The staff is very helpful and have been living here for 41/2 years.Roaches have been an issue but they recently switched to a new pest control company and I no longer am having this issue. They have made it so easy and any issue I have mentioned, they are quick to get it addressed.

I enjoyed my time at the property. The office staff are very friendly and go the extra mile. Soeum always remembered my name and our last conversation, making me feel at home. The grounds were always well maintained and clean. The neighborhood is nice and located near Hwy 75 and George Bush, making it super convenient to navigate through the city. I recommend the property to anyone!

We moved in a week ago. There were a few things that needed fixing and we’re done promptly and there are flaws but it’s quite adequate. The inside of the cabinets could have been much cleaner, the refrigerator door bangs into the storage door and leaves a mark, one of the drawers in the kitchen doesn’t work at all very well; but all in all, things are OK

I moved into 1201 park in October 2023 from Florida.Ive never had an issues at 1201 park. The complex is super quiet. The office staff are extremely helpful. I did have some electrical issues at first, but I let the office know, they took care of it once Id let them know about it. If you’re moving to Plano, I highly recommend this place.

I came to see the apartments for short term lease of 6 months. The experience was really good, Soeum from the leasing team was amazing, she helped with not only showing the apartment but also helped with setting up utilities and other things. Overall it was very smooth and professional experience.

I have been living here for a while. The property is well maintained and clean. I dont have any problem with the office staff and the maintenance team. They are amazing. They fix my apartment the same day. When I go to the office, Soeum, Maria, Angie, and Maritza goes out their way to assist me. I recommend this place.

She is truly one of the most helpful, kind, and hardworking people I’ve had the pleasure of dealing with. When I first inquired about the apartment, she was incredibly polite and professional, even though she was clearly busy managing multiple customers. Despite her workload, she made sure to take the time to address all my questions, provide all the necessary information, and clear up any doubts I had—always with a smile and great patience.I’ve now lived here for almost 7 months, and I can honestly say I’ve never had a negative experience with any of the staff. Everyone is always friendly and helpful, but Soeum, in particular, stands out. No way to reach on-site leasing office, dial in number for community directs me to central office and no proper answer for onsite community questions for new residents and was asked to visit team at office or leave voicemail. She helped us in time of need after having a horrid that needs another entire page of its own .experience from another apartment in that area. The communication, the costumer service we recieved was overwhelmingly appreciated. Everyone was amazing so far from Maritza to everyone we talked to. and we moved in smoothly. I had a great experience so far and I hope it continues. Thank you so much. The price is reasonable as well considered how Plano is truly expensive

I moved into 1201 park in July of 2019 from Oklahoma. The only reason I moved out was because my lease was up and my daughter wanted to go to a different high school so I moved to Wylie in the zone she needed me to be in. I would have much rather stayed where I was at.I never had an issues at 1201 park. The complex is super quiet. The office staff are extremely helpful. If you’re moving to Plano, I highly recommend this place.I did have some bug issues at first, but I let the office know, they took care of it and that’s the last time I had I contact them on my 5 years here.

EDIT: Jan 2025 - When I was angry and overheated I made this post and my AC did eventually get fixed and Ive had nothing but an amazing experience since then. The office staff has been nothing but helpful and sweet. Ever since Maria took over as manager of this complex, shes been fixing things (lights, gates, etc) that had been broken for years. Keep up the great work!This has been a pretty decent place to live in but tonight I learned theres no such thing as emergency maintenance. Its been an hour since I called and its now nearly 90 degrees in my apartment. I left a detailed message on the emergency maintenance line about what I was hearing my outside unit doing and was promised a call back by the on call tech. Bummed to find out if you have an emergency maintenance issue overnight, youre stuck just waiting it out 😔

Lived here for almost a month now. So far it is pretty great. The neighborhood is not loud either. There were a few things that needed to be addressed but when I created the work order, they were either fixed, or diagnosed within that same day or 24 hours. There is a bit of an ant issue outside of the home, but none inside yet.

The apartments are really good. Except for the roaches that they come with. I have lived here for 7 years. There have been roaches the whole time. When you put a maintenance request they do a really good job. Thats one of the things I do like about living here but the roaches are bad.

