John Michael recently helped us sell our old house and buy a new one. He was beyond warm and friendly, very communicative, and worked so hard for us. I really appreciated that while he communicated everything he also handled the little stressful things and didn’t add more to our plate unless it was necessary. He made the process so much less stressful than it could have been. He was there for us anytime we had questions. He tended to both the sale and buy effortlessly and so organized. He went to bat for us when things were disorganized dealing with the title companies. John Michael was very active on selling our house and getting everything settled with our buy. I am beyond impressed how easy he makes this look, he works hard and the work shows!!I am beyond thankful and I HIGHLY recommend him. We have our dream house thanks to John Michael and we are so happy and appreciative.

I would highly recommend John as a real estate professional. He does not just list your house. He actively works to get it sold. He had a contract on my home several weeks after we listed it. He and his team conducted several open houses in that time. John arranged the pictures for the listing. He was very accessible and in constant communication with me. I am happy I used him. Today is a beautiful day for me and my small family. I’m an official home owner!!Massive shout out to my real estate agent John Michael Perez. He made it easy, clear and direct on what needed to happen during each portion of the transaction. This guy has been nothing but a blessing in my life from the minute I met him. From new connections with dry wall, flooring, tree trimming etc. he has been the go to guy.Coming from CA it’s always risky on who to trust that’s local. John has been nothing but straightforward and transparent and for that I would 100% recommend working with him.

Let me tell you a quick story about John. Read till the end. About a year ago, John had a finished house in Victoria, Tx. This house was ready for move in and was already being sold and shoes to potential home owners. Although the house looked good from a cosmetic point of view, the electrical wiring behind the walls and in the attic was super outdated. It has wiring that isn’t being used anymore, at least 40+ years old. This wiring was a safety issue as it was also peeling and exposing the metal inside the wire. John didn’t have to fix this issue because to be honest, most homeowner would’ve never noticed. But John decided to pay $13k to my electrical company to get this issue fixed and the entire house rewired and up to code! The reason he decided to spend that much money was because he knew in his heart that he needed to get this done for the future homeowners in order for them to be safe and worry free. Nobody made him do this, he didn’t try to use this as an “incentive” for someone to purchase the house, he did it because it was the right thing to do for his clients and because he always does the right thing for other people over himself. I’ve worked with John in multiple of his houses and I see the way he cares about every other person over himself.

We couldnt have asked for a better experience than the one we received working with John. We had listed our home with another agent and was unsuccessful on making a sale. We had been signed up with John for less than a week and he procured an off the market offer for more than what we had listed our home for with the our first agent.We had been looking to buy a home in a particular area for well over a year. After signing up with John we had closed on our new home in less than a month.Johns effort, communication skills, market awareness and professionalism are second to none. It did not matter what time of the day it was or what day of the week it was, John was always available.

However, not all of them go above and beyond, and how many clients can say their realtor is a genuinely FANTASTIC human being in addition to being phenomenal at his job?From start to finish, he demonstrated valuable knowledge of the market and how that affected our personal circumstances, ensuring we were ready to list, did so for the right price, and when the offers began rolling in he was sure to counsel us on any pros and cons to each specific one. I’m happy to share my story with John. I’m an agent in Austin TX.That was November 1st ish, 2020. My 1 month anniversary since I got the license. I was sooo lost, feeling I was so useless, intimidated to anyone in the world… that kinda normal new agent situation. At Keller Williams, the largest residential farm in the nation. I was still trying to stay professional. Never show my negatives.I was like “I didn’t grow up here. I just moved to this country. I don’t even have family here. How am I gonna have clients?”. I needed to vent.I was in the cafeteria. Very small one. Opening MLS, I had no idea what’s written, whining, whining, whining. JMP showed up. He was having a good energy. I said hi. I was trying to be professional. I was saying hi with smile to everyone. Although that was so scary because most of people see others as if they’re beneficial or not. “I’m not interested in you. Oh, are you a friend of him? I want to be your friend.” So capitalism! They don’t care about me if I don’t have a value. They like me if I have a value.But JMP was different. He didn’t do small talk. He came in deeper to my situation. He was a really great listener who has compassion of what I was saying. He said he was leaving KW. I was a new agent of the brokerage he just left. He had no obligation to talk to me. But he was with me. He said he knows how hard but I didn’t have to worry about it. Stay with KW, because they’re the best at training new agents. And after doing few transaction, he said I’d want to leave because I’d want better commission share.He was not just talking. He understood my situation and broke down to my action plan. What a compassionate man, who doesn’t judge people if they have money or not! His heart hasn’t been ruined by the capitalism!!I’m a big fan of him since November 1st, 2022. It makes me happy watching him. He talks from his heart. Many people talk from their brain.He’s an expert in Leander market as well. When I needed to prepare my opinion about Leander to my client, he gave me a tour of the city and that helped me so much.His generosity is real. Thank you, John!
