The complex is beautiful and everyone I have encountered in the office and the maintenance team has been great as well.

    The apartments are fantastic and spacious, with a nearby lake adding to their appeal. The leasing process was smooth, and Brianna at the leasing office was incredibly helpful throughout. She was friendly and always quick to resolve any questions or issues I had during the process.

    First of all I give my apartments a hard time but I love my leasing office staff. They are welcoming and nice. Yeison, Bri, and the manager ladies are very pleasant . My move in experience was up to par and I lovvvveeee my apartment . It’s so cute . Whenever I have a problem they are on it . I love my kitchen . It’s new appliances and an open concept and I love my big counter top and my LED lights under my cabinets…. I love cooking and entertaining so it fits me. They do their best to make me feel at home . I love the pool btw .

    I recently moved into this apartment complex and I am extremely impressed with everything so far. The leasing process was quick and easy, and the Brianna and the staff was very friendly and helpful throughout.The apartment itself is beautiful and spacious. It feels like a true home with its modern finishes and ample storage space. The layout is well-designed, and I love the open concept living area. The appliances are all high-quality and in great condition.One of my favorite aspects of this complex is the amenities. There is a state-of-the-art fitness center and the pool area is also stunning, with comfortable loungers and a grilling area. Its a great place to relax and unwind.The location of this apartment complex is also ideal. Its in a safe and quiet neighborhood, but still close to major highways and shopping centers. I have easy access to everything I need, including grocery stores, restaurants, and entertainment options.The management team here is exceptional. They are always available and responsive to any questions or concerns I have. Maintenance requests are handled quickly and efficiently, and the grounds are always well-maintained.Overall, I couldnt be happier with my decision to live in this apartment complex.

    It is a really good and safe area to live. I like it specially the pool and the green side of yard are so beautiful. There are so many joyful events for residents. I highly recommend this place for those who have pet because they are pet friendly.Also, I want to thank Yeison the guy who is working tin the office. he is so friendly and kind. Moreover, he helps all residents all the time and answers all questions patiently.

    I’ve been a tenant here at Vizcaya for almost two months now. The entire community is beautiful from the pond with ducks walking the community to all of the nice amenities. Our place is very spacious, maintence always comes in a timely fashion and the valet trash never fails to pick up!. The application process was very simple and everyone kept me updated. Love love love this place! Highly recommend everyone to apply if you’re looking! You won’t regret it

    Please check your billing statements to ensure you are not being charged $15 for insurance despite carrying your own policy. They won’t notify that they need anything, they just randomly start adding it to your rent every month. I autopay and fixing notice the increase for a while. Live and learn!

    I have been living here for a few years now and just renewed my lease. I would definitely recommend these apartments. The staff is very helpful, respectful and kind. Brianna and Michelle have been so amazing. I also want to shout-out the maintenance team for getting every request done fast and efficiently. What I enjoy about these apartments is how the team holds random fun events. They always have something for everyone. The location is very convenient as well. Definitely consider living here.

    I have been a resident at this property for almost a year and I am very pleased. What I like the best is the cleanliness and the maintenance staff always ready to quickly fix issues. They also have a lot of community events from time to time at the front office and it is always fun to meet and interact with neighbors. Pool is nice and clean as well as the gym. Good neighborhood and luxury living at a great price!!!

    Been living in these apartments for more than 4 years. Love how helpful the staff is especially Brianna she is super communicative and helps in any way she can. We are actually transferring to the 1st floor apartments. And they made sure to make it easy for us. When ever we needed maintenance to fix something it was always done fast. Would recommend these apartments to anyone looking for a great clean place to live.

    I toured the property on Nov ‘22 with KJ. He was awesome throughout the entire process all way until I got my keys in hand. Moved in on Dec of ‘22 and have loved it since. It’s a quiet complex, I feel safe, haven’t heard of any crimes, neighbors are polite. Parking is not that bad but I got a carport just in case. My biggest concern with moving into any apartment are roaches!! Haven’t seen 1! I try to keep my house tidy and I guess my surrounding neighbors do too! Front office staff is very pleasant. They answer the phones, they’re available, always kind and they help you with what you need as long as you communicate. My maintenance guy Jay is a gem! He responds quickly to my requests, keeps me informed on what work is done or needs to be done. He even checks in a couple days later to make sure everything is back working to my satisfaction I enjoy living here, only thing I wish they had was a playground set for my baby. But it’s by far the best apartments I’ve lived in.

