I have lived here for two years and have never felt stressed even once.The property is beautifully maintained.The pool in the summer is absolutely refreshing, and my 5-year-old son loves it. Damian always keeps the pool clean, and whenever something in our home breaks, he responds immediately and fixes it perfectly. Our family is truly grateful for him.Ashley, the manager, is always friendly and welcoming with a big smile. The events she organizes are amazing, with a lively atmosphere and delicious food. I especially loved the painting event.Thank you for everything!

The apartments here are beautiful inside: it is hard not to love the high ceilings, hardwood floors, granite surfaces, stainless steel appliances. The property is always clean and well maintained but what I like most here, hands-down, are the folks on the Arrive team. Sunny and Ashley in the office are absolute rockstars; they are unfailingly sweet and highly attentive; any small issues that I have needed assistance with over the years has been met enthusiastically and quickly. On top of that they are just genuinely nice people and make you feel like family! Take it from a 4 year resident here: if you are looking for a warm, friendly, safe, attractive resort-style pool, a strong staff with great service, fun social gatherings, friendly neighbors and great location you will really enjoy this place. ♥️

Arrive is a great place to live!! It is a smaller complex which I enjoy because I know the Maintenence men. When something is broke or needs to be fixed, they are on it that same day! It’s amazing! It is quiet and safe and the office staff is super responsive! I would recommend living at Arrive!!

After researching several apartment complexes around the SMU area, we ultimately selected Arrive. The location is excellent, the apartments are well maintained, and overall the complex feels very safe. The staff has been exceptionally responsive -Ashley is amazing at her job!I highly recommend reading through the reviews for this complex and others in the area thoroughly before making your home selection because they are very enlightening regarding safety/maintenance concerns and pest control problems.We felt fortunate that others have been so transparent in their reviews that we felt we should share our experience at Arrive so far to hopefully assist others with their decision as well. I cannot say enough great things about this apartment complex. The leasing office has the nicest team that cares a lot about its residents. This is a great place to live and is super close to SMUs campus which makes being a graduate student a lot easier! Highly recommend this property! Very safe and very quiet too which is a bonus!

What a beautiful property! Ashley , was super welcoming and attentive when I came in and she couldnt have been more nice or knowledgeable about the property. I was really impressed with how clean the property is, both outside and inside the dwelling. You can tell the their maintenance guy takes great pride in the landscaping and the apartments as well. I was impressed by the amenities and how the community felt. Its one of those properties where you feel like youre a part of it not just another number! I will definitely return once my lease is up.

I’ve been searching for a new apartment to call home and came across this place. Some leasing apartment staff can be a little intimidating but Ashley was very welcoming and kind. She made me feel comfortable and was extremely knowledgeable on the property. It’s so important to have good people represent the property and she definitely represented well!

