I recently moved to AMLI Eastside and it has been a great experience so far. Great value for how great the location is with quick access to the heart of downtown, music and entertainment venues, and the main attractions on Austins east side. The pool, fitness center, and other amenities are high quality and well maintained - lots of friendly people on the property as well.The leasing process, touring, etc. were all made very easy. I worked with Matthew Balderas, and everything from my first visit to the move-in process was smooth and painless. The staff on site is incredibly friendly, and they go the extra mile to put on events for the complexs residents. I highly recommend just about every aspect of the complex.

As a resident of the Amli Eastside for over two years now, I am so glad that having ‘booked’ this apartment sight unseen, I trusted my gut and did it. It has lived up to all of the pictures and more!! Matthew with the Amli team has been influential in making our apartment experience an extremely positive one and we are so grateful to him for always helping us if we have any questions. If you are considering moving to the AMLI East side -do it !! You will not regret it. There is so much shopping nearby and it is walkable to some of Austin’s most iconic restaurants. Overall a clean and happy Neighborhood experience 🤍

I took over a Mail route for a fellow mail carrier and on her route is the apartments at 1000 San Marcos Street. I went in to introduce myself & was greeted by the leasing agent, Matthew Balderas! He greeted me with a smile & took his time to show me where the mailboxes were!

Best apartment I have ever lived in. Over the last 10 years I’ve lived in 5 apartments in 3 states—AMLI takes the cake. Our move in experience was seamless. The unit was spotless and well maintained. It’s very well designed. The floor plans are smartly laid out to maximize space and light. Tasteful features and nicer appliances stand out. Building amenities like pool etc. were always in great shape. The front office & maintenance teams are responsive and helpful. Walls were thick, rarely heard our neighbors. We had to relocate after only 1 year, but otherwise would have stayed. I could go on and on. Highly recommend for an incredibly comfortable experience!A few things to know:The area itself gets loud on weekend nights. We chose a unit on 9th (a dead end) thinking it would be quiet. Unfortunately it’s a prime parking location—lots of “YOU GOOD TO DRIVE?” and loud music from parked cars 10pm-3am Thursday-Saturday. Sound dampening curtains made a huge difference. If I could go back in time, I might choose courtyard. That said, we were treetop level with amazing natural light and a pretty view. Absolutely stunning. It wasn’t enough of a con to want to get out of there, but it was a surprise.The only other negative is the package room. It’s way too small for a building of that size and finding packages was a pain. Again, not a serious issue relative to all the other perks of our experience there.Last thing: there’s an app called One Roof that has a community forum for their East Side location. Includes channels for general chat, marketplace, pet owners, etc. We learned about it a few months before move out & it came in clutch several times. Definitely download if you move in!

I have been living at AMLI Eastside for almost 2 months and it has been a wonderful experience so far. The complex itself is clean and has great amenities. I love the fact that I can open the gate remotely through my phone, which makes having people over so easy and convenient. Living here is so organized, from filing maintenance requests and picking up trash. The location is fantastic because not only is it super close to downtown but there are many restaurants and grocery stores nearby. It safe and quiet and I have not had any complaints so far! The main office is great at communicating with residents.

Ive lived here at Amli Eastside for more than a year now and I love it. We have a really nice view, hardwood floors throughout, nice appliances, the works. And its very affordable given the quality and location. But the best part about living at Amli are the amenities. There are sponsored events every month like cocktail mixers, scavenger hunts, pool parties, etc. They have a very complete gym, a great pool (as long as those animals at The Eleven dont sneak in). I never even have to change a lightbulb, I just call downstairs and they send someone to fix it.The staff is fantastic. I would forget to breathe if it werent for Kilish at the front desk, that guy has an amazing memory and is incredibly organized. I think he knows every resident by name and everything about their account. It really adds a personal touch when I come home and Kilish welcomes me with Hi moose! How are you? Its been almost a month since you changed your air filter, would you like us to send someone up? No additional charges :)I will admit that signing a lease with Amli is a convoluted multi-step process but thankfully the staff is extremely accommodating and helpful. Ive already signed 2 leases and eventually I will sign a third because this is my home.

Im continually impressed with kindness of their office staff as well as their maintenance teams attention to detail. If something is important to a resident, its really important to AMLI. Again, how often does anyone get to live somewhere that is also OWNED by the management company, not just managed. This company is going to care a Lot more about you than any other apartment that is not owned by the management company.Daiquiri at Eastside is the best! She always greets me with a smile and her and Tina are easy to talk to about anything.Huge, Huge props to AMLIs ability to hire really well, in my opinion.

She is one of the best consultants I’ve ever worked with.

