    This property is by far one of my best experiences. I have been here 5 years and this property well maintained. The office staff is wonderful. Most of all the maintenance team is by far one of the best I have ever seen. They get my work orders done sometimes same day but they always answer within 24 hours. It has been a joy being apartment of this community.

    I can into the office and was greeted by Jeff Echols the property manager. I was just stopping by to get some information for my daughter. Jeff told me about the area ,along with getting me pricing details. He showed me around the club house and the beautiful pool. He was truly a delight to speak with . We will be back to lease when it gets closer to January 2025. Ask for Jeff when you visit .

    My partner and I are currently shopping around for a new apartment and we heard great things about Cortland! We had a tour with Layne and I throughly enjoyed our tour of the community with her. She was so kind and answered all of questions. The grounds are well-maintained and the pool is stunning!

    Came here to shoutout the maintenance crew. They have been so quick to respond to requests! This past week, my heater needed some TLC and my garage door had an issue. Both times, within a few hours they had the problem fixed. My garage messed up on a Sunday, I figured they wouldn’t be able to come around until Monday but within two hours they were here fixing it. Thank yall so much for your help and kindness!

    I love it here. It’s great. The staff is so nice. They have such great communication skills. They really know how to do their job. Email notifications are always punctual and informative. The property stays clean. The maintenance staff is top tier. I see a lot of people with pets but I’ve never seen any dog feces on the grass. The pools are always clean and open for use. It’s overall a clean and safe community. :)

    Ive visited many apartments around the Richardson area and I have to say, this is by far the best one yet! The apartments themselves are beautiful and very well maintained. The staff works relentlessly to help all of the tenants out.Georgia and Layne are very friendly and knowledgeable. They will always go the extra mile to make sure their people are taken care of!I highly recommend anyone looking to move to this area to check them out, you wont regret it.

    4 years ago when I moved to Dallas I took a tour of Cortland Prairie Creek. It was a Sat and they had one leasing agent named Jeff Echols. He was amazing taking me on a tour and showing me all the features and amenities. Unfortunately at the time my job was in Irving and it was a drive I didnt want to make daily. I never forgot Jeff and 2 years ago I was offered a job that was close to Prairie creek so my wife and I stopped by and while talking to the leasing agent I asked about Jeff. Turned out he was now the assistant manager of the community. We end up starting the paperwork to move in and I get a call from Jeff to welcome me to the community and we talked like we have been life long friends. Its been 2 years now and we love living here. Jeff and his staff are amazing, always willing to help going above and beyond. I feel blessed to live in this community and have gained a good friend.

    I recently moved into The Cortland, and overall my experience has been pleasant. Everyone in the office has been very kind and informative, even checking in after the move. We had a few maintenance requests the first weekend, and the maintenance crew took care of all of them on that Monday. There was a little mix up with our floor plan, so we did not get the large front closet that we thought we were getting. There is plenty of cabinet space in the kitchen and garage though! Other than that, it’s been a pretty easy transition! The parking lot is also very spacious, which is a big plus when compared to a lot of apartments I’ve seen.

    The Cortland Prairie Creek community is pleasant with its staff attentive and professional. Messages, emails and service requests are always actioned promptly. Was concerned about service levels in a community of this size but its Teams have consistently met and exceeded my expectations. Layne is a gem.

    This is a beautiful community. The pools are gorgeous to hang out around and the gym has all of the essential equipment to get that workout in. The staff and the maintenance team are efficient and a delight to know. It is a safe place to walk around. The trash is picked up in a timely manner and the trash containers are kept emptied. The landscaping is beautiful and well groomed. We love living in this community for years to come!

    Edit:Management reached out and they are going to replace the AC unit and they brought portable ACs in the meantime. Great response to be honest. Thank you.We just moved in last night. The AC doesnt work and they are trying to convince us that it is normal. Not sure how this will end up but that is a horrible start.

