Management has done a good job at ensuring we have a positive experience. Email communication is preferred if you’re only interested in calling. Noise levels are at a minimum and amenities are great. Still think the charge for amenities in my monthly bill is silly but that’s the owners way to squeeze a little bit more out of you. This place is what I would call an actual luxury apartment if that’s what you’re looking for.

I’ve had the pleasure of living at “The Adenine” for over 1 year, and I have to say the maintenance service here is outstanding—especially thanks to Arnoldo and his team. From day one, any issue Ive had, big or small, has been handled with professionalism, efficiency, and a real sense of care. Arnoldo’s team is always prompt, courteous, and goes above and beyond to ensure everything is in top shape. Whether it’s a minor repair or something more urgent, they’re on it immediately, and the quality of their work is consistently excellent.I love living at “The Adenine” and I hope to continue this way.

I am very impressed by Adenine Apartment, staying here for 5 months has been so convenient. The administration is very responsive to our requests both for maintenance and community services. The hallways are always clean, the elevators are working most of the time, and the facilities are functioning well. Richelle our receptionist is so nice and very accomodating to all oir requests. I highly recommend this apartment.

The apartment staff in the front have issues with fire alarms constantly going off during late hours, and do not care or even address complaints submitted to them. They honestly deserve a 3/5.On a positive note, Arnoldo is the supervising maintenance and is the best the apartment has to offer. He fixes issues quickly and cares about the apartment complex and it’s residents. You can always find him moving around and working to keep the place running. 5/5 stars

My HVAC broke on one of the hotter days of the year so far and about 2 hours after I put in a maintenance request Arnoldo came by the check it out. He was able to quickly figure out the issue, replace the broken part, and have my AC back up and running by the end of the day. Amazing amenities and really great service. Maintenance is quick to respond and very speedy. Arnoldo always goes above and beyond in making sure the apartments are in tiptop shape! Communication with staff here is easy and efficient! Been here 1.5 years.EDIT - they have major fire alarm issues as of Spring 2024, both across the whole apartment complex and individual rooms. Maintenance (Arnoldo is amazing) has been really responsive to fixing individual fire alarm issues, but these issues cant be fixed at 10pm at night. Currently writing this as the fire alarm has been going off from 4am-5:30am and still ongoing.

I lived at Adenine (formerly Modera) for a year and a half (2022-2024). This apartment is a great place to stay. The building is clean and the staff are helpful and friendly. The maintenance man, Arnoldo, always responds quickly to any maintenance request and resolves issues in a timely manner, usually same day, and he makes a point to follow up to make sure there are no further issues. 10/10 rating for maintenance professionalism, friendliness, responsiveness, and resolution. I recommend this apartment, 5 stars for sure.

I feel safe here and my dog has had a great time meeting new friends.

I have been living here for two months, and it is a really nice place in the TMC area. Life here is very convenient. The maintenance team is highly responsive and respectful. When I reported an issue with the vent fan in my bathroom, I received an inspection the next day. Arnoldo then installed a new fan and fixed the problem. It seems they have also addressed the alarm issue, which was my major concern before moving here. I only experienced the alarms going off once, but it was understandable. One of my neighbors had something burning, opened the door to the corridor, and the strong smell triggered the alarms.

Cant beat the proximity to the Med Center/MDACC and the units are well maintained and modern/up-to-date. The staff is fantastic. Raquel, Kimberly, and their team are able to handle any questions or issues very quickly and are very responsive. The maintenance team, including Arnoldo, are able to get any maintenance issues fixed ASAP. Would highly recommend the property to anyone looking to stay in the Med Center.

I’ve lived here a year and a half, and I cannot recommend Modera Flats enough. We even upgraded units when my lease was up because the complex was so great.The units are very well-maintained with up-to-date appliances and a very comfortable space. The amenities are very nice and great to bring friends over. And the community is very pet-friendly but still incredibly well-manicured.The management and facilities are really what set the community apart though. They have made it a great experience. They are quick to respond to emails, maintenance requests, and concerns. We love living here.