I have lived here for 6 months now. The apartment complex is good, but what has really stood out is one of the leasing professionals - Matthew Balderas.Even before I moved in, Matthew was a HUGE help. Over the phone he was responsive and very helpful with a few issues that arose during the application process.As a resident, I have frequently ran into him (he always seems to be on the clock), He remembers my name and room number (crazy good memory), he has been extremely helpful with problems that have came up (like missing packages), or emergency situations.I wanted to should him out individually for ridiculously good service. I can’t say enough great things about AMLI Eastside! I’ve lived here for two years and I truly think it’s one of the best properties in East Austin. The location is perfect, the property is well taken care of, and the units are renovated & spacious.The entire staff is super friendly and goes above and beyond to address concerns & maintenance issues as quickly as possible. It’s also such a pleasure to see Juan in the leasing office! He’s always so eager to help and genuinely cares about the residents. He also remembers my name and unit number which is super impressive given the size of the building. Theres always an event going on and the staff is so nice and friendly. The apartments are SUPER nice. You can tell the grounds keepers take a lot of pride in their work. P.S. Ive lived here for almost 3 years now and absolutely love it. The maintenance staff is always helpful, kind, and responds quickly to any issues. The same with the office staff! Juan must live at the computer to reply to my emails as promptly as he does .Sometimes the street is a bit noisy during night time on the weekends, but nothing unexpected for the area. My favorite thing about the AMLI is the pool area and the location! You can walk to the east side, a local coffee shop, or downtown very safely and quickly. Theres always something to do. I wouldnt hesitate to recommend this apartment to someone needing an Austin apartment!

I’ve lived at AMLI Eastside since February 2021, and I’ve been really happy with my time here so far. I’d say that there are definitely areas of improvement. For example, the building has recently been experiencing issues with the security system / fob keys which has led me to be locked out a couple times. But personally, these are just minor inconveniences, and the staff always keep an open communication whenever these situations happen.As some of the reviews have already mentioned, the location is perfect! It’s a little secluded from the busy/noisy areas of Eastside & Downtown but many places are still walking distance. Most importantly, everyone that I’ve interacted with has been nothing short of amazing. Whenever I email management, I always receive a response within 48 hours. Whether it’s 100 degrees or raining outside, the maintenance staff are always so helpful and extremely friendly. Even if they are in the middle of working, George & Ben never fails to say hi whenever we walk past them. Overall, I’d recommend AMLI Eastside!

In particular, the assistant property manager, Marissa, bent over backwards to accommodate our needs and exercised incredible patience with us when we were indecisive about which unit we wanted to lease. Since moving in, weve felt very taken care of by the AMLI team and any service requests have been filled quickly (a refreshing change from our previous apartment management).

Both were responsive to all my questions and were understanding of my unique work-schedule during the application process. They have checked to see if I need help with maintenance requests or had other questions. My maintenance requests have been resolved promptly. I like my apartment and love the location. I moved to AMLI Eastside based on a recommendation. At this point, I would recommend AMLI Eastside to a friend or anyone who is looking for an apartment in Austin.

I decided to move back in December 2017 and I’m coming up on my renewal in a few months. My experience here at Eastside has been very enjoyable. I moved here on a whim, looked at apartment list and saw that the property had everything that fit my needs.I leased through a leasing agent no longer at the property but the assistant Ana & Kilish the other leasing guy have been helpful since I arrived. I haven’t gotten the chance to meet the manager yet.The amenities are nice, the pool is pretty clean and the gym has equipment that I’m slowly learning how to use but the BEST part of the amenities would have to be the Luxer closet. My last property didn’t offer this and I would have to rush home to get my packages but here there isn’t a limit to how many packages I can have delivered.The apartment are in need of an update but I saw that their offering upgraded unit so I might check it those out when my lease expires.All in all, the location is great, the staff and maintenance is awesome. Moving to Eastside was a move in the right direction.

The staff here made my experience at AMLI east positive. If I ever had a problem with my unit or even general question they would be able to help. The resident events were actually well organized and attended, helping to create a positive community feel. That being said, the units themselves aren’t the best and the prices continue to rise, but that’s a general trend in Austin housing. It’s still a great spot to be if you’re looking for a good medium between price and location.

I just moved in and so far am enjoying everything about our new place. We chose a new unit with new finishes and its so cute much like the new places we were looking at who charged much more. Its so close to downtown and one of the best prices I could find.Our agent Marissa was so helpful during our tour writing down all the details for us. She made our application process a breeze, then when we moved in the people in the office helped us through every step of setting things up and where to park, move in, etc.I cannot wait to use the pool and enjoy my view of downtown. After the new apartment renovations, this place looks great. There are definitely some things that some people might disqualify it as a true luxury apartment, but the location is great and the amenities are also really great. Kilish helped me moved in and is an awesome member of the team who is super attentive and helpful with requests for maintenance as well as any other general concerns that one might have. I would recommend this complex.

Ive been living at AMLI Eastside for nearly 2 years and the staff at the front office have been stellar. They quickly and efficiently fix and repair everything that I have notified them about. Caliche is especially friendly and helpful several times I have called him or caught him after hours when I needed access to the mail room and he graciously reopened the office and waited for me to get packages and he helped find my lost cell phone two times. Truth is Im not crazy about the high cost of rent in Austin but its hard to complain when Im getting prompt, quality, and friendly service every time I need it all the time.I often stop in and just talk with office staff when I am walking by or riding my bike because they are so darn friendly!James

Living at Eastside now for a couple of years and have noticed that the improvements they’ve been doing and it’s awesome. From more cleaner hallways, newer gym equipment everything is slowly but surely starting to look awesome. Location is awesome and would definitely help you safe some mulah on gas.Leasing staff is great and service team is always working hard to complete all my request within 1-2 days.

