Been living here for a few years, so I thought it was time for an updated review.The people, and the location here are honestly a pretty amazing value. The other residents, the maintenance staff (special shout out to Todd! He’s a rockstar.) and the office staff are all super friendly, and definitely make this feel like a special little community. The location being right near Shoal Creek allows for some pretty spectacular bird watching just within the complex. We see hawks regularly, warblers, waxwings, owls - all kinds of stuff. You’re also walking distance to Beverly Sheffield neighborhood park, and the Great Northern Dam dog park.Now let’s be real, the place isn’t perfect. The buildings aren’t super shiny and new, but maintenance is always quick to respond with a real fix. Over the past year or so they’ve put a lot of time and effort into community improvements, like new paint, sprinkler lines, foundation repairs, and I hear talk of a security fence. Crime isn’t zero - the reviews about the unhoused and car break ins are real, but we have seen improvements. We’ve personally been lucky, so far. But they have upped the security presence at night, and again, there is word of a security fence. That would definitely make me feel safer.All in all, for the price, this has been one of my favorite places I’ve lived. The sense of community is strong, *especially* if you’re a dog person. This complex is chock full of dog people, and lots of sweet four legged friends. We’ll be here for the foreseeable future.

I just moved into Austin Midtown from the west coast but im from the east!!! I have a way better apartment here than I used to live in the quality is much nicer. The main thing for me is the sound I hear the traffic is very very loud!!Regards to the other reviews I have not seen any homeless around at all, which did make me nervous but never had trouble. Also the construction if there was at Walmart is no longer there. The wallmart is pretty big and I was able to get most of what I need. There is tons nearby!! I choose this area because I wanted to be able to live nearby the gym. I liked being able to walk to la fitness and its right nearby!!The other issue to consider is where u are working. Many of the BBQ place are more downtown or if you work there u might want a car to avoid a 50 min bus ride.I did not have any trouble as I was already in rent cafe except I wasnt added to the portal. The manager did it the day rent was due. The setup and application was great since I came from out of state. So you might need to check with them to add you since the managers are busy.Some apartments in austin I heard crazy things about but this one is fairly nice. I also liked that they had the specific days of availability because I had to get an airline ticket. Other places didnt know ahead enough always. Some didnt have washing machine. Ive been pleased so far just the traffic noise has been a bit!!I think the only reason I might move more close to downtown would be if I ended up working there.I love my new apt and the space the only complaint Ive had is the traffic is loud and when the person walks above me I literally hear every step they take and the cealing shakes!!! Thats reason enough for me to move downtown. The advantage of the first floor is that its hardly hot at all so far!

Austin Midtown is the safest and cleanest community I have lived in! I just moved to this city and was nervous trying to find a place I felt comfortable and affordable. The staff has been nothing but helpful and maintenance has fixed things the next day I put in a work order. I am so thankful for a great place to call home!!

Update to my review: Daki Boyd is a new leasing agent at Austin Midtown and she is always extremely friendly and helpful! Still loving living here and Daki is an awesome addition to the staff!I moved here in February 2024 and the experience has been great so far. As with any older property, there are obvious expected maintenance issues, all of which are resolved in a timely manner. I would especially like to give a special shout out to Todd in the maintenance department, who is not only professional and courteous but just a really great person to deal with overall. I also really enjoy dealing with the community manager, David, as well as leasing agent, Ross, who both actually answer the phone personally when they can, a stark contrast from other properties I have dealt with. :) CWS is actively updating the property with a fresh coat of paint, which looks great, as well as in the near future (hopefully!) adding a security fence and gates as well as additional much needed carports!

Recently me and my boyfriend have been trying to find a apartment. This place has blown me away, when hearing that utilities are only $18 (without water or electricity) I knew it was gonna be good. We havent moved in yet but we have been working with Seduaka and she has been so much help, we have been going back and fourth for a few days trying to find the perfect unit and we finally have. I cant say anything about living in the units but i will say it has been a wonderful time going through the renting process.

