    I had a great experience with Guaranty Federal Mortgage. This was my second home purchase. I was young and didn’t do my due diligence the first time around. I ended up with a mortgage with undesirable terms. This time around I did the research and had reservations about trusting anyone. Chris and I had some in depth and even at times tough conversations. Eventually, I put my reservations to the side. I’m glad I did because I ended up in maybe the best situation possible. I would tell anyone, it’s your loan so you have tasks that you’re responsible for getting done. With that being said, Chris and his team will handle the rest. I closed during the holidays which is not easy to do. Special thanks to George that completed processing and the entire team at Guaranty Federal Mortgage. What a great way to start 2025!

    ITS A LONG REVIEW BUT WORTH IT IF YOU WANT TO KNOW THE HELP YOU WILL GET FROM GUARANTY FEDERAL MORTGAGE!!Where do I even begin. My husband and I moved from CA in January. We originally started looking at new builds. We were working with a builders lender, who stated, All you will need, to buy a house with us, if having dual income, everything else looks good. Once my husband got a job, we back to the lender and showed proof of our dual income, put an offer on a lot and build we loved. We got a call that same day from the same lender who stated, Sorry you do not qualify and proceeded with hanging up on us. We were very confused why we did not qualify because we did what they told us too.Thankfully, our realtor got us in touch with Chris and his team. To say they changed our life, is an understatement. Chris ran all of our numbers came back to us and in a nutshell said, this is possible but we have some work to do. We started talking to Chris beginning of March. He advised us that we could absolutely make this work but we need to pay of debt and take care of some other financial burdens.Chris and his team went above and beyond for us to be able to close on our home. Working with Chris and his team, we not only were able to buy a home, we paid off 25k in debt and learned so much about buying a home and being homeowners.Thank you Chris and your team. Buying a home is often the single most complex and stressful purchase you will make in your lifetime. There is a lot that goes into it besides choosing the right home; a mortgage is a complex financial instrument with a lot of parties involved/facilitating the transaction. You’ll see a lot of mortgage advertisements from big companies that come with a lot of promises, and I would highly recommend you steer clear of those. Youll also get a lot of calls from mortgage lenders if using LendingTree. The foundation of a successful transaction and happy parties is TRUST. And I felt that with Jared from the very beginning. Do yourself a favor and count on Guaranty for your mortgage. Don’t get lured by those “too good to be true” advertisements.     Chris Peck and the GFM team are amazing. We were originally working with another mortgage company. We happened to come across the rave reviews for GFM and thought that we will at least give them a call.     We worked with Joel and his team on getting a cash out refinance for a great rate. Like everyone stuck at home during 2020, we wished for a pool. We finally moved forward with talking to people and getting quotes. While in the office reviewing pool plans, I figured I would check rates if we did a loan. By the time I got home, I had an offer from Joel with a request to give him a call. Joel and his team were able to offer multiple scenarios and structures to get us the best fit for our situation. We actually chose Guaranty over our broker we had used the past 3 times because he just was able to get everything done so quickly and with rates and terms that were in our best interests.With a hot housing market, we were prepared to wait and wait for paperwork to get processed and through all the rigmarole of refinancing a house. It wasnt necessary though. the same week we signed papers (Monday), we had an appointment with an appraiser (Saturday). Reports were in the following Friday and the next week, we met our closing agent in a parking lot (thanks COVID) to sign off on all our papers. From exploration (4/27) to closing (5/21) and funds deposited in our bank (5/26) in UNDER A MONTH. We could not have done that elsewhere.     The Guaranty Federal Mortgage team was outstanding!! We started the process of building our very first home in January 2018 and did not originally use GFM as our lender, but when our original lender increased our percentage rate significantly, we were forced to shop around and ended up calling GFM. Our first contact was amazingly informative! They reviewed our previous loan outline and terms, walked through all of our questions and ultimately advised us that we were not getting the right loan for our situation for a number of reasons. They explained everything so clearly, helped us make the necessary adjustments to our loan and ultimately made us feel at ease in the whole process. This alone would have been enough to write a glowing review, but then came the above and beyond stuff... We had some serious communication and clarity issues with our builder regarding who was paying our title fees. The team at GFM worked diligently (even over the weekend) to answer our questions and make sure everything was cleared up and fought for us to make sure the builder covered the fees. Then, our appraisal came back a little under the price of our home (which by the way GFM made the awesome suggestion to order in advance so we didnt get blindsided at the closing table), and yet again, they worked tirelessly to ask for comps, a second opinion and ultimately did what others could not, and got our appraisal adjusted to the meet the asking price of our home.The Guaranty Federal Mortgage team put in a ton of hours for us to make sure we were taken care of, answered all of our questions and helped us navigate the crazy waters of first time home buying.     For what its worth, this is only the 3rd time Ive taken the time to leave an internet review. The reason Im taking 5 mins today, is because Id like for everyone out there to know how much I appreciate the Guaranty Federal Mortgage team. I also want to publicly acknowledge Chris Peck and his expert team for all of their efforts. My wife and I recently completed a cash-out refi to payback $100k in remodel expenses. With interest rates on the rise and my reduced income during Covid, I was really nervous that I wouldnt be able to structure a deal to pay off my outstanding debts. All it took was a simple phone call. GFM quickly evaluated my situation based on the information I provided (income vs debt, and estimated appraised home value) and got back to me immediately and assured me that it made sense for us to refi.     Today we closed on what we hope will be our last home purchase. We are retired and over the years we have bought and sold many homes, and in different States. We just moved to Texas from Florida, and while we were looking forward to the house hunt, we were dreading the usual nightmares of working with the lender and the closing. Our Realtor suggested a company that was very efficient and knowledgeable with VA loans. Boy, was she right!     Could not have had a better refinancing experience than with Guaranty Federal. First off, refinancing can be a confusing and stressful process. I have heard horror stories of long, drawn-out processes to get refinancings closed--even to the point of never closing. In talking to other potential lenders, I was left shaking my head at their apparent lack of knowledge and evasiveness in their ability to answer my questions as well as the amount of time quoted it would take to close. This was definitely not the case with Guaranty. Guaranty knows getting the lowest interest rate alone should not be the goal of the process, rather it is a blend of interest rate, term, cash outlay and payout on those cash costs that results in the best financial outcome for the borrower--and they were willing and able to take the time to thoroughly explain every step of the process to me and update me all along the way. Best of all, we closed in only TWO WEEKS from application and received a competitive interest rate with minimal cash out of pocket (far lower closing costs than I was quoted by other lenders). The whole team was fantastic, but I cannot say enough about their founder and leader--Chris Peck. I cannot sing his praises enough....he was a real oasis of knowledge and experience in the sea of uncertainty I found elsewhere. I could not believe the ease I experienced all through the process.

    Honestly, these folks were the best. Honest, up front and to the point. I worked with Jesse Henneman and Seth Hogan interchangeably and individually. No pressure whatsoever, no surprises and after our mortgage was approved, signed off and closed, we agreed to meet up again after one year. Guess what, both fellows reached out to see if we were still interested in following up for even better rates for even more discounts given we already had several documents we are able to reuse without re-issuing. I gently asked them both to get back with me again in another six months. I look forward to working with them again.