I have lived at Modera since 2021 and plan to stay another year! It has been my favorite apartment complex since moving to Houston. Both management and maintenance are so responsive to any issue or concern and address it immediately. Every member of the staff has been so nice and pleasant to work with. The office always puts on fun events like food trucks or holiday parties, and my dogs have loved it here too. I am also within a 10-15 minute walk from any hospital/school, which was my top priority when moving here. There are great study/workspaces, and it is generally quiet all around. So glad I found Modera!

The location cant be beat, the amenities are a students dream, and the apartment has become my studying haven.But honestly, the real stars at Modera are the office staff and maintenance!The office staff have gone above and beyond on so many occasions to make sure that everything is perfect for both myself and my dog. They are always professional, friendly, and willing to help in any way possible. Maintenance has been a dream. I have loved living here. It’s close to the med center and I now walk to work. My apartment is gorgeous and very spacious. It’s quiet both outside and generally inside the buildings. Repairs are done very quickly and the maintenance and office staff are always friendly and helpful. The walls are thin but it’s not bad. I did have problems with the people above me making a lot of noise, I emailed the apartments and they took care of it. People sometimes in the temp units do leave bags of trash outside their door not during the appropriate pick up times but the office addresses this with them. I have not seen any bugs in my apartment, the hallways, or the garage. As far as break-ins, this is Houston and they happen. No place will ever be 100% secure. I feel very safe here.

I lived at Modera flats from March 2021 to January 2022, on the first floor facing the pool area, I would recommend this apartment complex to any professional seeking quality apartment finishes at an affordable rate.During my stay I had the pleasure of engaging with maintenance staff on a regular basis; everyone on the maintenance team went out of their way to replace old equipment, responded to requests quickly and stopping by late when needed.Front office staff was always polite, helpful and accommodating (shout out to Raquel Rowe & Cierra Harvey). Whether it was a package, the coffee machine or a request to corporate, no request was too small or to large for a their plate.Like any apartment complex there were occasional challenges with the gate fire alarm testing, nothing truly within the control of the on site team.When it comes to pets, there arent many other complexes within the loop that have access to his much green as the bayou.Common spaces and amenities were superior, I personally hosted three gatherings utilizing the lounge and pool area, they hosted my guests comfortably. I received multiple compliments on the space atmosphere and how comfortable the event was.For professionals within the medical industry; location, location, location. Being located half a mile from the medical center, 1 mile from an H-E-B and across the street from Hermann Park golf course had many advantages when it came to parking. Not to mention it will be across the street from the new TMC3.Consider this a long winded review to say I enjoyed my stay, the community and the neighbors I met mingling in the common areas.I would recommend Modera flats to both friends and family without hesitation, and if I moved back I would live there again.

Brendon Castillo went above and beyond to provide me with a virtual tour by showing me two different apartments, while at the same time answering numerous questions that I had as a first time mover from another state. In addition, even though the first apartment he showed me was taken off the market shortly after I was able to finish the application, Brendon immediately showed me a fantastic alternative, remembering everything I was looking for and making sure it still fit my initial expectations/preferences. The second apartment ended up actually being a better fit! When I confirmed to Brendon that I wanted to move forward with selecting this apartment, he patiently walked me through the application to make sure it was done as swiftly and accurately as possible. I have great confidence that this team cares about its residents and will continue to offer me helpful advice and tips as I finalize my moving process. Excited to call this place my new home in the next couple months!!

The apartments where in great shape all of the amenities inside where really nice. The best part of it was that the APT where very clean smelled clean to. Its centrally located and near everything you need. Security was great came in late a couple of nights their was the security guard taking the plate number. Over all a great stay.

Brittany and Erin are awesome, so nice and genuine all the time, even when I have stupid requests. Anzo do s maintenance and always seems to enjoy his work. This property is in the perfect location only blocks from the hospitals and their leasing staff is top notch! We stayed with Modera via Comfortable Home and have been very pleased with our decision. Not only is Modera a beautiful property but hands down its the best location especially if you are a patient or work in the med center. The building is secured and we felt very safe here. Living here at Modera flats has been an joy. The office staff and their team is amazing. Whenever I need something done or have a problem they are right on top if it. Ive never lived in a community where the property has so many fun events for the residents to participate in, from brunches, Halloween parties, Thanksgiving dinners and more.