I have lived in Austin Midtown for 2 years and I am very happy during my time here. The apartment was spacious and the floor plan makes sense! My apartment is a 2x2 where the bedrooms are on different sides of the living room, giving absolute privacy for me and my roommate.The community is very safe. Most of my neighbors have been staying there for a loooong time. They keep the community clean and quiet at night.My apartment has its own entry and a private porch. Easy access and parking.During my stay there is some problems with the roof, but the maintenance team has always been very communicative and responsive. They fixed the problem quickly! The manager is caring and communicative. They let us know about any improvement project going on, giving us time to manage our schedule.The location is best! Super close to Walmart, restaurants, movie theater, etc. This is the one community that I will recommend to my friends. I still feel like this is probably the best deal one can find in Austin.Thanks for the good experience!

Great community. Ideal location. It is apparent there is a lot of effort and care that goes into the upkeep of the community. Management (Joseph) is very responsive, knowledgeable, and clearly cares about the residents. He made the move-in process super easy and smooth and goes above and beyond the call of duty.

The maintenance staff here right now is super solid. Rick, Todd & Gabriel are all friendly, communicative, and do good work. They recently went above and beyond fixing a previous repair that was poorly done, while working on a related, current repair (without me having to even ask!).Great guys - I hope they stick around!

When my partner and I were moving to Austin, we came to Austin Midtown, sight-unseen, based on a real estate agents suggestion.Not only have we spent an affordable 4 years at Austin Midtown, but the professional staff has always gone above and beyond for our peace of mind (including one time when a neighbor left their water on and we had a curling leak at 2am ---- an onsite maintenance process was there in less than 30 minutes.)Clean, and friend, and great pools! Next to walkable amenities (will miss the last minute grocery walks to Fresh Plus), and the bike able Shoal Creek trail.Austin Midtown is a great choice!

Been living here for two-going on three years. Have had extremely minor issues with my unit, which were taken care of with work orders. Any time I have questions, I can walk to the front office and have a conversation with someone to get everything figured out. Google Fiber is a mega plus, pool area is cleaned daily it seems - no complaints. Great living situation - feels like a hidden gem

Im sharing an updated review since Ive lived here going on 7 years!! The biggest reason this review is getting 5-stars is because the maintenance staff is seriously the best around town.Couple of tips if youre shopping around and relocating from out-of-state: Pay attention to if your unit has w/d connections and if you want a parking lot facing or in-campus facing unit, the sound issue has definitely resolved from the highway and streets since I moved from an outward to inward facing unit.I lived for the first 3 years in a one bedroom unit WITH W/D connections facing the creek on the Northcross drive. As a single woman at the time, I was fairly paranoid because the creek had (and still does) have a serious homeless encampment issue. Otherwise for the price and location I pay I love this place.Fast forward to moving to a 2/2 unit with W/D connections more insular (not facing the parking lot). Everyone is pretty friendly with a mix bag of older seniors, small families, students, couples, you name it. Compared to the big one big building style of apartments I much prefer the garden-style apartments and space.If youre reading this and you have a dog - please PICK UP YOUR DOGS POOP.Biggest pros: While Austin is growing, this location is still pretty north central to get around (unless you need to work south of the river) and only minutes from ANYTHING you need. Since I first moved in in 2016 I raved about the maintenance staff and Ill do it again. Same day to next day issue resolution and when our A/C unit completely broke down in the summer they worked tirelessly to expedite a new unit and put a window unit in our master room until we could get back up and running. The maintenance staff care and are super quick to respond. Their service level has not changed in the over half decade I have lived here. I repeat - BEST MAINTENANCE STAFF.Cons: I dont know how many community managers were going to have to go through until someone fights for gates/security cameras for our complex and actually makes it happen with CWS. The automated dinky emails about break-ins do nothing for us. Its 2023 - get some cameras and better security for us or the up and coming multifamily complexes going up around this area is going to beat yall out eventually. Other minor cons - if youre in a unit outward facing you may have traffic noise issues, irresponsible lazy dog owners dont always pick up their dogs waste, and yes, these are old units - you will hear your neighbor. Buy some noise-cancelling headphones if your neighbors are too loud.

I have not lived in apartments for over 30 years and found Austin Midtown Apartments to be well established and the best management team Ive ever seen. From concierge, maintenance and cleaning, every single person here cares about the complex building. Also, management responds to emails promptly and tenants are friendly and some of them have been residing here for a very long time and it reflects overall how well this apartment complex is managed.Shoutout to Joseph and Austin Midtown team!