    These apartments are very beautiful. Very spacious for big furniture if you’re looking for a 1 bedroom or 2 bedroom. The color of the kitchen is beautiful and unique it matches all so well . If you have kids that are going to school they have a bus that picks up and drops off at the front office. My favorite thing about it all is the pool!! And the palm trees the energy and model of the apartments make me feel very at home and it gives california like vibes and i love it and it’s a no smoking community which is perfect if you are worried about that and pet friendly and usually you see dog poop around any apartment but these everyone is mindful and peaceful about things and it’s very quite area!!

    The MOST smoothest move in I’ve ever had! And being that I came all the way from NC I did all my application and lease signing online. The process was very fast and easy. Stephanie and Crystal are great! They answered any and every question I had promptly. And when I finally made it to Cortland I can’t remember his name but the guy with dreads did a very good job explaining everything to me without straggling the process out and I was very grateful because I had just got done driving 19 hours! So overall great experience me and my 2 little ones love it here!

    A wonderful complex for living. Always clean and cozy. The territory is well-kept, cleaned, well lit. A clean pool in which we constantly spend time with the child in hot weather. The entire staff quickly solves any problem, it doesnt matter if its in the main office or the problem is in your apartment.

    Ms. Michelle (the manager) was the absolute sweetest person, she was super super helpful and she made my visit so easy and answered all the questions I had. I honestly thought I was annoying her but she reassured me that she was here for me and I HIGHLY HIGHLY RECCOMEND her and Vizcaya! I loved her vibe and I loved the pool and everything about these apartments a lot more because of Ms. Michelle. I cant wait to move in!!!!

    I must say this place has sincerely changed my life! After having to break a previous lease due to mold exposure. I was in need of a safe space for my dogs and my family. This place is amazing! My dogs love the dog park and they make a ton of friends! Safe environment, extremely clean, the maintenance team is amazing, & I absolutely love the office staff! I would recommend anyone to live here! Also Janelle is by far the best leasing consultant I’ve ever had, she is super informative and is willing to help by any means!

    This community is amazing! It is near memorial city mall which makes the location amazing! Michelle was so welcoming and kind when I toured. She answered all of my questions and made me feel confident in this being my new home! Beautiful gym and well maintained landscaping! 10/10, I highly recommend!

    Vizcaya is a beautiful community with great Staff! Michelle was ver helpful and knowledgeable about the community. The renovated floor plans are totally worth the cost. The grounds were well kept for it being an older community. The pool is a great size and they have a great gym. I highly recommend this community.

    Management is very responsive and kind, and they consistently solve issues as they arise. When I first moved in I had a small insect issue, but management very quickly sent as many rounds of pest control as I needed to resolve the issue, and I havent seen any pests in months. The complex is, for the most part, quiet and clean. The unit is wonderful and was very clean when we moved into it. A previous review detailing the big rigs parked on the street outside the property is correct, however; It can make it very difficult to exit the property at times as people speed down that road and you cant see them past the big rigs. Otherwise, Im very happy that we went with Vizcaya!

    Came to tour the community and absolutely loved how beautiful everything looked. KJ was very nice and extremely helpful. The staff was all super friendly. Definitely going to be renting here.     Vizcaya is a pretty nice community. The grounds are clean, landscaping is beautiful and the staff is great! They have a great amenities such as the fitness center, large pool and a really big dog park. Not to mention the great location. Super close to I-10 and all the nearby shopping.     I absolutely love this apartment complex. The landscape, the location, the amenities and the people that work in the office. My favorite is the swimming pool. I love how it is right behind the office so you dont see anything crazy going on since the staff is watching it all day. The cabanas the clean water and the friendly neighbors. I have always lived in this area and love that we are surrounded by quiet neighbors. Thank you for everything you do to keep up with our home.

