    I was nervous before moving in because of all the comments, but Iā€™ve been living here for a year, and it has been great. The apartments are well-designed, aesthetically pleasing, and the staff is super friendly, handling maintenance requests very quickly. My car was towed once, but I realized it was because I hadnā€™t registered it correctlyā€”so just be sure to double-check that, and you shouldnā€™t have any issues. Overall, my experience has been very positive.

    I was in the middle of a move from out of state and found this gem sight unseen, relying on my apartment locator instead of touring the area myself. I was really impressed with how helpful and communicative Melina wasā€”she always answered any questions I had. Ive been a resident for almost three months now, and Iā€™ve loved my experience here thus far! The maintenance team is also incredibly kind and responsive. The location is idealā€”close enough to downtown, but far enough to avoid the noise. I highly recommend 44 South Apartments!

    Iā€™ve been living at 44 South for some time now, and I couldnā€™t be happier with my experience! The front desk personnel are incredibly friendly and helpful, always ready to assist with a smile. Melina went above and beyond helping me secure this beautiful apartment from start to finish.The maintenance team is also top-notch. Mike Nieto, in particular, stands out for his quick response time and excellent problem-solving skills. The minimal issues Iā€™ve had were resolved promptly and efficiently, which gives me great peace of mind. A big five stars to the entire staff.The building itself is so cute, modern, and always kept clean. I feel safe here, which is so important. 44 South is the perfect place to call home, and I highly recommend it!

    Iā€™ve lived at 44 South for well over 3 years and absolutely love the location and community. Kaila, in the leasing office, is legit one of the kindest ppl Iā€™ve ever met and I can tell she genuinely cares about the residents. Mike, the head of maintenance, and his team are super reliable and go above and beyond to make sure things are fixed. Cynthia, the property manager is awesome! Sheā€™s professional, responsive, and makes sure things are going well with my apartment. Their teamwork and dedication to being on top of things make living here a great experience. Highly recommend!

    I was so scared to move to a new apartment complex because I had such a horrible experience with my last, but I truly couldnā€™t be happier at 44 South. The management team was so lovely and accommodating when helping me find my new home. Melina was so kind and went above and beyond to find me exactly what I was looking for in an apartment while also staying within my budget. The office is always available and willing to help with whatever you need, which has been such a blessing considering I couldnā€™t even get a phone number for the leasing office of my old apartment complex. Thereā€™s cold brew on tap, a great gym, and the community as a whole feels very safe and friendly. I recommend 44 South to all of my friends because I truly love living here.

    As of my third month here at 44South, I have to say nothing but great things about this apartment complex. It has nearly everything I ask for a single tenant, newly built apartment, proximity to downtown and the highways, covered parking, laundry, gym, walkable neighborhood, pool, etc.In terms of service, since the first day I toured the unit, I was treated very well and attentive. I have absolutely no complaints thus far during my stay. Thank you so much 44South.

    Based on my personal experience, I give 44 South 5 stars. I moved into this location in January, and it has proven to be an exemplary place to live in Austin. The leasing office actively communicates with residents and takes the time to respond to any questions or concerns we may have. This stood out to me since my old complex had an unreliable leasing staff. The amenities are great, the location is close to where I work, and close to downtown Austin. The maintenance staff has been quick to address any issues I have come across in my apartment. My rating comes from my own living experience here and is definitely worth 5 stars.

    Been Living here for almost a year now, everything has been great, people at the leasing office are kind, and fast with replies when you have questions. Maintenance has been very fast, and love the gym. Leasing office always have events every month would definitely extend my lease.

    Been here a little over a month and its truly been an amazing place to be. Community amenities like the private workspace and gym are a big plus especially if you work from home. Ive also loved just running into people and the event they hosted so far (free breakfast grab&go). Its a pretty young community if thats what youre looking for in a place to live. Location-wise is not too far from downtown with the bus stop right out the door. Havent had maintenance come in so cannot speak to that yet. You really get what you pay for (and thats a good thing!!); its a decent deal for its location as well. Overall, Im pretty glad I picked this place!There are a few things of note that would make it even better/cherry on top:There is the occasional trash in the garage + hallways + dog poop in the courtyard that linger longer (about 1-2+ weeks) than Id prefer but it eventually gets taken care of. Also noting that if you live anywhere but the top floor, you may hear your neighbors walk--could be a building thing but good to note if you are sensitive to sound. Btw, if youre scared of bugs, note that you may run into a few during your time here in the hallways. Not a dealbreaker but could be noteworthy for others. Also a few more leg equipment in the gym would be superb!(Also if youre new here and noticing an influx of reviews lately, its because theres a lil contest going on and I really hope I win haha!!)Shoutout to Melina Carson for being super fantastic and helping with the process and transition here! Very appreciative of the 44 South community team, it has been great! :)

