This is definitely one of the nicest apartments Ive lived in recently that is animal friendly. One of the best features to me is the Google fiber availability even though att fiber is included in the bill. There is also a good chance when you have packages delivered they will use the package lockers to keep them safe. Its also refreshing to see staff that are actually friendly.When reading reviews for apartments in Austin keep in mind, homeless are everywhere. Even the more expensive apartments have reviews for the same issues. (broken gates, trash, bugs, AC, etc) I believe the Edison handles the issues the best.

As soon as I moved to Edison, I noticed that Emma who works in the office at Edison was one of the most friendly and helpful people I could’ve ever met!! I just moved from England into my first apartment away from home and she gave me great restaurant recommendations, along with other great social and fun things to do for an Austin first timer!! So grateful for her and the rest of the team helping me feel safe in comfortable in a space I now call home!! She’s brilliant:)

My mom and I moved in earlier this year and we absolutely love it!! We have the most beautiful views of the city from our apartment and this complex has so many great amenities! Jo, Akeila, Hannah, Ray, and Krystal in the leasing office are all so kind and are always willing to assist! We recently had a work order request and Victorie and Julio took care of it right away. I highly recommend this place

We had a fantastic experience working with Emma at the Edison. From the start, we were incredibly impressed with her extensive knowledge of the property and the different unit options. Emma was not only highly professional but also warm and welcoming, making us feel right at home. She even went above and beyond by staying late one evening to give us a second tour and show us another apartment that fit our needs. We can’t thank her enough for her dedication and kindness. Only recently moved in (less than a month) and haven’t yet faced any issues or troubles at the property. In fact, my leasing agent (Noah) was so great that is timed for the apartment the same day I toured. Noah and team made me feel very welcome and overall I’m happy I chose the Edison!

I did a lot of research before choosing to move into the Edison Riverside Apartments and I can confirm that this is the best apartment complex on East Riverside (I truly think I toured all of them with availability in this price range).The location within the city is supreme, the amenities are top notch. The pool area is truly noteworthy and is located at the top of a giant hill overlooking Austin. The property has a sky deck so you can chill with Austin’s majestic skyline up there or admire it from the pool area. The parking situation is good; there are enough parking spots for residents and loads of space for visitor parking. Management has made upgrades on the property to include cameras in the buildings and in the parking garages, and have a security patrol officer at night. I feel very safe being on the property at night, which was a concern when I was looking at living on East Riverside in general, but the management here has definitely covered their bases.The apartment floor plan is spacious and the natural light is fantastic. If you are displaying plants/art or need excellent lighting to work in, this is the apartment for you. I frequently get compliments when others see my space; the small details were considered when they were constructing these buildings. You can 100% attain an Instagram-worthy pic in this space.The office staff and management have been extremely professional and very communicative since I’ve moved in. They get back to you right away and will text you or answer calls right away if you need something. Haley and Alex are both very approachable and easy to talk to. I have complete confidence that they would resolve any issues that came up during the lease. Also, the maintenance staff have addressed all requests that I’ve put in very quickly. I feel like it’s rare to live in a place where the staff consistently treat you like a community member and a human being, but they really do have a pleasant and competent group of people working here :)

I moved into the Edison a year ago and renewed/upgraded from a studio to a 1bd.Haley has been extremely helpful and accommodating in several instances since the beginning as I moved right when the Moore group took over the building. She’s friendly and understanding, which is oftentimes difficult to find when searching for apartments.Since I’ve lived here there have been several security updates to the building, including gates on all the garages and security that walks around at night. I’ve also had issues with different things in my unit and the maintenance staff has always been friendly and respectable.If you’re looking for somewhere with updated units, an awesome pool, and a cool amenity deck with a view of the Austin skyline take a look at the Edison.

Ever since I moved in the Noah and the girlies has been so helpful with everything! My pups are also super happy to have a yard and say hi to staff when I go grab my morning coffee. I live in a studio and it’s so spacious!!

