Great apartment complex. Been living here for 12 years. Safe and clean with a great location to major freeways. Marisol, Luisa, and Emily in the office are an asset to the complex. Maintenance is completed in a timely manner, and Jose does a great job. Manual does a fabulous job of keeping the pool beautiful and greeting guests. We have the best security officer ever. Neighbors in the complex are friendly, have good character and values, and create a community feel. Great place to call home.

The facilities are very nice, and the management team is amazing. We had a very difficult move from out of state and out of country as well and they worked with us to make it as smooth as possible. I looked at over 20 apartments in the area before choosing Alanza Brook. It was by far the best deal for my money. Not only did the apartment have more square footage for the price, the grounds are well-kept, security regularly patrols and meets tenants, there are no pest issues or flooding parking lots. The pool is always clean, as are other communal amenities and the gates are often locked, although theyre open more than I would like since someone crashed into one of them and it hasnt been repaired.I worked with Anna Louisa and she has been wonderful. She always greets me when I enter the office, she is professional and friendly. Most of the time when I go into the office she is the only one there. When other employees are there, they rarely look up from their phones to greet me or ask if they can help, even when there is a line of tenants waiting on Anna Louisa. That says something about the customer service! If Anna Louisa ever leaves, were screwed as tenants! Hopefully now that they have a new management company they will require some customer service training for the other employees and they can be more present and tenants wont feel like were bothering them when we need something.UPDATE: I havent had issues & Ive lived here 6+ months. They keep it clean, make sure the lights work (even after the big storm), you dont see buildings in disrepair. Its supposed to be gated but the gates have functioned as they should maybe 2 weeks total. During the day the entrance is often open & the exit was open for almost 4 months straight. They contracted with a towing company & sent an email that this money-grab is for safety. If they cared about safety theyd ensure only residents & our guests have access instead of threatening towed vehicles. There wouldnt be a problem if the open gates didnt expose it to the public! The treadmill in the gym has been out of order for over a month. Management brushed it off, said it might need to be plugged in a different outlet. If youre not going to keep up with equipment, why am I paying amenity fees? The office staff is mostly unfriendly, except for Ana who smiles & shows professionalism. Security & maintenance are friendly & responsive.

We moved in about 3 years ago and LOVE IT here! It is quiet for the most part, security is patrolling around all the time, and any time we have problems with maintenance requests they are quick to answer and resolve the issue. What I love most about living here is the friendly community and being able to take a walk with our babies around the complex. Not to mention the spacious floor plans they have available here. Definitely worth the price!

I have lived in Alanza for about 2 years until I bought my own home. This is great place to live , and closely accessible to many things you look for while living little away from downtown. The best part is the proximity to Hilcroft park and ride. The staff is really approachable and services are reasonable. You don’t get to see any apartment in the near vicinity , offering all that they offer on Alanza. While at Alanza my kids went to THRogers and Debakey high school. Highly recommend Alanza if you fall into the category of these requirements like downtown accessibility, kids safety, nice schools and reasonable rent..

I’ve recently shifted to alanza brook and the place is amazing!! The best part of my experience has been Luisa. If there is a problem and you inform her, she does her absolute best to try and get the issues resolved. She is professional and courteous, and always available to answer any questions or concerns we had. Her prompt and helpful responses made us feel welcomed and taken care of as residents. Appreciate her dedication and commitment.Special mention for the maintenance staff. Work orders are resolved promptly and efficiently. I had initially signed the lease for a few months but based on my experience, I am planning to renew my lease. Hope everything works out. Great place to stay!!

Pretty great place to live! Quiet, no pests that Ive encountered, parking is easy and its pretty nice that you get your trash picked up at your door. The ladies at the office, especially Marisol and Anna have been helpful and so friendly. The front office people are friendly and professional, and maintenance is prompt, polite, and competent. The property is lovely and has nice outdoor areas where you can hang out. Previous apartment complexes have been disappointing when requesting maintenance, but Alanza Brook always makes sure that I know my problems are their priority. The staff here work really hard to make a clean, safe, and beautiful community and it shows.

When I moved into the Alanza Brook Location it was just perfect for what I needed. But had a few things to adjust. (4 Star rating from me then) The staff was extremely helpful and courteous. They did have a major issues with the parking.I do have to admit that since they have changed management company/ ownership, I am seeing things being completed more efficiently. I had issues with my paperwork/ contract agreement which was corrected. I am also noticing gradual improvements with the parking arrangements since the enforcing of towing for vehicles that do not belong. The quality of the complex is gradually getting better then what it was when I initially moved in. And I fell in love with the place before the improvements.I do believe the office staff will need to improve their relations with the tenants. The previous staff was definitely more friendly. But I am opting out to weigh on that aspect until the new management gets everything in control the way they would like the facility to function.Then I will come back to grade the staff on its courteous behavior with the tenants. Otherwise, keep up the work for making it a better place to live.

