    Great location at an even better price. If youre looking to be walking distance from Trader Joes, Whole Foods, Life Time, and Auditorium Shores BUT dont want to offer up your arm or leg for payment or fight homeless people on a regular basis - this is the spot for you. Gated Garage access with the top floor dedicated to visitors, friendly front desk staff (Shae), and modern appliances all in the best area of downtown ATX. 10/10 would recommend

    Best place I have ever lived! I never want to leave and it has made my Austin experience a 10/10.Super close to everything and safe + right next to Lady Bird Lake. It’s the best location EVER! Staff is extremely friendly and so accommodating. Alexa and Shay are the best property managers. They are always there to help and so kind. They are so efficient and on top of it! Maintenance gets things done right away, Pedro is the best! Most amazing apartment building I have lived in.I could not imagine living in a better apartment complex!

    My husband and I lived at 404 Rio Grande for two years and absolutely loved it! The only reason we are leaving is because were moving out of Austin, but I wouldve been happy to live here for longer! The location is hard to beat- its a less than 10 minute walk to the Lady Bird Lake Trail, a 5 minute walk to the heart of Seaholm where theres coffee shops, Trader Joes, restaurants, and places that we can get appointments done (hair salon, dentist, eye doctor), and its really in the center of Austin so most places we frequent are no more than 10 minutes driving distance. And if you like sports bars, West 6th street is 2 minutes walking distance. The area is more residential, so it really feels like a little tucked away corner of downtown which we really loved.Weve also really appreciated the management here and how well organized it is. Alexa, Shea, and all of the maintenance staff are wonderful. Weve had to make very few maintenance requests, but when we have theyve been resolved in 24 hours or less, usually within a few hours of putting in the request. They also dont skimp out on you when theres issues in the apartment. For instance, when our dishwasher broke, the maintenance team attempted to repair it initially. However, the issue persisted and after submitting a second maintenance request the next day, they promptly replaced the dishwasher that same day.Weve also really appreciated the free parking/guest parking. I never have to worry about friends having to deal with paying to visit our apartment or anything like that, and theres always ample room in the parking deck.Overall, all of the neighbors here are very chill and respectful. The apartment is only a street over from bars, so sometimes people can be rowdy on the weekends in the hallway while walking back to their apartment, but its never been an issue where neighbors are yelling through the night, partying by the pool, or anything of that nature. We also lived here with our dog and I was pleased with the interactions with the other pets that lived here as well and never worried about running into a neighbor with an aggressive dog. Alexa is also great at handling any issues you might have with specific neighbors and takes interpersonal issues in the apartment seriously. I really appreciated this because with apartment living, your neighbors can really impact how enjoyable it is to live there. There were hardly any issues with other neighbors, but I wanted to mention it because a lot of apartments dont take action if a neighbor is being inconsiderate, but 404 Rio Grande does.Ive always felt safe in this area, and I love that the apartment and garage are gated.We didnt take advantage of this, but one thing I loved was that we had the option to transfer our lease if we ever saw another unit open up that we liked better. So if you ever want to upgrade to a two bed or see a unit open up that you like better, you can just transfer your lease to that unit without breaking your lease.The only suggestion I have is to take out the fitness facility and turn it into free bike storage. I did have my bike stolen out of the parking deck, but Alexa warned us before even signing a lease that bikes have been stolen out of the garage, especially if you have a bike lock that can be easily cut (which I did). We kept our new bikes on our porch after that, but it wouldve been nice to be able to put those in a locked storage room in the apartment complex, and given that the fitness facility is so small and doesnt seem to be used frequently, I think it could be better used as bike storage since bike theft out of the garage is a known issue.