I have nothing but good things to say about this place!I looked for a while at apartments in the area and ended up choosing The Edison. From the second I signed my lease and started moving in, the management team was absolutely amazing. They made sure everything was perfect for me and made me excited about my decision. The maintenance team also gets a five star review! Super responsive and were beyond helpful with stuff I wasnt able to get into my apartment by myself. Highly recommend living here!

The experience that I have had with the complex have been the best!since the very first moment I came to visit the place for information I like it, the staff at the leasing office is the best, especially Akeila that has been helping me out with all that i need it to move in, everything is perfect until the moment, love that the manager of the place took a time of her day to make me a call and ask me how was everything going, and ask how was my little dog like in the place, thanks for all the help, totally recommend it.

After package concierge customer service was unable to remote assist me Hailey went above and beyond to help me retrieve my package including getting on with customer support and investigating the numbers as the lockers are unmarked. It was an uncontrollable on the Edison’s end and It took some time to troubleshoot but she was so kind and reassured me she was happy to help!Jo always ensures our work orders are completed in a timely manner. She even assisted when we had an unfortunate break in and offered to get applicable information over to the detective.Hailey and Jo are always a delight and my pup is always so happy to see them. They made the process seamless within 15days I signed a new lease and the upgraded apartment has great view and is very spacious. Really happy with the management and maintenance request are taken care of within 1-2 days .

Wanted to come on here and mention how amazing Haley at The Edison is. I want to be transparent because I had dealt with some previous issues living here due to all the changes being made to the apartment since The Connor Group took it over. I understand it’s a process undergoing a big change like that. Haley was always so kind, thoughtful and informative anytime I addressed an issue or concern. She truly cares so much about the community and the residence there. She always has a smile on her face and has the best customer service I have ever seen, even while managing and dealing with issues that were out of her control. She constantly goes above and beyond for residence to ensure that they are happy and content while living at The Edison. I truly have never had such a great experience with apartment management until I met her. She is absolutely wonderful and I can’t write enough great things about her and how she does her job. She prioritized all and any concerns I addressed which is hard to find in apartment communities nowadays! Haley was one of the best parts during my experience living at The Edison, she is the best!!!

Move Out UpdateI had to move out at the end of my 6 month lease extension due to personal reasons. The staff was helpful with the process. I deep cleaned and applied spackle. Made sure it looked the same as I walked in the very first time. They returned my deposit fully. My experiences with them throughout my 18 month stay were all positive.16 month updateI walk in or text the leasing office with requests and they all get addressed super fast. They always go above and beyond to help.The entrance locks have issues at times but the lock breaking game has reduced since they installed the cameras.My corridors are still clean. Car is still safe. AC works like a charm. However, with the new ‘water bill being split among all residents’ rule, the water bill has shot up like crazy. Ended up paying a lot even though I was out of town for more than a month. They should do something about the utility splitting rules. It’s not equitable. I am not complaining because I knew what I was signing up for (expect the total expenses to be Rent + Parking + 350-$400)Other than that, I am good with the staff (they are amazing) and facilities. Again, this is just my experience.9 month updateIt’s been going well. There was an instance of water filter leakage because I hit it accidentally. I thought my apartment was going to flood but within 5 minutes of my panic call to the leasing office, maintenance was here and they fixed it.The new leasing office staff have been incredible so far. They try their best to help me out.Still no trash in my corridor and it smells nice. The main door locks - the game is still going on. The remote unlock option via phone is a life saver.5 month UpdateBefore signing the lease, I went through all the reviews in Google (yes I knew the garage parking fees is mandatory and not included in the rent, security deposit is high, I have to give $100 just for the key fob, the amenity package may not be worth it, there are instances of vandalism and trash lying around, the lease is unbreakable) but decided to take a leap of faith. Do read the lease fully before signing and ask them about all the extra charges and the utility split.I moved in during the 2023 winter storm only to realize that my AC is not working at all. They gave me a space heater which worked okay for my space. They contacted the vendor to fix it. It took 2 weeks (the winter storm delayed shipping of certain parts they needed) and they fixed it. It has been working well since then (if it goes to hard lock because I pressed the buttons I am not supposed to, I watch YouTube video and fix it on my own). I was promised rental credits by Steph for the days the AC did not work. And Jo made it happen.The staff always help me. There are always new faces when I walk into the leasing office. My go to person was Haley. She tried to get things done as much as she can.As promised, including the amenity package (which made my life easy instead of going to different vendors. Again, it may or may not be the best option - it’s a personal choice), my expenses have never gone above that budget until now. Devon and Katie were really helpful when they were here.Regarding the vandalism - I consider it as a fun game. The leasing office will fix it and someone will break it. The turn around time for this repeating game is usually a week. I haven’t found anyone shady at the premises yet. I feel safe. My car is safe. So I don’t bother about it. The management is trying to make it more safe everyday. They have cameras now and security. Recently changed the vendor for door/gate access.Trash - the valet trash comes 3 days a week now and my corridor is always clean.I can talk only from my experience and it’s been good so far. I know it can change and I will be updating it here. The management is trying to bring positive change and I will give them that.In a nutshell, I like my apartment. It looks new, it feels new, all equipments work and I love the downtown skyline view from the amenity deck and pool. Hence the 5 star :)

