I lived here for 3 years. Im in a 2BR apartment.Good:- big spacious apartments- huge kitchen- bathrooms have 2 sinks and plenty of counter space- balcony available- big parking garage for residents- lots of visitor parking downstairs (not in garage)- service requests are taken care of very fast and efficiently.Bad:- I can hear my upstairs neighbors footsteps. Im on the 3rd floor. They have a baby. I hear running sometimes and its very loud and disruptive. Ive had at least 3 different neighbors and 2 of them (both with babies) I could hear everything. I think it would be fine if they didnt have little kids running around. In addition to running, I could hear the babies cry too- sound insulation between the entrance door and hallway is bad. I can every conversation there. I put a door stopper there to help.- occasional fire alarms due to equipment- callbox doesnt always work

We love this community because it’s so close to everything. The office team is usually nice and I see they are planning resident events which we really appreciate since we just moved here from out of state. Overall I feel we made a good decision moving here!

The Good:This place is amazing!The staff here is very helpful and friendly. Enrique is a wonderful member of the staff, always friendly and ready to help in any way he can.Workout area is well equipped with the everyday needs, and the personal trainer here is great!The pool area is clean and setup well, and the grills in the area are useful.The activities that the management team has at the complex are always fun and entertaining.The game room has some great amenities in it.The Bad:If you are on the top floor, you won’t have this issue. For anyone below the top floor, the space between the ceiling and the floor of the level above is very thin. You’ll be able to hear almost every step of your upstairs neighbors, especially if they wear high heels, have dogs, or have kids.If you are near the trash chutes, you’ll smell it for a couple days a month.There are dogs here, and the remnants can be seen around the facility, but not excessive amounts.The Ugly:Mainly the fact that you can hear the neighbors upstairs. It can be especially bad in the case that they are late night neighbors.Recommendations:Not sure if anything can be done about the upstairs neighbor issue. Perhaps reinforcing the space between, or adding better insulation? I’m sure it would be difficult to get done.

Jimmy is awesome all the time. I’ve been living at Cortland Legacy for the past two years, and overall, it’s been a positive experience. The location is fantastic, with plenty of shops and restaurants within walking distance. The management team is very responsive; they always address maintenance requests promptly. For instance, when my air filter was dirty this summer, they had it fixed within an hour.I already referred friends to the Cortland Legacy apartment.Overall, I would recommend it to anyone looking for a convenient and well-managed place to live.

Very well behaved neighbors and I feel like I was in a very secure place.When my husband is in office I will go pool or club house and chill with my baby.We also used a lot of potlucks in our community and neighbor gathering.Previously I was in other communities i doesn’t feel more secure than any other.‘’Jimmy’’ from leasing consultant he has guided and explained everything about the community.It’s a good place to stay for new residents.

The CORTLAND Legacy Apartments are great in every way. I recently signed a lease, and am looking forward to being a CORTLAND Legacy resident soon. Julio, and the other Office Staff members I met were all very friendly, and welcoming. I highly recommend the Cortland Legacy Apartments.

I’m glad that I’ve had nothing but the absolute best experience with the Cortland Team especially when it comes to the property engineers and grounds tech crew. Phillip Nery has helped me out with almost every issue I’ve come across, especially when it comes to our heating and cooling concerns. My partner and I recently moved in to Cortland Legacy apartments and let me just start off by saying it has been nothing but peace and smooth sailing here. Thanks to Brianna we were able to find us the perfect home for the next few years. She was sweet , knowledgeable, friendly, and warming. Since moving in we have not had any problems, the amenities are beautiful, and my partner truly hasn’t stayed away from the gym yet haha. If you are looking for a peaceful, beautiful, resort style apartment then Cortland is the perfect choice.

