My tour at 7970 was amazing! Divya and Misty were incredible—so warm, welcoming, and knowledgeable. The sense of community here is truly special. If youre looking for a place with a great atmosphere, friendly staff, and a true sense of belonging, 7970 is definitely worth considering!

My husband and I have lived in the 7970 Grand with our dog, Stella, since October 2024 in a one bedroom unit. We absolutely love it here! The maintenance team keeps the grounds looking great and they’re always out-and-about making sure things are in ship-shape. They are also very responsive to any maintenance requests. The admin team on site is the best! We partly chose this property because Misty was so nice, professional, and responsive to all our questions. Divya is great, too—they both know their stuff. Our fellow residents are friendly, and the property is so nice and quiet. It’s been a great experience for us living here. We would definitely recommend this property to anyone searching for an apartment home. I would be happy to visit with anyone considering choosing 7970 Grand as their new home.

I have lived in this apartment complex for over a year with my family, and we couldnt be happier! Its a wonderfully quiet place, and the staff is absolutely fantastic. Our neighbors are kind and friendly, and weve had no issues at all during our time here.I would highly recommend this complex to anyone looking for a great place to live—its truly a hidden gem. I want to give a special shout-out to the manager, Misty, who has gone out of her way to ensure our happiness. She has made us feel very welcomed and valued as residents.Overall, this has been a wonderful experience for us!

I recently moved to 7970 and I have had an amazing experience with the staff with Misty and Divya. They both are very professional and will help you get a home here. The community is also awesome, everyone is friendly here and me and my children love it here. I also appreciate the maintenance team, if I call they come out the same day. If you are looking for a home that is quiet and friendly this is the best apartment to move to especially for families with children or pets. And I have not experience any crime here as well which is big plus for us!!!! GOOD JOB MISTY AND DIVYA keep up the good work with keeping everyone comfortable and safe!!!!!

Misty is simply my girl. Due to a close friend residing at this residence, Ive been able to get to know Misty and communicate with her any and every time Ive visited. This time around, it was time for me to look into applying for own apartment. I went in on a Thursday and toured the apartment. They are currently running in a special. I applied Thursday afternoon and received an update Saturday morning. I have since paid my deposit and will be moving in soon. Easiest moving process ever. Misty is so down to earth, and will go beyond to assist you within your moving process.

I have lived here at 7970 for nearly a decade. The property (which is really still new) remains in outstanding condition. Our Property Manager (Misty F.) has maintained a professional and friendly personality. She definitely sets a high standard for other property managers across the Houston- Richmond area who are dedicated to ensuring a positive experience for all tenants, in any situation. It is extremely rare that you would find such genuine courtesy and a respectable demeanor in compliment to state-of-the-art amenities for the price.Many apartment complexes have come to the Richmond-Rosenberg area since my initial move-in and I have still remained faithful to 7970.Heres why:1) There is no such thing as a small floor plan at the Grand!2) I have only seen ONE cockroach or nasty bug in my apartment in the near decade of being here, EVER!3) Maintenance is timely with service requests.4) We are typically first to get electricity restored during a disaster. (Been here through Hurricane Harvey, the big freeze power-grid issue, and Hurricane Beryl.)This list of reasons could go on and on but you should come and see for yourself!If you are looking for a place to call home, 7970 Grand Luxury Apartments is the ideal choice!

I have been here for a little under a year and have nothing but great reviews. It is a small, quite complex close to a lot of new and growing retail stores. The staff here is great and friendly. The property manager Misty. Is hands down the best property manager I have ever had the opportunity to work with in the 10+yrs I have rented apartments. She is very personable and makes sure to make your living experience here at 7970 West the best. The maintenance crew is great at addressing issues and resolving problems quick. I 100% would recommend a family and or friend to move here.

I have lived here almost 4 years and I wouldn’t think of moving anywhere else. Misty the property manager is helpful and always willing to help. The maintence staff is awesome as well! If there is a problem, Misty notifies them and it’s taken care of right away.The pool is so pretty and I love the tanning ledge with the fountain.I feel very, very safe here if walking from garage or walking my dog. I recently downgraded to a one bedroom and Misty made the process hassle free! The complex is also quiet- so nice!I would definitely recommend living here.