    I have been living here for over a year now and I can honestly say the management at this complex is the best I’ve ever experienced.When we first moved in we had complained multiple times because someone in our building was smoking. Being a non smoking community, this was a huge issue for us because the smell would consume our entire apartment. They sent in the carpet cleaners multiple times at no cost to us, they also sent notices to everyone in the building, they had our vents professionally cleaned twice. (Unfortunately the smoking did not stop but management really did everything in their power to try and stop it)Fast forward to January of 2020. The person on the floor above us set off the sprinklers in their apartment causing our apartment to flood. Right off the bat they relocated us to a unit of our choice, no questions asked and accommodated all of our needs. Everything in our closet was soaked with dirty water and they let use an empty unit and use the washer and dryer to wash our clothes.Although it has not been a smooth ride, I cannot say enough things about the management team here at Viscaya. Janelle in particular has been incredible in helping us with all and any of the issues we have faced here.The maintenance team also deserves huge praises. Every time I put in a service request it is tended to that same day. Every encounter I have had with maintenance, they are always very respectful when entering your space, very kind and friendly.

    I have lived at Vizcaya for a little over a year, and I am very pleased with the quality of service that is provided here. The ladies in the office are helpful, easy going, and keep a quick turn around response on pretty much everything. The maintenance staff is efficient, and always on top of the calls. I’ve never had to wait more then a day for them to follow up. Before renewing my lease last year I lived on the busier side of the complex near the main street, and was able to move to a quieter area near the lake with no hassle. Really appreciative of that. The grounds here are the cleanest I think I’ve ever experienced in a complex. I’ve witnessed them pick up daily, along with pressure washing in the past. They also do their best to remain pet owners to clean up after them when & if it becomes an excessive problem. For the cost of living, amenities, and space it may just be the best in the area. I will say the parking is not the best, if you desire a spot near your unit I would suggest arriving home before 10:00p, and having my bedroom wall conjunct to the neighbors bedroom wall has been my least favorable feature here ..you can literally hear everything, which may simply be a 1bd thing. But, in comparison to everything else this place deserves a five star rating for the quality, service, and what they offer. I highly recommend these apartments.

    I lived here for 3 years before Harvey and I had to move although my apartment was not flooded but it had to be remodeled because it was on the first floor, during these 3 years everything was excellent. Your leasing office staff is excellent they always have a good attitude and do everything the possible to help (Janelle, Christine, Sarah and Michelle) 5 stars for them. Service orders, however small or complex they may be, have a very fast and satisfactory response. Then I was living for a year in another place which was terrible the administration for which I decided to come back to live again in Vizcaya and everything is still excellent. They generally care about keeping the community in excellent condition and have a very responsible and professional maintenance staff100% Recommended this place for living

    We moved in on July 25, 2020 and it has been a really enjoyable place to live. The apartment was very clean, and well prepared for us. The area is pretty quiet, I never hear my neighbors and I know most of them have dogs and kids. The pool is very relaxing, clean, and well maintained and that goes for the rest of the grounds and the fitness room. The process of moving in was very easy, especially with covid. Paying rent is also easy and you can pay directly from your bank account with no charge which is nice because my boyfriend and I split the rent and have two separate accounts. We moved from Wisconsin and I feel we got very luck with our apartment and we plan to live here for a long time!

    I went to visit a friend who lives in the Vizcaya Apartments. After visiting my friend and seeing how beautiful these apartments are. I went into the front office to see about perhaps leasing an apartment there, after my lease is over where I am at. The front office staff was extremely knowledgeable and helpful in all questions that I had about the property.The apartments shown to me where amazing, new with cutting-edge appliances, and extremely gorgeous inside. I felt kind of jealous that my friend live there, and I was still stuck where Im at until my lease is over in 2 months. If you have not seen these apartments, I totally suggest you taking a look or a tour of the property. The amenities were topnotch, and there was plenty of eye-candy in the gym... my kind of gym😉.... So, with that said. I decided to go online and write this review to let others know about this amazing experience I had visiting my friend today. Thank you ladies in the front office... For all your help and knowledge and showing me around the property and your Apartments. I cant wait to move in there when my lease is over and live a luxuriously lavish lifestyle in the Vizcaya Apartments.