I had the pleasure of working with Rick — and it was honestly the best apartment touring experience I’ve had in my 5 years living in Austin. Rick was very thorough in laying out the lease details and was knowledgeable about the property, and knows the Burnet area like the back of his hand. Management is top notch and provide 5 star treatment. He even walked all the way back to the leasing office after our tour to grab keys and show me a different unit that he thought I’d also prefer. Fantastic experience and looking forward to moving in!

Ive rented in Austin for decades, and this is the best, and most professionally managed complex Ive ever lived in. Its clean, safe and very well maintained. The management team works for you - not against you.- quickly and in a helpful manner. The maintenance staff is fast, reliable and fixes things correctly the first time. Living at Austin Midtown really feels like you are at home, with someone watching out for your needs.

I have lived here for three months and I couldnt be happier with my stay. Great and helpful staff, clean house, quite neighborhood, and great location with 5 min walking distance to a number plazas with restaurants and shops. The leasing office hold gatherings for the residents every couple of weeks with foods, games and prizes. The maintenance team was fast in resolving issues. Would definitely recommend this place.

After hopping around a few places in Austin, Midtown is by far the best place I have ever lived. In a great location, right near mopac and not far away from the Domain or a drive downtown. The staff here has always been excellent. The all-star maintenance team keeps the property well groomed and are always quick to address requests. The first place Ive lived where I know my rent is being put to good use!

Pros: its been a year since i lived in this community and i had a very good experience overall, no complaints! The staff is very responsive and helpful (Amanda and Dave).The community is kept very well and the turn around time for any service request was always addressed very quick and efficiently. It was also very convenient as most of the big grocery stores and restaurants are in walking distance. very close to downtown and domain. I was a little skeptical before i moved here as i toured with few other apartments around this area and i think i made the right choice.Cons:As good as everything else is the apartments are pretty old.- They might have upgraded the units but they do not have a built-in microwave so the one i bought took most of my counter space.- The flooring is pretty bad, this might be old wood and sometimes when water spilled the floor would chip in few places, the floor is uneven i realized that when i laid out my furniture.- i had to clean almost every week to keep my apartment clean - theres some kind of weird dust i saw in this apartment, i have no idea where it comes(May be the AC vents) and piles up from every week which was very annoying. i had lived in wooden floor apartments and did not face that issue before. this is one of the main reason i dint want to continue as my apartment always feels unclean with the wood and dust.

Austin Midtown Apartments is a nice place to live, it’s pretty quiet and management (CWS) is kind. The only downside is the walls and floors are a little thin so you can hear your neighbors. But, living in an apartment, I think some noise is reasonable.

I lived in the community for six months and wished I could have stayed longer. The service has been friendly, helpful, and clear with the expectations. This, to me made for a welcoming experience compared to other managements in past complexes I lived in. The location is conveniently located near shops, and the neighborhood is quiet. The online portal is user friendly in my experience and I did not have any issues in my apartment.I wish I could come back again.

My husband and I moved to Austin back in November and had two days to find a place to live. He stumbled upon Austin Midtown, and their exceptional service had us in our apartment in 1 day... and the amazing team didnt stop there! From handling maintenance requests in less than 24 hrs,helping us find renter friendly bike racks, door package delivery at Christmas, and so much more that the team does for its tenants, we couldnt be happier with the gem we found! If we do not buy a home next year, we will definitely be renewing our lease and will certainly recommend to friends! Keep it up yall, your tenants truly appreciate it and you make renting in the city worth every penny!

I have had an amazing experience at Austin Midtown from the day I took a tour throughout the two years Ive lived there. Sara knew commuting was an issue for me, so she spent the time going through bus routes and traffic patterns while I was looking at the property, even though she wasnt my leasing agent. The extra time she took to ensure that this was the right fit for me made my decision easy. I moved in to an apartment above a heavy smoker, and the office staff was completely understanding of my difficulty with the environment and facilitated an easy and convenience move. The maintenance staff is always quick to respond and very friendly. The property staff made us feel like we were part of a community and took the time to get to know us personally. I am very sad to be moving on from this complex because it was a wonderful experience all around!

Lived here a few years. Loved the location, lots of good places for food and coffee nearby, Alamo location too. Dog friendly. Maintenance is responsive when Ive had issues and office staff is friendly. Good place to live but as with pretty much all of Austin, prices keep going up.