Staff is very professional and responds quickly. If I need maintenance they are very fast acting to get it done. Did have issues with a noisy neighbor but when reported they took care of it. Pest control is included in monthly bill so utilize it if you have issues because not everyone is clean. But when you use it they definitely will come and take care of it for you. The grounds are kept up nicely. Valet trash is very helpful. Everyone is friendly here. For the cost of rent here I thought I would have gotten less than ideal experience but I’m glad I was wrong. The only down side is the shopping center can be loud with construction or whatever else they have going on there.

We needed a short term apartment and started looking for different options in Plano. I told my husband about 1201 park , let’s give it a try and let me tell you that it was the best decision WE MADE!! We went to visit multiple complex, new ones and with other amenities but nothing really called my attention. We moved from a fancy and expensive apartment complex and can assure you that I received a better service here. My leasing agent Milly is the best leasing officer that I have interacted with. She is so professional. She responds to any of our questions in a prompt way and with honesty. Also, maintenance responds quickly . The common areas are very clean , you see them always mowing the yard! The complex is very quiet , secure and good for families. Thank you Milly and 1201 Park for making our experience unique !!

I moved in 15 days back to this wonderful apartment. The staff is amazing and they take care of all your queries on time. The apartments are clean and the landscaping is truly remarkable. Keep it up guys!Edit: We left the apartment complex after the management changed. But this review is specifically for Maria Espinal. We lived in these apartments for around 3.5 years and Maria was the best leasing agent we could ask for. Although she had lots on her plate, she made sure that we got our issues resolved on time and helped us with anything we needed. Thank you Maria. We wouldnt have stayed this long if it werent for your assistance.

Love it here! I have been a resident since 2017, community is neat, quiet and safe place to live. If I need any maintenance services they are always super quick to take care of it. I like walking to the office because everyone there is super nice! Starting with manager Christine, I always get a smile. Not people rotating like other places, and if they do it is because they are moving up in the same company to a different property, but I like to see my familiar faces and they are always there, signing up one more year!

I am 43 and my family & I have moved a lot (job relocates) so have a lot of experience with rentals. 1201 Park by Cortland was an excellent experience for us. To start with our rental agent Whitney Green was very friendly initially giving us a competitive quote and once we accepted getting everything ready in an expedient manner for us to lease our apartment. Upon moving in we were thrilled with the good condition of the apartment. There were a few minor issues & upon contacting maintenance they were all immediately addressed. The maintenance guys here are top shelf handling everything professionally & very promptly. Cortland features a service guarantee on maintenance issues and I found they actually exceeded expectations. The apartment was in good condition, there were zero pest issues (can be a real problem in DFW area) & the neighborhood in general was pleasant. Cant beat 1201 Park for access to the DART. I had a chance a few times to meet Kaitlin Goad the apartment manager & she was as nice a person you could meet and it was apparent that her sunny demeanor & resident orientated attitude passed on to all Cortland employees my wife & I came into contact with here. I would recommend tenants pick up a carport, it rains a lot & they offer good vehicle protection & are also lit up overhead at night so they offer security too though for myself there was never a time I felt uncomfortable on that here. The community is gated for residents and visitors only. Alas, another job transfer had our family relocate out of state but 1201 Park by Cortland was really the template ANY apartment management company could use to train their staff by. I recommend these apartments based on excellent staff service, great quality modern apartment homes, very competitive pricing & its great location to public transit.

I’ve lived here for more than a year and the experience has been amazing all around. I’ve had assistant manager Maria helping me since the beginning from choosing my first apartment to any maintenance issues that ever came up which were pretty rare. She’s been extremely kind and beyond genuine and very transparent. Just renewed today for another 15 month lease and would definitely seek her out if you’re looking to move in to some really nice apartments for a great price especially in Plano. Im going on to two years here and I am happy and comfortable living here. Anytime an issue comes up, Whitney, Vince and/or Maria have been responsive in getting it fixed. Fast too. They do their jobs and do it well. The pool is amazing and the gym is always clean. The neighbors are friendly and just as important, its located in an area with good schooling and businesses.

We always have a great office staff that take care of any problems, its quiet and safe, and we dont have roaches because they are very on top of pest control. A nice plus is they are doing a lot of updating so were getting a nice new gym as well as a pool/patio area that Im excited to use this summer.