    This is my 4th year at 44 South & it encompasses everything a single person living in Austin needs!! Ample garage parking, two dog run areas, a spacious clubhouse with individual working pods, a perfect gym, intimate pool area & building access to units that provide an extra sense of security. I hope I get to continue to live here because itā€™s just perfect.

    This property is amazing. I went about searching multiple locations from South Austin, Downtown and the Domain. 44 South had a great special and I was truly happy with the technology features and amenities found in this beautiful mid-rise community. The office team, Theresa and Tristian are super helpful and friendly! This is a fantastic location for myself to easily get onto i35 for work when I travel and sneak away to The Yard (St. Elmo district) for fun activities and dining. If you are searching for your next home, look no further! 44 South captures the fun vibe of South Austin with great venues just moments away.

    Best living experience. Quite complex, I never hear any loud noise outside of my room or floor level. Maintenance is always on top of it and handles my order within the same day. Amenities are great!

    Been living here already for a decent time with my partner and so far so good! We even upgrade to a bigger unit since we didnā€™t wanted to go somewhere else. It has nice and confortable lounge areas, nice location and the staff overall is very friendly and always willing to help with any issue. We love to hang and grill by the pool! :)

    We recently moved to 44 South in December. We rented the apartment site unseen.The leasing staff, Kaila, Lana and Cynthia were beyond helpful in finding us our beautiful apartment.The property is incredibly maintained and has a great gym and social area.The maintenance team is also top notch. Mike the manager gets things fixed quickly and correctly. Valentin and Domenic are also extremely helpful. This complex is one of the best we have lived at. 44 South is an Austin gem.

    Iā€™ve lived here since the complex opened. Going on my fourth year. I have never had any issues. Genuinely love it here. My apartment is spacious and so nice and the leasing office has honestly been so cool about my situation changing every year and still helping me renew. The MAINTENANCE STAFF deserves a shining gold star. Specifically, Valentin Garcia. He has been here since I have lived here and he is the most respectful and hard working maintenance guy Iā€™ve ever known. Being a woman living in an apartment complex can be scary knowing maintenance has access to the unit, but Valentin and the whole maintenance crew has made me feel so safe. He is so on top of any maintenance issue. Typically when I put in a work order, heā€™ll complete it within two-three hours without even being asked. The whole maintenance crew goes above and beyond. Valentin is also willing to always lend out a helping hand sheen it comes to moving in my giant couch or helping install/mount my mirror. This complex has honestly been my safe space for the past four years and the community is amazing here.

    Mike, Val, and Dom are amazing! The maintenance at 44 South is awesome. I had my ac leaking at 11pm and they came out that night to fix the issue and come up with a solution without any issues. I cannot express how amazing the staff is at 44 South! They always find ways to help their residents. My husband and I recently renewed our lease because of the great apartments and service from everyone that works here. They truly care about their residents and making sure that when you live here you are a part of a great community.

The application and move-in process was really fast and easy - Kaila and the management team are super responsive and helpful.     I recently signed a lease at 44south and it was such a seamless and pleasant experience. One of the leasing agents, Lana, went above and beyond making my move to Austin a smooth process.She was very kind and knowledgeable of every aspect of the process, also being quite honest with any tough questions I asked. She also secured me a great deal on top of the current 4 weeks free special, going above and beyond.The complex is modern and clean with friendly staff and a great location being about a 15 min drive from the city. My only complaint would be the crime which is an issue for the entirety of Austin and I personally have not dealt with.Highly recommend

    Overall a great experience at this complex! Iā€™ve been in Austin for 11 years and this is probably the best apartment Iā€™ve lived at. Very clean and the community is trustworthy (no stolen packages)! Mike, the maintenance director, was also super helpful with all routine repairs in my unit. 10/10

    Me and my boyfriend had been having trouble with our apps working to control our thermostat and unlock/lock our door and Mike and Dominic happen to be doing maintenance on the apartment next to us so we brought it up to them. They were super quick and attentive to help us figure out what the issue was and they even went out of their way to go find a the part missing we needed then and there! We really appreciated the help!

