always planning community events and even have food trucks come in every Thursday. They are very pet friendly and even have a dog park. We have always felt very safe here. I really can’t say enough good things about this apartment complex.

    Estancia is a extremely beautiful, well kept, pet friendly community. The grounds and facilities are kept clean every day by courteous maintenance staff. The office staff was incredibly accommodating and friendly also. Upon explaining my living needs Elizabeth who was my leasing agent took great care of me. She was empathetic to my needs and built a working relationship I could trust. She took her time to make sure that I had the home that I needed and did not rush me.If I have a question about anything the staff is more than willing and that makes me feel like a wanted resident. The maintenance staff is super quick and gets the job done all with a great attitude. For me seeing the overall staff happy has also made me trust management and their decisions. Nancy has made sure I love where I am and Im happy. Its nice to see management care so much about the residents (fur babies too) and property. Everything has lived up to the first day signing. I love it. Also, it has been wonderful seeing my dog happy enjoying the community! Not to mention the gym is open 24/7 and the pool area is lovely. This has been a great place to call home.

    Update: We seriously love the new coffee machine. I would add an additional star to the review if I could just for the machine.My husband and I moved in around the middle of July. So far everything is amazing! The office staff is beyond kind and friendly. Shanti is a huge reason we picked this complex over the one next door. She went above and beyond when she was showing us the property. She also didnt mind answering my hundreds of questions. She is AMAZING. As weve lived here, weve gotten to know the other ladies in the office and they are all phenomenal. The complex has great amenities. Its also fairly quiet here which I love. I rarely hear my neighbors. Now there is a train nearby and a distribution center but I rarely hear it and its never woken me up and my apartment is on the side closest to both. The apartments are not updated but I honestly dont mind. The price and layout of the apartment is amazing. This place is as close to perfect as I think Ill ever get living in an apartment. I also love that they make you have a pool pass. It definitely keeps people from having loud parties or people using the pool who dont live here. So I am just so grateful that this apartment complex truly cares about their residents. They found an issue and fixed it. I just cant say enough good things. The dog park is great. This is a truly pet friendly community! The office staff loves animals. Overall Im so happy here and dont plan on moving until we buy a house.Update: After living here for 2 years, I can honestly say Nancy and the staff here at Estancia really go the extra mile to make sure their residents are happy. The maintenance staff is amazing and always gets the job done.

    We have been here for 2 years and just renewed for another 18 months! Nancy and her management team(Nicole, Taryn, Diana, Jose, Trevon, Miguel and Francisca) are amazing!ESM is located in proximity to your local Walmart, Sams, HEB, Kroger…etcInside the community there is a sidewalk that circles the property for your morning/evening strolls and dog walks.The pool area is seriously resort style with a misting corner, lounge chairs, music that softly plays in the background while you’re relaxing and a covered area that has a bar and tv.There is a hub for packages, social events throughout the year, food trucks every Thursday and a coffee machine that will make you want to put your bed next to it!But the MOST important thing about this community is that we feel safe, heard and valued as residents ❤️

    I moved into my apartment a little over a year ago, the staff had stayed past closing to allow me time to drive in from work in the medical center so I could view my apartment. I honestly have never experienced apartment living as great as Estancia which is why we renewed our lease. I have felt very proud having guests over because they always comment on how beautiful the complex is. I am also impressed by how quickly any work order is completed after I submit it. The workers not only complete the order but have also repaired other things they noticed while being here, which is incredibly kind and amazing. There are many times I input a “low” priority and it still gets complete the very next day, sometimes even same day. My family very much enjoys the convenience of the Amazon Hub, food trucks, working gates, security and especially the awesome staff in the office providing opportunities for breakfast and children supplies for school. We have had such an excellent experience.

    Post Move-In Review (8/2021): It’s been about 6 months since we moved in, and it’s safe to say that we made the right choice. We were impressed by the high standards that were in place at move-in, and to this day we are still beyond satisfied. All of the staff is so friendly and they’ll bend over backwards for you. The community is filled with great tenants and we’ve actually made a few new friends on-site. We love everything about living here.Move-In Review (2/2021): We are so happy that we found this place. Beautiful apartment, wonderful location, amazing staff, friendly neighbors, living here has been fantastic. We recently moved in, but we definitely plan on staying a while.     Have been living here for a bit now and so far very pleased. Staff is friendly and very accommodating. The apartment complex has many useful features like valet trash service, a dog play area, dedicated car wash area, great online service for requesting maintenance or reporting something to the complex. Food trucks, lockers for ups and Amazon packages, overall amazing features, great staff and great buildings. Highly recommend

