I dont leave reviews because my marketing career has me too jaded to trust the people behind them. But I stumbled upon an angry 1 star review calling out staff by name, and I have to say something...ATTN: No one can fix your problem if you dont tell anyone you have a problem.COMMUNICATE.GoodNESS.Ive been here a handful of months now and Im genuinely surprised at how great it is. I dont know the area well, but I came here from downtown Austin so the pricing had me skeptical out the gate - I was paying twice what I pay now at Derby for a bedroom in a house that kept getting broken into.The staff is responsive and genuinely nice. Jazmine is super sweet and will get stuff done. Janae is my girl, shes is super cool and also will get it done. The ladies will push a maintenance issue, and if they dont have an answer to your question, calls will be made to find out, and you will get followed up. All you have to do is ask. Its especially impressive when you take into account that these wonderful ladies are the front-facing, first point-of-contact for the whole complex.Rules and paperwork are clear. Its all very normal, usual apartment stuff. Report anything that needs attention when you move into your unit, stay on top of any maintenance issues, and if you have a question/problem, address it before you let it stew long enough that youre angry and it becomes your responsibility. Its literally basic human stuff. Maintenance is awesome, too. Prompt and will come inside to check everything out with you there.Only thing is the hot water is dodgy, but boilers are being replaced, so its been addressed.ALL YOU HAVE TO DO IS COMMUNICATE.Oh, and dont be a dick to other people just because they dont look like you.

Just moved in! We love it here. The apartment is nice. The complex is quite. The grounds are maintained well by a full time staff. I had a few minor issues that were taken care of immediately. The apartment manager is very wonderful. She does a great job! Highly recommended!!

This is one of the best places I’ve ever lived in! Karin and Kendra and Josh the maintenance guy are amazing! They are always there to help me, they are always friendly and they treat me like family! Several times I’ve had to pay my rent late very late and they’re always there to help me in anytime of a need!! Anytime I needed something fixed it was always fixed in a timely manner they’ve always been very friendly and upfront with me about everything! I highly suggest coming to Derby Park it is well worth the experience and it is an amazing and wonderful place to live!! I am new to Texas and have only lived here for the last six months and they have made me feel like I’ve lived here my entire life they are so welcoming!! It truly feels like a home when I come home after work not only in my apartment but with the family of friends that I’ve acquired while living at Derby Park especially in the front office! Two thumbs up!

I have over 10+ years of rental history and Ive never experienced such an amazing and efficient interaction with an apartment representative as I had with Karen. She made the entire process extremely easy even when I asked to transfer apartments before I signed the lease as I opted for a bit more space. Karen, along with the other staff, are very friendly and quick to resolve any issues that came my way. The maintenance team fixed my issues within 24 hours of submitting it online. Everything inside works properly and I feel safe. They truly have an amazing management team and Karen truly is a gem. Ive never had someone make it so easy to obtain everything I needed to sign the lease and answered any concerns I had.

Sincerely I am very fortunate to have had the opportunity to lease my apartment at Derby Park Apartments !!! They are very lenient when it comes to move ins and they really work with you . Mrs. Chavez is the new assistant manager and she is awesome 👏🏼 next to Yimmy whom is also a great person 👍🏽. I have lived in 2 apartments and never in the whole years have I experienced any insects/roaches in either apartment.Yimmy and Sandra God Bkess You and thank you 🙏🏽 for everything and for your promptness … definitely 👍🏽 recommend you this place !!!

This property has been a great choice for my and my family. We are grateful to move here, it’s in a very good location. We haven’t had any problems since we move here, and Daniela in the office has been an awesome with us, and helped us we anything we needed!

Jose Cruz did an amazing job. This apartment lacked the staff to help residents. I sent a notice and within an hour got a knock on the door. My sink/hot water wouldn’t work and I was told by another maintenance guy it would take weeks to order a part and never heard a response. Derby Park doesn’t deserve this guy he was nice, timely and more than professional. Guy deserves a raise he fixed 3 things in my apt that’d I’d asked for weeks to be done in 30 minutes. He needs a raise if he is still working here before he explores making his own company. 11/10.

This location recently has upgraded to the new management (jimmy) things have ran smoothly and customer service is amazing! My a/c went out and jimmy managed very well with it getting fixed in a very timely manner. He kept me in the loop as far as repairs and what steps were going to be taken. With this management I would recommend these apartments.

I love this place, it is clean, there are places nearby and the office staff very friendly. Karin and Griselda always so friendly and available to help, the maintenance staff care about us residents.When I moved I had some inconvenience with my apartment because I needed to move as soon as possible since I come from Houston, and they supported me to make my transfer easier.The common areas are clean, there are people who do not follow the rules but the administration is responsible for enforcing them for the continuous improvement of the property and for the benefit of those who live there.There are many places nearby such as HEB and Walmart, restaurants within walking distance. I love downtown Round Rock to go for a walk just 2 miles.It is a quiet, cozy, pleasant place, affordable prices, quality and good service.

Since Yimmy the new manager came to the office there was a big change in how the apartments are running. He was able to make these apartments worth staying in. If there is a problem he stays on top of it until it is resolved. I couldnt be happier with the job he is doing and I recommend Derby Park Apartments to the fullest. I needed an apartment to move in asap Karin the lady with the short black hair who sits at the second desk helped me get that done within 5 days! She was very patient! Honestly she went above and beyond for someone she did not know. I truly appreciate her because if it wasnt for her i wouldve wasted time and money at other apartment complexes. I recommend if you are thinking about these apartments to go with karin!

I would like to update my review when I first moved in there were some issues but since they’ve changed management and Jimmy has gotten here I must say things have gotten a lot better I haven’t had a single problem. They been easy to talk to you and communicate with and anytime there’s a problem it’s fixed right away The towing situation has changed they worked with me on that and so I must say I’m very happy with everything and thank you Jimmy and Derby park Employees very much.

I am so grateful that Sandra, the girl from the office, took care of us very well, we arrived at the last minute, she stayed to help us with our visitor permit, very patient, a person with a beautiful angel to serve us, very nice manners, excellent customer service, I wish all the people had the good attitude and is very positive, he attended us with a smile, we arrived from outside and he even offered us a soft drink. YIMMY MONTERO is the manager and was the one who assisted me. I can rate his service in all areas as number 10. He helped me throughout the process to acquire my new apartment. He explained to me in detail about My lease made me and my family feel like we had known them for a long time. There was something he told me at the beginning of the process that made me feel much better and this is what he told me (TODAY YOU LEAVE THIS OFFICE WITH YOUR APARTMENT READY TO LIVE IN) no credit, he will help you with the entire process without you having to There is some concern that he helps Hispanic people, another thing is that he speaks Spanish and makes your entire process easier.DONT THINK ABOUT IT, COME APPLY AND QUALIFY WITHOUT WORRY.You only need ID and proof of income.
