I have lived here since Feb 2022 and I like it. My rent went from around $1000 to $1,200, but overall a good place to live. They do take care of maintenance issues timely and communication from management is great. I believe the new management has done a lot to improve the property. My neighbors are great, except occasional smell of weed from somewhere. Only complaint I have is their laundry, which is always out. They do have multiple laundry, so it is not a big issue though.

For the most part it’s a pretty good place to live. The complex is well taken care of. My main issue is that I’ve gotten charged for pest control fees every month but I haven’t seen a pest control guy come in months even though I take the day off of work to make sure my dog is out of the apartment when they come. I don’t have any bug issues, though. I would definitely recommend this place as it is a good value at its price.

We have lived here for 4 years, and the staff is fabulous, along with the maintenance crew. Everyone is super friendly and kind. We moved into an upgraded apartment and were the first to use all the appliances and they were brand NEW! Parking is good, right in front of our unit. If there is an issue the staff is really great on being professional and getting back to you promptly, and willing to work with you. Betsy, Sam, and Simon are all awesome at their jobs, and they have also been here for awhile, its nice to see friendly faces that care about the people living here!

I just moved here a few months ago and I couldnt be happier! I love my apartment! It is safe and clean. I also had a few minor maintenance issues (I needed a refrigerator replacement and the shower valve needed to be fixed) that were resolved very quickly. Im enjoying living here.

Amazing apartments to live in!! Very professional staff and great environment to have kids/ family in. Very welcoming feeling everywhere around. My first apartment was here, i moved to other apartments and were back right when that other lease was up!! nothing beats Avila!!!! the staff is very responsive and any questions you have can be answered with just a quick phone call!! maintenance response time is super fast as well. super close to a bunch of food establishments and the mall. best apartments in Waco. and very affordable.

While living here I have had no great experiences with the staff. They are quick when there is something wrong in the apartment. And they always work with you when pay day falls on a different date as rent is due. And they don’t pester you if you stay in contact with them. And the property is well kept and super dog friendly.

Such an awesome property. Love the modern colors and chic design of the fixtures and amenities this property has to offer. The staff is warm and friendly, any routine maintenance is always promptly taken care of, and this property accommodates my fur babies with their amazing dog park and pet friendly regulations. Also had the privilege of meeting the corporate staff for an event they were holding...the friendliest people for a corporation...they even call me by name when they see me! Huge kudos to Avila and the wonderful living environment they have provided me! Keep up the awesome work!

The staff is extremely friendly and responsive with any issues you might have. These apartments are in a good part of town, close enough to the mall and restaurants for an easy 5 minute drive but far enough to not hear any of the traffic. Sam has helped me for 2 years now and Ive never had to wait more then 2 days to get any issues fixed in the apartment. Avila has truly amazing management.

A great place to Live! Apt manager is awesome! I didnt like the price increase just like everything has gone up but our pay! Other than that awesome place to live! Also make sure your parking sticker is stuck on good are if you having lying on dash make dam sure its up there cuz even that I have live here for at least 9 years they all know my vehical still was towed at 4:30am! They will cuz will pay 321.00 towing! This is what it cost!

Ive lived here for over 3 years now, and its been a great experience ever since. The staff is friendly, maintenance is on point (for the few times Ive needed them), rent is reasonable for the apartment size, and I can get anywhere in Waco within a short time. I would have to say the best part about living here is that my dog of choice, a German Shepherd, is allowed here, and Im happy to share this experience with my four-legged best friend.

I went in today for a parking sticker for my work vehicle & it was a lot easier than I thought. It was also the first time I met Sarah & she was AWESOME!!! I definitely recommend asking for Sarah whether you stay here or have questions about anything!! ASK FOR SARAH!! She will most certainly take care of you! By far some of the best customer service Ive had in a long time!!

I love living here! We’ve been here almost 2 years. The staff are super friendly and professional. They always notify residents of any emergencies (water shut off, power outage, etc.) and keep us updated as much as possible. Any time we’ve had a maintenance issue, they’ve always been quick to fix it. We did have a water leak but they reached out to us to get it fixed and put in new flooring. It took a few days (which is understandable) but it got done. Sam has been nothing but helpful to us ever since we moved in. She’s been very professional and kind about everything. If we ever have a problem (which very very rarely occurs) the office is quick to reach out to us and get everything solved/fixed in a timely manner. They even let us rent out the clubhouse weekly for a very decent price. (Pre-rona of course lol) They have updated their nightly security system which makes us feel very safe. I would highly recommend that people in search of apartments choose to stay at Avila!