I have lived at the Cortland Legacy location since 2018. I really enjoy my community. The office and maintenance staff are really friendly and attend to issues quickly. I love my apartment layout and location. I miss all of our community activities they have been cancelled due to Covid 19. I will be glad when we can all come together again!2023 Update:I am still a resident at Cortland Legacy Frisco and the current management staff is amazing. I always feel comfortable going to them with any problems or concerns because I know they will be addressed quickly. The outside grounds are very nice and there is a great sense of community here. The community activities have resumed and I have a great time coming together with the staff and neighbors!!2024 Update:Living at Cortland has been a great experience. Ive moved from a small one bedroom to one of the 1700 sq ft townhouses and I absolutely love it. One of the previous assistant property managers is back as the property manager now and Aaron is just as amazing as I remember. Briana and Jimmy are equally great and always willing to address my concerns.We had a community pool party this past Friday with plenty of food, drinks, pool floaties, music and fun for everyone. I cant wait until the next event!!

My husband is here full time, and I am in and out every few weeks. I really love the apartment...it is a good size for two people, and on the 4th floor, the ceilings are SUPER high, making it feel bigger. The furnishings are all very nice, and the floor laminate is gorgeous.The staff is amazing, as well, with a special shout-out to Julio! When we first moved in, he took some unexpectedly early deliveries into the apartment for us, which he absolutely did not have to do, bless him! The staff also provided me with an access fob and key, for those times that I make my own way from the airport without my husband.I love the little village feel of this place, and Im so glad to call this home in Frisco.

Absolutely wonderful place to live. The landscape (flowers etc.) are always kept pristine. The maintenance crew are always polite and expeditious in answering your requests. The office is always involved in keeping the residents happy and close. They usually have monthly events which everyone is invited. Also, the location of the apartments is far and beyond any other establishments in the area. Fine dining restaurants, Hair salons, and so much more .... ...I have given an accurate and honest review based on my wife and I living here for two years. Cortland is definitely a resort style of living

This year is my 5th year living here and the experience has been great so far. When the new management (Cortland) took over my experience has been improved a lot. They are very nice, friendly, and helpful folks. I love the location, its convenient to go places from here. The amenity is great and mostly clean, the apartment quality is good. Most of the issues that Ive encountered were handled professionally in a timely manner. They offered great compromise rent price for long-term residents which I truly appreciate. I also have a beautiful pool view from my balcony. The neighbors are nice and respectful. I strongly recommend this place.

Cortland Legacy is not only a great place to live but it is an experience!!! Management really takes pride in keeping their tenants happy safe. The location is very close to Hwy 121/ Dallas North Tollway, and just over 5 min away from Legacy West, Stonebriar Mall and The Star!! Within the community you have fine dining, hair salons, barber shops, yoga studio and much more. (Complex also have yoga classes complementary to residents). Management is always thinking of ways to involve the community, including monthly events which are very nice to come home to after a long days work. There is an attached parking garage and the landscaping is always kept nice. Maintenance quickly responds and they are very knowledgeable and professional. They have now introduced a cleaning service to the community to assist residents with house keep. Amazing addition!!!! This truly feels like resort living and I am proud to be a resident.

I’ve been with Cortland Legacy for 2 years now. Amazing is not the words to describe my living experience. First, these apartments are right in the middle of everything! 4 minutes from Grandscape, 7 minutes from the star, and 7 minutes from Legacy West! So fun and convenient.Unfortunately I have to move because legacy is too far from my new job. I’ll be transferring to a sister location. But, I wanted to come and give a review on how awesome my 2 years here were and also give a HUGE shout out to William Yates.Williams has the best apartment management ever. It’s super responsive, helpful, and understanding. He has made my transition from his to my new apartment a breeze! He has kept me updated on everything and prompt me with everything I needed to know for my move to be smooth. I hope my new apartment manager is as nice and kind as he is! Thank you for the best apartment loving experience! I hate that I’m leaving. Him and his crew deserves a raise!If you’re living for a safe, fun, and friendly place to stay, cortland legacy is your new home!!

