    Tanner was great helping me with the loan. As a first time home buyer I had many silly questions which he patiently addressed. He understood the urgency in getting the paperwork done on time when it was time to make an offer. He and his team worked overtime to review all bank documents to get me an underwriters letter in less than a day. Apart from one of lowest rates in the market they also have the a really good customer service. I have no second thoughts in recommending Tanner and Texas Trust Homes as a lender.Update: I refinanced with the same guy Tanner after an year. The rates I got was best I could find. Even after a month my friends cannot find a better rate. The experience was wonderful and smooth. Everything was done online and he even arranged for a notary to come to my house to get signatures on deed. I would highly recommend Texas Home Trust and Tanner Holland.Update: I keep going back to these guys. With the rates constantly falling I end up refinancing my loan. Texas Trust always has the best rates and consistently pleasant customer experience. Its a no hassle loan company.

    I got excellent service at Texas Trust! Took advantage of low mortgage rates to refinance my home. Texas Trust made very competitive rates available, and Sal Prasla was very helpful at telling me what to expect in the beginning of the process. One note I would have is that once the refinance process goes to closing, it was a little bit difficult to know what to expect from the title company that was chosen. I would absolutely recommend Texas Trust for a home loan.

    I had an overall great experience refinancing my mortgage with Texas Trust even with some hiccups along the way. The portal to upload documents was easy to use and everything was reviewed in a timely manner. I worked with Tanner for my loan and every question I had was answered immediately either via email or phone call. I went with Texas Trust because their rates were the best by far at the time. Tanner was great - I had to clarify a few changes with the closing department and title company at the end, but nothing monumental. The closing funds were sent off and accepted by my old bank the day we closed. I recommend Texas Trust if youre looking some of the absolute best rates, but dont need your hand held too much during the process.

    I used Texas Trust Home Loans to refinance my primary residence earlier this year.     I completed my refinance with Texas Trust Home Loans and was very satisfied with there service. After locking the rates, rates went further down because the fed revised the rates. But the good thing was Texas Trust home loans were able to lower my locked interest rate as well by .125%. A happy customer. Would definitely recommend Sal for his outstanding customer service.

    I had a great experience with our recent refinance with Texas Trust Home Loans. Sal, specifically was very organized and timely getting back to us with anything and everything needed during the process. Their site was easy to use and easy to upload documents. Closing was easy, and was able to be done in our home with a very friendly and professional mobile notary. Most importantly, Id say, is that we got a very competitive rate, with very low lender costs, making the decision a no-brainer.     Summary: Tanner Holland and the rest of the team were excellent throughout.Details: I was a first time buyer, and shopped around with several lenders. Texas Trust offered the most competitive rate, and while I admittedly was a bit hesitant to go with an online company that was an unknown to me, Tanner was great to deal with on the phone, and made me feel the most comfortable relative to the other lenders I had spoken with. To be frank, I thought that the great rate and all of the glowing reviews sounded almost too good to be true, but I would find out that was not the case, and they deserve all the great reviews posted here.Throughout the process everyone at Texas Trust/American Heritage Capital were very responsive, excellent to communicate with, and got everything done promptly, smoothly, and correctly.We were aiming for a quick close, and Texas Trust held up their end of the bargain and helped facilitate a close in three weeks. Even my real estate agent and title company commented on how impressed they were with Texas Trust as a lender. So again, would certainly recommend this lender.

    We used Texas Trust to refinance our home.Almost the entire process was done online through their portal. Getting a quote was quick and painless and, at least at the time we searched, they had the best terms we could find. In addition, our agent Sal was very helpful and discussed the various options with us in a way that had our best interest in mind for our projected needs rather than their bottom line.The approval and underwriting process was also all done through the web portal and uploading all the necessary documents and using electronic signatures was very smooth. They reached out to us a few times for additional documents.Communication was quick - I had several questions for Sal along the way and he responded within the same business day each time.A mobile notary was sent to our home for the closing and the rest is history! They are a reliable, legitimate company and I wouldnt hesitate to recommend them to anyone.

    Tanner and the team at Texas Trust did an great job. Ive gone through the mortgage process on 8 properties thus far, and this was absolutely the best process. Their online portal kept everything organized. I never had any surprises about the documents they needed and I always knew if they needed anything more. My realtor was concerned about the fact that I was using an online mortgage broker initially, but Tanner went above and beyond to communicate with both sides of the transaction and kept everyone informed. It could not have been a better experience and I save significantly over the rates I could find locally.

    I have used Texas Trust Home Loans when I purchased my second home and both times I refinanced. The staff is very friendly and always prompt with their responses. They do not push you into anything they dont feel will be beneficial for you. Their rates were very competitive and closing all three times was very quick. Shout out to Aliya who gave me excellent service all three times. I have recommended them to many friends and family and would recommend to anyone else.

