Everyone at the leasing office are pleasant and helpful but..The property manager, Ms Roxanne Gallegos, went above and beyond..exceeded expectations...answered all my questions and made our move seamless..she was very helpful..the place is well kept and the rates are competitive..the unit she let me see is the unit I leased..communication is on point..thank you so much Ms. Gallegos..to the management, she is an asset to your property..

Home is where you make it! Today i turned in my keys after living here almost 4yrs with the best view of the pool. Canyon grove is the place to live it i had no problems with margarita currently there and others who have managed everyone is friendly. Service is next day with any problems they came quick. No slack whatso ever. They are currently making new improvements to the gym game room lounge and the pool area. They maintained the pool every monday during swim season. Nabors make a diffrence and with that very little commotion! I saw and had no infestation problems at all. A place to recommend for future residents

Maintenance guy was very pleasant.. hopefully next time repairs will be scheduled in advance with notifications..he came while Im still sleeping but overall hes pleasant and nice and got the issue fixed..Additionally, when I was looking for a place, Ms Roxanne told me that should there be issues, they will work with me..and since I moved, thats what theyve been doing..everyone at the leasing office like Ms Vicky has been very helpful, pleasant and nice..respect begets respect and they are all amazing..

It took maintenance 3 1/2:weeks after moving in to finish reported issues with my garbage disposal, sliding glass door (which is in my toddlers room so safety hazard), and a couple other smaller things. Mostly everything has been replaced/repaired and Im happy to have received a new refrigerator the most. 🙌🏽$30 valet trash fee should be removed from rent as no one, maintenance, or whomever does that job hasnt been coming to get my nor my neighbors trash. Ive complained about it last week and was assured it would get taken care of but Ive had to take out my own trash because of pile up.The hot water takes a couple of minutes to run before it gets hot which I dont like. 🫤Pest control has come twice and will bait again next week. Im seeing less roaches than before. 👍🏽Lesley is really great and apologetic about the chaos and their unpreparedness upon my move in day and thereafter. I had to pay extra $50 to my movers because my apartment wasnt ready on move in day February 29, 2024 and they had to wait on the cleaning lady to clean the living room floor in order to Begin moving in my items. That was a nightmare 😩....but Ms Tammie I believe was quick to speed up the process by the end of the day. These two should be given their flowers in compensation for their hard work and people skills! 👌🏽Things are calming down and my apartment is very spacious which I love for my son. 🙂Were like 10 min from Arlington and Fort Worth. We could practically walk to Six Flags 5 min down Tarrant Road. Im getting familiar with the area.

The apartments complex so far seems nice and calm from the outside if you drive through & the office was professional. The management was very helpful. Lesley from the management team was very good and made me felt welcomed she was fast and broke down everything I needed to know about the apartments! The area looked clean and the rooms were nice, even if you wanted a smaller size under 600 square ft. Unlike some apartments, they’ll let you tour for the 521 size. It was a basic model but still looked updated and nice! Next step is getting approved. Looking forward to making this my next stay in the future. If you have any questions or wanted a tour it’s well worth it. Ask for Lesley! She got you covered! Thanks again!

The apartment was very nice. The atmosphere around the apartment seemed tranquil. It is close to the Georgw Bush express, the 2 ladies working the office were extremely nice and knowledgeable.

I’ve moved in on 4/20 and everything has been great so far! I had my unit changed twice and if you want to reach the leasing office it’s better to go in person. Maintenance has been great as well and Lesley Villarreal has been wonderful.

The ladies in the office are very polite and helpful. The office is nicely decorated and has a cozy feeling to it. We were having problems with the application and they helped us get everything through and were so nice about it. We even got to tour a similar unit with the same floor plan while we were up there. I was so happy!

LESLY is the most amazing office staff ever. I truly did not have many great things to say about this place before she got hired… but since she’s been here my phone calls get answered, my maintenance requests get completed, I feel as though I don’t dread going to the office anymore for anything I need. She truly deserves a huge chunk of credit for the positive changes happening to this place!