First of all, I want to thank Hannah for being kind, interactive and very welcoming. She made my move in process extremely easy for a first time renter, she asked plenty of questions making sure I moved into a place I can call home. She gave me a full tour of the complex from to the pool to the chill spot in the very top floor. I am satisfied with the service and room, couldn’t have picked a better spot! Ive worked in Customer Service for over 20 years, and when shopping for apartments, I equally weigh quality of living along with the level of customer service I receive from the Leasing Office and Property Management company. Apartment shopping in Austin is a HUGE undertaking, because there are SO many complexes to choose from. However, I narrowed my search down to about 20 complexes and thought, well, there go my weekends for the next couple of months to painstakingly tour all of these. I started touring in no particular order, and everything I saw was BLAH. Nothing stood out. The leasing agents were like zombies, just going through the motions of their day, and it was almost as if I was inconveniencing them by wanting information. Thankfully for me, I called The Edison to schedule a tour. I was immediately blown away with how friendly and knowledgeable Haley was over the phone. When I came in to tour, ! knew right away that this was the perfect new home! The amenities are awesome, the views are STUNNING, and its a great location! I was able to tour my apartment before move in to take measurements so I could shop online and get things ordered beforehand. The level of customer service is so rare these days, but Haley took it to another level. I could not be happier with my decision to live at The Edison!

I moved into Edison Riverside around 2 weeks ago. During my apartment search, I had a list of about 15 properties to check out and Edison was 2nd on that list. After walking the property with Haley – the leasing agent I worked with – I decided Id seen enough and got the application process started on the spot. I decided to lease a studio apartment and am very pleased with that decision. The space was clean and has a very modern look. The appliances are great and, with a little creativity, there was plenty of storage space for my stuff.Aside loving the property and my unit, I really have to say that Haley made this experience smoother than any other Ive had moving into an apartment. She was very responsive to every call and message I sent and never seemed to run out of patience, even with the most annoying requests (and I had many). She also went well out of her way to accommodate me when things came up during the move-in process, which has been a rarity in my experience with apartment complexes. I cant say enough about how great she was. She was the first interaction I had with the property when I came looking and really set the tone for what I was expecting throughout the process. It was that first experience with her that made me comfortable with foregoing the rest of the list I had for my apartment hunt. The week or so that followed only further confirmed that Id made the right call moving into this property. I cant say for sure that Ill feel the same about this place at the end of my lease term but things are certainly off to a great start.

The apartments themselves were very modern and the amenities (the gym, pool, sky lounge amongst others) were all amazing as well. The new management team at Edison has definitely made the living expirience better. They have been constantly working on improving the place and have installed new security measures. I have a crazy roommate and the office staff has worked with me so patiently when there has been any kind of issue. My experience with the Edison Apartments staff has been stellar, but I have to write a review on maintenance guy, Alex. Our A/C went out in this Texas heat.🥵 The day he received the work order, he came over AFTER HOURS to fix it, and left us a portable A/C unit as a precautionary measure. Taking care of the A/C and fixing it the same day was going above and beyond and worthy of 5 stars and more! Grateful for ALEX!