Juan is extremely friendly, attentive, knowledgeable, and will go completely out of his way to make sure that the residents of AMLI Eastside are well taken care of. We could not be in betters hands at any apartment building in all of Austin with the help of Juan and the other employees at AMLI Eastside like him!

Living at AMLI was a mostly positive experience. The location is very good, as was working with the staff, who were friendly and responsive. The layout of the one bedroom my wife and I stayed at worked very well for us. The amenities include a clubroom (with a free Starbucks coffee machine), pool, and gym, as was the courtyard. Id recommend a courtyard facing apartment though, as street noise (especially on the side facing highway 35) can be significant.There are some inconveniences, however. The building is large and hard to navigate. If you live in some of the parts of the building farther from the office, it can be a challenge to explain to guests how to find your apartment. Access to almost all parts of the building is by keyfob only, so there is no buzzing in guests or deliveries: you usually have to meet them on the street level. And after-hours enforcement of quiet hours doesnt always happen either, which is an occasional problem on Saturdays.Moving our things in and out was easy. The building has good moving access and large elevators. We just moved out for work-related reasons.However, the final impression was mixed. I was aware that the complex would deduct any final bills from my deposit, but was surprised that the numbers ended up going over the deposit amount. There was a system-related lag in the application of fees from two previous months, and AMLI only sent notice of a final bill by mail (with no attempted follow up by email or phone) with a 14 day deadline before being sent to collections. I received the letter five days after it was sent, leaving nine days to pay the bill without impacting my credit.I left my feedback with the staff (again, nice and helpful people), so hopefully the higher-ups will update the AMLI billing systems to add some form of redundancy about final bill notices. Some additional policy and system improvements would probably go a long way towards improving the move out experience, as would a simplified fee structure.

Living here has been like no other place Ive been. They have monthly resident appreciation days where they treat the tenants out for food or drink. They are always updating the amenities and sending out weekly perks. Everyone that works here is incredibly friendly and super helpful. Great location & the leasing guy is great. I was shown around the property by Kilish, he was kind and payed attention to what I wanted. I needed to move in quick and he understood. The apartment shown to me was perfect! Big living room, wood floors and new appliances, a great amount of space for me.The gym is AMAZING!!!!! Big boy dumbbells that really help you get a great workout in, the machines are brand new and they even have a bench press. It gets a little crowded but just shows ALOT of neighbors feel the same way.I love the location and the neighbors are actually friendly. When Kilish isn’t in the office, Katie, Brent and Larissa are helpful as well offering me a helping hand when I need it.Happy I chose this RAD PAD!

We lived at AMLI Eastside for about 2 years. Overall, it was a good apartment experience.Location: 5/5- You cannot beat location for the price. AMLI Eastside is right outside of downtown but still walkable to everything. Easy walk, bike , or scooter to Rainey, East Side, Downtown, and campus.Price: 4/5 Like most of Austin, this place is not cheap but it is less expensive than many similar downtown apartments.Apartment Quality: 3/5- It really depends on which floor/side of the building that your apartment is located on. Most of the apartments have been updated and have stainless steel appliances, fresh paint, and no carpet. The walls are thin regardless of which apartment you are in, so be prepared to hear your neighbors, especially on the weekend. We were over on the 9th St. side of the building which was relatively quiet except on the weekends which was fine. We lived in a 1-bedroom apartment and it was very well laid out and spacious for 2 people.Staff: 5/5- Kilish is amazing. He was always more than helpful with whatever we needed. He is responsive and always had a smile on his face whenever we saw him. Kate also deserves a shout out. When we had an issue with our upstairs neighbor throwing a party until 4 AM, she handled the situation promptly and communicated with us throughout the entire process.Amenities: 4/5 -Surprisingly the pool area was never full. The pool area also has grills for use. There is a hot tub area in the pool- but that never worked while we lived there. There is a common area on the ground floor with a free coffee machine (bring your own mug!), pool tables, tvs, and a shuffleboard table. The workout area recently had a major renovation and looks amazing. AMLI also had a TON of resident events which was really thoughtful.

I just got done leasing at amli Eastside and at move out it was the only apartment I would ever have hands down given a 5 star rating. Maintenance was amazingly responsive, the price was great, it had an awesome location, and was kept clean. Unfortunately, upon move out there were some damages that were sent to me that I felt were extremely excessive. Some of them were certainly my fault, and I think in any disagreement that involves money usually both parties must give some as it often can be interpreted differently. Amli and I, thanks to the excellent property manager here, decided to meet in the middle on a mutual understanding that we both were at fault. Why I give this apartment still 5 stars is how rare that is in today’s world to have a HUGE company like Amli agree to meet in the middle and accept some responsibility. I have no idea whose fault it was more, all I know is that they agreed to a mutual resolution that we both felt was fair. Plus the main leasing agent Kilish is hands down the most attentive and polite human being I’ve ever come across. I wouldn’t hesitate to lease here again should I move back Downtown!