    I’ve lived at Cortland Prairie Creek apartments since August 2022. My experience has been wonderful! Layne, in the office, is kind and helpful. Maintenance requests are addressed promptly. An added bonus is that many apartments there have attached garages. It’s a great place to live!

    10/9/23: This review is not written for promotion of the community.I am writing this review after staying in the community for one and a half month now.I am a first year graduate student at UTD and I find this place is like 4.5/5 but then I did not want to give 4 because that would be downgrading the community. We know every coin has two side and this community has its cons too but then the pros outweigh them. Let me first list them out.Pros:1. Quiet community: I live a bit towards the roadside, but then I have never heard the constant noises of the cars that go on the road.2. Very clean: The community trash pickup is on time and is done everyday except Sundays (cuz who wants to work on a sunday, smh).3. 5/5 apartment service. You have something wrong in your apartment? submit a request and they are at your door the next day. (I raised like maybe 7 of them until now, never had an issue that couldnt wait until the next day and all my issues were sorted the following day)4. Leasing office: The leasing office is bigger than my apartment (or almost the same size Id say) and has pretty and efficient staff. There are also recreations in the leasing office.5. Leasing agents and other staff: These are the pretty staff I am talking about. They are very polite and friendly (at least all my encounters with them have been friendly and they are all polite). They help you with almost all of the stuff you need help with regarding your apartment. My leasing agent was Georgia and Id say my move-in experience couldnt be more smoother (5/5).6. The Pool and the Gym: There are 2 pool to my knowledge and one gym (idk if there is another) The pools are beautiful and always clean (mostly). The gym is quite good and has all the equipment you need to workout. (Its FREE)7. Spacious rooms: The rooms are quite big compared to many other communities on the west side. (you get what you pay for)8. Many families in the community: There are a lot of working professional and families living in the community and many of them have pets (which is actually cute, cuz some of them let me pet their pets)9. Lot of students from UTD:10. we have a bus stop at the community if you are a UTD student. (883 east will stop right infront of the leasing office)I think I have listed too many thing and might have forgotten many and I am getting bored listing out the pros. this is a nice, clean, and safe community to live inso, coming to the cons, there arent many but this is a bit far from my campus. It takes about 25mins by bus, but then the bus is free lol. The area has no shops in walkable distance to the community but then this is the case with most of the communities on the east side. It is almost dead calm most of the time and if you are someone who cannot tolerate peace that would be a con for you (it is sometimes scary calm) especially during the midnight, you wont see anyone around but the good thing is the community lights are always on. The rent maybe high for some units (this could be a problem if you are a MS student, choose the units with less rent)Overall, the community is 4.5/5, one of the best communities around in this place. Most of the reviews are genuine I guess, unlike other communities that fake them.Oh I forgot to add, There are no roaches or any other bugs or even ants(atleast I did not see them) depends on how you keep the house though.

    I have been living here for more than 6 years, 3 years before Cortland took over. I like how the garage is included in the rent. After the renovations, I had to move to another unit and rent increased, I like how all the amenities are brand new. I like how fast the maintenance people come the next day when I report something to be fixed. A clean, quiet community. I give a 4 star is recently, I referred my friend and she moved in and I was promised a resident referral credit after 45 days since she moved in but after 3 months I noticed I didnt get the credit yet so I emailed the office and a rep replied saying my friend never told them I referred her. The rep sounded defensive and asked for proof. Thankfully, I had a screenshot proof of the email my friend received. Now I finally got the credit scheduled for my next months rent. I have been a long time resident who paid my rent on time and this interaction still left a bitter taste in my mouth. They need a better system on tracking resident referrals and not needing me to track them down for it.Update: I renewed my lease recently and the lease agreement was better than I expected so I am very satisfied and going to keep living here.

    Had a tour with Layne, she was amazing and Courtney was so helpful in dealing with all of the application process, the community is lovely, the apartment is exactly what I was wanting with wood floors, an attached garage, a huge fenced in yard and a fireplace, looking forward to moving in come September.Special shout out to Laney White, she has been amazing!Thank you Layne and Courtney!