Divya and Misty did a great job very professional detailed and worked pretty fast in 3 days I had an answer 👏 👌 I went to about 20 Complexs in 3 days they were the 1st to approve me, after I paid my App. And Admin. I have read some of the reviews and I agree with some and strongly disagree with others. I completely agree that when Madonna was the manager this place was awful. I even thought of leaving the community. However, things have changed so much with Misty as the manager.I have been living at 7970 for about 3 years, and I must say I love it. I have felt welcomed and embraced by the vibrant community and the attentive staff.One of the standout features of 7970 is its impeccable maintenance and cleanliness. The grounds are always well-kept, and the maintenance request are promptly addressed, ensuring a comfortable living environment.What truly sets 7970 apart, however, is the sense of community fostered among residents. From organized events to spontaneous gatherings, theres a genuine camaraderie that makes living here feel like being part of a family.Lastly, the professionalism and friendliness of the manager Misty deserves a special mention. I have lived here several times and every time has been a great experience! I’m currently now and Misty and her team are the best at keeping the property clean, maintained and keeping the tenants happy. Definitely a great place to live. Very safe and quiet. The swimming pool is very nice. The gym is decent. The lobby is very pretty with a lot of vibes and we get a lot of food trucks on random weeks. The team also does nice things for the kids like back to school pizza parties! Over all 5 stars

As someone who has lived in a handful of apartments, my Wife and I have had an exceptional time with 7970 as our Home!! No apartment has had as clear and consistent communication from their team to their tenants, Service Requests consistently get worked on within at least 48 Hours and immediately on things that need a quick response! Their teams response to feedback is awesome and they have a heart for the Quality of Life of their tenants and it shows by the way they love and care for people. The apartments themselves are extremely comfy and allow for the ability to model it in any way that you would like and the amenities are awesome. For someone who doesnt get to spend a lot of time at home, it means a lot to me, that when I am, I know it is taken care of well!Thank you, Misty, Ivanna, and the rest of the Team!!

This place is so amazing. Nicholas helped with my move in and he’s amazing. He’s so sweet and welcoming. He was very attentive and made the move in process so easy and quicker than expected. Moving is always so stressful for me but with his positive attitude and kindness it was way less stressful than I thought it would be. Also, the other staff members were so helpful as well whenever Nich was out of the office which I really appreciated.Mrs. Madonna is so sweet and amazing as well.It feels good to be in a community where the staff is so sweet and caring. The complex is so clean and really small. The residents are so sweet and it feels good to be able to come home to a beautiful and peaceful community.

I love living here! This place is a great place to call home. We moved In about 3 months ago, coming from a house I really thought it would be hard but it isn’t at all. I’m thinking I will stay longer than I thought because it is such a great place to live. You can shop all around the area and see 7970 Grand is the best place for you. The apartment is spacious, clean and has great features you won’t find in other properties. The pool, covered area and grill are amazing! The club house and the gym make you feel you are on vacation every time you walk in. The manager, Misty and Sarah at the front office are so warm and welcoming. They attend any of our needs in a polite and timely manner. I really appreciate how Misty welcomed my dog and does everything possible to keep our fur babies comfortable in a clean, safe environment. I feel truly blessed to have found these beautiful apartments for a very affordable price.

I have lived here for almost three years now and am very pleased with the new management. Although it changes very frequently, I believe Misty to be a great property manager as she is very professional, friendly, and proactive in her efforts to keep the complex running smoothly. I am also pleased with the office staff as they have been very helpful by promptly addressing all my concerns. I have also noticed a significant decrease in bugs in my apartment thanks to consistent pest control coming at my request along with my meticulous cleaning. Overall, I am really pleased with the apartment complex and new management! I miss the complexes gym terribly and cannot wait until I am able to use it once it reopens again. Been living here a month!Pre-movein: Madonna and her team were very welcoming and warm in our process of getting approved. They were very informal of everything and were very transparent in what to expect and we appreciated that transparency!First Impression upon move-in: There were some minor cosmetic errors that needed to be corrected after move-in however Madonna and her staff were very attentive and quick to resolve as maintenance came and performed the tasks as asked!One Month Later Review: As I have finally settled in with my wife, I can honestly say i am very comfortable living here. There are some minor things like neighbors leaving their trash exposed etc. But the community here is very calm, the pool is amazing and the apartments are spacious and comfortable! I am enjoying my time here =)Thank you Madonna and staff! You made it very welcoming for me and my wifes first place together and we are happy to be part of the community!