For many years, we lived at the Arrive On University Apartments, and were truly fortunate to call this place home. There were several aspects of the property we appreciated, including the location, which was just right. Especially for someone, who was a college student at one point in time, finding the suitable home can be a challenge, but the management team simplified this process by effectively communicating with us, and answering the questions that came to mind. We truly appreciated the thoroughness, and care that was taken during our move in process in that the unit was completely renovated with upgraded amenities, and finishing touches. The fact that this property was pet friendly added a very nice element, making living much more manageable with my service dog, Mr. Deputy, who enjoyed immensely our walks together at the trail, just a few steps away. Our requests were always handled in a timely manner, and we commend both the leasing team and maintenance for treating us with the same level of dignity and respect, afforded to everyone else. We are grateful to the Arrive team for making our living experience optimal, and enjoyable for all these years. My wife and i moved from France to Dallas nearly a year ago for work.We have lived at Arrive on University for 6 months now and as you can see we have put a 5 stars review without any hesitation. We do work and travel a lot in the US on a weekly basis and we are happy to call our flat at Arrive on University HOME now. This is a very conforting place to go back to after long work weeks.Check out below the reasons why .Here is a (somehow biased) feedback on this condo, it is a bit long but we tried to be exhaustive:Pros:-The location of the place.You have the #75 reachable 2 min away (very good to reach both the Northern neighborhoods, Uptown and Dallas downtown). Greenville avenue (the coolest spot in Dallas for us) is maybe 10 min away max for cool bars and restaurants. You have got Kroger / Central market / Sprout / Tom Thumbs CVS / Wallgreen at 5 to 10 min.DFW is 30 min away / Love field 20 min away.You also have the white rock lake at 10 min to see wonderfull sunsets.-The shared areas:The pool is clean / big enought to really swim (it is not the case in most of the condos in Dallas where you end up in a paddling pool) / surrounded by trees (oaks i think) which is also really rare in Dallas. The barbecue pits to cook while looking at the swimming pool.The gym that has everything we need. The amazon delivery spot area (very usefull when you are not there to pick up a package)- The flat itself:Big: Texas style ;) and AC working really well with latest Thermostat (pretty important in Dallas for 6 months of the year).BIG PLUS here: we love the view we have from our flat: on the swimming pool / direct view on the canopy of the oak in front of our window: it provides shade during summer and direct view on the life up there. Check out photos for blue jays / doves / squirrels / cardinals below which we were not used to as parisians :). I even saw an amardillo once next to the pool!We also love the thick carpet in all the flat. So comfy!-The good value for money:We did visit a lot of condos in uptown / greenville / galleria areas. We found that the ratio square feet / dollars was really good here in comparison to Uptown for ex. where we would loose 200 to 300 square feet for the same ammount paid at University-The staff:Sunny is so cool and always available to help us or have a chat. She organizes some condos events (tacos Tuesdays etc...) that we have to admit you never find the time to go :(Also the maintenance is top. We created a ticket to change a light bulb and literally 30 min later, it was changed. This kind of service is new for us europeans and so pleasant!There is a trash valey service . People come to pick up your trash every night. As europeans it was new (and kind of weird) for us but we have to admit you get used to it in the good sense :)The To have in mind section (kind of cons, depends how you see things, nothing is never perfect guys):-The condo does not have elevators. Not a big deal for us even if we are on 3rd floor but you do feel the stairs while moving in and coming back with grocery bags- Some may find the gym a bit old, but once again it is enought for us.-The parking slots are free and uncovered. You have the option to pay for a box arround 150USD / months. We did not take it.Could be a problem in case of storms that do occur in Dallas.-Kitchen appliances could be changed. Especially the dish washing machine. Once again not a big deal, but it could happen that you have to wash again some stuff from the upper part-Due to the global inflation going on, the condo do increase their prices when you want to extend your stay after your first contract. +7% for us to renew lease for 9 months. But we think it is the game right ;) Some friends of ourshave had some +15% in other condos. Honestly it is worth it but to keep in mind.We hope it helps you make your decision :)Jess & Hervé

Great place to live. The location is quiet, neighbors are nice, and the office / maintenance staff are excellent. They make you feel at home and are attentive to your needs. They keep the place clean and the pool is great! Ask for Ashley to give you a tour, she’s great! Sunny runs a strong and organized office. Damien is personable and helpful when he comes to do maintenance requests.

When my mom first arrived to Dallas for work, we didn’t know where to start looking for a place for her to stay. This was the first place we went to look at and after 6 months of staying here my mom has no complaints currently. Then the disposal went out but Damian and Justin came and fixed and replaced it. we became good friends after so after everything being said I would highly recommend this place.

Ive always felt safe here as well. Arrives location is as convenient as one can ask for in the city. Everything one would need is within about 2 miles. Proximity to eateries and walking trails, this place has it all.