    Pros:Facilities are very good, Comes with in-built washer, dryer and there is a gym & swmming pool open for all members of community. The community team will resolve if there is any complaint within 4 hours maximum. leasing office team are very friendly, attentive.Cons:Security at the backside of community needs to be improved as the grill is very thin

    When presented with some unfortunate policy changes regarding lease renewals at a pivotal time in the year, Jeff in the leasing office took our concerns seriously - even though this new policy came from corporate, not our own local office - and helped us to rectify the issue in less than 2 days. People seem to rate apartment complexes poorly, but weve never had any real issue that wasnt taken seriously and resolved in a reasonable amount of time - plus its nice when the office staff are understanding and very down-to-earth despite how large Cortland is as a corporation. Decent apartments, great location, great staff, amazing maintenance department, lots of amenities - its a good place to call home.

    Loved living here. Most apartments have a yard. Unfortunately, I received a renewal offer with a more than $300 monthly increase. The market is hot so there is not much room for negotiating. The staff is really nice. Pest control could be a little better. Would have stayed a few years if not for the huge rent increase.

    Prairie Creek is it excellent community with many good people, nice management, and a excellent maintenance staff. My experience was with a 2 bedroom 15 month rental. When it came time to leave the staff was very helpful. We ended up receive 100% of our deposit back. I would highly recommend this complex.

    Going on 3 years. Current management staff is great, always willing to help. The maintenance people are great and knowledgeable and prompt to answer service requests. The grounds are well kept and the porter service does great job taking care of miscellaneous trash. Have been pleased living here since downsizing. We like the attached garage and fenced yard. Enjoy neighbors. This is also a great place to own a dog.

    I have hopped around 5 complexes over the last 8 years and never enjoyed my stay. Here, I couldn’t be happier. The whole process of touring, picking up keys etc was extremely smooth. I’ve lived here now for about 5 months and have no complaints. The grounds are always very well maintained, quiet neighborhood, the units are awesome. Safe area. AC/Heat work well, tons of storage, brand new Samsung Smart appliances (you can pre-heat/turn off your oven with your Alexa), I’ve never heard my neighbors . Highly recommend anyone looking for a new place to check out Cortland Prairie Creek.

    Im so impressed with the entire staff at Prairie Creek Villas! I called in near 5p (they close at 6p) after spending an entire day with an apartment locator seeing 7 other properties throughout the North Dallas area (to no avail). I came in town from NJ specifically to find my new home and was limited with the amount of time in Dallas. I saw Prairie Creek Villas on a drive-by while returning to my daughters residence, after my tiresome day with the apartment locator. Took note of the name of the property and immediately called and requested a tour of the property and a specific floor-plan. I initially spoke with Tracye and she directed me to Audra, who couldnt have been more professional, welcoming and informative. I arrived and was greeted by both of them. Long story short, I cant wait to become a resident and within 48 hours my application was processed and I signed my lease agreement. After which, I dropped by again for a look-see and was accommodated immediately! Great Karma in the office and such positive vibes! This is an incredible team of professionals and Im so excited they are responsible for my new residence.

    This complex is stunning, the neighbors are friendly and the staff go out of their way to make sure we are always in-the-know. They also work hard to provide information and ideas to stay positive and engaged; during COVID this has been a lifesaver!Additionally, I also cant say enough about the facilities team! They are professional, polite, and quick to respond.I cant say enough good things about this place - and have signed another lease that is making this the longest I have stayed at a rental property.     Annalee Carr helped me decide on my perfect place, she also helped me set up everything to get moved in. I’m so thankful that she took the time to answer my questions and make sure I understood the move in process. Once I started the move in process Annalee and Rose Khoshnaw helped me get everything settled and made sure my concerns were addressed immediately. I love my new place and I hope to stay at Cortland Prairie Creek as a long term resident, it feels like home.

