We met Texas Lending through our wonderful realtor Lisa Venegas. It was a pleasure working with Sheri Walls on getting our financing in order for the purchase of our home. Sheri took the time to explain how points work and gave us options so we felt we had a say in our total to closing costs versus interest rate, etc. She also explained the options, risks, and other key points we needed to be aware of. It took us longer than we anticipated to find the right home for us. When we finally found something we liked and our offer was accepted, Sheri did everything to get us to closing in 2 weeks! Appreciate her taking the time to walk us through our closing declaration step by step. Sheri was always available to talk via phone if we had questions and was also accessible via text. With prior lender/brokers it was a leave a voicemail hope to hear back before end of day, which was not the case here. We highly recommend this team and will definitely be using them again in the future!

My wife and I started met Rick through a builder in Selma, TX but had to put a hold on our project for personal reasons. A few months later we reached back out to Rick and he jumped straight in to action on getting us set up to finance our construction loan. Throughout the construction loan process Rick and his team were always immediately available. On the few instances where they didn’t answer, a text came shortly saying they’ll reach back out ASAP and they always followed through.As anyone with a home can relate, we needed to be able to trust that getting in to our home matters as much to those helping us get in to it as it does and Rick and team truly give that feel.As always, new construction has its stressful moments but the team at TLP was always available to help answer questions with grace, patience and thoroughness. Rachel was amazing, her communication and prompt action was always impressive and comforting.Thank YOU, to Rick, Rachel and the entire team at TLP for all your help.

Cary is phenomenal at what he does. All my life Ive heard how stressful buying a home can be, but honestly this process was a breeze. He let me know what all I needed to be prepared. My understanding is that this process would normally take 2-3 months to complete but, with a very tight schedule as well as as purchasing from out-of-state, Cary and his team helped us close on our house in LESS THAN 30 days! Nothing short but courteous, understanding, and professional. They have been with me from step one and have not taken advantage of me at all - Im a first-time homebuyer.When my wife and I began our journey to purchase our home, I shotgunned my mortgage application to get a feel of the market. Granted, only three replied. Of the three, one was very pushy and rude. I had the feeling that I was beneath him. The second was decent and professional; however, their rate was higher than what I was expecting. Last, It was Rick Chism and his team that reached out to me. The saying goes, you save the best for last and in this case, they have more than earned my business.Rick reached out to me past his duty hours and walked me through the overall process. Ive had plenty of questions so it was a very long phone conversation. But in this time, he allowed me to voice my questions and concerns. It felt like a two-way street vs the first lender Ive had contacting me - I never had a chance to talk and within the first five minutes, my gut told me to avoid this lender. But back to Rick and his team. After he walked me through and answered the questions Ive had, he drafted up a pre-qual letter to help me secure the option period to perform the necessary inspections. The experience thus far has put little to no concern and gave me a piece of mind because if something came up on either of our ends, I always had a hotline to Rick and his team.After the contract acceptance, proceeding with the appraisal and heading towards closing was also hassle free. I was given the entire picture upfront with no fluff. In addition, the communique theyve sent included reminders of the overall process and what I, the buyer, am obligated to do, what the lender needs to do, and what the title company needs to do. I found this technique of communication very helpful as it gave me an awareness of what all parties are doing and how I would play a part in it towards my goal of purchasing a home.During the process, there is a phase where my interest rate was not locked. As time progressed, Rick worked to get me a better rate at no cost to me. From when I started to when I locked in my rate, I had a difference of 0.125. This rate was the lowest I could get without paying for points.Aside from their handling of business, their professionalism and quick responses gave me a more than satisfactory experience. Each member of his team is knowledgeable and if the person I was talking to did not know, they would find the answer immediately and I could hang the phone up knowing the verdict and then proceed to plan out my next steps to make this process less stressful.One more thing I want to touch on. They have a website that you can submit your loan application to. I was confused at first because one website is used to process the loan and another is the actual package that takes your project from cradle to grave. You submit all of your sensitive documents to this site so you never have to send it unprotected through your email. If you have to send your personal identifiable information through your regular email without encryption, please dont do that. Use their website and protect yourself from identity theft.I highly recommend Rick Chism and his team. I am honestly pleased with their performance and loved working with them. Other than that, I wish you, the reader, the best of luck and I sincerely hope you find the home you are looking for!

January 4th 2020This was my second mortgage experience with Cary, I will try to briefly describe both.First of all to say that they were excellent and beyond the call of duty would be an understatement.On the first mortgage we had gone with a company who states over and over and over how much they are for the veteran, so I applied for a VA loan after countless hours on the phone never getting the same person, no replies on emails and rapidly running out of time with nowhere to go. I heard about Cary, as I recall I was in Bandera,Texas. I stopped for lunch talk to him on the phone and gave him all the information and he needed to get started and where I was with the other company.By the time I got back to Rockport, he already had us approved for the loan. Mind you this was just mere hours.We closed without a hitch no, problems everything was as it should be.The second time around I decided to refinance our existing VA loan, as rates had dropped enough to make it worthwhile.Again I went with another company even larger than the first, that touted about how they were always for the veterans and had actually had a great experience with them on a car loan.But after several weeks of no return phone calls, no return emails, and a steady for demand for more information on us without so much as a call for my loan officer I got tired of it.I dont know why I didnt call Cary to begin with, this is no joke folks, within 2 hours and 6 minutes we basically had our closing date.Buying a home for most people is stressful enough, but if you have an non-caring loan processor, loan originator, or mortgage company, who doesnt have your best interest at heart, it will be even more so.I strongly urge you to not only use Cary but to recommend him to any of your friends that you know are fixing to be looking for a mortgage.And from now on the first and only call I will make.