Just moved in and had some maintenance issues. I went down, Jo was the bomb, and so was Katie when I first signed. Jo took care of me and made sure to get someone upstairs ASAP but it gets better. Manny, the maintenance guy is A1. Better than A1. The Edison is so lucky to have him. Not only did he fix everything, he made it better, was so fun and easy to talk to, knew what he was doing, reassured me and went above and beyond. He even stayed later to make sure everything was done. Incredible guy and incredible worker. I hope this man gets a raise. Will update with more details about the property once fully moved in!

I have to be honest, after all the struggles of searching and finding the right place to live in Austin.. THIS IS IT!! I mean I have had the best experience working with management team locking in a good price and they have assisted me with every want and need I have asked for. The other day I almost sent flowers to Jo (GM) for literally being on top the issues with my AC unit. She made sure it was fixed ASAP and even gave me a bit of discount for the trouble I went through. The pool is 5 star, the view of the city is 5 star, and ease of access to all the restaurants and bars make this place a great place to live. Looking forward to living here long term!!

PLEASE UNDERSTAND THAT ITS IN AN AREA BY HOMELESS PEOPLE!!!If you feel mildly uncomfortable with homeless people walking near the complex, then either grow a pair or dont lease. Your looking at this nice apartment trying its best with the staff it has. Of course some things arent going to go as smooth as you hoped for, but then again what has ever gone off without a hitch in your life. First lets talk about the front desk staff. They are wonderful polite people that would gladly run you through the lease signings with no problems whatsoever, but make sure to ask any questions if necessary about whats all in the lease (dont be stupid and sign something you dont look over thoroughly).Secondly lets talk about maintenance. Between having a broken A/C unit or a messed up garbage disposal, the maintenance team does an astounding job to do their work as fast and efficient as possible. If you have a problem with the apartment your leasing, then call the front desk and they will gladly set a work order for you to get it fixed ASAP. Third, lets talk about the tenants. The main impact that they have are astronomically large and have the biggest impact on the facility itself. Most tenants are nice people and follow the guidelines left for them to follow. Others however, not so much. So be ready for constant trash being scattered around the grounds due to lazy disrespectful tenants that just want to give the place a bad reputation because they have no morales. Its not the fact that they arent able to take the trash out correctly, but rather that they just dont care how the place they live at works or operates. Every Monday, theres gonna be a ginormous stack of garbage either in the dumpster, or lying around it due to tenants being extremely lazy and not wanting to wait for a garbage truck to come empty it on the week or valet to come pick it up during the week (Mondays, Wednesdays, Fridays). The amount of garbage is the only problem byfar that outweighs everything else. But the only reason that problem exists is because most tenants living in the medium-high class complex are just degenerates that dont have a high enough IQ to know when the dumpsters are overflowing with the garbage they toss in it. Its not that hard to tell whats the real problem with the place, and its honestly just the tenants that give it a bad reputation. Most of the reviews that are left at 1-2 stars on the reviews is from low income people that couldnt afford the apartment they signed for and they just want to sock it to the management group that run it because they couldnt keep up their end of the bargain. By all means its a wonderful place to live, but also be weary of your tenants, because they could be the reason your experience isnt all that great.

Edison apartments on Riverside is the longest we have lived as tenants. The new management Connor group has been bringing a lot of valuable and useful changes to the community. Joe the property manager has went above and beyond in addressing any issues that we brought up to her notice. Highly recommend to anyone who wants to live closer to downtown but also in a safe neighborhood.

Sky lounge is another noteworthy area to hangout.Alex made the whole process very easy and smooth. She knows her stuff and was very helpful in completing the transition to the new place. Have recently moved to Edison, and at least at the moment, everything has been great. Ray and Akeila were super helpful every step of the way and made me feel at home. The building seems clean and well kept (hallways look clean and smell good, pool area is well maintained, all amenities seem to be up and running etc). The apartment was also clean and in great condition when I came in.Hopedully my opinion about the place will stay positive throughout my time here without any major hickups.