    Ive been residing at 404 Rio Grande since June 2016, and it has been an incredible experience! The apartments are modern and well-maintained, and the soundproofing is superb; we never hear our neighbors. The location is simply fantastic - within walking distance of numerous restaurants, coffee shops, Trader Joes, vibrant nightlife, and the beautiful Ladybird Hike and Bike Trail. I must give a special shout-out to Alexa and Shea in the office; they consistently go above and beyond to assist us with anything we need. If youre in the market for an apartment in Austin, 404 Rio Grande is undoubtedly the best choice!

    I lived at 404 for the last 1.5 years and have only moved because I had to move for work. It is adjacent to all the action on West 6th Street but far enough away that the street noise doesn’t reach the building. Unlike every other apartment complex in Austin, garage parking is included in rent, and spots are always open and hassle-free.The building is concrete, meaning you do not hear your neighbors, and they do not hear you! The pool is never crowded, and the hot tub is heated year-round. Management is responsive and not overbearing. I had a great experience living at 404, and I am sad to go. Thank you all!

    404 is definitely a great place to live downtown. Alexa, Shea and Kylie are without a doubt the most professional staff I have encountered, and you wont find a friendlier and more receptive group anywhere.The building is older than many others downtown but my apartment was recently updated and looks amazing on the inside. Actually it may be my favorite Ive ever lived in. Plus, there are so many restaurants, bars and grocery stores within walking distance that I rarely have to use my car. For the money, you wont find a better place to live in this incredible area.

    The location is excellent. There is never trouble parking in a covered garage structure. The property is managed by Lincoln Property, but owned by someone else. Both PMs live on site and maybe that makes them kind, or maybe they are just nice people. The gym is small but also open 24/7and usually empty... barbells weights go up to 60 BUT dont include odd increments like 27.5. Maint requests are typically filled in a day. Great outdoor pool with adjacent HOT TUB gazebo-- the hot tub was the basis of my wife and I decision to live here. We had a kid here and met some other kids/parents there. Pool area technically closed between 10pm-8am, BUT by ducking underwater and holding your breath when you see flashlights coming, its possible to stay MUCH later. In terms of early AM enforcement starting your swim at 4am, never once seen a guard. Once in awhile the PMs randomly throw lavish parties including an open bar at the ping pong place a few blocks away.. i literally invited guests, forgot my credit card, asked my guest to borrow THEIR credit card, and the guests were like dude its an open bar, how did you invite us and not know that. ANYWAYS we are moving to Smithville and i must advise WATCH OUT for the 45-day notice period. Even if your lease is set to naturally expire on 12/31 -- in order to leave on THAT date-- and not pay additional rent-- you have to give notice 45 days prior. Overall strong recommend.

    Lived at 404 Rio Grande during my one year stay in Austin. The apartments are spacious, parking is very hassle free and management is responsive. Area is also very central and convenient. Very happy with the 404 rio grande.

    Loved living here. Youre walking distance from the entire city and a quick drive to anything else in Austin. Front desk is friendly and responsive. Maintenance is not only responsive but also competent... nothing is ever broken for more than one visit from them. The real selling point is that the building is laid back and feels like it belongs in Texas. Wouldnt hesitate to move back here if I could

    Lived here for 2.5 years and had a great experience. Location is prime, close to everything. Restaurants, bars, trader joes and whole foods all in walking distance. The staff is wonderful and very friendly. Maintenance team fixed most issues with in the same day or 24 hour period.Would recommend the 404 to anyone looking for a spot in downtown Austin.

    Really enjoyed the 3 years we lived at 404 Rio Grande. Location is ideal. Everything is walkable. Just a quick walk to Trader Joes, Whole Foods, nightlife and restaurants. Easy access to Roy and Ann Butler Trail (also known as Town Lake Trail or Lady Bird Lake Trail) as well. The units were recently remodeled. My only complaint about the unit is the countertops. They’re marble, so they’re beautiful! However, they also etch easily with anything slightly acidic. If you cook a lot, be ready to clean up any spills quickly to avoid etching. The pool area is really nice. Sometimes you forget you’re in the middle of downtown Austin when you’re enjoying yourself out in the pool area. The gym is very small, but I was able to get in a decent workout. Most of the equipment is new. Guest parking is free, and there is usually plenty of spaces. The staff is very sweet. The management team (Alexa, Shea, and Kylie Rae) was extremely friendly during our time living there. Additionally their resident life team (Madison & Ben) was amazing! They put together tons of great events for us ranging from very active events like bar crawl scavenger hunts to kayaking to much more passive events like breakfast tacos and coffee on the go.