I had a wonderful experience with the team at Midtown. Corey took great care of me when I started moving in. I had to move in the heat of June and Corey was extra accommodating with my work schedule and the weather. I also had great interactions with Kahmeel, Amanda and Daniel. When I had a couple minor repairs that needed to be done in my new apartment, they took care of them immediately. I highly recommend Midtown Apartments. The staff is great and my new apartment is exactly what I wanted!

I’ve lived here for over 6 months and have found the management to be very responsive and friendly. The property is well-kept and maintenance requests (although rarely needed) are handled quickly. I love the location as I can walk to grocery stores, restaurants bars. My unit is upgraded and very nice and the rent is super affordable especially for this area of town. I love there’s a dog park on the property as well! Overall, it’s been a great experience.

Wow, I am shocked about some of these reviews, I am not even sure we are talking about the same place. CWS took over this complex that if they had not, I would probably not be here. You can tell by the condition of the exterior and such (before the remodel) the old owners were in it for the money and not with keeping up with the times.I have never seen a homeless person walking around on the property in my one year of living here. Yes you can hear some of your neighbors some of the times, but it is an apartment. Rent is going up because the area is booming with expansion. I have had the hot water go out about 3 times in the last year, it was still warm, just not hot and I will take that over a small hot water heater in my unit taking up space.The reason they asked us to remove everything from the patios was due to the construction. Yes, it was noisy, they warned us about that, but they got each building done in two weeks. Which if it means getting rid of the old yellow stucco I am all for it. The remodel looks great, very nicely done and with higher end touches like LED exterior lights.I have called to have my place sprayed for bugs two times and they have a guy that comes through weekly and will spray for you, all you need to do is ask.Now that I addressed most of the issues in the lower review I can get to why I love this place.My apartment is a larger remolded 1b1b unit with concrete floors and I love it. Yes these units were built in the 70s so they dont have that new fresh built apartment smell; but that is good, because I actually hate that. But when you compare price, location, washer and dryer hook ups in the unit, you cannot beat this place.The staff is awesome, Sarah and LaShawn are the two women I work with when in the office and they are always quick to resolve any issue or question I have. They have even called me up personally when they knew I had an item shipped to me, told me it arrived and asked if I wanted them to deliver it to my unit since they know I work later than office hours. That was above and beyond of anything I have received or even thought of asking for. These guys shocked me with service because they know how to deliver awesome customer service.The community is very quiet, safe and relaxed. I have had nothing but a fantastic experience with my neighbors, even with the random ones I run into that walk their dogs around the complex. From what I can see, I am the strange one here since I do not have a dog. They just finished remodeling the exterior of my building today and the place looks amazing from the exterior now and I am super excited again to call it home.The maintenance staff deserves a big high five also, these guys 1) know what they are doing 2) super helpful and 3) have helped me when I have seen them on the property. I asked them if I could get a flapper for my toilet since it was running all day randomly. He stopped what he was doing (which I think was going on a break) and said he would take care of it. That next moment he had the new flapper I needed and installed it for me. I had a few more concerns that I wanted looked at (minor things, an outlet cover wasn’t flush and minor things) he was more than happy to help me and told me to just send him an email from the web next time since that goes to his phone that is the quickest way to reach him.For sure there are nicer places with bells and whistles (Hot tubs, cinemas, gift wrapping stations, car washes), but I wanted an apartment place that was quite, washer and dryer hookups, that I can relax at, call home and walk to The Alamo Draft House and Hop Dotty’s.These people at Austin Midtown Apartments have the best service I have had at any complex I have lived at in Austin. They are the reason I will continue to renew my lease over and over again. So don’t let these bad reviews take this complex off your list of places to look at.

We have been living in Austin Midtown Apartments for more than 6 months and like the location and positive service provided by the management office. We have filed and called the office for several service requests and the requests have been taken care of almost immediately most of the time. It is a great location for downtown commute (20-25 mins most times including peak traffic) using Burnet and Lamar which helps avoid the bottlenecks including Mopac.

Been living here for the past couple months now, location is amazing (cant be beat), staff is very friendly and helpful, the grounds are always well kept, and everyone here is so friendly and welcoming!