    I lived here for close to three years and had to move out to pursue a new opportunity in another state in January of 2017.Over those three years I have never had one bad encounter with management and theyve always been friendly, professional, and very helpful. Nancy was always a pleasure to talk to.The grounds were always well maintained and maintenance requests were always fulfilled quickly. I even had an issue with my A/C that one of the maintenance guys spotted before it even became a problem I had to report, which I think says a lot about the crew that they have working there.The staff make an effort to make the complex seem like a community. There are occasional events held at the pool and clubhouse and charity drives always come around throughout the year.Generally I never had an issue with parking. I always managed to find a spot unless I came home really late on a weeknight. And I never felt unsafe while living there, though it may have helped that I lived so close to the main building.There arent many negatives I can think of. People like to double park outside the mailboxes and it can be irritating trying to get in to park or when youre trying to leave. My bedroom wall was right against my neighbors bedroom wall and sometimes I could hear them through there.If I ever moved back to the area Id likely try and get an apartment here again.

    We have been happy living here. The complex is well maintained and the security is good. Staff at front office is always very helpful. We do wish the kitchen was bigger and that there was an additional closet for storage inside the apartment. The amenities are wonderful here. We have used the bbq pit at the pool, the gym, the rec room, and soda machines. We enjoy taking the baby in the stroller for walks. The scenery is nice and I always feel safe.

    I really like Estancia San Miguel and loved living here. I lived here from 2015-2018 and here we are in June 2020. The staff treated me with Respect when I lived here and I am sure that some of the staff has changed. But Ms. Nancy(Manager) always found time to help me when I needed her help... The one thing that I loved about living here were the events for Xmas in the office and The Food Trucks on Thursdays and come to find out they have them on Tues and Thurs now... I cant wait to try the new trucks.... if you are looking for a new home. This is the place. And the property is always kept clean.. Miss you Guys

    Its a really nice and peaceful place to stay. I have stayed there for more than a year and never had any trouble with the management or my apartment. The thing I like most about this apartment is that once you raise a service request online, it gets fixed the same day or the next day at max, never had to follow up. They even got my Nest thermostat installed the next day I moved in. The staff is really polite and always helpful, kudos to the management team!

    We lived at these apartments for 6 months and unfortunately we had to move out due to unforeseen circumstances but we thoroughly enjoyed our time at Estancia. Tammy, the assistant manager is the best apartment representative that I have ever dealt with. She goes above and beyond to help those who need assistance. Maintenance issues were fixed promptly. The complex was very quiet and we had good neighbors. I would definitely recommend these apartments to live in.

    Family.Love.Peace.Best place in a long time that my children and I can PROUDLY, call home.They are always kind and always on time.They are patient, understanding, respectful, they are HUMAN.After having a previous horrible apartment experience, with me and my children, I had really bad PTSD about trusting again.But since day one, 2+ years ago, Nancy and the entire Estancia staff have not only done their jobs amazingly, theyre constantly giving out coupons to ease household chores, they provide food trucks, the amenities make you feel rich, theres never a hassle, no bad attitudes or bad customer service.They are phenomenal!They genuinely care and take pride in one of the most valuable things we all need, a roof over our head.I, personally, cant express how much they mean to me.I can only thank God for them, and the love, peace and happiness I feel pulling up every day.Feeling not only at home, but literally being AT HOME.They deserve as much love and compassion and respect as they put out, if not more.*this is NOT a paid advertisement, just pure honesty*

    I first moved here while the apartments were still under construction(probably 11 years ago). The first thing that struck me was the landscaping. It was great then, and has only gotten better over the years. The maintenance, headed by Jose, has always been very responsive, and I have never been unsatisfied with their work. Nancy does a great job running the front office, and Sandra, the security guard, was a great addition to the complex. My brother Kirk is in the apartment business, so I know a lot about the challenges involved with dealing with residents and doing all you can to keep them happy. All I can say is the length of time I have called Estancia San Miguel my home speaks volumes regarding how I feel about living here.

    Ladies at the front office are very helpful and wonderful to talk with when I go into the office. Even when they are driving by on the cart they always wave.     I have really enjoyed my time at this complex. The office staff is very friendly and helpful. In particular, the maintenance staff, especially Jose, is top-notch. Not only was my AC issue fixed almost immediately, but Jose also noticed some other issues in the apartment and fixed those proactively. I really appreciate his, and the rest of the complexs, hard work to make this a great place to live!