I lived in these apartments for over a year and Id continue to do so of I hadnt bought a house! I loved it here. From the moment I lived there it felt like home to me. Its extremely affordable to live there which is good because I ended up spending so much money on food nearby. The community was friendly and the front office workers were quick to help when you needed it! I recommended this complex to my friends when they were moving and Ill continue to do so.

I definitely plan on renewing my lease. I love the gentrification 1201 Park/Cortland has done. Although, there has been a change in staff, they are always willing and ready to meet our needs. Priscilla helped me lease my apartment at move in. She was very helpful, kind, and patient with me. I am so excited she is the Manager. Since she has taken that role. I have seen and heard nothing but great things. She has really done well thus far. From here on out, I am excited to see what else her and her staff will do!

My boyfriend and I have lived here for a few months, as others have said trash sometimes sits but theyre pretty good about picking it up now, as for roaches and ants we see maybe one or two every once in a while but it is Texas, and there are neighbors so its to be expected. We keep our place very clean and have had no infestations. Office isnt always easy to reach but if you leave a message they call you back quickly. Had one issue with the water when we first got here (couldnt get hot water) they had matinence out here and the situation fixed within 2 hours. Only complaint I have (which isnt the apartments fault) is the smell of weed that comes through the vents when the neighbors party.

Beautiful property! Love the amenities. Staff is very professional and friendly. I came in here at the end of a very long day of looking at different apartments with my kids and we were greeted by a lady named Christine who immediatly brought us over and stayed at least 20 minutes past closing time to make sure I was satisfied with everything I needed and I had a huge list of needs. She even interacted so sweetly with my kids who had become a tad bit cranky and impatient so I could continue filling out my application. I saw other apartments this day that I did like just as much as the one I leased but chose this place because of her and the rest of the office staff and the way I saw them interact with other current residents when they came in.

Staff here is friendly and helpful, but a little short staffed sometimes. All the changes that have gone on since the new owners took over has been great!! New windows, touch up to the exterior of the units, landscaping, new windows (help with heating, cooling, and electric bill), back entrance for those of us that live in further buildings is working and open, and once the pool facilities are re-open Ill put that fifth star back!!Ive lived here for four years and have not had any infestation issues, so I am not sure how clean other folks keep their units. Only issue has been due to neighbors, but a quick convo at the steps usually fixes that.Would, and have, recommend these apartments to all!!!

My friend and I toured this place. It was at the top of our list because of the location and the website looked great. They have great amenities - coffee bar, large pool and rec room. We were only able to tour the 2 BR and studio and they both seemed kind of small.... the renovated studios are pricier than a 1 BR because they have the washer and dryer included. But they are very hard to get. One of the tenants who live in a studio said that it was one of the best places she lived at which was good to hear.

Weve been living here for about a couple months now and its been great! You first move in, you get complimentary move in service for one hour and a tote bag with a bunch of goodies. The neighborhood is clean and quiet. Dog park is right next to us and the pool and gym are amazing.I put in a maintenance request for ants yesterday and the next day the guy came and took care of the problem asap even cleaning up the dead ants I had previously killed before. Neighbors are great minus the occasionally stomping of the family upstairs but they have a toddler and it calms down after 8 so we dont mind.Only small complaint is having to go thru one gate to check the mailbox and then back out that gate to get to our side where we stay after checking the apartment lol. But its really a great experience and so much shopping and store is nearby. Love it!!

I am updating my review as of today because maybe my 1 star was a little premature. I have since been contacted by 1201 Park, Katey specifically and she was able to correct the problem. Even throughout all of my screaming and at times very mean behavior all of the staff I spoke with remained calm and very professional. They did what they needed to do to make sure that I was satisfied and that is all I was asking for. I really appreciate everyones patience with me throughout this process. They have definitely changed my opinion and their customer service is top notch!

Overall, 1201 Park is a nice place to reside. It’s located close to pretty much anything you need. Walmart, Costco, Sams and plenty of restaurants to choose from. They are making some great renovations around the property and to their units. Another thing about 1201 is the staff, their polite and easy to work with. I had a discrepancy with my renewal and Katey was so helpful and patient me.