Love working with Mrs. Madonna and her team. Called inquiring about an apartment and was skeptical due to some issues that Ive had in the past. Went and toured the wrong place and Madonna called me. Nothing but timing when she called me. Went to look at unit with Lexi and was pleased. Im overall pleased with leasing with this apartment complex. I had a few hiccups that Mrs. Madonna was able to help me with, I couldnt be more thankful with her for helping me get a place for my son and I. Miguel helped me through the application process and he was the best! He made the application process very easy! I had interviewed 3 other properties before The Grand Apartments. From the moment I walked in and greeted by the leasing manager Misty, I felt so comfortable & excited to tour the property. I fell in love with all the amenities, gorgeous pool, & the beautiful landscaped grounds. Her energy, professionalism, and love for this placed were so uplifting, I knew I found my home! A LOT of recent reviews do not reflect the property in any way. It’s quite sad how people complain about having to follow rules that are enforced anywhere at ANY property. It has been the best leasing/apartment experience. Luxury apartments no doubt. Has everything I need! Great quick service and responses from all staff from maintenance to the office ladies. Misty & Sara are always on top of anything you need. They always greet me and my dog with a smile and treats! Will definitely be renewing my lease and definitely recommend checking the place out for yourself.

Super chilled, really quiet, neighbors are friendly as well and is pet friendly too, this does feel like home!Property is really well maintained and clean. Okay, so I lived here since it opened, so about 6 years. I loved it here. Distance to everything was great and it didnt feel like I lived off the toll road. Now, the reason I am giving this a 4 star and not the 5 is not the office or the 4 different owners his complex has gone through its the structure of the building itself, and some neighbors.The office has always been amazing, even with the changes of owners. Always friendly and quick to getting back to you. During the busy times it can be hard to get a hold of someone but if you leave a message they usually get back to you. If anything was going on with the complex they made sure that everyone knew about it and gave a rough time frame for things. For example, Misty was on it during our freeze in February. She made sure emails were sent and text messages went out with time frames about water boiling, power coming back and all around safety of the complex. So I have to say the office staff are some of the best.Now while the office was amazing the way my building was settling was a bit, un-nerving. I understand that cracks and creeks happen as a building settles and gets older, but what I has seeing was what worried me was how one half of the building was slanting inwards while the other half was not. Almost like one half about to drop into itself. You can tell this from the outside of the building by looking at the patios and windows, there is a significant difference between the two halves. My front door went from having no crack to at least a one inch gap between it and the frame, depending on the weather. The patio door never closed right during summer because the building would warp the frame and at times I could never lock the door. Yes, it was shaved down but, you can only do that so much before replacing the door. I was happy to be in a one bed room, because none of the inside doors could stay closed after about 3 years there. Im not saying people coming and going, but the doors couldnt latch right, so one step would cause the door to open wide open. Again, building settled weird.Along with the doors I couldnt have my kitchen, bathroom and bedroom lights on at the same time because the combinations would blow the fuse. Now, it threw the first time but the fuse wouldnt flip all the way. It only went half way. I would have to shut the fuse off completely and then switch it back on after about 10 seconds. This was so common that before the pandemic I had to be very careful which lights where on when I had gatherings. Even having both my living room lamps- because there was no ceiling light- could cause the fuse to blow if more lights went on. I had called maintenance before but they told me there was nothing that could be done, so I never had Adara check it out. Just to be clear Im not talking about the fuses on the light sockets, I mean the fuse box in the bed room or else where.Now the complex has a strict policy on dogs and it asks that you dont foster because some dogs needs more attention and apartments might not be the best place. Now before Adara took over, there was one unit that had peace officers called because their dog would bark and howl for HOURS, I mean all normal work hours. Over the last 2-3 years one could tell different dogs were going through that unit because if youve ever owned a dog a boxer sounds completely different than a husky and a beagles bay is a cry all on its own. Im not sure why, but I know I had call the courtesy officer about it along with others. They were still there when I moved out in May so, Im not sure what is going on in that unit.All in all, it was a great placed to live, great for a first time apartment owner. Adara differently brought up the quality though. They made people actually kept their patios clean, picked up their dogs poop-yes, people still let them poop on the side walk-, included more events, upgraded the gym and pool. For the price and location I wouldnt mind moving back, but maybe a different building.