    My process for applying here has been so wonderful and stress free. Ms.Deja and Ms.Nancy are so helpful and very communicative.     I lived here from early 2015 to late 2018 and only left because I moved out of state. I thoroughly enjoyed my time here and definitely recommend the complex to anyone looking in the area.STAFF:The staff here is great. They always knew who I was and my apartment number anytime I went in. Nancy and her crew are top notch.FEES:Estancia offers a non-refundable bond option in place of a traditional deposit. If I remember correctly, it was something around $250. Upon moving out, you are responsible for any cost of cleaning and/or repairs to the unit that were not noted in your initial walk-through. I lived in 4 different units during my stay here and I think the average cleaning/repair cost was about $200.PETS:They are pet friendly and have a dog park that was put up somewhat recently. The park is great for medium to large dogs - I would be careful bringing small dogs as they can fit in between the fencing rails.I read some reviews about the dog feces around. Unfortunately that comes from irresponsible owners and can not be blamed on the complex. Additionally, I constantly observed their maintenance staff walking around with buckets during the week trying to keep up with the cleanup.CRIME:They have security on rotating shifts throughout the week to help deter any crime. However, its important to remember that not only is this property in the Houston area code, but its also located directly off of Hwy 290.Do your due diligence - lock your car and dont leave valuables in sight. Better yet, just dont leave your valuables in your car. There have been plenty of cars broken into during the night here (seems focused on trucks), including my own vehicle (a new Mustang at the time) which was actually stolen in 2015.

    My husband and I moved into a one bedroom about two months ago, and weve had a great experience so far! The management is always super friendly and helpful, and the grounds are kept looking really nice. This is our first apartment and we are so happy that its going smoothly.

    I’ve stayed at estancia for a year and I’ve loved it so much I’m renewing my lease for 18 months. The staff here is amazing. They answer every question I have and maintenance is so quick. Most service request get handled the same day. If you’re looking to stay here this is the place for you! It’s quiet and there’s always security. Love food truck Thursday and thy just built a cover for the car wash station.

    Have been a resident since May 2015. Very friendly staff and love the grounds and overall is quiet. My roommate has had some issues with his car being stolen one night about a month after we moved in and then a few months later was told the wrong car port number to park in and was towed and the management said multiple times they would reimburse him for the tow. That was in August and this is March and we still havent seen that money. Overall is a nice place considering resigning. Just need some wrinkles to get worked out.

    My husband and I just moved to this beautiful apartment complex two weeks ago after relocating from the Dallas-Fort Worth area for a job reassignment and could not be happier here! We were living in another apartment complex in downtown Houston (which we thought was a corporately sponsored apartment, but were there less than a week due to a long list of maintenance and safety issues). I called the Estancia San Miguel apartment staff asking if they had any corporate-sponsored and furnished apartments which we could rent until our new home was built in four months. Daisha in the front office listened to my story and literally moved mountains to help us! She contacted a corporate sponsor with our needs and arranged to have one of their two-bedroom apartments furnished for us so we could move into it within five days! Daisha is our hero, and we so appreciate everything she and her manager did to help us become residents of this beautiful apartment community. We love living here!

    I love these apartments! Lived here for 10 years and would recommend it to anyone. Office staff is always helpful with everything and the maintenance guys are the best!     I’ve been here since May of last year and love it here. Staff is very nice. Their security guard they have here is nice. Maintenance come same day when request is put in. They have food truck come every Thursday and also host special holidays. I love the amazon hub they have on site since I get a lot of packages. This is just a wonderful place to live.

    I have lived at Estancia for the past three years! I have loved every minute of my time here. Not only are the grounds and apartments well-maintained and beautiful, I cant say nicer things about the maintenance team! They really go above and beyond! Just recently, my ice maker wouldnt stop making ice...I mean, devices are subject to malfunction every once in awhile...but Jose made sure it was replaced the next day after I reported the problem to management. Not only did he replace my ice maker...but he went an extra step further and organized/cleaned my freezer of all the extra ice that was lodged in and around my food. It was so neat and tidy...I had forgotten how many products I had! lol! Great job, Jose! Always so helpful and courteous...all the time! Youre the best! Now I need to go to the grocery for more meat! Hehe ;)

    I’ve called this place home since 2014. Although we have plans to leave soon, ESM will always be home to us. I moved here a single young lady, adopted my first pet while here and went on to get married and become a step mom.     Lived here for about 8 months now and couldnt be happier. Staff is always helpful and I feel very safe. The security guard checks the pool frequently to make sure noone is partying which was a pain at the past apartment.