Positives1. The exterior stays clean! (Only time I’ve seen dumpster and trash not maintained is during holidays when the trucks haven’t been running.)-they just started a trash pickup initiative and provided trash cans.-they have a crew mow and manicure the grounds weekly.2. Quiet.3. My unit is updated with stainless steel appliances, washer and dryer, wood floors throughout and carpet in the bedrooms.4. On site Amazon locker.5. On site laundromat.6. Communication. They will always communicate need to knows via email or physical letter on the door.7. Have a dog park…8. Plenty of parking!Negatives (Amenities)1. Pool - was open for like a week before they closed it and didn’t open it anymore. Before it closed for good the office started advising people needed to walk through the office and confirm they lived there before entering the pool.2. Weight room. It’s only accessible during office hours. It was advised the external lock on the door was broken so they were unable to issue key fobs but would soon. The door is apparently still not fixed.3. They constantly have issues with the pipes and have to turn off the water.4. Nowhere safe for kids to play so they are typically playing in the parking lot/street.

Lesley was very helpful to me. Though they hardly pick their calls I hope their online service gets better. The manager doesn’t smile and she isn’t friendly which is not a good thing for a manager to do. I am just moving in I hope I enjoy the place.

The ladies in the office are great, but I wish theyd offer the opportunity to use the gym room after office hours for an extra $10-$15 per month with a key or card or something. All they need are a few cameras in there then they wouldnt have to worry about people stealing gym equipment. Working a mid-day shift makes it difficult to use the gym at all. I keep asking about this but it doesnt seem the company they work for seems interested in making any changes. But a few residents I talk to when I walk my dog mention the same issue about the gym as I do. Hopefully theyll figure it out soon because this is my only issue with this complex

I love my apartment complex. Mitchell was THE BEST leasing agent, she got me in quick and easy!! Stress free!! The maintenance staff was quick to resolve my issues. Ms. Juanita the office manager was polite and sweet as well. I rate these apartment 5 stars, stress-free and easy to talk to. Thank you Canyon Grove for all you help!

Great receptionist staff, solid location, fair price but a little bit on the older side. Have had issues with A/C issues in the past but maintenance did a solid job getting it fixed, until it’d break again!Overall, can’t complain.

Update, all of the previous complaints still remain except that they did finally fix the A/C and the porch lights, the new management seems to actually care. I just moved out and am glad I did however I believe this new management will continue to do their best to improve the property!Update, this place has gone down hill! Roach infested the pool was closed all summer, it took almost 3 years to fix the A/C correctly, I haven’t had a porch light in 3 years. Most of the outside security lights are burned out or not working at all! There is dog waste all over the place you can’t walk in the grass without stepping in it! The water is turned off for sometime regularly and sometimes we go without hot water for 3-4 days at a time! The management that we have had over the last 3 years are horrible! I am moving out as soon as my lease is up! I highly recommend that you not move here!I have lived here for about 3 years. I have always liked living here. It’s usually quiet. Miss Margarita at the office has always been very kind to me and always helpful with any questions or concerns I have had. I’m not planning on leaving here any time soon. I also love the location.

Special shoutout to Lesley & the great staff at Canyon Grove Apts. I went in recently to look for an apartment and they all were nothing short of amazing. Lesley was super nice & made me feel like this was the community I needed to be in. Apartments were definitely within my budget and close to major attractions (Six Flags, Dallas Cowboys/Texas Rangers Stadium, etc...). If you are looking at moving to the Arlington area, please visit Canyon Grove! Your wallet will thank you.

First off the place is a smooth fit for any size family or even just the convenience of just yourself. It is a beautiful property make sure to ask for Michelle to the right once you enter. She’s will get you everything you need. She is a diligent worker with the upmost professionalism. She will be on top of everything going through her. I give this property a five star rating with her service it most definitely extends to a 6 star experience. Upkeep of the apartment, everything is going swell at this complex.