This is my second time living in Alanza Brook Apartments. The first time i left due location of job. I just moved back a little over a year ago. The experience has been amazing to say the least. The leasing staff Luisa & Cheyenne have been so kind and honest. We asked for additional parking in the complex, they made the necessary arrangements to do so. We asked for more amenities and at every turn they try their best to accommodate. Ive never walked into the office without being greeting by everyone and their smiling faces. Jessica & Saleste are so professional, and respectful. They ask me how I am doing , and my family.My roommate and I love our apartment. Ceiling fans in every room. Great air conditioning, and clean apartments.

This place is AMAZING!!!! Apartments well insulated, all repair tickets get answered in a 24 hour turnaround. The most important thing though youll never find out about any place until after you have moved in is the staff. The staff not only really helped us when we were in a bind and needed a place quick they got us approved and moved in within the week. Not only that, but when we ran into some problems and thought all hope was lost they went well above and beyond to help us and ultimately saved the day when it wouldve been so much easier to simply shrug their shoulders. Luisa was our main point of contact for the entire ordeal, weve been here almost a year, and we will stay here as long as theyll have us.

The staff up front are nice and respectful always there when you need them. Apartments stay clean no bugs inside. Trash get picked up at the door. Recently moved to this apartment complex & I love it,the property is always clean and maintenance team is very professional and experienced. We have a trash valley company that pick up our garbage right from the door ( so we don’t have to worry about that ) they have a cleaning lady ( I don’t know her name is very educated and always keep the gym & basketball court very cleana security officer in site, which makes me feel safe compared to other places where I lived before.Office staff it’s awesome, Luisa is always smiling and friendly, AJ is the new manager assistant always caring about residents very acknowledged about her job and always solving our request and issuesMarisol the new manager , always make you feel like a friend I do believe under her new administration this place is going to be a better place for us.I definitely recommend everyone in this area that is looking for an apartment to stop by and lease in this property.* * * * *

Ive lived here for a year and love it. The staff is very kind and helpful. I miss Kayla, she was definitely the best of all the staff! They are pet friendly and one of the few places without a weight limit. There is a security guard on random rotations every day, and friendly neighbors. Maintenance always responds quickly and everything is in good condition. I have had no problems with bugs, leaks, appliances, etc.

Ive been residence in Alanza Brook for 5 years. Recently the management been changed. At the beginning they had a lot of people in the office and there was some of them who was rood to people. Thanks God they left. But they improved a lot. New paint, new gym, they remodel the front office. I wish you good luck guys. and keep it Up !!!P.S. Now we have 24 hours security patrol, which i think is good. It is safe

When I first came in I was greeted by Mr. Warren , he was very pleasant to work with , not only did he show me around the property but he made me want to move in right away. The signing up process was very easy and fast , I did not have to be calling back and forth to check on my status which made my move in experience even better. Alanza Brook is a very nice property , I feel very safe going in and out of my apartment which is what everyone would want , the place is kept clean and if I do have an issue it gets resolved right away.

I have lived in these apartments for over a year and if there is anything that i appreciate the most it would have to be the warm and kind welcome i receive upon entry of the leasing office. There are several people on the staff but in my opinion Warren has to be the best of them all. He actually makes decisions that are both considerate to both the company and the tenant.

What a nice place. Im just an applicant and I’m crazy to move in already, the ladies in the office always goes beyond excellent. Miss Luisa took care of us and was very nice, very helpful and on top of that she is bilingual which helps a lot. Update: Since speaking with the staff the manager and her team have done there best to resolve our issues. Finally got not only an updated washer & dryer, but brands new ones. The parking issue they offered a hooded parking spot for a discounted price. My sister in law got a new clicker to open gate entrance for discounted price as well. They seemed very concerned with our issues, & solved them as best as they could. We highly appreciate them helping with our issues here. My previous review was not to get discounted prices of anything, but simply to let others be aware before moving in. Regardless we do appreciate what was done. Thank you Alanza Brook team!Honestly my family decided to move in here, because of the great reviews. We’ve been here for about 4 or so months now. The apartments are beautiful, but there are so many cons. The parking here is TRASH. They are trying to give out parking permits due to that problem, but we will see if that makes any difference. Which I highly doubt! In the mean time if you get home after 10pm due to work or whatever other reason. Expect to park on the side or as I have to do sometimes park in front by the office & walk with my two month old all the way to the last building apts. The washer was supposed to be replaced & updated. Never was. When you speak to the staff mind you it can be everyday about any situation. They will never remember what it is you needed. Definitely doesn’t feel like “family” as someone else stated in a review. Just seems like they don’t care. My main issue is parking. Just horrible!!!! I’ll give them a point for good security.