    So far we have only lived here about a month but l have nothing bad to say. We love our floor plan, and it is always so quiet, we never hear our neighbor or cars. Maintenance is nice and seem very quick to fix any problems. Prices are relatively cheap for the area, as city line is not more than 3 minutes away and they are charging close to $1,300 for a one bedroom. You seriously can’t beat having the attached garage, it might be my favorite part! The office staff seem helpful as well, John was our leasing agent and he was great! The only complaint would be that they are not updated so it’s mostly older looking but with some personal touches it can look like Home. We are very happy with our choice to rent here!

    Ive been living here for 2 years now and its been amazing!! The maintenance guy, Even Collins, has always been so nice and professional. I was locked out of my apartment one night and he showed up in under two minutes after calling and got my door open for me. He even went as far as to help me bring my groceries inside.     I have lived here for two years now and have had a great experience. In those two years I have lived in two different units, and they made the transfer process so easy. Since being picked up by new management the prices are a little higher, but they are doing some awesome renovations to the community, so I cant complain at all. What sold me on living here is the backyards that some of the units have. That is such a rarity to come by in an apartment community! I am looking forward to moving to a new unit once again this coming summer, and I know they will make the process a breeze. I never feel like I am being ripped off or scammed in any way by this location, and thats worth more than anything! Audra in the front office is always quick to respond and makes sure all issues are solved in a timely manner. Trayce, the community manager, is also very quick to make sure things are taken care of. Clearly, I have nothing but good things to say about this place! I would highly recommend this location to anyone looking for a place to call home!

    I have lived here for 3 years and maintenance has been outstanding. My maintenance man is Roger and he’s the BEST! Always reliable and knowledgeable. All repairs done within 24 hours and always cleans up after the repairs. I like the fact that they have no turn over and you know who will be entering you apartment to take care of your repairs.

    My husband, myself and a roommate rent a 3 bedroom apartment and there is more than enough room. We have been renting here for the past almost 3 years and have had a really good experience. A couple hiccups here and there but who wont have that while renting? The complex overall has the best intentions in mind for its residents. Recently Cortland took ownership and theyve made some drastic improvements; as little simple as picking up a package from the front desk to as big as making communication more modern and updated. I will say though that the maintenance team has always been beyond amazing. They are always extremely courteous, helpful and provide quality service. Really some great people helping to maintain the apartments!

    Its 2nd time we rent in this complex, but this time its different management.There are a lot of new good changes that happened and are still happening. The pool was remodeled and its really cool. The garages and patios were repainted.The management is very responsive. The service requests are done and being followed.The complex is located close to everything (groceries, restaurants, bars) like 5-10 mins drive, but still its a quiet neighborhood.The Elementary school is 4-5 mins away.And yes, having an attached garage is super +++.

    I just moved in a month ago during a pandemic. They were extremely professional and helpful. The grounds look good, the valet trash does a great job of picking up quickly. The amenities look good, I am excited to see everything once it’s safer to actually visit those places. I truly appreciate this company doing the right thing and tying to protect us from COVID. I walk at night and all the light are working properly, there is a great walking path right here! We are close to great restaurants, shopping, and my favorite CrossFit gym. My neighbors have been super friendly. There’s a cool little dog park and a playground. The office and maintenance team are beyond friendly. Can’t wait to experience more!

    Our experience with Prairie Creek Villas, and especially Emily S., has been nothing short of spectacular. The property is well kept and the floor plans are great. The private yards and attached garages are a huge bonus! The community is in a great location and close to many restaurants and shopping. Would highly recommend this complex to anybody looking for a wonderful place to call home.

    Prairie Creek is such a great place to live. The Cortland staff have been great since they took over (especially Audra), and the maintenance staff here absolutely cannot be beat. Definitely consider living here if you can reasonably afford it. Very dog friendly community as well!

