    I’ve been living here for nearly three years, and it’s been a fantastic experience overall. Like any place, there have been some ups and downs, but what really sets this community apart is the exceptional staff. Whether it’s the office team or maintenance crew, they’re always quick to assist with anything you need. The dog park is consistently well-maintained, providing a great space for pets, and the pool is a perfect summer hangout. It’s a welcoming, well-kept environment that I’ve truly enjoyed calling home.

    I have been living at a rise for three months now, and I could not be happier with the community, the leasing staff, and the maintenance staff. Every question I’ve had gets answered and every maintenance request I’ve made gets promptly taken care of, shout out to Brent. The leasing office staff is super kind and friendly. All the neighbors are super nice and it feels like a nice community to live in. Also location is prime and I can get to all the great and fun things in Austin in 10 minutes.

    My husband and I have lived here for 2.5 years, and we love our apartment. The leasing office and outdoor spaces are beautiful, the staff is friendly, and the pool is unmatched (especially the grilling area). There is an also strong sense of community here, and both ourselves and our puppy have made some great friends.

    Dario has gone above and beyond for my girlfriend and I. 5/5 Stars!When we were on a tour for this place he gave us a very detailed layout and floor plans that helped us find the right apartment for the right price. He still continues to provide a high quality performance in support of us.

    Arise Riverside is the best complex in Riverside if you are looking for a pet friendly environment and community. The management team is very professional, helpful, and accommodating.     One of the main reasons why I moved into the property was because of the front office staff. Most specifically Michelle. She was patient with me, took me to view multiple units because I was unsure of what I wanted, and her communication was open and honest. Thomas also was incredibly helpful, kind, and patient with me. There are some less than ideal parts about the community (broken main gate, neighbors who arent particularly considerate of the breezeways and common areas, parking feels sparse) but theyre not things that management can necessarily control, and theyve been working on making changes as they recently took over. Only been here about a month, but so far I love my unit and the staff (including the maintenance team.... heyyy Seth!) Still feeling happy that I chose this complex.

    Was having some issues with the cleanliness of my apartment upon moving in, it appeared as if no cleaners had gone through (lint in dryer lint trap, q-tip on floor, dirty toilet, dishwasher, sink and floors) as well as some other issues with the unit. Fortunately, I put these on my conditions form and after a bit of debate I was taken care of. They sent over Seth and oh my goodness I was so thankful for him! I had to write a review. He was very pleasant, accommodating, and patient with me through the process. He completed all of the corrections thoroughly, but in addition to that he made me feel heard and taken care of. He was very assuring that these issues, while some minor, were worthy of being resolved and should have already been prior to my move in. He continued to view, discuss, and address my concerns allowing me to feel more at ease in my space! I feel secure that when I ask for a work order in the future that it will be completed with the utmost of care! Also, shout out to the leasing office! Thomas has been so accommodating and kind. Hes been really attentive throughout this process and was a big selling point upon moving here. Thank you, Thomas and Seth!

    Love the office staff at Arise, especially since the new management company has taken over. The maintenance team has also been great, the few work orders I have put in were fixed within maybe a day or 2. Extremely happy with my apartment and community.

    It’s a beautiful property with great amenities. Two gyms, a beautiful pool, and a dog walking are. Not to mention Bolton, and Michelle in the office are so sweet. I had an emergency and Michelle was willing to work with me. Maintenance (Seth) are also great.💕

    Thomas is amazing! On my tour today, he was very knowledgeable and a breath of fresh air in the leasing world. As a locator, I understand the conflicts a leasing staff can face daily. After sitting in the office for a few minutes before my tour and experiencing some resident run-ins, and then experiencing a tour with lots of questions asked, I could tell that Thomas actually cared about the property, its residents, and its future residents! If you move in here, I know Thomas and his team will take care of you!

    Seth the maintenance supervisor is very knowledgeable and fixes everything the first time the ac was down he sprung in to action. We asked for a portable but he said he couldn’t sleep at night knowing he could have fixed the problem right then and there so he did I’m going to renew because the maintenance team the property is beautiful….

    On my 3rd lease at Arise, extremely kind staff/maintenance group that care about their residents. Any issues with the complex are immediately addressed/handled. The community is amazing and its all very affordable!