I recently moved in, and I am extremely happy with everything! With the apartment, hospitality, and overall quality. The ladies upfront showed such amazing care and go above and beyond. Norma was the kind woman who helped me through the application and leasing process, as well as being extremely helpful in just general info! Everything is in really good condition, the only complaint I could think to make would be a small amount of sugar ants but I keep oatmeal on hand for that. (For those that dont know oatmeal is a pet-friendly ant killer) I really recommend as the community is super nice :)

I came in there to see what was available and the prices. I was greeted by Evelynne and she was very friendly and helpful. She took me on a tour and wowed me in every aspect. I couldnt have asked for better service. I will most definitely tell all my friends and family to come here. Oh and Michelle I think that was her name was eating ice cream and she asked me if I would like one. Thats service not alot of places have. 10 out of 10 I recommend!!!

Norma and Gabby went out of there way to make sure I understood how everything worked. Because being able to pay rent online and with with the flex app was all new to me. They cleared everything up for me simple and easy. The apartments are nice and cosy. The apartment was clean when I first came to visit. I was also handed a checklist that I had to return within 48hrs of move in. Norma then went on to email her manager on all the issues I had listed. I really like it out here. THANKS CANYON GROVE

The assistant manager was very nice, she helped me with long distance apartment search and I could easily don everything online / on the phone. I really like my 1 bedroom apartment, its not too big but very cozy. I love plenty of natural light coming from balcony both to living area and bedroom. I didnt have any issues with neighbors or noise (despite the fact that apartment complex is near I30). Parking might be tighter in the evenings or on weekends, but you can get reserved a covered parking spot. They have laundry facilities on site. My fridge broke during the second week and it was fixed almost immediately (I really happy with leasing office and maintenance personnel). I really like the location of the apartment community. Its easy to get around. You can do most of the things like rent payments, maintenance requests, online which I find very useful. I really like Canyon Grove so far.

I moved in about June of 2018, we really do not have many issues. Just one concern is the handicap parking, anyone can park there with no consequences. Its not fair for tenants that are really handicapped, like my mom. Other than that, the maintenance is great, from my understand its new maintenance, and he has been ever so helpful! He came to the rescue when we had issues with our heater, and after that any issues he is on point. Margarita in the office is very understanding also.

I had to involve the corporate office because I was lied to and told it was from August 2022 when it wasnt. I am thinking about renewing my lease but I havent made my mind up yet.

We had the pleasure of meeting Norma who is the Rental Agent at CannonGrove Apartments. We appreciated the fact that Norman was knowledgeable and took the time to explain the rental process to us. We asked many questions and Norma listened before providing feedback. Her information allowed us to make an informed decision regarding our apartment search. It was really important to work with someone was patient and respectful of the Renters. We left the property feeling like this was a place to call home. We put in and application and looking forward to joining the Cannon Grove Team.🙂

Im not sure why this place has so many bad reviews. Ive been living here for more than 4 years and I have never had an issue before. If there is a problem or something Im not happy with it gets taken care of. The office staff is awesome always so helpful and the maintenance is the best! They always get the job done asap and always clean up after they done. The community is always clean too. This is actually a great place to make your home.

