Mike did an excellent job of helping us sell our property on the outskirts of Houston. He answered all our questions, gave good input and was extremely helpful in every way. Communication was good and he was easy to get in touch with by text or email. There was a small delay along the way because it took time for us to locate an important document for the sale. Mike was very patient however and went the extra mile to make certain that the sale stayed on the table. He was definitely looking out for us! I highly recommend him and would definitely use him again.

Yesterday, Mike helped me close a sale on property that my parents had bought many years ago. This was the first experience I have had selling property and Mike was as helpful and patient as he could have been. The whole process from listing the property to the final close went so much quicker than I had anticipated. He explained everything clearly and concisely, and all communications with him were easy, timely, and so comfortable. There was no pressure, and no feeling of unease, no hint of any potential problem. He kept me at peace with the whole process. There was some delay on my part as I tried to dig through old files of my Mom (who died within the last 5 years) and my Dad (who died in the early 80s). Those file were buried deeply! Mike was patient and worked with me consistently to clarify exactly what was needed and what specific documents had to be found. He was very prompt in his communications with me and answered all questions quickly with positive encouragement. Mike is a great guy, but above that, I have no doubts about him or his character. I completely trust his honesty, integrity, compassion, competence, knowledge, skill level, and commitment to the highest level of service he can provide. I would use Mike again in a heartbeat! Words cannot express how excellent of a realtor that Mike is. Wish we had found him years ago. We have used him for both buying and selling. My husband and I highly recommend Mike Goins! Last year we had to sell our house in Cypress as well as buy a house in Montgomery in a very tight time frame of about two months. Mike was extremely knowledgeable and helpful throughout the whole process. He walked us through every step making sure we understood all of the details. He listed our house on a Friday and by Sunday we had 3 offers and ended up signing a deal by Monday. When we started searching for new homes that we had asked to view, we were not sure we would find something quick enough. Mike offered us options we had never even thought of. Within a week we had decided on a new build in a new neighborhood. Mike worked very closely with the builder and us to make sure the house would be finished and ready for us by our expected move date. He also coordinated both of our closings with the title companies so those went very smoothly as well. He was there with us to make sure we knew what we were signing and that everything was correct. He really had our best interests at heart and we so appreciate everything he did for us.

He is organized (his office sends a detailed chronological checklist of things to do for the buyer/seller, which I found very helpful), very knowledgeable about the Houston area and specifically Lake Conroe, is in close communication with buyers/sellers throughout the process and best of all he is honest with his opinions. We purchased our property sight unseen and from 1600 miles away, so it was very important to me to have a level of trust in our real estate agent that went far above and beyond; we relied on him to be our eyes and ears with the sellers throughout the purchase. It was an extremely fast, easy and pleasant purchase, mostly due to Mike and his staff. I appreciated his honesty when I inquired on properties, and when I needed input on how best to proceed with our transaction. We found Mike by a special fluke and now we plan on utilizing him in the future when we purchase more property in the area. I can’t imagine a better real estate agent, we are so pleased.

Mike Goins performed splendidly as my broker for the purchase of two homes in Montgomery—one for a personal residence and the second as an investment property. Earlier in his career, he had been an appraiser. That technical background, which most brokers lack, allowed him to advise intelligently on the market value of the properties, the sales price of comparable real estate (“comps”), the analysis techniques of the third-party appraisers to be engaged by the lender for underwriting purposes, and the probable future value of the properties. His insightful advice allowed me to make offers that were accepted by the builder and which came in BELOW the appraised value for both the VA appraiser and the commercial appraiser engaged by the lender.Mike’s behavior was more like a seasoned commercial broker, rather than a typical residential broker limited to only superficial knowledge of how to value and buy real estate.Unsurprisingly, Mike displayed solid knowledge of the things common to the average broker as well--- quality of schools, marketplaces for shopping, vendors for services, churches, etc. Rather unusual, he also took the time to read and comment on the overly large, boilerplate contracts from Century and DR Horton, flagging items to renegotiate. With that being said, Michael Goins is truly one the exceptional standouts. He was very patient with us as we looked for property while we had our house on the market hours away in another region. During the time it took to sell our home and relocate, he provided important relevant information and educated us about the housing market here. This enabled us to become very familiar with the all options we had. By the time we sold our house we were confident of the type of property that would meet our desires and needs. Consequently, we were able to close on our purchase one week after selling our previous home. Mike did an excellent job of keeping us apprised when new properties went on the market. We are from Los Angeles, CA. Mike took my interest seriously and we were able to lock in a full week of viewings a month ahead of time.He gathered my preferences, budget, etc. from the get go and then emailed me a listing of all the properties that met my criteria. This sort of attention to details was exactly what I needed, because it allowed me to compare homes in the area and also lean on Mikes recommendations given his experience. We decided to downsize by selling our house and moving to a retirement community. A relative who used Mike Goin’s services recommended him as our realtor. The complexity of the effort dictated a person of Mike’s caliber. He began the process with a personal walk-through of the house, which identified several areas that required improvements, like pressure washing the exterior to remove accumulated mold. In addition, several exterior boards needed to be replaced. Mike stressed the need for a thorough internal cleaning and the removal of clutter prior to showing.Multiple bidders were then processed and Mike recommended acceptance of the top contender based on certain useful criteria. In our case, the prospective buyer had significant school loan debt, and trouble getting clear approval of financing. Back in the 60s my parents purchased some building lots in Conroe TX. Getting close to retirement I thought it time to do some consolidating of assets. Mike helped us out this summer when we were searching for and attempting to buy a lot in Montgomery County. We contacted him, having never met him before and he agreed to meet us the next day to show us some gated neighborhoods with lots for sale. This was very helpful and timely because we didnt know the neighborhoods and didnt have any realtor connections in the area. Those lots didnt work out so Mike set up a search with our criteria and a few weeks later a perfect lot came up in yet a different neighborhood. We ran out to look at the lot and determined we wanted to make an offer. We worked with Mike and within about 6 hours we successfully negotiated and had a fully executed contract from scratch - all without leaving home. Mike’s follow up to coincide with our first tour of available properties included two properties, both of which met all of my criteria.