She was able to answer every question I had and made the move seamless for me! Also the Gentleman that sits in the office who’s name I can’t remember right now. He was very helpful as well.

Best Mangened property !!My wife and I had just recently moved to Texas and needed a place fairly quick. Upon arrival, Paige greeted us with her friendly smile. She provided us with a tour right away and helped us secure our unit in less than 24 hours. What’s more, we continued to receive the same excellent service from Paige & leasing/maintenance staff during our time there. 7970 is wonderful community with nice apartments, great amenities, excellent maintenance, and above average customer service. I highly recommend it !

Really enjoyed living at 7970 Grand for 5 years. The staff was always attentive and maintenance issues were resolved quickly and efficiently. Complex resides near suburban, middle/upper middle class homes where it was a short drive to grocery stores, coffee shops and some limited nightlife. Grounds were typically very well kept throughout the entire complex. Generally no complaints for noisy or unpleasant neighbors, but the very few times that there were complaints from my end, the staff were well adept to listen and take necessary steps to rectify any issues. Pool, gym and lobby were always kept in pristine condition.

I went to tour the complex today and it was very nice and quiet. Seems like there is lots to do around the neighborhood. Madonna helped me so much and went above and beyond to find the great rate for me! You can tell she cares for her residents and will make sure you have everything you need.

I just signed a 12 month lease at this property and wanted to share my positive experience. I am new to the Richmond area so I wasnt sure what to expect. When I arrived at the property I saw very aesthetically pleasing clubhouse with well manicured landscaping. When I walked inside I was immediately greeted by two professionally dressed, bright faced leasing agents. They were very polite, welcoming, and listened attentively to what I was looking for. I received a folder containing all the relevant information of the property. While one of the leasing agent went to get the keys to show, the managers came out and greeted me and talked with me, it was a very welcoming gesture something I was not accustomed to while shopping at other properties. Now it was time to tour, the brand new clubhouse was impeccable! The design was amazing and it was in great condition, very clean. I was extremely impressed with the fitness center which boasted brand new machinery with Bluetooth compatibility, a large view of the pool, and folded towels and drinks for the residents to use. This was perfect for an active guy like me. Next I was taken to the apartments themselves, which I was just as impressed with. They had wood flooring on all 3 floors something I had never seen before, I was really happy to not have to sacrifice a wood floor to live on the 2nd floor! Additional features that I really liked were the new warranty-covered stainless steel appliances, the granite slab counter tops, the custom wood cabinetry, the giant roman soaking tub, and the built-in designated desk/work area. Another huge plus was the fact that they included a washer and dryer with the apartment. My laundromat days are over! Throughout the tour the leasing agent was very informative answering every question that I had, I was treated with the utmost courtesy and respect. I was truly sold on the property and decided to turn in an application. The process was very streamlined and I was sent my lease via a efficient E-signature program and had completed the whole leasing process within a day of visiting. I am over all very pleased with the service of the staff and with the property. I am happy to call this place my home, and am looking forward to the next year!

I’m incredibly pleased with just how beautiful the apartments and the complex itself are. My jaw hit the floor when I saw the models and I just knew that was the apartment we had been searching for. The pictures don’t do the apartments justice! So please take a look even if you are on the fence because it was honestly everything we were looking for and more! Plus the prices are incredible. Kaitlynn Harvey was even more wonderful. She answered all my questions and helped me every step of the way with our application. She really worked hard to help us get the unit we wanted and we cannot wait to move into our new home here!!!!

Thank you again !Highly up set with this apartment complex. They charged us a fee for valet trash, but the company they hired seems very shady.. Now I don’t mind paying extra for the valet services, if they actually did their job right .. The apartment gave me a notice saying I didn’t secure the trash bag and charge me a extra $25, But see I have a ring camera outside my door showing me tying the trash bag right, and for some reason my ring only picked up the part where trash person took a picture of my trash..

Beautiful apartment property right in the middle of everything. Nice finishes and amenities. A little too easy to miss the turn in, so make sure to turn in from the feeder road between the shopping center and the property. They usually have signs but just be prepared.