Margarita was very helpful and welcoming my brother and I. Hes moving from out of state, we searched high and low around Grand Prairie and came across Canyon Grove. The sigh said move in deals or something like that. The apartments looked nice so we dwcdeci to go inside. We immediately fell in love with Margarita and the floor plans and the 199 move in special... I am so thankful we stopped and this place will be a perfect fit for my brother. Hello everyone!!! I have been living here a month now. I only can write what I have experienced thus far. I have move here from Louisiana, when I came here it was so hard trying to find somewhere comfortable to live. I reached out to locators and didn’t have any luck because I didn’t have time to search thoroughly on my own. I thank god for covid because getting it, I had some me time which cause me to look for places myself. Well, I made a list of places I thought was decent with the photos on the website. Mind you some of the websites hasn’t been updated since covid nor back yonder. Well one of the places which I were interested was Canyon Grove. I rode around at night to see rather it had people hanging all around, was the neighborhood quiet, along with the dumpsters with trash all over.I observe from the outside before I make any decision with anything. I was very please from whatI saw during the night of me sightseeing. I call the next morning how surprised it was to hear someone voice on the other end of the telephone. I did a tour and love the home which were shown to me. I think I love the decorations the most along with the flooring. Well, I wanted a home which was on the first floor, no carpet, and the price to be right. Well everything thing were the opposite and lord knows i was dreading walking up and down the staircase, but I needed a place so so was willing to sacrifice. The first person I came in contact with was with Desorae. She was professional I didn’t get any bad vibes and if there were she hid it good. lol Desorae. Well, she went over what I needed to do and I was told to come back the next day with everything. Well one thing was left out do on the next lovely day I met this slim ,long haired,down to earth person whose name was Peighton. Well, everything was honored from the day before, and they gotten me squared away. Peighton told me when i needed to pick up my keys, now it’s good to read other personal experience, but sometimes it may be the truth or lies. i was so freaking out because I read how roach infested it was and it had me about to say never mind because I wasn’t about to be fighting roaches.The day I picked up my keys, I got there and Peighton took me to tour before I signed anything. I like how she says my name Ms.Wafer lol. She mention how everything I came in saying how I did not want carpet everywhere, I did not want to be on the third floor, but God!!!! My God is good I have a beautiful place just a little small, and it’s on the first floor. So my experience has been wonderful and I pray it continues to go well. I have not really had an encounter with Ms. lisa, but I can say Desorae and Peighton has been helpful…. I did a 4 not because I don’t think they deserve a 5 but it’s always room for improvement.

All I can say is Jessica, Jessica, Jessica. Since day one of signing my lease and even before moving in and finding major issues, she has never once said NO or not addressed a concern or complaint. She is the definition of excellence in apt mgmt. Attentive, polite, professional but most of all understanding and compassionate. Even though theres been quite a but of turnover in office personnel and unfortunately the maintenance staff has been incompetent and their work much to be desired for the amt of rent paid, she has been the consistent, driving force that keeps this place running when most mgrs would have let it run into the ground. And always with a smile on her face and a positive attitude. If her employees, mostly maintenance, would follow her lead and take pride in their work and strive to make this place the top level apts it has the potential to be, there would be a waiting list to move in here. They say ur only as good as ur worst employee and its unfortunate that so many tenants have the same complaint. Waiting and waiting on repairs that maintenance promises to do or parts that they are ordering but never seem to arrive. Almost like they just hope u will forget about it and stop asking. The trash on the property and by the dumpster that a good percentage of the tenants freely throw on the ground and have no respect for where they live is embarrassing. Take pride where u live people! I honestly dont know how Jessica continues to work so diligently and never stops being motivated and encouraging that the problem will be resolved. If only her workers cared enough to lead by her example to step it up a notch or two and do the best work possible instead of just enough to get by and to shut up the complaining tenants, this place would be heaven to live at. U couldnt ask for a better manager than Jessica and honestly her and her alone is why I stay and am more patient than I normally would have been and why Im still willing to overlook the cons. Because Jessica, without a doubt, is the biggest pro at Canyon Grove Apts. She deserves 5+ stars. Unfortunately the shotty professional skills and quality of work of the staff drags the overall rating to only 3 stars. She deserves much better than what shes given to work with. She is why I still continue to call this place home. Thanks for all u do Jessica! Ur appreciated more than u realize and way less than u deserve! If u ever leave, Im outta here too. But, no pressure! Lol

The management is getting better every day my name is sam in apartment 1104, I can say very boldly that the manager in person of Nylsa Ortiz is a wonderful and excellent person in term of communication she handle her job professionally, issue the previous management cannot solve she did and put smile in my face she worth more than 5star indeed shes very good. Heat you with 7star you are perfect in ur job

I came in to look for an apartment and Senada helped me. She was very helpful and made me feel comfortable about the process. Definitely ask for her if you check out these apartments. The apartments are nice, in a friendly neighborhood, and affordable.