This is the second Cortland property Ive lived in and one of the things I love is there need to prioritize communication with residents.Ive lived in Frisco for 7 years and have a problem with always wanting a place that feels new, and if youre familiar with Frisco then you know finding a new complex going up on every corner isnt an issue, but for the first time Im actually going to renew a lease. Aside from the expansion of Legacy Rd going on, I LOVE the location. Having some choice restaurants within walking distance is a bonus and if you frequent The Shops or Grandscape youre only a 5 min drive away. The few maintenance requests Ive had have been met on time and I usually see those guys attending to the complex area throughout my week. Ive never had an issue with parking or my guests accessing the call box to buzz them in . The staff has always been courteous and kind with me and my pet. Im looking forward to calling this place home for another year :)

I have had a fantastic experience here at Courtland Legacy. I looked at a lot of different places, and this one just felt comfortable, which was important to me after moving to Frisco and having spent time in an impersonal and nearly impossible to navigate corporate rental.The apartment is great, with plenty of space for two, and nice high ceilings on the fourth floor. I pay for an assigned parking space, which is more than worth it, to me. The staff has been incredible, helping with my hectic move-in and early deliveries. (Thanks, Julio!!). They are always friendly and helpful, which makes a huge difference in quality of life in an apartment complex. There is a resident app that is convenient for finding out about resident gatherings and submitting maintenance requests...the one I have submitted was taken care of the very next day.I really like the little village surrounding the complex. I can walk to both dentist and barber shop, which is a huge plus. A new favorite Mexican restaurant, Cantina Laredo, is around the corner. My daughter and son-in-law will be visiting in June, and having the Sheraton 40 yards away is a huge plus. The Amazon locker is convenient for deliveries.Im very happy with my choice of Courtland Legacy, and Im sure I could not have chosen better!

I have lived at Amalfi for 2 years and I absolutely love it! The leasing office and management are very responsive and friendly. They have continually gone above and beyond.Thankfully, maintenance has never been an issue since living here. Ive only ever had to place a work order twice in the entirety of my lease. But even then they were able to complete my work orders the very next day.I also love the amenities this complex has to offer, such as the beautiful pool, and the two story gym including the trainer and free yoga. Lastly, and most important benefit is the location and sense of security. I feel so safe and secure here. I couldnt have asked for a better rental experience.

I have lived here since November of 2017. First in a one bedroom and then moved to a 2 bedroom. I LOVE the spaciousness of the apartment. The area that it is in is perfect. There are a few restaurants right outside my door, coffee shop, spa, salon, etc. But its not SO busy (like shops of Legacy or other places) where there is high traffic and constant noise. The staff here is amazing! Trish is beyond friendly and helpful. Always smiling and makes a point to greet everyone. Unlike some managers who hide out in their office all day avoiding problems that may arise. She addresses them head on and if she isnt in, there is always someone to help. Aaron is the new manager and we are so happy to have him. It is obvious that the staff enjoys working here just as much as we enjoy living here. Maintenance is awesome. Neighbors are great and as far as apartment living goes, I wouldnt want to move and live anywhere else.

Rent prices are lower than most in the area and they dont gouge you to death with fees upon fees. The apartment are so comfortable an homey. And Michael the maintenance man is the best!! very respectful and kind. I plan to live here a very long time.

I have been living here for almost a year and I love it here! This is the second property I have lived at by Cortland and they have once again proven to give top notch treatment to their residents. They quickly respond to maintenance request and are always nice when I have to go in the office. Sanneh and Jamal are always so kind and helpful with whatever I need. Jamal has even personally knocked on the door just to make sure I had everything I needed for my move. That’s just something you don’t get everywhere.