    404 Rio Grande is an incredible place to live. We’ve lived here for almost 2 years and never want to move. The location is amazing, right in the center of all the best parts about Austin: town lake, bike and running trails, new restaurants as well as Austin classics, and more - all within walking distance. 404 is also located directly between the two main highways — allowing easy access to the rest of the city. The community is warm and friendly, with an attentive management team who truly care about residents quality of life. The smaller community offers an environment that feels more like home, and there are community events multiple times a month that are complimentary for all residents and residents get to know each other. The apartments are spacious, and up-to-date, with balconies and easy access to the garage and pedestrian exits (making the community very dog friendly). I’m a native Austine, and after living at 404, I am convinced you can’t find other apartments in downtown Austin with the whole package.

    The all around best staff! Love living here. They take care of everything you need, go out of their way, and are super nice about it. The location is great, amenities are nice, price is the best around. Really no downsides I can think of. If I had to pick one, the pool doesnt get a ton of sunlight per day, but still several hours worth. Highly recommend living here!

    Review from moving in, March of 2019:This place instantly felt like home. There is just something about it that is an infectious charm, quite instantly. Its the perfect combination of cozy and luxury, new and old, city and homey. They did a fantastic job on the remodel as well, very tasteful and expensive feeling. The charm is endless Im finding, and Ive only lived here for a week - the morning blackbirds out my windows, the shiny marble kitchen counters that I see as I make my morning coffee, the spa-worthy sized bathtub, the doorbell that rings through the apartment when someone is at my door, it just feels like a home. The hum of the city outside your windows keeps you feeling connected to the world, while the beautiful interior of the apartment inspires you to be at peace right at home. Its just a wonderful combination of everything youd want in a downtown apartment. I could see myself happy here for a long time.UPDATE 6/21/2019: Its now been 4-ish months since calling 404 Rio Grande home, and all I can say is... it only gets better! The girls that work in the front office are the most kind, accommodating, and helpful people that Ive ever come across. Everything I loved about this place when I first moved in only grows on you more and digs deeper into your heart to the point where you just CANT imagine living anywhere else. I never hear noise from my neighbors, which in apartment living is truly near impossible. I fall more in love with Austin everyday because I have the heart of the city beckoning me to come take a walk, and seize every moment of living downtown. Favorite moments youll likely discover and cherish living here: late night walks to Trader Joes to grab dessert and their amazing $2 wine (not kidding, its really good), early morning walks to the Farmers Market, people watching from your one of many windows, and when it rains..grabbing your umbrella and walking to the one of many little curved bridges that overlook the creek to watch it flow heavily into the river. This place has it all, quality, heart, convenience, charm, class, soul, cleanliness, and most of all, the feeling of home that only 404 can give you. So lucky to have this place. The rest of Austins Downtown residents dont know what theyre missing! And Im fine with that :)

    Great location for this apartment complex (especially with the new developments going up around it). This is the center of Austins honorary bird (the construction crane) so if youre willing to fork over some dough to be in the heart of it, youll be set. I love the new traditional architecture on the outside and the sophisticated interiors. The halls are depressing, but besides that, this is a great place to live.

    I was visiting my friend who lives here and it is beautiful! But the leasing office has a terrible employee. This particular employee couldnt answer any questions, had no professional bearing, and didnt want to help my friend who is a tenant here. She was also having side conversation with an admitted friend who was not an employee of the establishment. Im a high volume property manager, so I just wanted to make sure I wrote this as I would not find this behavior acceptable in my company.