    Been living here a few months and I have had a very good experience. From the first tour all the way through moving day and even after moving in, Bolton has been a tremendous help. Always answering every question I had and always with a quick response and friendly attitude. He and the other front office staff have been wonderful. Had a few minor maintenance issues at the start of my lease, but that is typical in a complex this size. Everything was fixed within a day or so. Had a few small billing issues but again, quickly resolved with a couple emails and a five minute meeting to get everything ironed out. I have read some of the other reviews of this property relating to the vagrant issues/car break-ins/parking area gate/etc. It is true that this area has a moderate homeless population. That is the reality of living in Austin at the moment. No complex, especially close to the downtown core, is going to be free of occasional vagrant walking down the sidewalk. This complex is very secure, well lit and in a pretty safe area of Riverside. I work second shift and get home around 2:00am and I have never felt unsafe here. The parking gate was damaged and out of service for a few weeks but that was not the fault of management. A resident took it upon themselves to drive into the gate and it had to be repaired. As far as the units, they are beautiful. 10’ ceilings, nice appliances (all GE stainless) baseboards, lighting, etc. LOTS of storage with the cabinets and closets. The bottom line, it is a very nice place to live. Any issues here are typical of any apartment complex this size, especially one that is only a few years old. A few words on fees: it is true there are some fees that are in addition to the base rent. Around $100 depending on what kind of parking you select. There is one boiler to provide hot water to the entire complex (three large buildings) and the few bucks they charge a month is certainly less than whatever it would cost to have a 40 gallon electric water heater in your unit. They charge for valet trash which most properties offer these days, a small amenity fee to maintain common areas such as the pool, workout rooms, lounge/mail area. Again, these fees are nothing out of the ordinary for a luxury property like this. The fees were explained to me before I signed my lease. Overall: new, clean, quiet, close to the airport and downtown, safe and pet friendly.

    I want to express my sincere gratitude to Bolton for showing me the apartment last Friday. I was truly impressed by the property, and I absolutely loved the environment of the community, the well-maintained public areas, and the beautiful layout of the floor plan. I visited a total of 13 apartments in Austin, and after careful consideration, I ultimately chose Arise Riverside and another one as my last 2 options. Unfortunately, due to its distance from my workplace, I had to let go of this option. However, I highly recommend it to anyone searching for a fantastic living space in Austin!

    Over a month in and I’m enjoying my stay here so far! Really awesome amenities, a dog park and just a beautiful property overall. The team here really cares about their tenants. Bolton went above and beyond to make sure that moving to Austin was an easy process for me from start to finish. He has kept in contact as well to make sure that everything has been smooth since living here. There were some challenges I’d faced with moving in, but Ariana and Tati (hope I spelled both names right) made the process of moving in comfortable for me as well. I had some things early on that needed to be addressed in my apartment and they sent a maintenance guy (Alex I believe) in right away to take care of it. They all work together really well. I know that kind of job can be busy and stressful, but they handle things very professionally, in a timely manner and show that they actually care. I’m very satisfied living at Arise Riverside. The people who live here are super friendly as well. I would recommend this place to anyone looking to relocate to Austin or anyone who wants a chill/fun community to live in. Super convenient location too. Right by the freeway, airport, gas stations, close proximity to downtown and lady bird lake and good food options.Thanks Bolton and Team!-Brandon

    I moved into my apartment about a month ago and I’ve been enjoying my new home and location. Arise was able to provide competitive concessions and was flexible with my move in date. They even held my apartment and pricing for almost a month, which I really appreciate. The move-in process was seamless and I didn’t have any issues. Adrienne and Eliza were awesome leasing agents that took good care of me and made my issues their issues. I highly recommend arise!

    Nice place! Complex is kept clean and the pool is beautiful! Gates sometimes break but that is okay because they do fix it in a timely manner. Pretty quiet area to live in as well! My only idea would possibly be to have a bedroom key for the lock on the door. Other than that, this place is a solid 5 stars !

Even though we called last minute, they were still able to accommodate us with a self guided tour, which was very helpful.     Its an early review for me having only been here since the end of April, but I know the state of the apartment and also how things get handled are always the two things I go check for in reviews before even bothering to look at a place.This place is lovely. The ladies and gentleman in the front office are all really helpful and patient. I dont get the impression there will ever be an issue. The maintenance team (seen two people so far) have been really friendly and quick to respond. Incredibly glad to have found this place.The only feedback i have is that front gate entrance. Everyone gets their car stuck because the curve is too narrow, even with my very tiny car I got stuck. Hopefully this can be worked on at some point.