    The maintenance deserves 5 stars. Iā€™ve had so many issues with this place in the past (a lot better now with the new management) but Valentin Garcia is the best!! Heā€™s so sweet and always fixes whatever I need the same day or the next. Whether itā€™s a crack in the wall, or lodged spoon in my garbage disposal. He even took the time to help me hang up something in my kids room. Always there when you need him and actually knows what heā€™s doing, and leads his crew with kindness. We love having him around!

    The maintenance team here is great. They are knowledgeable, responsive, and it never feels like they are invading your space when they enter your apartment to fix something. I have the most interactions with Val, who has always been great to work with. He always is happy to help anytime anything breaks here. He has also come over a few times to help me kill cockroaches. He really makes the complex a better place.

She was incredibly knowledgeable about the property, answered all my questions, and showed me all the amenities that the complex has to offer.     I just renewed my lease and moved into a new unit. The new management staff is INCREDIBLE! They are responsive, caring, diligent, and accessible. I also love both of the apartment layouts I have lived in. The studio layout was well laid out and provided thoughtful storage solutions. My one bedroom is so spacious and the kitchen is what dreams are made of. The amenities are top tier as well and donā€™t even get me started on the location. I invested in an electric bike and itā€™s about a 20 min bike ride to Zilker and Barton Springs. About 10-12 mins in a car. Youā€™re super close to all things South Congress and some really amazing restaurants. Transferring to a larger unit was such a breeze with the help of Kaila and Heather but every staff member that I have encountered is always willing to help. I have loved/love living here and I would absolutely recommend.

    I am a type of person who moves from one address to another because I watch closely how an apartment complex is operated by. But I must say that this company is for sure are going to make your apartment not just a house but a home. Aside from the amenities that I enjoy so much, itā€™s the people that made me comfortable living in this apartment. The personal and genuine relationship that give to you is what I like the most. The new lady who joins the team ( forgive myself because I forgot her name) was very helpful since the day 1 I met her. Kaila was very sweet to answer all of my questions and so as assisting me whenever I need something. And the management team specially Heather was beyond expectations. Colton, valentino and the rest of maintenance were very friendly and accommodating too. They even helped me mounting my TV. Thatā€™s how much value their clients. And yes, I know most of their names because thatā€™s how friendly the staffs are.Other than that, the location of the apartment is so perfect. Even my family and friends who visited me are pretty impressed with the apartment. Super easy access to 71 and i35 which is pretty helpful with Austin traffic situation. I work in downtown and driving to work was never an issue because you have a multiple route to plan on. Also, if I plan to go out on a weekend bus station is literally outside of the building that makes the commute super easy if transportation is your concern.Then I recruited 3 of my friends and got their own unit to move in the same complex and became my neighbor. I wonā€™t be bringing people I care about if I am not satisfied with the complex.I donā€™t see myself leaving this apartment soon unless I am ready to purchase my own home.So if you are looking for a new house, 44 south will be your new home!

    44 South is becoming better & better each day! The new team has been amazing but a special shout-out to Cynthia & Kaila who are simply the best. Iā€™ve had nothing but friendly, professional & fast service for everything Ive needed. The location is centrally located right in between DT and Southside and access to anywhere in town is fast & easy. The apartments themselves have a beautiful color scheme that matches everything and the apartments are spacious. You could never tell this is affordable living especially with all the changes the community is doing. I will say that the previous management let this place go downhill but now that CWS has taken over, I look forward to renewing. Thanks again Cynthia; we see you and appreciate all you have done and continue to do!

    My friend was looking for an apartment so we took a tour through a couple of the different floor plans in 44 South and I must say, I was genuinely impressed. The leasing consultant Kaila did an amazing job presenting the units and was extremely knowledgeable about them. Canā€™t say enough good things about her. Definitely put this place on your list if you want a good location, modern unit, and a fair price!