    We have been living here two years. We are quite, we get along with everyone, we dont cause any problems, but we just got lease renewal paperwork and they want to raise the rent $200 a month. Im hoping they will negotiate because if I look on the website at my apartment layout, its only $60 more than Im paying now.If they work with us on the renewal cost, Ill update my review positively. If they say tough luck, Ill be updating my review to drop a few stars.Update: we finally worked out a renewal with management and are staying. Which is good because its a nice area close to work and not socially distant.

    Our move in has been absolutely incredible. We came to the community with very short notice following a short term lease in another community following a flood in our home. Audra has gone above and beyond staying on top of any needs and following up with our progress as well as Jeff The communication lines have been seamless and diligent.     Have been a resident since 2014 and renewed my lease for another year. The grounds are well maintained, and the front office and repair crew are response and friendly. Love the layout of my place, the attached garage, and the ease of access to PGBT & 75. Many places to eat and shop nearby. Rents are a bit high, but you get what you pay for! New management company is promising even more improvements. However, if you are a smoker - the entire facility inside & out is non-smoking - even in your own place.

    Okay where do I begin. First and foremost the leasing management staff is beyond AMAZING! I have the pleasure of being apart of the best community living apartment home. I moved her a few months ago and I really have nothing bad to say. If you move here you wont be disappointed at all. Close to highways.     We have lived here for almost six years and it was the best decision we made. The office staff have seen to all our needs in particular Linda. She has always been there for us. The maintenance specialist have always taken care of our request as soon as they can. They are also very friendly. Freddie and Roger in particular. I had an accident this year and the ambulance had to be called. Roger stayed with me and kept talking to me until they arrived. Yes.....This is a great place to live.

    I thought that I had an issue with the ac when I moved in. I requested service and the same day the problem was taken care of. Later I found out that it was mostly human error and that I wasn’t setting my ac right and was actually making my bill cost more. Additionally, I had problems with the plumbing in the shower. Not only did they fix the problem the same day I requested service, but they also cleaned the bathtub. I can easily say, ignore the bad reviews. No apartment complex is perfect, but I’ve had nothing, but good service in my four short months of living here. I would definitely recommend anyone living in this complex.Also, in regards to people saying the rent is high, I agree it is a little pricey, but if you do some research you’ll discover that all of Richardson is costly right now. If you want cheaper rent move to north Dallas.

    I cannot speak highly enough of my experience at Prairie Creek Villas so far. I moved to Dallas in August for university and had to find a new apartment to lease at the last minute with only a week of time to do it. The front office of Prairie Creek Villas was extremely helpful in getting my lease done in a timely manner, accomplishing more in a couple of days than the apartment complex Id intended to live at had accomplished in more than a month. The apartments are high quality, the complex has plenty of nice amenities like multiple swimming pools, an exercise room, and a couple of small, private parks (even a dog park), and the grounds are always kept looking nice with trees and shrub trimmed quite regularly. Possibly the nicest thing I can say about Prairie Creek Villas is that even now, 6 months after I moved into my apartment, the people in the front office still remember me by name. That may seem like a small thing, but it is a very pleasant to experience these days. I highly recommend Prairie Creek Villas.

    Been here 15+ years. Fell in love with it the minute I walked into my apt.I am fortunate enough to have a huge fenced-in yard with mine. Have been through many, many staff & owners , good, bad & otherwise. Have NEVER had anything but GOOD & FRIENDLY & TIMELY service from maintenance & office staff. But I have to say, since Cortland has taken over, there is a tangible change in the air. Its like everyone on staff has taken a deep breath, something akin to a sigh of relief...There are smiles aplenty and maintenance always speaks & waves when they pass on the street.The location is great with access to George Bush & Central Expressway within a mile or less. It is a relaxed and friendly community (& very pet friendly). It has a charm about it that is missing with the new style apartments that are popping up everywhere.

We had a few issues moving into our second apartment (went from a 2br to a 3br) but they were willing to fix almost everything. Never had pest issues (2nd floor units only) and it’s very safe.
