Let me start by saying this is one of the best communities to live in. The Assistant Manager Shandira is super sweet and notonly that, but shes highly informative and professional as well. The management is very good. They are very quick in responding to your requests. Pricing is reasonable for the amount of square footage youre getting as well as a garage, 3 bedrooms, and a huge laundry room. A huge plus is that there’s also a free car wash inside the community! If you are looking to move around the area, I would highly recommend these apartments. 10/10

I love Cortland Sugar Land! The apartments are modern, spacious, and reasonably-priced. Luxury amenities, including garages, the gym and pool, and a great location just far enough away from the city but close to entertainment/shopping/dining, make it a great property. Personable staff (shoutout to Taigi!) that always go above and beyond to ensure resident satisfaction, which I think sets this complex apart. Overall, I definitely recommend it to anyone looking for an apartment in the area.

Let me start by saying this is one of the best communities to live in. The management is very good. They are very quick in responding to your requests and fixing the issues. The apartment is very comforting and feels like home. The price is reasonable for these apartments as well since we are getting a lot (a garage, 3 bedrooms, big laundry). The community is clean. There is a free car washer inside the community as well. If you are looking to move around the area, I would highly recommend these apartments.

As someone who travels a lot for work, its a huge relief to know that my wife and son will be safe and secure in a community-oriented place. The fact that its zoned to a fantastic elementary school for our son is also a major plus. The layout of our apartment is fantastic, with a townhouse-style vibe that we love, and the garage is a huge bonus for our family. Were so happy to call this place home.

We were relieved to find such an amazing apartment complex @CSL but not only because it was so pretty and well maintained upon our arrival, but because the assistant community manager Stephanie was unquestionably accommodating, knowledgeable, upbeat, and welcoming. We stumbled in a day before our appointment and were immediately taken care of. She was very patient with us as we wanted to see a few different layout options and guided us on our best option for our growing family. This community is well maintained and secured which was a big plus for us. She followed up with us after our visit to keep us updated and her thoroughness and attention to our needs sets this place apart from A LOT of places we’ve considered.

After taking a new job and temporarily relocating to the Houston area for a few months I began researching one bedroom apartments as hotel rooms weren’t a long term option for me. I was pleasantly surprised when I discovered Cortland Sugar Land Apartments. The close proximity to my job, access to many businesses, and the safety that the gated community provides were some of the main factors. The property is very well landscaped and maintained. The leasing agent Stephanie was very helpful and knowledgeable in answering all of my questions upon taking a tour of the property. She is always either immediately accessible or very prompt when returning my calls and even helped with making the process of activating utilities and Wi-Fi seamless. I have only lived at Cortland Sugar Land Apartments for a short while but I am happy with my choice as it is a quiet community providing the comfort of safety and many more attributes.

We have really enjoyed the community and everyone has been friendly and we feel safe in the neighborhood. The shopping centers near by has made everything very convenient. I have lived here for almost 2 years and this is one of the nicer complexs I have lived in for this price range. Recently I had an issue with my gate opener at 2am and John the service manager woke up overnight to help me get into the complex. The next day Alishan and Sandy in the front office were able to come up with a permanent solution in a matter of hours when I originally believed it would go on for at least a couple of days. All that being said the staff is really nice, if you need help they are there for you and if you do not need anything they do not bother you like other complexes do. If it is in the budget I recommend coming to take a tour here.

Office staff are extremely helpful with any and all issues, and the maintenance guys are EXTREMELY prompt.One example of the attention to service here… I once had an issue with the drying machine. I easily put in the work order online at around 10pm. While I was at work the next morning, I called the office as they were opening up to make sure that the work order went through properly. I was then informed that it did go through and that it was actually already fixed at 8:20am. Absolutely amazing.We also recently upsized to a bigger apartment within the same community and the whole process could not have been easier. Zero delays, zero issues, same great service.

I loved living here. Mandy in the office always went above and beyond to be friendly and helpful and made you feel very valued as a resident. The apartments were very quiet for the most part because of the way they are designed. I almost never heard a neighbor in a bordering unit for the 2+ years I lived there. Maintenance was super fast and would come almost immediately when you put in a request. The amenities and grounds were well maintained and the residents were super friendly. I never had a problem with packages missing from my patio or any other issues. I only moved because I needed something more affordable for my budget.

We are now into our second year at the Venue and we absolutely love it here! Initially, we signed our 60 day notice after our first year in hopes of saving some extra money. We actually got approved at 2 other less expensive locations; however, you could say we got cold feet both times. I called the leasing office and explained that upon our apartment search, we now realize why we were paying the extra few hundred dollars and wanted to see if they had any options for us if we stayed. Luckily, Mandy and Jason were very accommodating and took such good care of us! They got us into the floor plan we wanted and on the date that worked best for us (shout to to the awesome maintenance staff!)I have read some negative reviews on here, mainly due to poor customer service. I have to agree, there was a bad spell at some point last year where we didnt feel welcome in the office. I am happy to say that those unfriendly staff members are no longer there. The community is always kept up with and there is plenty of parking for visitors. The environment is quite and every neighbor we have encountered has been friendly and pleasant. We frequent the pool area as we have two energetic boys who love the water and every time we visit, it is always clean and well maintained. The staff is very attentive. It has never been a bother to communicate with any of the staff. Everyone on staff from the leasing agents to maintenance workers are always helpful and a pleasure to speak to. If I do have any issues (which are always very minor) light bulb changes, filter changes, etc., I simply call into the office or submit a work order and it’s fixed promptly. They often host community gatherings for holidays and celebrations and it’s always been a joy to attend. We just renewed our lease gladly.

