So happy we found Ubaldo and his team! Weve dealt with many mortgage brokers over the years and can say with all honesty than none of them has been nearly as good. Ubaldo and team have always been reachable and/or responsive right away, and always ready to share viable, useful information about this often complicated process. Whenever we needed to crunch some numbers, Ubaldo had his calculator ready, always took time to explain things, and we never felt rushed or unimportant. Weve also wasted time with brokers who have a habit of telling clients what they want to hear, which is a very slippery slope. Ubaldo is a straight shooter but always very positive. I should start by admitting that I do not write reviews often. However, when I have, it was for either a person or service that I felt added value to my life.Ubaldo Leon, Lindsey, Kacie, and the rest of the team at RPM Mortgage, are incredible. I could not have wished for a better partner than Ubaldo in purchasing a house. Im a newbie in this process and repeatedly asked quite a few naïve questions over and over again, but Ubaldo and his team reassured and guided me through the process with ease. They made my wife and me feel like we were their only clients. They provided around-the-clock service and, yes, I utilized it...lol. There were several early morning or late night emails, concerned about the next steps, but it seemed there was always someone ready to consult me.I would gladly recommend Ubaldo and his team to anyone, especially those who are purchasing a home for the first time.

I closed on a house in Los Angeles with the help of Ubaldo and I couldnt be more grateful for his work. Since the first contact, he put everybody to work in his team making this process super easy for me.The initial documents upload, the market research, and the negotiation for whats the best mortgage for me was very straightforward and it taught me, the escrow company, and the rest of the people involved in the transaction how business is done. To me it felt like I didnt have to contact him to check on the progress because his team was updating me of all the news about the deal.Another high remark about him was his courage to step forward when he saw my best interests at risk. Ubaldo and his team always protected me during my purchase and they were able to negotiate clauses to make it work out.I couldnt be happier with how everything went. I thought it was all going to be a headache, you know, dealing with real estate agents, the stress of getting the loan pre-approved and funded, etc, but it was very easy with Ubaldo.

Ubaldo and his team were great. First, they got me a great rate and even beat out my longtime broker! Then, they kept me in the loop, working day and night to get my loan funded asap. Although I had an equity line with a bank that made it difficult (a credit union that is kinda still in the 1980s), they worked hard to meet all their arcane needs and get my loan done. Im super happy with all of them and I will definitely use them next time.

Ubaldo and his team were accessible when we needed them, quickly responded to our questions, made the process relatively easy through an on line portal, and most importantly on the day of our closing advocating for us because of a mistake escrow made. He alleviated the most stressful experience possible in a highly personal and empathetic way. I would recommend working with them because of their high touch approach. There is no way we would have had the same level of personalized service had we gone with a big bank loan.

They make the process so easy to do.1. Honesty. At every step, they kept me informed and were extremely upfront about every aspect of what was coming and spent 30 minutes on the phone with me, on my whim, to explain every charge so I could better understand what I was committing to with my refinance. They were very upfront about the costs of refinancing and how that would net out over time with my lower rate.2. Clarity. I dont know that Ive ever worked with a team from anywhere that spent so much time making sure everything going on was explained to me so that I knew any potential issues.3. Efficient. This team works so well together. Its truly amazing the way any one of them can answer any question and drive the process forward to meet every deadline well ahead of time.4. Looking out for me. Even at the last minute as rates began to dip and the markets began to fluctuate with covid, without me even asking, the team looked into current rates to figure out whether we still had the best deal on my refinancing rate.5. Above & Beyond. I was doing a VA Loan and my condo association was not VA Certified but needed to be. Ive worked with so many other people in the real estate world that just stopped there and did nothing. Id be told Your building isnt VA certified. We cant use that type of loan. Ubaldo and his team didnt even ever think about that. Before i even asked, they reached out to my HOA and took care of the entire federal VA approval process for my entire condo building. I really really appreciated how much they took care of me to make sure I got the best rate.I wouldnt hesitate to use them again. They consistently wowed me and ALWAYS would be 6 steps ahead of me to make sure Federal VA approvals were done, my paperwork was done, and that we finished with zero issues. Even at the last minute per my request (3 days before we closed on the refinance), they quickly redid the loan to put more money down toward the principal.I really really appreciated working with them and would recommend Ubaldo and his team to anyone needing any kind of mortgage. Ive never had a team that worked so hard on my behalf.

