An absolute gem! Our family of five (littles age 1, 3, and 4) had SO much fun at the River Rose! So many thoughtful touches make this an unforgettable stay. The river was low during our time, but even so the kids had a blast splashing in the water and playing in the yard. We appreciated that the water was accessible, but not so close to the house to make it overly challenging to keep an eye on the toddlers. Great options for sleeping arrangements, fantastic toys and games and outdoor fun available, and the house itself is just beautiful! We would absolutely recommend this stay!

River Rose on the Blanco River was by far the best place we have stayed as a family! It is beautiful, spacious and has all the kitchen items, bedding and outdoor toys to stay busy and enjoy your stay! We love this place , it’s well laid out, very roomy and extremely relaxing while also a blast to stay. The large windows allow ample views of the beautiful property and it was perfect for the young children we had with us. It’s just perfect! I forgot to add the little touches the owners included like snacks, coffee bar and the wonderful lemon pound cake all decorated for July 4th!!! I should mention the book that details everything you need to know about the home, all the available resources, location of places and estimated times to get there, 911 information just in case, every detail was combined in this book that you might need, its very helpful!

WOW JUST WOW! By far the best experience. We checked in on a Sunday and checked out on Friday. Our stay was not long enough. Every detail was thought out! From a bath plug to give our 2 yr old a bath to sunscreen and river toys! I packed an entire bag of toys for our son and never touched them. There was always plenty to do. It’s 5 min. from the quaint downtown yet the property felt secluded and private. I appreciate a place that feels like home. They didn’t cheapen out on anything! The furniture both indoors and outdoors, the towels, the river toys, everything was high quality! The best part, if we had to choose was the private river access. We could go down to the river steps away from the back door and stay as long as we wanted. We can’t recommend this place enough. We are already planning to come back.

Wow!! This vacation rental is absolutely amazing! Ive been here multiple times and it never fails to impress. This is hands down the most well equipped vacation rental I have ever been to! The Blanco River House is the perfect combination of comfort, convenience, and natural beauty. Its like a little oasis just outside of town. Families, couples, friends, anyone looking for a peaceful escape will love it here. The river access is fantastic, you can do all sorts of water activities like fishing, kayaking, swimming or simply unwinding by the waters edge. The expansive backyard is a paradise for outdoor enthusiasts, offering ample space for picnics, barbecues, or leisurely games. There are swings, hammocks, a play house, and an entire “Toy Shed” with included yard games, toys and all kinds of things to keep everyone entertained outside. Whether you desire a serene morning coffee with the soothing sounds of the river or a lively family gathering, this backyard is sure to exceed your expectations. The spacious living layout encourages seamless interaction and movement, perfect for entertaining guests or cherishing quality moments with loved ones. The large windows flood the room with natural light, creating a bright and airy ambiance. The kitchen is a culinary haven, fully stocked with utensils and appliances to elevate your cooking experience. With ample counter space and a generous dining area, this kitchen is ideal for both casual breakfasts and extravagant dinners. There were even some packaged snacks to take on the go and fresh baked goods provided that made a great breakfast before we had a chance to hit the market. Additionally, the river house features extra large laundry machines, and is well equipped with detergent, softener, and cleaning supplies ensuring extended stays are stress-free.. The modern and pristine bathrooms offer a spa-like retreat with ample space, fresh and luxurious linens, and include shampoo, conditioner and body wash. After a day of exploring the charms of Blanco, Fredericksburg, Austin or San Antonio, retire to the comfortable beds for a restful nights sleep.

We love it here! When we arrived there was fresh pastry’s and goodies waiting for us from the local bakery which was such a nice treat. Plus the outdoor area is just dreamy. We could have spent our entire weekend just lazing around outside. The wrap around patio is amazing with so many spots to sit. The kitchen was well stocked which is nice because we were able to run to the market and cook while we were there! Highly recommend staying here. It’s the perfect getaway.

The River Rose is a beautiful place that is filled with family fun items. The house is amazing and stocked with all the items you could think of to need. The bedrooms are cozy and allow for two kids and two adults to sleep comfortably together in the rooms with the bunk beds. Outside the kiddos had plenty to do and the toy shed made it convenient to locate anything you might need for the river and to play in the yard. The river area has a nice shaded awning with swings and shallow enough for the kids to enjoy. Will be booking again in the future!

We were guests at the River Rose for a weekend in early June and fell head over heels in love with the place. The house is so beautiful, clean, well appointed, stocked with everything you could possibly need, and serene. The property is a little slice of heaven on earth. We traveled with three generations of family and all enjoyed the backyard and stunning views. This is the first trip our kids insisted on being outside instead of on their screens. We swam, grilled, sat on the deck and watched sunset while the kids played under the trees, and made beautiful memories. Everything on the property is in tip top shape, including the water sports and river equipment. It was a luxury vacation without any crowds or pollution. The hosts were so friendly and hospitable, but also hands off and very respectful of precious family time. I can’t recommend it highly enough. This will absolutely become a tradition for us!

Oh my goodness! If you’re looking for the perfect place for your family’s hill country holiday, this is it. I can’t say enough about it (but I’ll try!) and this house should get a 10 instead of a 5. We had my 3 grandbabies and 4 adults there for 4 days and felt very safe and secure. The kids loved the bunk beds and the adults had 3 big comfy queen beds. There were plenty of towels and toiletries and the little touches in the 2 full bathrooms that made it special. The river is at the bottom of the hill for cooling off, a wraparound patio and multiple fire pits and picnic tables, big yard for the kids to run around, swings, hammocks, a playhouse and kid’s area, wifi, tv, full kitchen AND a full washer and dryer which we used everyday for the kiddos and after swimming. The house is beautifully secluded, but only 5 minutes from town. We tried a couple of really good restaurants, but mostly cooked and prepared our own food with the provided pots and pans and baking dishes, which is perfect for the pocketbook! The owners were kind and friendly and most attentive. You will not be disappointed staying here. Book fast!

Best RBNB we have ever been! Your house is pristine clean and beautiful. Perfect for our gate-away family trip with my little nieces. The house is gorgeous and well equipped, including toys and a little yard house for toddlers. Mrs. Cheryl was very welcoming extremely kind all the way since our arrival and beyond. We will go back for sure!

This is an incredible and relaxing property. Very clean and outside extremely well kept. The kitchen is well stocked and easy to find what you need. The river is beautiful with a nice beach area. Beautiful big trees for shade and lots of toys to keep young and old busy. It’s a do-over for sure!!!

We came to this place as a last minute getaway from the city. One of the deciding factors was that it was five star rated and I am so glad that we came here. This place is truly five stars from the house to the property to the hosts themselves. I would definitely come back and hope to make this a regular spot for me and my family to get away from the city.

Beautiful property. Perfect for kids, even the teenagers had a blast. This home had everything we could possibly need. Kayaks, paddle boards,games,swings, volleyball, you name it!The beds were so comfortable also!The owners are so sweet. Hope to be back next year