I am very happy with my apartment, the community, and the staff at Arrive. I want to shoutout Justin, the facility manager. He is a consummate professional, exactly who you want to be taking care of your needs as a resident. I have high standards for myself, my space, and take pride in my apartment, investing in making it my home. Justin was extremely accommodating and hard working in addressing all my concerns and improving the quality of my space. He went above and beyond to help with various projects around my apartment, including making sure my AC was operating at full capacity, addressing several minor blemishes in the apt (e.g. loose door handle or tile), and installing some finishings that I had purchased myself. I am very grateful for all the hard work he put in on my (not so short) list of requests. He clearly takes pride in his work, puts serious effort into delivering customer service, and has a validating, encouraging, and positive attitude. I am impressed by his attention to detail, problem-solving, and conscientious demeanor. I am very pleased with his professionalism and feel supported by his presence in the community. I am shocked that he started at Arrive this year, you would think he has been here years with how on top of everything he is.Sunny clearly is passionate about the property, is always open to fielding requests and questions, and made my move-in smooth, easy, and joyful. I am grateful for her willingness to be flexible and accommodating, she has done an excellent job with problem-solving and resolving any concerns to make me happy. You can tell that she does all she can for residents and advocates for their needs. I am grateful that she has been willing to work with my requests, questions, or concerns and take them seriously. My wife and I have loved living at Arrive on University! We just recently renewed our lease because the management here is better than anywhere else we have lived in Dallas! The maintenance we put in a request and within the hour they have been there to resolve the issue. The property is always clean and anything the residents ask they take very seriously to help fix it right away. Such as putting in a secure door with a code to help make sure our mail and packages are protected. The apartment itself is very nice and comes with nice features such as a smart lock and nest air conditioning unit. You can not beat the piece for the quality of this apartment complex! The pool is stunning and always has open chairs. They even recently renovated the gym at the apartment. They truly care about the residents here and want you to have an amazing experience!Sunny and her team are the best, you won’t regret living here!

We lived here for more than four years and after looking at this spotless cleaning for move out it still seems like we are ready to move-in. This place has created so many great memories. Thanks for allowing to craft us nice story. This was definitely an emotional moment and yeah, team arrive on university deserves all credit for that. Timely repair, homely feeling, taking care for personal stuff too sometimes ( once our car light was on and Robert came to our home and reminded to turn it off)Thanks a lot Roberto, Robert, DeAnna, Sunny and Mr. retired Robert for making our stay safe. My husband and I have been living at Arrive on University since December 2022 and have been loving it. The apartment itself (2 bedrooms/2 baths) is awesome and spacious. The property is very well maintained, neighbors are friendly, and the pool is never crowded during the summer (which was a huge + for us). Additionally, the staff has been extremely friendly (especially Sunny, thank you for being the most helpful!) and try to bring the apartment community together fairly often by having events, barbecues, etc. Could not recommend this place more.

Literally the only place weve lived at since moving down in September 2020. We refuse to go move anywhere else until we buy a home. And yes we have looked around everytime renewal was around and nothing tops Arrive. The apartment complex is just perfect! Its small that it feels like a family complex rather than just an apt complex. With summer nights still being hot, its hard to take our pup on a walk when the sun is up. We feel so safe, wed take our pup out on a late night walk. The property is amazingly beautiful all made possible by Sunny and Ashley while Damian and Justin quickly comes to the rescue when submitting our work orders. Theyre literally the dream team!

Arrive on University has been nothing, but a five star experience. The residents are nice, as well as the front office staff. The pool is always clean, the weight room is always available, and the events at the clubhouse are phenomenal.Sunny Poole is a phenomenal property manager. A great professional! Lived here in a 2 bed 2 bath apartment with a roommate. Really liked living here. Good location. Not too far from lower Greenville, and walking distance to SMU blvd. Good small apartment vibes. They have resident functions every once in a while where there is free food and you can mingle with other residents. Also got their private garage for an added $100 month which seemed like a great deal to me. Would live here again. Cons: got some emails about mail theft and some car break ins. never affected me but something to note.

If you are looking for a great apartment complex in Dallas that has incredible management, maintenance, and amenities then MOVE HERE! Out of the 6 apartment complexes I’ve ever lived in, this is hands down the best. The management here truly cares and goes above and beyond for their residents. Every package I have delivered is either put in the lockers or delivered to my front door. They changed valet trash services because they listened to the resident’s comments about the old service being unreliable and the new valet trash service is incredible and has come almost exactly on time every night. The apartments themselves are great and well taken care of. If you do need maintenance, they come in record time. The first time I put in a maintenance request there was literally someone at my door in less than 10 minutes and he said if its during business hours they try to get to the request within the hour. The location of the apartments is central to everywhere you could want in Dallas, but also still feels very safe and like a pleasant community. Big shout out and thank you to Sunny, Robert, Robby, and everyone else at Arrive on University for doing such a wonderful job and caring about the people who live here!

I lived here from 2020-2023, if I am completely honest, I enjoyed my experience here. The community is well kept and it is located in a prime location. The only downfall is that the rent hikes became a financial struggle. I also felt like I should have had updated appliances for the amount of rent we paid. However, the office staff is very nice and provided great customer service. I would recommend others to stay here if it is within one’s budget.