    I have only lived here a short while, but have lived in many other apartment properties, and while these apartments are nice, the staff is what really makes the difference! I have never had the experience of a management team like this! They genuinely care about my satisfaction and they are nice people to deal with. The maintenance staff is prompt and courteous also. I am a happy tenant!

    I love these apartments! The minute I walked into the office, I felt welcomed. The ladies in the office are sweethearts and the maintenance men are so friendly. It makes you want to live here, in such an amazing place. The apartment was beautiful, and the perfect image I had in my mind, so I made it my home the second I stepped into it. The Residents are very kind and always greet you. The most I love is how peaceful and loving it is here. Well other than how everyone here is so friendly. I can’t even say anything bad about Vizcaya! Anything you need fixed, and the staff will get it done ASAP! The employees will always be so kind and make you feel like home.

    First of all, I want to mention that I moved to Houston on an emergency basis. I did my lease agreement online and had only seen my apartment on Vizcaya website. Everything was possible thanks to the professionalism of Janelle that went above and beyond to make this move, a smooth transition. Once I arrived I was amazed to see what a beautiful home I had chosen for my family. The spacious rooms, the modern kitchen, not to mention all the amenities that are offered to the tenants. The first week I was there they provided back to school supplies for our children and an invitation to have breakfast at the clubhouse where I was able to meet some of my amazing neighbors. I am very blessed to come across Vizcaya apartments and their great staff which I can now call family because they make me feel right at home. Thank you so much!!!

    Love love love my new place. My kitchen is absolutely beautiful. Most importantly Janelle my leasing agent is so accommodating, she does everything in her power to make sure you are well taken care of . Janelle responds almost immediately when you need or have questions about anything. Hands down I recommend this complex. Big shout out to Janelle for everything 🙌🏽

    Amazing place to call home! The office staff and maintenance crew will ask how your day is going, so kind, efficient and address any concerns or issues immediately, up to 24hrs. The neighbors are friendly, some dog owners, some with children. This is a great place for the fitness motivated as well. I personally love the convenience of the 24 hour gym here, as well as the outside fitness stations. Theres fitness trainers, variety of fitness classes such as, yoga, kickboxing, core strengthening. Theres friendly gathering events hosted by the office staff, a few times throughout the month, that also allows us to get to know each other. Plenty of area for kids to play, which are well mannered themselves! Theres an office area that we use frequently for homework, faxing, copying and the staff is very attentive with my needs for any office use. My son and I constantly go down to feed the ducks. Which you will definitely see early in the mornings waddling around. We recently adopted a dog and will be able to enjoy the new dog park. You would definitely love this place if you decide to call it home or even just visit. I always get compliments when I have guests over for a swim. The added bonus is how equally amazing it looks on the inside as well!! Definitely staying here longer. Why look for anywhere else?

    I love the environment. The office staff are very professional & welcoming. As far as parking, its really not as bad as some of the previous reviews. I always have a spot to park. Even if I have to walk its not too far from my unit. Its nice to see the Ducks every morning as well. So far, I feel safe and comfortable. I made a excellent choice. My apartment looks exactly how it was advertised and its very spacious. Im close by all my favorite department stores and too add a great huge park behind the neighborhood. Its quiet & reserved on this property. The floor plans are pricey, but its actually worth it. Seems like management really does care about the people who live here. I didnt feel like just another potential renter initially. So far, I can dont have any complaints. I hope we have the same office staff for a very long time. Thank you Vizcaya

    Ive lived here for almost a full month and everything has been great. The leasing process was incredibly easy and fast. I always find parking and the community is very peaceful. Also maintenance is very fast and the new renovated apartments are beautiful. Only call out would be that id like to see the courtesy officer walk the property more, just for peace of mind. So far I havent experienced anything sketchy though.

