    I recently had the pleasure of working with Dylan Palmer. He was the listing agent on the home that a veteran client & spouse we were working with had contracted to purchase. The veteran & their spouse were moving to Texas from out of state to be closer to their family. Tragically, during the process of the purchase the veteran’s spouse, who was also a borrower, passed away. This resulted in financing needing to be restructured. In a lot of cases the seller & listing agent would have said lets just void the contract. Dylan didn’t do that. He remained calm and worked with us to see this purchase transaction through to closing, keeping his seller calm and on board with what was a challenging process for all parties. I’m a licensed lender in 40 states and have been originating for almost 23 years. I work with a lot of agents. Dylan was a real pro in a difficult situation.

    It’s the age old dilemma when selling your home. Who do you choose. Who would have our best interest at heart. Who has the best marketing platform and resources to market your home. Who indeed. Caught in the dizzying world of real estate advertising, one stood out - Dan Harker. Their advertising slogan - we have the buyers - peaked our interest and we set up a meeting with their agent, Stephen.The day of our appointment, we opened the door to see the epitome of a modern day cowboy minus the hat. His broad smile, firm handshake, and polished boots reflected his Texas roots. He went into great detail of their platform, marketing campaign, and of how professional photos were taken. At the end of two hours we signed a contract.Before the photographer came out, I was instructed to make our home look like a model home, which I did. As we viewed homes to buy, there was no mistaking the stunning difference between ours and other homes. When viewing our home you could see the space and envision yourself there. Twilight photos were just as stunning as day photos. The majority of homes we viewed had cluttered countertops, rooms, and shades drawn so no there was no light in the rooms, resulting in a hard pass.Stephen always returned our texts and calls, and was patient with us during this process. During negotiations he made good recommendations and we sold our home quickly. It set a record price for the City of Sachse.He is the only real estate agent I would recommend and we interviewed many. He knows real estate and there is never too trivial of a question that he won’t answer. For us he is in the top echelon of real estate agents. We trusted him and are thankful that we chose he to sell our home.

Initially, we were assigned a listing agent who, without any prior notice, dropped out right before our home was scheduled to go live. This abrupt change left us scrambling and bewildered. We had no communication from the original agent about this switch, which was both unprofessional and concerning.The new agent, while extremely nice and more experienced, could not salvage the situation. After our home went live, we saw virtually no foot traffic. It became clear that their marketing efforts were ineffective. Despite assurances of a robust marketing strategy, the promised promotion and visibility for our property did not materialize. We felt our home was lost in the shuffle, and the lack of interest was disheartening.This experience turned out to be a significant learning curve, but also a frustrating waste of time and resources. Based on this experience, we cannot recommend Empower Home Team DFW. The abrupt agent change and the ineffective marketing approach were major issues that left us feeling unsupported and disappointed. I doubt we will ever consider them in the future.

During our interview process, I informed her that our house had been on the market for over 200 days before we took it off the market. After visiting our house, she guaranteed that she could sell our house within a month. She placed our house back on the market on a Wednesday...had an open house the following Saturday...we had a buyer that Monday!!!! From the time our house went on the market, in less than ONE week...it was for all practicalpurposes...IT WAS SOLD!!! For $10,000 over list price! I can not say enough about this real estate team.     Let me share my experience with the Harker Team which I believe illustrates the kind of people youre dealing with and how they can truly be your real estate partner for life. In 2003 we engaged Dan to find us a new home as we were moving to the Dallas area from Northern California. Dan spent countless hrs showing my family many homes and options. He even showed us new construction which we ended up purchasing. Dan personally would give us a call at least once a year over the course of the next 16 years.     Dan and the entire Harker 5 Star team have been a pleasure to work with over the last several years. When we lived in Dallas the first time, we were looking to purchase our 1st home. After spending several days looking at homes, we learned that my job would now be taking us out of state. I expected there to be some frustration and resentment, after all Dan and Darcy had spent several days showing us at least 20 different homes, only for us to “walk away”. But Dan was excited for me and my family and wished us nothing but the best.Fast forward several years; we had the opportunity to move back to the great state of Texas and reached back out to Dan and his team. They were excited to hear that we were moving back to Dallas. Dylan was amazing and is extremely knowledgeable! He has an amazing eye and catches everything, while we were getting caught up on the color of a wall or older carpet in a room, Dylan was noticing the crack in the wall that could lead to major issues down the road. Ultimately, we were down to two different homes and Dylan could see that we were torn. He asked if we would like to hear his opinion on which one, we should consider. He then pointed out that one home was backing up to a road, and while it is only two lanes for now it would almost certainly be expanded in the next couple years, and the quiet backyard that we really loved would eventually be much closer to the road. This helped us decide to go with our amazing Highland Home, and we could not be happier! And yes, the road is now under construction at the other house.The 5 Star service doesn’t stop at closing though. A year into living in our new home we had a major hailstorm hit our area, and everyone was getting new roofs. When I walked the neighborhood, it seemed like our street had faired a little better than the rest and our damage was not nearly as severe. I reached out to Dan and asked if he had a roofer that he trusted to come inspect our roof. Within 2 days, Dan had someone at our house checking out our roof. Turns out, our roof was fine, and we did not need to replace our roof. Saves us a couple thousand dollars, and the stress of working with our insurance company.Dan has built an amazing team and will not work with anyone that does not share the same values and commitment to helping/serving people that he has.