The location was a big selling point to us when looking because of its close proximity to downtown, but the price could not be beat. We have always had great interactions with office staff and other tenants, and actually formed really great friendships here. Our maintenance request are always handled within a day. Our AC went out on a Saturday morning and it was fixed within an hour. The complex itself is quaint and quiet and feels safe. I love that the office staff puts on community events and really gets to know tenants! We love it here.

Update July 30, 2024Ya know, five years at five stars per year is 25 stars… just sayin’I’ve been here over five years, now, and I still love it. The management is the best, but I’ve got a special call out, below.Special shout out to Damian! He’s been working to fix an air conditioning problem for a few days. Everything is working great now. While he was waiting for a couple of things to resolve he drug a huge indoor unit upstairs to my apartment, got that installed to keep me cool, and got right back on fixing my outdoor unit. My refrigerator also went out at the same time, and he lugged a brand new fridge up the stairs, emptied my fridge and tried to reload it! I stopped him and reloaded it myself.So in 100 degree plus weather, Damian fixed all of my issues, carried one huge indoor temporary air conditioning unit up the stairs, replaced and removed my old refrigerator, having to move all of these appliances up and down the stairs, all while I sat here in cool comfort, courtesy of Damian.Huge shout out to Damian. I can’t thank him enough.Cheers to all,AWIve been at Arrive on University for about 18 months. I met Aliyah first, then DeAnna, now Raquel and Raul. First of all, my experience with the staff has been fantastic, with a particular nod to DeAnna and Aliyah. They are always happy to see me and they handle any issues that come up immediately. Ive only spoken to Raquel on the phone, but shes been proactive in chasing down a couple of things and getting them passed up the ladder to her management. Maintenance is never an issue, Raul shows up on time, always friendly and polite. The facility is neat and attractive, well maintained and very well managed. Sunny, our site Manager, takes organization to a whole new level, creative, responsive and welcoming to all Residents. Robert B., our Assistant Manager, excels at his duties and is readably available when necessary. Trinity, our Leasing Agent, was the first person I was in contact with over the phone. She is such a polite, energetic and a delight to be the person of the forefront. Robert, our Maintenance Director, (such a handyman) can repair anything, while remaining curious and friendly. I am new on campus/residence so there are a few other individuals that I haven’t met. If they are anything like the team that I’ve had the chance to meet I know the others add to such a great team! Deanna, Aliya, and the rest of the team have been extremely friendly and helpful since day 1, and have made moving to Dallas an easy transition. Best property in an area that is very desirable & fun. The apartments ceilings is weak or thin, so you can hear everything your neighbors are doing and I have serious problem with my upstairs neighbor who is overweight and walking constantly from midnight until 8 AM. The staff is sometimes unprofessional and seemingly disrespectful.

My fiancé and I moved in during the month of May 2018. We’ve only been here about 2 months so far but we love it. Roxanne was awesome with getting us settled in and taking care of our onboarding/lease. She kept us posted and abreast every step of the way. Since we’ve been here, the property is well maintained, the apartments are beautiful and the neighbors are friendly.DeAnna (our manager) just started up the 2-3 events per a month again. Taco Tuesday was AWESOME! DeAnna was such an excellent host and made a beautiful display for the event!!! When I sent pictures to my friends, they couldn’t believe it was a community event - it looked so professional. Judith ran all around Dallas to collect tacos from different restaurants so that residents could sample different flavors. Which was super cool. There was a gentleman also working, whose been interning for the summer, that made such great conservations with residents to make them feel right at home. This Saturday they’re having a pool party with burgers and hot dogs. Before we signed our lease they even had a paint night in the leasing office. I’m so excited for future events. They have been so creative!The maintenance staff is also spectacular. I had an issue with my balcony and Armando, not only took care of the problem within 24 hours, he personally greeted me in the parking lot to give me updates about my maintenance request (which was just so awesome he took time to do so and very appreciated!!). A few days later, I had to call on maintenance again and he was at my apartment within 20 minutes to help me fix the issue. Talk about hospitality!!! Thank you, Armando!!!I’ll update again after a few more months but so far, it’s been a great community!