I feel good knowing Haley will be there for my daughter. Shes moving away to attend UT Austin; 2 hours from home. The facility is amazing, clean, beautiful and the security is excellent. It surpassed all my expectations as a mother.

I recently toured the Edison and I will say that this property is amazing!! The new team took time to walk me through all the improvements they have made and/or making to make this property shine even brighter. The views here are absolutely beautiful. All of the team at the Edison are very friendly and you can tell they are really invested in the community. I didn’t sign a lease because I do not know if I’m moving to Austin, but if I do I will be sure to move to the Edison. Great work.

Been a resident at the Edison for about a month now and had wonderful experience. Jocelyn was super helpful with my move-in process despite slight hiccups and unforeseen circumstances she made everything very smooth and easy! Anything I needed, she was ready and willing to assist with. I also love all of the amenities that the building offers! The pool is always a great time and the view of the city is amazing. The new property management group took over in March, I believe, and they’ve been working hard to renovate the building while still managing day to day concerns of the residents. I appreciate the teams diligent effort to keep us all happy and provide a pleasant living situation for everyone!

I’ve lived here for two years, and have been mostly pleased with my experience. There are often AC issues, but that seems to be common in a lot of large apt buildings in Austin. The Edison staff always communicate quickly and professionally, and they are quick to respond to maintenance requests.Since they installed the additional security features, the building has felt much safer. Shoutout to Devan in the front office who has gone out of his way to help me. I look forward to seeing what other improvements the Edison continues to make.

Its the perfect place if you are looking for one that is moderately accessible to downtown. The community itself is pretty good, and seems like a decent place to live at the best price. The staff there are very helpful and friendly, and especially my interaction with Devon from the leasing office was very good. He asked detailed questions on what Im looking for in an apartment, and showed the best place containing almost all the things I asked for. Looking forward to finalize the lease and move in soon.

I have lived at the Edison for the last year and absolutely love it! I have a view of the Austin skyline from my living room and a really nice patio with great lighting. When I come home from a long day at work I have to pinch myself because the view is so beautiful. The staff at the front is always helpful and nice, especially Haley. She is my go-to girl! When I visit the office with my pupper, Zoey, she always gives him treats and lots of pets. They love animals here and have an amazing dog park and dog wash station, too. I would recommend the Edison to anyone looking to move to Austin.

This is a beautiful property with amazing views of the Austin skyline and great amenities. The apartment we viewed was spacious, modern, and had great natural light! It’s rare to find someone that takes the time to find the perfect floor plan to fit your needs, and that genuinely cares. We toured several places and our interactions with the leasing agents were unremarkable. I am hoping my husband will be relocating to Austin and if we do, Edison is my first choice.

Edison brought the AC repair company on-site straight away however the repair was drawn out and required a specific part.A portable AC unit was provided while awaiting fix. Although a portable unit for extended period definitely was not ideal, Jo in the office was very helpful throughout, checking in and sharing update on repair progress. Additionally a substantial rent concession was provided and appreciated.

Extremely happy with my apartment and still can’t believe I live here! I recently relocated from out of state and feel like I hit the jackpot as soon as I walked into the leasing office I was welcomed by Haley. Even though I didnt have an appointment, Haley was very courteous, professional, and extremely personable. She took the time to sit downt and listen to all of my wants and needs and took notes. I was downsizing from a 3 bedroom condo to a one bedroom apartment, so I wanted to make sure it didn’t feel like the walls were caving in. When I was done talking, she took a quick look on her computer and turned to me and said “Are you ready to go see your new home?” I was so impressed and relieved from the moment I walked in the front door! It was everything I was looking for. The property is gorgeous- especially the views of downtown! I highly recommend this property to anyone moving to Austin!