I recently came in to tour this property since my job is relocating me to the Galleria area, and I was super impressed.For starters, the staff was attentive. I cant tell you how many times Ive gone to tour properties, the office staff was busy, and no one acknowledged I was there. This wasnt the case here. The office actually was busy; however, I was acknowledged and greeted promptly.The agent explained that she would be with me in just a moment and offered refreshments. I sat for roughly 3 minutes and she was ready for me. She didnt go into a rehearsed sales pitch like most leasing agents. She simply asked why I was looking, what I was looking for specifically, and told me how the Venue could fit what I was asking for.As for the tour itself, the property was very well maintained. I was also impressed with how clean the unit being shown was. This is a very nice property overall, and I would recommend it to anyone looking.

The Manager and staff are the greatest people Ive ever seen in a professional business. When ever I go into the office they are always smiling, never rushes me away, just always glade to see You and what You got to say, they listens to your complaints and handle it in their best interest.I cant talk about the office without talking about Maintainers Department, They work so hard keeping the areas clean and attractive, everyone works hard too keep us happy, so I wish we the tenors would make their job easier.My husband and I really like it here, so we signed another lease. We like our neighbors, look out for each others, and we are so quite does not bother each other, We are very Professional.I have never seen apartment like these, I think I have the best view here. The manager, along with her efficient staff, do a great job in overseeing the complexities of running a complex as nice as these. The maintenance crew, which are awesome, respond within a reasonable amount of time if not sooner. The landscaping is gorgeous and the grounds are kept clean. The pool is beautiful and creates a relaxing atmosphere among friends. Its difficult to find a complex with all of these qualities but once we found the Venue we couldnt be more happier.

Customer service was very good, specifically Azela. However, due to COVID-19 I did my walkthrough via zoom vs a physical tour of the unit but will never do again. The community appears as seen on the photo, however, my driveway and entrances required power washing. The pool side is resort style but lizards are always there. Being in the back of the community had its’ challenges but management was quick to respond to my many requests. The challenges included lizards at front door so I had to use garage entrance and rodents. Because of the many service requests within 30 days, it was nice to know that management honored Cortland’s 45 day guarantee so that I could move out before one year lease; I was very appreciative.

Of the apartments I looked at on my short visit to Houston this is a top contender. The salt water pool. Thats neat. The floor plans are nice. I really loved that each has their own garages. Staff was friendly and it didnt feel fake like that one guy put in the reviews.

From the town house style living with a attached garage for every apartment you cant beat the price. Just imagine having your own wo(man) cave at your apt. I have looked into many of the apts in the area and only one other had attached garages and not for all the apts. When someone says less expensive that is because they are not getting a garage or they are getting a garage that you have to walk down flights of stairs, across the parking lot to get too.Going on three years that I have been here and looking to renew for a fourth. The staff is the best ever. Jason and Mandy have brought the management and client relation skills necessary to operate a complex such as this. And then there is the ever dedicated Augustin and Mario who are there for my every issue.They are efficient and their apt. manners are exceptional.The location cant be beat. Grocery stores, gas stations and restaurants all within a couple blocks. The famous River Point Church with Pastor Patrick and the 15 plus miles hiking/biking trails along the Brazos river in the Venues back yard.Ive made it home!

I looked at a lot of apartment developments in my chosen part of the Greater Houston Area before I saw Venue at Richmond apartment homes. O.M.G. - If I had seen Venue at Richmond first, I would have saved SO MUCH TIME! It is kind of tucked away in a very accessible way - (if that makes sense) . What I mean is, it is right at I-59 (I-69) at 99, near grocery stores, churches, shopping, restaurants BUT there is no outside traffic running through the Venue! We are tucked away in our own space but can get to anything IN A MINUTE! OH, and my house - I mean, my apartment home - has its own garage (!!) and lots of storage space in the garage area. The kitchen has granite countertops WITH a breakfast counter and stainless steel appliances, my own laundry room with washer and dryer located right off the kitchen, 2 (TWO) closets in my bedroom, my own private balcony, spacious living area, bathroom with a garden tub. I love it. I never hear my neighbors through the walls - I wondered, briefly, if I even had neighbors, or if my neighbors were monks who had taken a vow of silence. But I have normal neighbors, and they dont hear me either - and I am not quiet! The recreation area is nice; I havent used it yet, but theres a workout room, a salt-water pool, a Starbucks coffeemaker(!) in the common area where the offices are. So, come see for yourself. I think youll like it. :-D
