    ~When it was time for us to put our home on the market, we wanted a smooth, peaceful experience. (We experienced the exact opposite with the purchase of this home). We had been catching glimpses of Lauren Reider (Hallmark) via social media for about a year and decided to reach out. From onset, she was very forth coming about what we could expect from the market, and from her (both personally and professionally). She didn’t miss a beat with her communication which was most important to us. We had multiple interested buyers and multiple offers on our home, all with different value propositions, we even received above asking price. She explained everything to us, stood in the gap for us, met with people so we didn’t have to and made sure we understood everything every step of the way so that we could make the best choice for us.~About halfway through the sell, she shared that she had 4 other transactions happening. Somehow she made us feel like we were the only ones. She was even forthcoming about her personal life and let us (complete strangers) know about her situations and when we could look for her to return.~ Toward the end when we started having issues with contractor availability, she made phone calls and got people out to the house within 24 hours.     I have now rented, bought, and sold a home with Lauren Reider-Hallmark and John Reider Properties. Each experience was great! Lauren is amazing; I would hire her again without a second thought! My husband is military and we had to move before we were ready to put the house on the market. Lauren made herself available to let contractors in to the home to do repairs, when we couldn’t be there. For each repair we needed done she had recommendations and phone numbers, and they all did excellent work. She answered all of my questions even if they were at 11pm. She really went above and beyond!

    We called Lauren in October to let her know we were moving out of state and needed to sell our dream home she helped us buy 4 years ago. Lauren got right to work getting professional pictures done and getting our house ready to sell. She priced our home perfectly, leading to multiple offers over asking price in one weekend. When our buyers “changed their minds” less than 48 hours before closing, we panicked. But Lauren was incredible, working late into the night, getting us to refocus and keeping us up to date on all that was happening. Just a couple hours after we signed the termination paperwork, Lauren had us a new, higher offer. In another day we were back under contract, and at closing we profited roughly $20,000 more than we would have with the first buyers. There’s just simply no one better Lauren. No one knows the market in the area better, no one works harder, and no one is putting in that extra bit to get it done for you like she does. As buyers and again as sellers, we were winners, and Lauren made it happen. If our lives ever lead us back to Central Texas, Lauren is the only real estate agent we are calling.

    Where do I start, from phone calls to emails, to meeting face to face Lauren was great. I first started my journey with John Reider property looking to rent, but within a week I was given the details and info on becoming a home owner instead. Best decision I’ve ever made in my life.     This place has been amazing! No other places would approve me because I had never had a lease before and I was having some credit issues due to going from a 2 income household to a 1. They quickly approved me ( within 30 min) and I was able to meet a employed named Trish at the house that night! She was willing to meet with me even after she got off work! I was able to put a deposit down that day. I was also able to add the pet deposit to my rent for 6 months so I didnt have to pay pet deposits, security deposit, and first months rent all at once.Trish was readily available every time I had a question or concern.     We are a military family that came to Texas from Virginia with an 8 month old and an almost 3 year old. It would have been a huge hassle to come here and stay in a hotel while house hunting, so we were very glad that we were able to sign a lease electronically without having to do a physical walk through of the house. We had this go wrong for us in the past, but John Reider Properties made us feel very comfortable about it. Our realtor, Trish, was very helpful with the process and reassuring that the house would be 100% clean and ready for us to move in. They even had a walk through video on Youtube which we watched several times to help our eldest to know where we were going. Moving in, John Reider had a packet for us of the numbers and places we needed to call to get everything set up which made the process a breeze! Since moving in, there has been a couple of minor unforeseeable things that needed to be fixed. Using the portal to get the work orders in has been very convenient and John Reider always has gotten back to us very quickly with the name and number of who will be contacting us for an appointment. They also are great at following up with making sure everything was fixed to satisfaction. We LOVE renting from them and this is by far our favorite place to live!

    After exploring several property management companies in the area, we came to the conclusion that if you want your property to be managed with honesty, integrity, and professionalism, John Reider Properties will produce! Our home in Texas has been in their very capable hands for several years now, and we never worry about a thing. Our home has never been vacant, but always rented immediately when a lease term is about to end. Our home always looks to be in great condition inside and out (we are provided with pictures). I feel like we have our own personal agent in Robin Cargill! Robin is very easy to reach by phone or email, and is always able to answer any question we may have at a moments notice. If she doesnt have an answer, she is very diligent in getting back to us with the information we need as soon as she can. Robin also sends detailed reports each month covering rent paid and any property repairs made. Its fantastic!     We rented a nice house from JRP from May 16 thru Feb 17. My occupation as a military contractor requires me to move every 5 - 10 months. After moving around the country for over 6 years, I have encountered just about every kind of PM agency you could imagine. I praise JR for being the only PM agency in the Killeen TX area that was willing to work with the owner of the house to negotiate a shorter than normal lease. Most wouldnt go out of their way to do any type of coordination...Danya Reider was the person I dealt with first. She was amazing. Professional, prompt, informative, thorough, all the things that most PM agencies are not!JR is thorough...I have yet to rent from any other PM agency that is more thorough. They are thorough to the point of almost being annoying. Dont get me wrong, if they are managing your house...you are in good hands! They are the people I would want to manage my rental. If you are a tenant, be prepared for a Hands On PM agency. Im the kind of tenant that believes I dont need babysitting (reminders its going to freeze, reminders its hot, and you need to water lawn, etc.)...but I realize other tenants may need that kind persuasion. Of the 12 other places ive rented, each PM agency said they would come do an inspection but they never did. JR on the other hand, follows through...and will be in your house. And I think thats a good thing....for multiple reasons. However, having 3 people in our house in less than 9 months, seemed a little excessive in my opinion. There were never any issues with the inspections...they do an annual inspection...which they did at our place 6 months in. They do a pre-move out inspection a month or so before you move out. Then there is an external company who completes a white glove inspection where they closely examine everything in and outside the house and take hundreds if not a thousand pictures upon move out.JR would typically have a white glove inspection from the last tenants to compare to your white glove move out inspection. However, this was the first time the house was rented. Therefore, I was told it would be compared to our move in inspection sheet they gave us. I was convinced JR was going to take a large portion of our deposit because it was the white glove inspectors word and thoroughness compared to our few pages of walk thru inspection paperwork we filled out when we moved in. To my surprise, we got a FULL Refund. And to our credit, I believe we should have, I was just was prepared for the worst but they did the right thing. Additionally, deposit was delivered in the timeframe they told me as well.So there you have it. I think JR is a legit PM Company. They work hard to do the right thing. They actually look at the houses and have the owners interest at heart. They are a little too hands on for my liking and I found it a little inconvenient at times. But all things considered, I would rent from them again. They are responsive, they drive by your house and do exterior inspections. They make sure you keep up with everything to include fertilization, etc. to which you must provide receipts. But in the end, thats their job. And I give them credit for doing their job well even if it was a little bit of pain for me to deal with from time to time.

    Over the years my family and I have had multiple commercial real estate transactions with John Reider Properties. Each transaction has gone very smoothly.