What can I say? This apartment is absolutely amazing. We got a fantastic special of 6 weeks free since its a new property and we got an insanely large yard - way bigger than Ive ever seen at any other apartment. Our dog is the happiest! The style of the unit is beautiful and so are the amenities like the pool and rooftop. So far we have not had any issues with noise which is great since we are on the first floor. Ive lived in Austin for almost 12 years and have seen the Riverside area change over time. Though its still in a very transitional period, its hard to beat the proximity to downtown, and the 704. So far management has been great even with the switching of hands and hopefully that continues. As of now, I would highly recommend Edison!

Many issues have come up and this entire team is working hard to backtrack and make things right and make this place clean, safe, and friendly.

Jocelyn was charismatic and seemed to have a real rapport with the people that lived there, stopping to say hello or to pet a dog on the way to my apartment. She got back to me super quick at every part of the process, always with a cheerful, happy demeanor. Some of the things I really liked about Edison is that all of the utilities are hooked up by the apartment complex and they did not require that I make 3x the rent in gross. I am 4 months into my one year lease.Unit: 5/5My unit is beautiful. All my appliances are new. My favorite thing is that I hear no one-- literally. Its like the walls have concrete between them. I never hear my next door neighbor, my neighbors across, or beneath. This was a huge consideration for me since my last apartment was noisy. It is not noisy here. Sometimes I feel like I live alone in this big building. I hardly ever hear anyone walking in the hallways.Maintenance: 4/5I have a very mild roach problem. Whats good about this apartment is that they have a pest control, who comes every Friday if you put in a work order. My work orders are addressed within a matter of days-- I have not had major issues here. Unfortunately the maintenance men enter if you do not respond to knocks, even when it is requested that they call to make an appointment, which they do not. This is a problem for me. Always they are respectful, though.Community: 3/5People here do not wear their masks. People here are nosy. But people clean up after their pets, do not make lots of noise in the garages or on their patios, and are respectful in the gyms and lobby area. Mostly young professionals live here and they are kind.Location: 4/5I knew what I was getting into on East Riverside. Yes there is a shanty town near the complex. Yes it is a major road and people honk and sirens sound. But you are downtown, and Zilker is a quick 15 minute drive, and there is a nice park nearby with a walking trail. HEB is only a few minutes away. Several food trucks surround the area, as well as Emos and Come and Take it Live. A 24hr coffee shop is nearby. I love this area.Office Staff: 5/5One of the better office staff that I have had the privilege of working with. They are professional and handle situations well. They are fair. They are considerate. I enjoy all of them. My renters experience was easy, my application process was quick, and my tour was lovely. This is a great team.Overall: 4/5The Edison is a nice place to live. I feel extremely safe here- I trust my community. As of this review, there are two security guards who walk the premises at night-- I have seen them escorting away homeless. Security rounds the hallways occasionally, and when they speak to me they are kind. I have not had issues with my mail or packages here. Though it is a bit pricey compared to other complexes in the area, I feel it is worth it. When I host company, they are always impressed with the complex. I am happy with my decision to live here.

I have lived in Austin for 21 years and finding this studio is a dream. The location. The view. I have a balcony that can see the downtown view and more. We are up on a hill that makes it even more beautiful! The Edison team is incredible, they feel like family. Security is on point. I love my space at Edison Riverside Apartments!

So far, so great!I was worried about all the construction when I moved in, but besides a little dust, it has turned out beautifully!The staff is friendly and helpful. Carissa was nothing but helpful and even answered my (very) long email in detail when I had questions after I moved in.The few minor issues Ive had have been resolved quickly and professionally.I feel safe and happy! I am so pleased I chose this apartment complex!

Great experience getting the tour. Haley squeezed us in at 5:45 to post closing. Very friendly and helpful through the whole admin process! Haley was a big part of the reason we will hopefully be moving here!

They always are available and always have a smile on their faces! This spans from the office staff through to the maintenance staff! Always ready to help! Sara Zuniga is literally the best! She has always been so helpful and respectful for us. We needed several unusual accommodations with tight deadlines, and she was able to help us out multiple times -- communicated well and clear to us, kept her words, offered helpful advices. Sara made our stays at Edison feel very homey and enjoyable!