This isnt the newest apartment complex but it is by far the best one n the area without paying ridiculously overpriced rents for downtown plano living. The apartments are small and expensive-ish for the size, but they are definitely nicer than anything around the area. They work hard to keep these smaller, older apartments nice and running smoothly. Yes, there are some bugs in the apartment, but when you build a major city in the middle of a cleared forest, thats to be expected. Plano has forests, creeks and is in Texas. Bugs are to be expected. Ive had much worse experiences with roaches, etc at other places nearby. They keep current on pest control measures and are quick to send people out to help with bait, traps, etc.. When something needs to be fixed, they always come out within 24 hours (Ive never had an emergency that required immediate assistance but I doubt they wouldnt come out right away) and the maintenance staff are friendly, patient, and efficient. The front office staff is a dream to work with, always friendly and polite. You dont get that oh dear god why are you here that you get from other complexes in the area. They just renovated the pool area and workout center and both are up to date and gorgeous. They added a big space for outdoor events with multiple grills, a freezer, etc.Sure its small and a little expensive for the size, but this is Plano. If you want cheap, you dont get to be picky. The service and exceptional staff make the smaller, cheaper apartment way more worth it than a bigger apartment with a crappy staff. The gates have always worked for us, which I cant say about other, nicer complexes weve lived in. There are parks, a public library, and a natatorium within walking distance. Downtown Plano is a 5 minute drive. (You could walk if you felt inclined and if Texas weather were more stable.)The apartment grounds are nice, we love taking our kids for walks, bike rides, etc.

I filled my application and had few doubts and changes regarding my move in and apartment. Mille Mamo is the staff that helped me in and explained about the options and helped a lot to get right apartment and date that I wanna move in. Mille Mamo was very knowledgeable about the process and helped me throughout the process to complete in time. This complex is very nice. The office staff goes above and beyond for their residents. The extended business hours are a HUGE plus since The majority of us working folks don’t get off work until 5-5:30pm (when most leasing offices are closed) not 1201, they are open until 8pm!

Because of our research Plano, TX is a good place to raise a family and we have heard that people here are very nice. So husband and I visited Plano, TX last week and for the 1st time we went to 1201 Cortland Apt. we have meet Carli, she greeted us kindly and very helpful showing us the area and makes me feel very welcome in the community. So i hope to come back to this community. I will give 5 star because 1st the staff are friendly and 2nd the aprtment complex are clean/nice building i will recommend this area.

Such an amazing spot! I love the location and it’s proximity to the highway/shopping centers. Katey in the front office was a massive help(apartment hunting can be stressful as we all know) she made sure to walk me through every detail and asking if I had any questions along the way. I have nothing but good things to say about the complex and staff!!!

My move was an abrupt move and had no Plan B in place. I came and spoke with Maria at 1201 Park after being referred by Denise Jafri @ UMoveFree & gave her a little background as to why I needed to find a new residence much sooner than later. I didn’t have time to view the property (still haven’t actually) or the amenities but the friendliness and empathy I felt I knew my decision had been made. From the first Hello to today I must say the ladies have really been such a sweet group of women and went above and beyond to help me get situated.If I could change one thing I would have 1201 Park (Boulevard-Plano) be closer Park (Lane-Dallas)! 

1201 is for me the right place to be,if you compare it to other apartment complexes on plano,this one is pretty much one of the best ones.There are a lot of things to do like you can go to the fitness center and wotkout or just have a nice day in the pool.1201 is surrounded by a fence wich protects homeless people or drug dealers coming in,which is not good at all.Parking and storages are well located,people in here will not park in your parking place,they are nice people.Staff is really good they will help you and understand you,specially Katye.1201 is close to everything you need like walmart,gamestop,and a lot of restaurants.Plus close to great elementary,middle and high schools

Ive been living here for about 5 months, Ive called the on duty security,and Tonite I was told that I had to put in a work order to maintenance in order to talk to security,but about a month ago security came to our door because he got a complaint about me and my husband supposedly arguing,when our TV was just on,so my neighbors can get security,but I cant!!! So Im wondering whats the difference between me and my neighbor???? Thats not my only complaint,also I had a neighbor go to the office and complain on me,but at the same time that same neighbor is bothering me but if I complain about it,Im taking a chance of getting put out???Now Really Whats Wrong with that Pitcure????