    I personally gave this community a 5 star rating because of my personal situation. I received an advertisement by looking for my own place that I needed immediately. Out of 2 other places I took the chance to come view the complex and I am glad I did. What I need was readily available and the process to apply for it went smoothly. I applied on the 6th and was able to move in a week later. I did not have to pay a deposit (probably because of my financial status, but if I did, they have programs to help you with a security deposit and first months rent). The community is well kept. The front office staff currently is what I consider to be best example of customer service and I am big on customer service. They demonstrate transparency and are relatable. I am not sure what happened in the pass, but the turn around I am experiencing is amazing. El personal de mantenimiento definitivamente es util y merece reconocimiento por el servicio que brinda. Tengo paz en mi residencia.

    I love living here. The apartments are nice and updated. Maintenance requests are fixed promptly and the staff is the best apartment staff I’ve ever dealt with. Especially Janelle she has been extremely helpful! Lived here for almost three years and don’t plan on leaving anytime soon.

    My best friend lives at Vizcaya, I was just visiting as she recovered from surgery. Every morning I would walk by the lake and each time I would run into maintenance picking up the community.     Went to visit a friend and these apartments was nice. He had a 2 bedroom unit and it was pretty spacious. The parking was fine and the community was well clean. Its located in a prime area. Would most definitely recommend these apartments to ppl looking for a place to stay in the Katy area.

    I just moved out of Vizcaya after having lived there for 5 years. If you are looking for a great apartment complex in the Energy Corridor area, this is it! Sarah and Janelle at the leasing office have set the bar extremely high in terms of customer service, responsiveness, and making tenants feel like they are at home and they both have helped make my time at Vizcaya a wonderful experience that I will always look back on fondly.     The Vizcaya staff are great! The front office ladies are always friendly and ready to answer any questions you have.     I lived in Vizcaya for 11 years before moving to San Antonio in 2020. I made a decision to come back to Houston last month and I only considered moving back to Vizcaya. So much of my decision had to do with Janelle who works in the office. She has always been so responsive, kind, and super helpful. She actually assisted me with moving to a Cortland property in San Antonio and I contacted her when I made a decision to move back. She made sure that everything I needed to make my move back to Houston was smooth! The property has always been well-kept and I’ve always felt welcomed here.

    I haven’t even moved in yet and my experience with Cortland Vizcaya has been FABULOUS 😎 Janelle is awesome!!! She’s super nice, Friendly, professional and a fighter. My current apartments was giving me a hard time & Janelle was super patient and didn’t give up on me! When i tell y’all she went above and beyond she did just that! I really appreciate her!About the property: I’m one of them people who goes to the property during the day and night just to see how the property/crowd is lol. When i went at night of course the gate was closed and i had no way to get in but the apartments were quiet from what i could see and i didn’t see a lot of traffic going in and out of the gates.During the day i was able to get into the gate and the property was clean, no trash bins overflowing, no one just hanging out walking around looking specious, the landscaping was nicely detailed, the pool was cleaned and i definitely got a safe vibe about the property.Once i officially move in i will update my review but so far i can honestly say I’m happy to be a new resident of Cortland Vizcaya!!!!

    Lived here for 3 years and loved it. I havent seen another place with the layout of this complex yet. The facilities team is fantastic and have set the bar high for any other complex. Its always clean and well maintained. The management office was extremely professional, responsive, and pleasant anytime I interacted with them.My only CON was the water bill/issues. The city was always working on it and I thought it was making me sick. Other than that, Id move back in a heartbeat.Im upset I left, but if Im unstatisfied with my next place Ill be back!

    The Vizcaya is by far the NICEST place Ive ever lived. I lived in mid-rises in river oaks that werent this nice. TONS of upgrades and the staff is super friendly! Especially Christine. She helped us out tremendously from start to finish. Work orders are done on time and you are notified throughout the entire process! My wife and i love it! Parking can get a bit crowded but they have a process in place to keep it as controlled as possible. I definitely recommend these apartments!

    I lived here for almost 3 years and I love it. We moved after the great flood but we had the greatest time here. When our other lease was up on the house we were renting we ran back to live here. Love the property and the front office Ladies amazing!!! I have 2 small children and its a great place to raise kids. Maintenance needs on top of it. I highly recommend living here.