I came to Ubaldo and his team for help refinancing my house with a significantly lower rate and they even enabled me to consolidate both my liens. After a lengthy discussion of goals he laid out my options in a confident and professional manner. He knows his stuff and shows. More importantly, he didn’t give up where most other lenders would. I was in a precarious situation where I did not have the best debt-to-equity ratio given my student loans and extensive home repairs. Even a grossly misappraisal of home value didn’t even stop him. He fought to get the correct valuation. No matter the obstacle, Ubaldo overcame them with expertise and experience that puts him far above anyone else. I highly recommend him and his team.

Im truly impressed by the level of service, responsiveness and agility of Ubaldo and his team at RPM Mortgage!! I have been involved with a number of other RE transactions but none were handled as seamlessly, and as quickly as the acquisition I did with RPM Mortgage; what makes it more impressive is that this all happened during the pandemic. While all other lenders were busy using COVID-19 as excuse to delay things, RPM Mortgage was able to close at a lightening speed that even surprised our family friend who is a licensed broker himself!

Ive used RPM to buy homes and refinance. I feel like a 5 star rating doesnt do them justice. They find the best rates, responsive, and timely in every aspect of a mortgage. If you are looking for your fist mortgage or refinance your home, you dont need to look any further than RPM.

It started off innocently enough. I called up my old friend Ubaldo to get his insight on the mortgage industry, and the current market. Just like the call with my realtor, I was trying to prepare well in advance of actually needing his services. In my mind, I was just starting to gather information, so that I would be ready for my potential first home purchase, about 6 months down the road. As he educated me about the pre-approval process, I asked whether it was too soon to start the ball rolling, and he calmly told me if we found anything online, and we didnt have our approval in hand, up front, we might not even have a chance to look at it, let alone put in an offer. The market is moving that fast, he advised. This was the same advice I got from our agent. Ubaldo told me that even if it took months to find something we liked, the pre-approval could just be updated as we went. I talked to my wife, still casually... and we decided to get our pre-approval.We submitted everything through our secure portal, and got to know 2 more members of Team Ubaldo; Lindsey and Sarena...virtually, at least. Between the 3 of them, we essentially had 24/7 coverage for questions and emails. Upon providing the requested documentation, we had our pre-approval in hand, less than a day later. WIthout it, most agents wont even show you a home, during the pandemic. Gone are the days of leisurely cruising open houses at will on a Sunday afternoon.As we began looking at homes, it didnt take long to find 2 places that we could see our future in. It was a Sunday night, and I needed a letter from RPM, to accompany our first offer, which was going in on Monday morning. No problem, Ubaldo was doing some family stuff, but promised my letter before bed. It was more like 20 minutes later, the letter was in my inbox. The price was really good, so that property turned into a bidding war, which was fine, because we liked the other one more, anyway.When we decided to make a run at the 2nd home, the sellers turned down our first offer. They had only been on the market about 10 days, and apparently, were pretty firm on their asking price. So they countered us back with only a $5k price reduction on asking. It was still early in our process, and we had time, so I was ready to move on. It was not that I didnt love it, but I was intent on not leading with my heart, if the numbers were not in line. But the next day, my wife was still talking about that property. Our dynamic had shifted from me texting her links and showing her listings, to her telling me, she felt like we had to give it another try... see this one through, she said. She was invested, now. I talked to Ubaldo, and our agent, and we came up with a plan. We offered back at their counter, but asked them to cover the closing costs. Bingo. After a little more back and forth between the agents, we were in escrow. On our terms!Thats where it ramped up. Emails, calls and texts were frequent the first couple weeks of escrow. I could not believe all the moving pieces, both on the agent side, and the finance side. There is no way we would have been able to navigate those steps without Team Ubaldo. Just like finding an agent that you trust, a mortgage team is equally, if not more important. I had so many questions... always wanting to understand the numbers, at every turn. Ubaldo, Lindsey and Sarena took turns fielding them, including my 11th hour phone call a few days before we closed, to assure me of the final details. This team not only got us a great rate, they taught us about everything as we went along, so both sides of my brain were satisfied. They gave us confidence, got everything done right, and on time. And now we are homeowners!!Im sure those online brokerages might have saved us a few bucks, but Im confident it would have been more work for us, with so many surprises, and potential pitfalls. Who knows if it would have even gotten done. You cant put a price tag on trust. I trust Team Ubaldo, and RPM. Thank you!!