    I applied to refinance with two local mortgage companys and two on-line. I worked with Sal at Texas Trust how got me the best interest rates with credits, and even closed a week earlier than expected. Better.com would have been my second choice, and they even advised they could not match Texas Trust rates. The worst company was another with Texas in the name and they do Lending and have LOTS of commercials, but they obviously rely on quantity and not total customer satisfaction.

    What an incredible loan refinance process. From start (App) and loan options to finish (loan underwriting and scheduling), this was one of the cleanest and most straightforward transactions I have ever been through. They had me close in less than 40 days, so I was quite happy with the entire experience. The loan docs had a portal, the loan services advisor was always available and my wife and I were quite happy with Sals advice and help through it all. Most of all, we were able to qualify for the lowest rate possible and lowered our monthly payments with zero down.

    Overall, solid experience and I will come back in the future for my mortgage needs. Great rate, minimal fees, good customer service, timely responses, and a quick turnaround on my refi. Only downside, if you want to talk to your loan officer on the phone you have to schedule an appointment and likely wont get a time until the following day. That said, my loan officer, Tanner, was quick to reply to emails so it was not an issue.

    My experience with Texas Trust was really simple and straightforward. They gave me the rate advertised. You deal with the usual this business doing business as this business, in this case American Heritage Capital, but they are legitimate and handled my loan refinance flawlessly. They are online-only so you must have all your documentation together and be very comfortable with logging in and uploading the required documents. Computer literacy is a big help in making the process go smoothly. They send you an email any time they need more documents. Closing was handled by a mobile title company who came right to our door. I can honestly recommend Texas Trust. Be aware of the fee that will be charged if you decide not to go ahead with the process once youve locked in a rate. That seems to be a problem other reviewers have had. Aliyah helped me and was very responsive and friendly any time I had questions.

    This has been by far the best loan/mortgage experience of my life. From start to end it took exactly 30 days: we closed 30 days after the day I applied online. Granted, it must have been easy with us: no cash-out, about 60% loan-to-asset ratio, two professionals. But still, everything was smooth and expedient. Sal Prasla responded to my emails almost immediately and straight to the point, everything was done online except for the closing which also was as painless as it gets. I am really impressed by the professionalism and the service, and highly recommend the company and Sal should you consider getting a mortgage.

    Great experience overall! They were efficient and quick to get things done, even with the heightened refinance activity this year. I wouldnt expect to get in touch with your loan officer by phone though; you pretty much have to schedule a call time with them. That took some getting used to but if you plan ahead it works.     Doing a good job in difficult times is difficult. Covid19 affects all companies and the tremendous number of mortgage and refinance applications affects all real estate financial dealings.However American Heritage Capital/Texas Trust managed to get everything done in 35 days, and that included a significant delay in getting a title request from the title company. So the loan approval was done well before my 45 day rate lock expired. (I chose the title company and they are/were also swamped with requests).For the prospective borrower, keep in mind that refinancing today is fast paced and you, the borrower, need to have most of your ducks in a row before you apply. e.g. Bank account statements, loan documents, IRS returns, you get the picture. And keep an eye on your emails. The faster you respond the faster they can work.Mostly everything was done via emails and a secure portal, and they responded well to my questions. My primary contact, Tanner Cole, was very responsive (and patient) to the few questions I had.All in all it was a pleasure to work with them.

We spoke by phone a couple times because I had a couple questions that I wanted to discuss live, but everything else was done electronically - either email or through their portal. The process was simple and thorough. And we closed yesterday -- 34 days after I first inquired about rates -- with no issues. On time. With a better rate than I could find anywhere else.Tanner even helped me figure out the best way to finance in a complex situation where Im selling my old home AFTER closing on the new home.Im not a big fan of the home loan industry because its difficult to navigate. This process, this time, with THIS lender -- might just make me change my mind.

    My refinance went smoothly and closed within the timeframe that was quoted. The rate I received was very competitive. I was happy with the process and uploading documentation was simple. The website/quoting process was easy yet detailed. I liked how they give a real-time quote without giving your contact info and offer several different rate options to choose from....a sliding scale from no closing costs to full closing cost options. My loan officer Aliya was good to work with and very responsive.Overall I had a really good experience, only minor issue was that I had to send an email from my work address to verify employment a few days after I closed, but the request came really late in the day and had to be done fairly quickly to ensure funding the next day...just seemed rushed, but could be by design due to the economic conditions right now.I definitely recommend Texas Trust.