There is not enough positive feedback that I can provide regarding the staff and community. The maintenance staff is extremely committed to resolving issues in an efficient and effective manner. The community is also beautiful and well-kept. I lived here in 2018 and the staff was impeccable. I worked with Ruth and Enrique which both displayed a high degree of professionalism and compassion towards the residents. I must say that the grounds were always kept up and the gated garage infrastructure was always secure. The staff truly cares and Enrique truly loves what he does and it shows. The only drawback is that their is an electric monopoly and everyone within Frisco has to utilize the same provider at least for this complex at least. I must say overall a superb experience though. Really happy with this place. We moved to TX after living in the same spacious FL home for the last 13 years and were concerned about going back to apartment life, now with 2 kids. But weve found that all of our concerns have dissipated. We feel safe here. The noise levels are very low - we dont ever hear our next door neighbors and our neighbors above can only be heard occasionally. The property management team has been spot on in ensuring our needs our met. We had an issue with our door key not working and also brought up an issue with our water. They fixed the key issue next day and they addressed our concerns with the water, plus gave us a 40 pack of bottled water to hold us over. My only gripe is with the residents who leave trash in the parking lot or who cant be bothered dropping their trash in the bin, instead choosing to leave it next to it for someone else to deal with. Fortunately, it doesnt last long as Ive noticed the property deals with it swiftly.

I love my apartment! The building is very clean all the time.The staff is very friendly and professional. We have special events like free lunch from Jasons Deli on St. Patricks Day! Or wine tasting and massages! I would like to give 5 stars to Enrique Martinez. The day I was looking for an apartment, I remember they were about to close the leasing office for the day but Enrique took those ten minutes to tell me everything I needed to know so nice and friendly and he even showed me the bedroom plan that I was looking for. He speaks Spanish and that makes a big difference for me, because English is my second language and I feel more comfortable when I have to sign contracts. Next day he even called me to remind me about the paper work I needed it and even when he was off he followed the process of my application. I didnt look anywhere else after I found Amalfi. I think Enrique knows every residents name and every time I go to the office to get some coffee, he always greets me, nice and friendly as he did the first time and he is the same with the other residents too. Its been six months and I am happy to live here.

Most apartment gyms do not have row machine but here, theyve got it! They also have a complementary Starbucks coffee bar along with assorted an assorted tea selection. They fail to write a review after being in the place initially.So I will write this review now, and when/if I decide to move, I will write one at that time.I have been living here for a little over a month and I really like it here so far. I relocated from CA, and searched for many apartments before finally settling on these. I like the surrounding area. I live facing Town and Country, and the view is so nice. There is construction in the area (Texas is obviously growing), but it is not bothersome. I cannot hear the noise from my apartment.The staff, ever since I was in California, have been BEYOND helpful. We did a lot of digital correspondence (even when it came to viewing the place), and I feel completely satisfied with the apartment. When I call, they answer, maybe not always the first time, but I have never had to call more than twice before someone picked up the phone.My only issue is the parking, and it is probably because I am a little lazy. I LOVE the fact that the parking is covered, but I hate that the garage is far from the side I live on. The parking by where I live is not covered, and there is also not very much shade so I do not often park on that side unless I have a ton of groceries to carry from my car.But seriously, Frisco seems like an up and coming area, and this apartment is in a nice location. It also helps that it is close to my job and that I do not have to bother with the tollways too often.

I can say that recent new management and staff are always helpful and the new Owners Cortland Legacy seem to be the step in the right direction. The apartments are nice and not old as one mentioned here. One of the many perks and one of the reasons I wont move is being in the center of everything! Shopping, restaurants, clubs, lounges, hotels, events, etc. Frisco is the place to be and this is the place to live.

Ive lived here for going on 9 months now. Maintenance crew is awesome anytime something is needed. Gym is great and pretty well kept. I only have had 2 issues with the complex and neither are Cortlands fault really. I have neighbors that love to play music with bass which I can hear when they play it and Amazon has trouble delivering here now and again. Usually the case is that they deliver to the neighboring apartments because Cortland is 5275 and Ravella is 5225. Also if you get doordash or uber eats a lot just tell the driver to meet you in front of the leasing office, itll save you both a lot of time as the complex can be confusing to people who havent been inside it before.

