Friends and family had such a wonderful time in Pagosa Springs (River Bend) in September. The house was amazing and Tana was great to work with and made booking and our stay absolutely perfect! We are hoping to book again this year!!

A very nice house with plenty of comfy beds and living room space. We had a great time hanging out in the sun room, deck and back yard. There is a lot of shade in the back yard which makes it very comfortable, especially in the afternoon and evening. We really liked using the canoe and kayaks and having direct access to the Guadalupe River from the back yard. We will definitely stay here again in the future.

Tana’s Mesa Cottage was the perfect hub for our 4 day stay and was only 30 min away from some of the most awesome pow at Wolf Creek!! The house offered amazing views and had everything we needed and was a very short walk to all downtown Pagosa Springs had to offer. Tana was quick to respond and ensured we had everything we needed to enjoy our stay. The entire experience couldn’t have been better. Plus, the shower was amazing!

We had the best time in Colorado, Tana was very responsive and friendly. Her home was very clean and well put together. We had no issues during our stay. It was a beautiful updated condo that felt like home. I would stay here again and recommend it to my family and friends. We had the best time! :)

Our family of 10—including grandparents, children, and grandchildren—beat the Texas heat and landed upon the perfect, relaxing, cool spot right outside of Pagosa Springs. It was just the right distance away from town to get the down time and nature time we needed, but close enough to access groceries, activities, and shopping when we needed to. The house was beautiful, situated next to the flowing sounds of the San Juan River, and offered the most amazing views of majestic mountains. It was perfect for both adults and kids and offered everything we needed. We couldn’t have asked for a better place to get away! Tana and her team were super responsive and helpful during and after our stay. We’ll definitely be back.

My family and I stayed at the Pagosa Peak Paradise property and thoroughly enjoyed it. The management was easy to work with and highly responsive. The property is well-appointed and nicely updated. It has a spacious layout and plenty of outdoor space. The front deck has a beautiful view with nice seating to enjoy it. The back deck has a grill and private space perfect for enjoying a meal. The pantry was fully stocked and the kitchen was well-equipped for cooking. The property is very conveniently located to anything in town and has several good dining options near by. We are definitely looking forward to staying here in the future.

What a great time our family had in our recent vacation to Pagosa Springs. Upon arriving at our cabin, we were thrilled to see that the driveway and walkways had all been shoveled and there was wood laid in the fireplace just waiting to be lit. It was our first time using A River Runs Through It vacation rentals, but everything we were told about our cabin was just true from the cleanliness to the mountain views. Thank you so much to Tana and her wonderful team! We’ll be back!

Had a great time in Pagosa Springs at the Pagosa Peak Paradise home. We had 5 adults and 2 kids with us on the trip. The rooms, beds, large kitchen and dining table were perfect for our group. We were there for a ski trip so this was a great house to come home to and relax before hitting the slopes again. Would definitely stay here again.

Colorado in the summer has always been one of my favorite vacation destinations. After hearing about Pagosa Springs for years, my family decided to go there. After talking to Tana at A River Runs Thru It we decided on one of her rentals. Our Beautiful little house was located on the San Juan River and was every bit appealing as shown on the website. Our experience in Pagosa Springs was one to not be forgotten and we will definitely be returning. Thank you Tana and team for pairing us with the perfect house, you helped this vacation be one that will not be forgotten. See you next year!!

Absolutely stunning home with top of the line furnishings and plenty of room for a large family. This home overlooks the mountains of the San Juan National forest. 5 minutes from the Pagosa Springs Hot Springs resorts which is the deepest hot springs In The United States. Approximately 30 minutes from Wolf Creek ski lodge and an hour drive to Durango! Tana is the property manager and very accommodating for all your needs!

My wife, my friends and I could not be more thankful to Tana Thompson for outstanding property management that guaranteed our long weekend in Gruene (Texas Hill Country) would be a success. Tana was a joy to work with; she was consistently responsive, informative and patient before, during and after our stay, and her check-in and check-out instructions could not have been clearer. The property itself was well-maintained, well-appointed and welcoming, and the only level of surprise our party had was that there were no surprises or gotchas -- everything associated with the property and its upkeep met or exceeded the high expectations that led to us selecting it in the first place. What a fantastic stay! First time to Pagosa and this house made us at home. Neat, clean, and updated house with everything needed for comfort as soon as you walk in.While at the house, the dishwasher stopped working (as all things do)! Spoke with the owner and had a new appliance in the house in no time. Management was super friendly and resolved the issue to keep us enjoying our time in the mountains.Flawless stay at a near perfect little home. Would suggest this rental and the people managing to anyone!!!

Tana, Robin and her team are an amazing rental management company. We love the boutique feel and management style and have direct access to the entire team 24 hours a day. A River Runs Thru It is like family and they manage your home as if it were their own. Highly recommend!

The Blue Horizon House in New Braunfels was perfect for our weekend get away! It had everything we needed including parking, comfortable beds, updated bathrooms, outdoor seating with views, full kitchen, and a spacious living room. The best part was the location and proximity to all that New Braunfels, San Marcos, Wimberly, and Grune has to offer! I would highly recommend the Blue Horizon.

We stayed at the Blue Moon Inn house on Lake Dunlap. This house was perfect for our group, very comfortable and relaxing. The waterfront was Amazing and only a few minutes from New Braunfels, Schlitterbahn & Gruene Hall. The property manager was incredibly helpful and provided a beautiful home for our stay. Will definitely stay at this property again!

This was a fantastic house!! We loved our stay there. Very close to the river, parks, shopping, and entertainment venues. Spotlessly clean, very roomy, great neighborhood. Great outdoor patio areas. Highly recommend.

This location really does have the San Juan River right below and Running Thru It!! Stayed here from Aug 4 though the 11th, 2019. Tana was very quick to respond to any questions we had, helped with booking and was very nice to work with. This VRBO is spectacular with everything you need. Will be back next year. This is the cutest property! We have booked 3 years in a row here for our family’s annual river trip. They do updates each year to the home and property so you can really tell they care about it. The deer feeder brings deer to watch, Thomas the cat always comes to visit, and more! This property literally has everything you can imagine for a fun vacation: fire pit, metal sticks for marshmallows, volleyball net already set up, tons of balls, games, books, cable, internet, tons of parking space, grills, fully stocked kitchen (minus actual food), etc. Always something to do and just minutes from tube rentals, we will definitely continue going!

I just have to share our amazing experience at Blue Horizon in New Braunfels, Texas…the house was amazing! They had everything you could want…the location, views, large back yard (with tons of seating), spacious house, comfortable beds and more! The owner is super helpful with anything you may need too!! I can’t recommend this place enough!!

This place is great! The views are wonderful and the neighborhood is quiet and peaceful! The house was beautifully decorated and had everything we needed! The manager was great to work with and was quick to respond when we had a question. The location to downtown and Wolf Creek was PERFECT!We will stay there again! Great experience!

Great location near many fantastic places to hike (Piedra Falls, Treasure Falls, Turkey Creek Trail…). Close to Wolf Creek Ski, South Fork and Creede.The management company is excellent and provides quick response to customer concerns or needs.