    We love Vizcaya! My boyfriend Sam and I moved in just over a year ago and really enjoy the clean, modern space. Any time we’ve needed help there has always been someone ready to immediately assist us whether it’s the friendly office staff or maintenance team. We’re also big fans of the agility course in the community dog park– while not as large as a “typical” dog park, it’s the perfect space to train your pooch and let them blow off some energy.As long as the team here stays as wonderful as usual, I see us here for a while!     I felt reasonably priced and location (1 mile N of 10 / Barker Cypress) makes it easy to access to restaurants and shopping. Staff is awesome and accommodating. Clean roomy apartments (my one BR has approx 800sq ft), nice up-kept grounds - I overlook a small lake, quiet (aside from some children playing from time to time- but thats nice). Maintenance is very prompt when something arises - gotta like the trash valet pickup! Staff continues to be creative in coming up with ideas and ways to introduce the community through wine / cheese night, taco night, fitness night as well as other ideas. Good working class clientele which is family friendly too!

    Apartment, staff and overall community is really nice. Very safe community with really nice office staff. All the ladies in the leasing office go above and beyond to resolve any problems. Maintenance staff is very quick in resolving issues (only wish they use shoe covers before entering apartments). All first floor apartments were remodeled after Hurricane Harvey and seem to look much better than other apartments.Only negative is parking. It is becoming a very big issue. It is very inconvenient to find parking near leasing office or sometimes on the curbside and walk long distance to the apartment (Specially if you have a toddler or a baby and it is raining outside)

    Ive lived here for 5 months now, and its definitely the best apartment I have had. Maintenance requests are taken care of in a timely manner, even though there really isnt anything wrong with the apartment ever. The valet trash is very convenient too. The only downfall is that there isnt enough parking. Youd be lucky to find one close to your building after a certain time in the evening, or youll just end up parking at the leasing office or in the street. I finally decided to just get the covered parking so I know I have a spot to park inside the gate. But other than that, I really like this complex and the leasing agents always have great attitudes.

    I cannot rave enough about how amazing this management is! They are always working on ways to improve our community. I noticed alot of negative reviews talked about parking. Well, the staff heard the complaints, and responded by hiring workers to extend our parking spaces. If you visit us currently, they have already expanded several of the parking lots around the community and are still working on more. To address the towing issue, the only people who are towed are people without stickers or guest passes. I always have a guest pass handy with me incase someone comes over. Problem solved.Since I have lived here, the community has done monthly, if not weekly get togethers where the management provides drinks and food. We celebrate all kinds of holidays and events! They also hired a boot camp instructor to come every Monday FOR FREE to the residents. Also, recently they installed workout equipment outside (Its awesome you HAVE to come see it)!There are so many more wonderful things i could say. We get text alerts when packages arrive, coffee everyday, wonderful maintenance team, the list seriously goes on. Come check it out!

    This is a great community and so is the staff! Huge outdoor green area with outdoor fitness equipment, dog park, great gym and even better location to shopping and restaurants. I highly recommend.

    This property is always clean, great office staff, never noisy at night , and always meet my needs ASAP. I would definitely recommend to anyone apartment hunting.

    I love the atmosphere as well as the people here. Not many problems at all just trash times are a little off but other than that its pretty great! would highly recommend. They even have reasonable parking which is hard to find.

    My family and I relocated from Chicago in 2016&toured several beautiful apartments but GOD lead us to Vizcaya!Im so grateful we were obedient because Vizcaya has truly been one of the many blessings in Katy.The staff are professional and extremely encouraging and always eager to meet our needs.Vizcaya is BLESSED to have Michelle as property manageralong with Sarah,Janelle&Christine as part of her team(A true FAMILY)The upkeep of the outside area is AMAZING very clean and quiet.I also have to rave about the Beautiful and CLEAN pool that I am blessed to be able to use as much as I want.I can actually go on and on about our AWESOME stay at Vizcaya.Please if you have an opportunity to live here dont miss out on a wonderful experience.

    We arent even living here yet and the staff is more than accommodating, allowing us to use their confrence room for interviews and going to all lengths to help us feel at home, staff is super friendly and helps us to understand what all we are signing up for with the community. Cant wait to move in!