Therefore, I have updated my review.*Kudos to Trish and Aaron for displaying professionalism, empathy, and care!*I work within 1mile from the Cortland Legacy & wanted to be closer to work & have a first floor apartment. I truly feel the Model apartment (style: A2) lighting is deceiving. The model apartment gave me the impression that there is more than plenty of lighting in the apartment to give it a vibrant & bright feel with the dark cabinetry included in the kitchen & bathroom. However keep in mind, depending on which direction your living room and bedroom windows face, sunlight may impact the amount of light in your apartment (understandable).A2 BathroomThe Cortland Legacy Bathroom light fixtures use old style CFL type bulb that unfortunately, I can’t swap out for a brighter/more efficient bulb.To be able to see what I’m doing while taking a shower I bought a clear plastic shower curtain.**Management has addressed this issue with me and set appropriate expectations on their plans hopefully in the very near future for improvements that will most likely satisfy my concerns.**Bathroom Pros:•Ample cabinet/storage room under sink and built-in “linen closet”Bathroom Cons•Poor lighting from dated vanity light fixture•No lighting above shower/tub•Shower/Tub lever that slows water to flow into the tub only or from the shower head does not function correctly and allows about 20-30% of the water to still come out the faucet instead of the shower head. *Resolved*•Toilet was set at an angle facing the wall. So when I sit on the toilet fixture, I am pointed at an awkward angle at the wall that has the toilet paper roll dispenser. **Management has acknowledged this issue and offered a satisfactory solution.**My opinion: Bathroom needs improved lighting. Possibly a 3 (or 6) LED bulb vanity light fixture over the bathroom sink will do the trick.A2 KitchenThe first day I moved in, I noticed the full single sink which is great for washing pots, pans and large dishware. However, the drain stopper was in the drain so I removed it and washed my hands to start my move-in. Within seconds I hear the water running into the cabinet under the sink. Low and behold, the old waste disposal was leaking. The water pooled so much and so quickly that it immediately warped the under-sink cabinet floor. They had to replace the whole garbage disposal unit, but didn’t repair the kitchen cabinet wood. * Management has addressed this issue. Thank you!I noticed a sewage-like, foul odor immediately upon entering the apartment which starts with the kitchen. I submitted a work order thinking there was a broken water or sewage line but they said it was from the washing machine or hot water tank drain line. They poured some “solution” down the drain to resolve the issue. However, the smell still appears every now and then and I pour a cup of bleach monthly to eliminate it. * The staff is working on a resolution to this problem. Thank you!The old track-style light fixture above the kitchen is dated and is loose.A2 BedroomNo overall issues here; however, the bedroom in the A2 is uniquely small. I have a king size bed that barely fits in the room. I measured and knew it would barely fit but Queen size or smaller is best for the A2A2 Bedroom ClosetThe double French style doors are annoying because of the small apartment size. However, I will say the closet size (interior of the walk-in closet)is nice.A2 Living RoomIt’s narrow like a rectangle, super large TV’s (70”+) will not provide viewing pleasure as it will be too close to our face. I recommend a 50”-65” as the maximum size TV for the living room and mounting it to the wall to set it farther away from your eyes.

The model apartment I was shown and the unit I moved into were of the same quality. No bait and switch. Since moving in the only issue I had was a burned out lightbulb. Submitted service request via the app and it was changed in next day. Seriously, how could they make it any easier?Complex is quite, fellow residents are friendly and garage has plenty of parking. Property is always clean, no trash or spills in hallways. Safe complex. Fiber internet available through ATT and I‘ve had no problems. As with most apartment complexes cell phone service isn’t great. Be prepared to use WiFi calling inside your unit.Utilities are reasonable. Amenities are clean, nice and available whenever I’ve wanted to use them. Packages go to front office and notify you when the arrive (love this) note you’ll have to pick up during office hours.I would put Amalfi above average for luxury apartment living. If you’re considering moving to the area I would definitely say check it out.

The management is great and very friendly staff. Especially Enrique is the best!!! He is always available and very helpful. Great location, minutes away from mall, shops, and restaurants. Love all amenities especially new business center and java bar!

Spoke with Aaron in the office over a maintenance issue he listened apologized and within about 20min maintenance came and fixed the problem. I have been living here for about 7 months and no major issues so far.