    Summary of refinance experience:Positives: competitive rates/fees/lender credit, transparency in fees as well as ability to check rates daily without having to commit to refinancing, portal for document upload was easy to use, and communication was prompt regarding questions before, during and after refinance (Tanner Holland was my agent).Not so positives: during rate lock (first time made aware of this), I had to sign agreement noting I would pay back the entire lender credit if 20% or more of loan was paid off within first 6 months (this was not discussed during any of my initial calls), closed one week later than original schedule (took 5 weeks - not a huge issue ), received final closing statement the night before close at 8pm (would have liked more time to review), loan was not transferred to a new lender before first payment was due so I had to mail my first payment in to American Capital (no other options such as online or by phone - this makes me nervous with all the post office drama lately).Overall the experience was good with competitive rates and process entirely online, and as a result I have already recommended them to someone.Updated review: first payment was received in a timely manner and my loan has been sold to a large financial institution that has an online portal.

    I love that their rates are available online. Theres no need to constantly call and ask for the latest numbers. The rates are not bad either. Sure, you can find lower rates from other lenders but you have to haggle to get them. My loan officer responded quickly to email queries so thats a big plus. I would have given them 5 stars but they made me lock a rate before they would provide a Loan Estimate which is a standard form used to compare quotes from different lenders. There were also some inaccurate numbers in the estimate that they were not interested in correcting which tells me they are not keen on improving their processes.

    If you like being able to check daily mortgage rates and associated fees without having to call someone this maybe your broker. The rates and closing fees offered are very competitive and transparent (no teaser rates). For this company to offer these great rates, through my experience, you must use their automated online system and complete the requested tasks on time to meet lock and funding deadlines. Once I submitted my refi request in the system I was assigned mortgage broker Aliya and was able to schedule a call with her. She was very professional and answered all my questions without feeling rushed. Thereafter a quick email to her and I would receive a timely response. The whole refi process went smoothly and without any bad surprises. I found this broker through bankrate.com and read the reviews before applying. Like the reviews I read say, it is true that you will sign a document called Lender Credit Rebate Agreement which ensures you keep this loan for 6 months else you must pay the credit back. Nothing to worry about as this is how brokers are compensated in the industry. If the borrower, you, doesnt hold the loan for at least 6 months then the broker must pay back all the lender costs they covered. You can google Mortgage EPO to learn more. I highly recommend you give this company an opportunity to see for yourself.

    We worked with Aliya Prasla for our refinance, and the process was very smooth. All the document requests were seamless, and normal and even during Covid the process took about the estimated timeframe that was given to me on day 1. They sent a mobile notary to our house for closing, so even that part was as painless as possible. If rates keep dropping, I would not hesitate at all to use them again.

    Glad we went with Texas Trust for our refi. They had the lowest rates and the process was completed pretty quickly. There were a few times communication wasnt the best and I had to follow up to get answers, but overall I would rather have to exert a little more effort on my end to get the lowest rate possible instead of paying a premium for a ton of support staff.

    I worked with Sal to refinance in April 2020. This was my third mortgage/refinance experience in two states, and while it wasnt the smoothest experience it was worth it in the end, and relatively painless.Most importantly to me, Texas Trust had the best rate. The online quote was straightfoward and beat out the competition.Sal was easy to work with, super friendly and willing to work with me even to waive certain things I requested based on my situation. He was difficult to reach by phone (nearly all my attempts went to his voicemail), but he was actually really responsive by email, always responding promptly. I understand this is often part of the culture of conducting an online business.Be aware that everything is conducted online, which is not an issue in this day and age. Their online portal is excellent and super easy to use. And what some might consider a plus: due to COVID-19 the only human I ever interacted with in person was the notary sent to my home for closing.For me, there were two bumps in the process. First, underwriting required additional evidence for a few items. These were things that had always existed but were never flagged in my previous mortgage/refinance experiences elsewhere, so I was surprised. You could see it as a headache, or take it is a good sign that they are more cautious or thorough. No stars deducted because providing proof was easy: a signed statement of explanation was sufficient for all issues.Second, there were two miscommunications with the title company the day prior to close, which Ill be honest is stressful! However, I am not deducting a star for this because it seems likely that errors were on the title companys side and not Texas Trust. However, I did use the title company they had recommended. Also, both issues were sorted out quickly and did not delay closing.The whole process took exactly 4 weeks (6 days from application to underwritings followup request; 14 days from followup to final disclosure; 4 days to closing; 4 days to funding).Id recommend them with reservations, but my overall rating is based on the low rate, satisfactory outcome, and ease of resolution of all issues encountered.     On day one, I not only received the lowest quote compared to others but when I asked if we could lock that in (being that it was almost 4pm) today, I was surprised that I was told yes. Obviously that required my wife and I to return the initial paperwork back by midnight, but we were in fact locked on our initial rate and closed at that rate and on time.Note: Modern times require modern means so expect all your documentation to flow through the online portal. Most will love this, some may need the warning - have a scanner and free time ready to upload your life into their portal.Lastly: We never really needed it, but our take is that this lender is very electronic and requires little personal interaction UNLESS YOU WANT/ASK for it. In other words, we never felt neglected, but if you have questions, you are going to have to call and leave messages. We were very happy with how our refi turned out.