    As our time here comes to a close, I would like to share that we loved our apartment. Are there things that can be improved with management? Absolutely! We had a rough start last year when we moved half way across the country. We were given an expected move in date that kept getting pushed back. After almost $1000 in hotel/airbnb fees and constantly going to the office throughout that week to get updates we finally got our place. I was really happy with the amount of storage, appliance, and the apartment community. Weve made some good friends here and Im sad to leave but on to the next adventure! Edie and the maintenance staff are wonderful and efficient! A couple things to note if you plan to move here...Security is almost non-existent so you need to be on-top of your package tracking because you might just loose what you ordered. There was theft throughout the year in the parking garage (my advice is to not leave anything in your car including a car charger...treat it like youre in SF and youll be fine). The towing company is absolutely ridiculous and while we had no issues we were constantly paranoid that our car would be NEXT even with proper documentation with the company... there are a couple residence that had their car illegally towed. But even with all that said I will still miss this place and I think its a good place if youre moving to ATX and just getting started.

    I was one of the first residents to move in last year (April 2021) and I absolutely love it. Itā€™s a great complex with fun people and the staff here is very accommodating. The amenities are amazing - especially the gym (smart mirrors, bikes, treadmills, and even a boxing bag!). I personally have never had any problems here but have heard of some car break ins. My only ask is to add security cameras in the garage so there will be less break-ins. I love this complex and itā€™s the perfect location for me!

    Pretty good location, staff is nice though it was hard to reach out at the beginning. Usually my apartment issues are resolved pretty quickly. Theft happens sometimes but as long as you lock your car and put it in the parking lot youā€™ll probably be okay, that problem is rather unavoidable if youā€™re going to live in a city. I like my apartment, I like the common area. Overall I enjoy living here, no huge complaints.

    Im new to 44th South. Just recently moved in. Ive read some of the reviews regarding car break-ins, management, etc etc. But Heather, the Assistant Community Director, was a breath of fresh air! She always responded to my emails. Shes a beautiful person! My apartment is very attractive, cozy and quiet! So damn quiet, I had flashbacks of being in the principals office!

    The process of moving in was very difficult with poor communication and follow-ups on the managements end. It was also concerning the lack off safety around/in the property in regards to the homeless population, but it has gotten better (I still think they should install more cameras and take other safety measures) Other than that, Ive thoroughly enjoyed living here. The maintenance team is fantastic and everyone is friendly. :)

    I recently resigned my lease for another year, and so far my studio is my favorite. 44 South is a quick commute to my job. Not that far from Downtown (12 mins), approx. 6 mins from shopping centers. I will soon look for a different apartment complex so I can have a bigger space. But will definitely recommend this place to anyone whose new to the city.

    Theresa has been absolutely amazing. We went through similar trials as other reviewers, but the communication was quick and clear. With the help of Theresa, we were able to solve any issues that rose during the application process, quickly and efficiently.We looked at many apartments in the Riverside and South Congress area, and 44South stood out to us and proved to be the perfect home. Donā€™t let past reviews dissuade you. It seems that everything has been taken into consideration and solved.     Lovely modern brand new apartment. Great leasing agent, Tristan Brown, went above and beyond. They only offer 12 mo leases and I was looking for a 3 mo lease.     44 South is a beautiful property in a great location! The amenities provide all the latest technology with a full-spectrum fitness center, private office pods for when youā€™re working from home, and even a nitro cold brew coffee tap that easily beats Starbucks and is free!The leasing team is great, especially Jenny who did a phenomenal job showing us around all the amazing features and answering questions knowledgeably and throughly. You can definitely count on her and the rest of the team to provide a high quality experience if you make this brand new community your next home!

    This is a a great property with nice amenities. The units very well equipped with state of the art appliances. My leasing process was smoothly handled even though I was in a rush to move in. Jenny from the management team was very helpful and made it very easy to navigate the process!

    I love living here! The apartments are all upgraded and beautifully designed. This is such a friendly community and the location is a plus! Plenty of eateries, drinks, and markets nearby. Also, the amenities offered are amazing! Cant wait for the pool to open :)

    Just toured the complex today and it is absolutely STUNNING! Jenny was such a great guide and answered all questions I had about the complex and move in process. The apartment itself was gorgeous, spacious and overall, just perfect. I will be moving in in June and I absolutely canā€™t wait!