Arrive on University is a small and quite property. The location is close to great restaurants and feels like a safe neighborhood. In my 3 years there, I never heard of any break ins. Units are updated. Maintenance is very fast to respond to issues. The gym is rather small. Trash policy is a little strange as you just leave your trash outside the apartment building to be picked up 3 times per week. However, many residents are non-compliant so there is usually some trash sitting out at all times. Overall, I have really enjoyed my time at Arrive.

From handling my lease long-distance to making sure I had settled in comfortably; I could not be more thankful for the team at Arrive on University. I chose this complex over five others I had looked at and I could not be happier with my decision. Aside from the welcoming nature of the staff, the complex is beautiful, they have an extremely well-kept gym facility and the apartment I moved into was like new. If you are looking for somewhere to move in Dallas, Arrive on University is more than worthy of being called home.

Living here at Arrive on University has been a very good experience. Office staff are available, friendly and helpful. Maintenance will handle an issue quickly. The pool area has been redecorated, has grill area and 2 fountains. Right by the pool is a newly remodeled workout room. The grounds are kept up regularly along with freshly planted flowers. There is a dog park as well. I like how convenient this complex is to restaurants and any form of shopping since it sits near Greenville Ave. on University. Central Expy is only 2 blocks away and SMU is within walking distance. The new ownership is also carrying out more updates like fresh exterior painting. I think my apt floor plan is very efficient as far as layout and space planning. I have a laundry room and large walk-in closet. This complex is quiet and feels safe. Rent is reasonable and there are a variety of lease options if a shorter stay is needed. I have enjoyed living here for 4 years.

Just moved in this past week. So far so good. Sandy has been very helpful and friendly during our application and move-in process. Prices are a little high, and the place does have some rough edges aesthetically, but it is a nice place that appears to be making improvements. Nice walking distance to some decent places to eat and shop.

A hidden gem! I love driving the I-75 corridor from downtown dallas to my home knowing how close I am to everything. My unit is considered a 2-Bedroom (which I use the 2nd bedroom as an office since I work from home). Also, since I work from home, I have the opportunity to interact with the Staff very often and all I can say, these are very great people. DeAnna is a tremendous leader to her team and Aliya and Candace have a great attitude and are always responsive and pleasurable to interact with. The maintenance team, which include Armando and Brandon, seems to really enjoy working the complex and keep the place clean. I am very glad that I decided to call Arrive my home. Thank you Crew!

I am currently trying to rent here and am one of those people who has a never ending list of questions and concerns and the people in their office are amazing. Every question I ask they either know the answer to or will find the answer. I wanted to buy a couch I liked but didnt know if it would fit and Judi went up to the apartment measured the space for the couch and even laid out pieces of paper and took a picture to show me what it would look like in the space. This staff really goes above and beyond.

Arrive on the university is definitely one of the best communities near SMU with great management and leasing team, they are very attentive specially DeAnna. The apartment qualities and amenities are very good not comparable to nearby communities at all with the same price. I would recommend it to everyone especially SMU students who want to live near campus, it is less than 5 minutes drive / 15 minutes walk.

Arrive on University is a well-maintained updated complex. The office staff starting with the manager Sunny, Asst. Mgr. Ashley, and everyone that works there are professional, competent, and friendly. The same goes for the maintenance staff. Repairs have been minor but always fixed promptly and correctly the first time. I recommend this location highly It is a great place to live

I came to live at this property mostly because of the things people have said on these reviews and to my surprise so far all the positive reviews are on point and accurate. The staff with the manager Deana and Alea up front have been the best. Highly recommend living here. Close to my school and the SMU shuttle bus picks up by the convenient store.

I have been a resident at Arrive On University (the property called by various names and owned by five (5) different property management companies) since August of 2001.I consider DeAnna to be the VERY BEST MANAGER of all the Managers (and there have been many very good ones) that I have worked with over the past nearly 18 years.DeAnna is very professional, dedicated and innovative. She manages the day-to-day property business in excellent fashion and also goes far beyond that by organizing more community activities and bringing in New Programs, such as the NEW Trash Removal Service Program.In addition, she also has a very professional, friendly and extremely capable and efficient MAINTENANCE and OFFICE TEAM for support. Armando, Humberto and Aliya all do very excellent work.In short, DeAnna is an extremely excellent Manager, the “BEST OF THE BEST”, and we are very fortunate to have her at Arrive On University.DC