I recently moved into Alanza brook about a year ago and I must say I love it ! Appearance plays a huge role for me , and Alanza Brook Is always well kept , and always looks nice. Another reason why I recommend Alanza brook is because the office staff is absolutely amazing. The male in the office Warreen is always always hard working and is amazing at making sure you get the best possible service, while adding a great since of humor. The office manger Celeste is without a doubt the most polite person Ive ever met, she always provides you with top notch service and anything you need she makes it her number one priority. And finally the other manger Morgan is also one of the most polite people Ive ever met , shes always very hard working and also makes sure your needs are taken care of immediately

My roomte and I have been here for a month and everything has been great. Few issues here and there but the office staff will take care of you asap! Tai, Mariah and Kara are great. The place is amazing. Very calm, great tenants, it is pricy so it keeps people with lower standards away and keeps it classy. Gonzalo is the maintenance guy that has helped me the most and hes super cool. The gym is decent conditions, the pool is freaking amazing, I would recommend it to anyone honestly. You will see other people complain about parking and roaches.1. Yes sometimes parking gets full but theres always parking. Its literally an extra 30 sec walk, so thats in my opinion just lazy people.2.yes had issues with roaches but honestly as long as when I call they actually do take care of it.Anyways thats my review so far in my first month of being here. So I wanted to wait until I completely moved in, out, and everything after was resolved before posting a review. But here it goes:I moved in January of 2018. My move in experience was phenomenal, Warren helped me all the way from the start to the move-in. I would also like to add that at the time they approved me to move in with a months deposit based on my previous record of having a broken lease. (A bit TMI but I was to be as transparent as possible) I also want to add that they communicated with me every step of the way and truly cared about giving me the second chance that I needed. During my 12 month stay there were some issues such as parking, minor criminal activity, (car break ins) and a change of management at location however Warren and celeste (I hope I spelled it right) remained there and celeste got promoted from assistant to manager of the complex. Ever since the change in management there has been much improvement! Security was beefed up, parking has been improved, and the vallet trash company has been changed for the better. Toward the end of my stay I ran into some issues with my microwave and got charged for something I considered wear and tear. I contacted the office and they advised the reason for the charge, and didnt provide a sufficient response. I went in the office to speak with celeste, and she explained why the charge was there and offered to reach out to the property management team to see what can be done. I ended up not getting charged but the fact that she took the time to explain the charge, and take it back to her boss made me feel like my needs were met even if it wasnt going to be reversed. Lastly when I moved out there was a long period of waiting for my final account statement due to some internal issues with office that has been completely handled. Today, I received a personal phone call from celeste verbalizing my final account statement and to sincerely apologize for the long wait and explained the issue to me. It truly meant the world to me to know that I was still considered a priority even though I was no longer a resident there. So.i took this time to post my experience at alanza brook.I honestly dont believe that there is an apartment complex that is perfect that doesnt have any issues. But my stay at alanza was a great one, it was quiet, fun, and amazing! I would reccomend this place to anyone.I personally want to thank Warren, and celeste for their amazing customer service skills and their professionalism in resolving any matter I ever had. I was apartment hunting and ended up at Alanza Brook Apartments, I walked in and I was immediately greeted by Warren one of the leasing consultants and the property manager Nikki (which doesn’t happen at all of the leasing offices and I’m HUGE on customer service). I sat down with Warren and he was super detailed with all the information I was looking for. He showed me a couple of different size apartments and he was very helpful and tentative to what I was looking for.

It seems a lot of people complain about cockroaches. I do not see this as a big problem. We do see single cockroach once in a while, but its not a big deal really. EVERY apartment I leaved has cockroaches. This apartment has the least of them!OK, the good side:1. Location is great! You can walk to Walmart and AMC.2. I feel safe myself. There are police officer patrolling all day long including late at night.3. Staff are very helpful and friendly.4. Buildings and interiors are new and clean.I have been in three apartments in Houston. This is definitely the best!