These apartments they got good office people theyre very kind but the maintenance around the apartments its amazing if theres an issue theyll take care of it right away for you. The inside of the apartments is super clean lot of room and spaces. They do great gather rounds cookouts swimming pool parties theyre great... I can say it was the best decision I made. 😁

Refreshed apartment complex and I am more than blown away. I grew up in Waco and passed these all the time. The new and continuing improvements to this complex are definitely why I moved here. The outside of this complex just pops with modern colors and design. When choosing an apartment or home sometimes you think well the outside is okay but the inside is better. Not for Avila, the outside is beautiful, the landscaping, the fire pit, the gazebos at the pool, the clubhouse. All are very appealing to the eye. I did not do the upgraded version of these apartments however I am not displeased. The layout of my 1 bedroom HOME is perfect for me. The bedroom is big enough for my king size bed, 2 night stands, a stand up dresser, and a long dresser with mirror. The staff at Avila are also very helpful. Both Chris the manager and Krista my leasing agent were very attentive to my needs when I first moved in and continue to be. Always prompt at answering work orders and fixing things just as soon as I asked. Then making sure to follow up with me after a work order was completed. For the price, the location, ammenities, and the wonderful staff I would say I am more than pleased. I am happy to call Avila HOME!

Avila is a great place to live. Price is cheaper than most in the area. Maintenance is very fast to respond and fix any issues you may have. I had to replace the lock on my door and the on call maintenance came to fix it even though it was almost midnight. He came and fixed it with a great attitude and very friendly. Betsy is the best. Willing to help anyway she can. I would highly recommend these apartments.

Been here about 4 years and havent had any problems. People in the office have always been polite. When my air went out it didnt take long to get fixed and small things are always fixed the same day or next. Rent doesnt go up every lease renewal either. Best apartment complex Ive lived at!

Sam, a young leasing agent, showed me a beautiful unit and was personable and friendly throughout the entire experience. Though I did not end up leasing an apartment in Texas, I would recommend Avila to anyone in the Waco area! The atmosphere is safe and the people are kind and professional!

My cousin lives in Avila. I visited her several months ago. The kitchen is very well renovated. I love the Mosaic on the kitchen wall. I stopped by the leasing office the other day. The leasing office is sparkling clean. When I talked to the property manager Betsy, I felt like I talked to an old friend instead of a stranger. Ricie is also talkative. I am glad that my cousin lives in such a wonderful apartment complex.

This place is great to live, but there are a few issues.Mostly from other residents I believe. No one here really cleans up after their dogs and people leave trash everywhere. Maintenance should probably be cleaning up, but I understand it’s up to the other residents to stay clean.

Three months into our lease and me and my roommate are LOVING it here! Theyre currently remodeling everything- just finished the parking lot last week- but it has been so cool living here and watching things slowly but surely get more beautiful. The ladies who we signed our lease with were so kind and helpful. Everything is convinenetly located and they have wonderful little community events every so often. Defiantly signing for another year or two! ☺️❤️

I am in the process of looking for a new apartment and I am seeing just how important reviews are. This may be a little late but better late than never.I lived at Avila for a year after I graduated college in 17. I saw it as my first apartment since living in student apartments all through college. I had no clue about trash, insurance, calling electric companies and all these other words they were telling me. But they helped me so much. I was in the office a lot with questions and they never got sick with me. Living at Avila was the scariest/best decision ive made. The community felt like family. We always had fun events, parties, scavenger hunts, and went to dinners with staff. ( cant forget the free shirts every now and then) I always felt safe living here and the office was to quick to respond to apartment needs. I was in a basic unit but it was all I needed. The walls might be thin. I was a late nighter so did house chores and stuff really late. Neighbors could hear me cleaning dishes in the sink and they would knock on wall. I got police called on for my tv being too loud once (that wasnt fun) but i loved my apartment. I have been traveling the country since then, but i dont think Avila has changed. Now with the decision of settling down, I compare every apartment to Avila. And thats why I have not found one yet, because it is a very high bar to reach. Thank you Avila for taking care of me.

This is a real improvement from how these apts used to look. Ive been here many times as Ive had friends from school and work who have lived there over the years. Staff have always been workable too! This place was recommended to me originally from not just friends, but from your competitor too (they were full!). John did mention theres still a noise problem but thats also to be expected for such a high density area.

No rental property will be perfect, expecting so is ridiculous. That being said, Avila has always helped us resolve the issues that arise in a timely matter. Our issues are always taken seriously and resolved with urgency. They do want us to enjoy living here and have made accommodations which enabled us to stay here longer. The updated units are nice and modern.The one star short is due to other people, not management, whove made our stay less than ideal.

I would like to give props to the management team at Avila. I recently dealt with a situation stemming from a prior issue from a previous marriage. I sought out help from Sanger Oaks only to find out that it was now Avila. I went in late on a Friday and met with a friendly lady named Ricie. Although my situation was complicated and a bit embarrassing she handled the situation like a real pro and treated me with respect. I actually was trying to get some documentation to move into a different apartment complex. However it seems I was destined to be a tenant at Avila. Although I have not moved in, I already know that I have found a great place to live. Betsy, Ricie and their team know how to proceed as professionals.
