We are a small nonprofit organization and needed to make our budget stretch as far as we could. The space we found is needing some construction work and he also helped us navigate that process to make sure we understood all the costs associated with the build out and negotiated $90k construction allowance from the building! Now that weve signed, Stephen has stayed working with us through the construction process and has connected us with experts to give us advice throughout. I worked with Caitlin and Tom securing a location for my business. Caitlin and Tom worked as a team on my behalf. We looked at many different locations. I have to say at first I thought I wanted something much larger. Caitlin and Tom found me a location that was what I thought I wanted, however it didn’t feel right. I told them I wasn’t ready. They both supported me in my decision and told me they wanted me sign only if it felt right. This is the kind of team I could have hoped to work for. One that wants me to be happy long term and isn’t pushing me to make a quick commission. I found an unconventional location. Despite the landlord being difficult to get in touch with Caitlin worked on my behalf because it was exactly where I wanted to be. Caitlin and Tom worked on this deal for me for several months. Met with the landlord several times to make progress on the lease. In addition the landlord’s partner was frequently in and out of town so he was very hard to catch. Caitlin was totally on board to make it happen, she also assured me even if it fell through we would keep looking in my desired area. In the end the lease was signed with many revisions that gave me a fair deal. One thing I must say is having them on my side prevented me from signing a one sided lease that could have potentially been problematic. I have a 5 year lease so I don’t see myself looking for another commercial property but if I did I would absolutely work with them again. The experience and resources Caitlin and Tom bring to the table are unparalleled. They truly work with you. They gave me industry insight and filled me in on what requests were standard and I should ask for! The Austin commercial real estate market is cut throat with very few vacancies. Trust me when I say you want a company who can get the job done and protect your interests.

Our search was very specific and we needed a smaller than average space downtown Austin. She was extremely attentive and was always there to give guidance and advice. Additionally, the relationship did not end with the signing of the lease. My wife and I own a small business and our lease was set to expire in 4-5 months so we began working with Jason Steingberg from ECR to find a new home for our business. Jason was terrific. He took the time to get to understand not just our business, but us as a small husband/wife team. He coordinated the entire process, from finding suitable proprerties to tour, to arranging the tours, negotiations, all of it. Once we settled on a new place, he helped us get terrific terms that literally put about $10,000 of additional cash in our pockets compared to the terms initially offered by the landlord. He assisted in us getting the buildout in place, even helping us find a quality mover who specialized in business moves. And he did all of this with a very easy going style, a great sense of humor and seemingly unending patience. In 4.5 years when our current 5 year lease is about to come to an end, I guarantee we will be using jason to find the best option for our business going forward. I highly recommend him. As business owners we have enough to worry about. A pro like Jason can make finding a space to lease a far more effective and less stressful experience. Dont try to do it yourself. His services cost you, the lessee, nothing and the benefits are significant.Bottom line, Jason helped us find a bigger, better space more suited to what we do, and for less money! Being new to Austin, we started our search for commercial art studio space by Yelping around and making calls down a long list of realtors. We explained to each what our criteria was and either they said our criteria and timeline were too restrictive or they tried to get us to sign paperwork and whatnot before providing any truly useful information. Luckily a local friend of ours recommended ECR, and we got a call from Rebecca at ECR who made us feel comfortable right away.She took a couple days to run some searches based on our criteria, after which we met at a coffee shop to discuss. A few days later she drove us around town to check out potential options. Some of them were promising but nothing was ideal, so she dug deeper and kept finding more places for us to visit. She had a good sense of what we were looking for and it wasnt long before we found the PERFECT studio space in the exact area we wanted for a lower price than we thought was possible.The rest of the process could have been a nightmare but Rebecca was 100% on top of it, constantly pushing things forward until we had the lease signed and the keys in hand, always working around our schedule and going above and beyond to make sure we were happy. Were looking forward to getting a beer with her soon to celebrate! I would absolutely recommend ECR (and specifically Rebecca) to anyone looking for commercial space, especially if youre picky.We could not be happier with our new studio and as a bonus, she managed to get us into the space, with all the demolition and improvements we needed for our business, a month ahead of schedule!

Jason patiently presented options and arranged tours of several properties. Jason covered several details for us during the negotiation process, the feasibility period, and all the way through the closing. Moving my office back to Austin from Florida after 15 years I needed help navigating an unfamiliar commercial market. A friend of a friend recommended Rebecca. She helped locate all of the spaces in the area I wanted to be in that fit my square footage requirements and my budget. She set up appointments for all of them and actually picked me up and drove me to most of them as well. She wrote three letters of intent and negotiated two leases, going back a couple times on the one I finally decided on. She made suggestions that I probably wouldnt have thought about. And she even got me free rent and below quoted rates in what is surely a landlords market. Oh yeah, and I got a pint of Guinness out of the deal too.

She was able to secure for us an off-market space in the highly coveted Seaholm district that also met our size parameters and business needs.Reagan simultaneously helped us acquire a second new location at Domain Northside. Her negotiations put our business in a stronger and safer position by securing the following for us:100% more time (than proposed by the landlord) to for completion of all Design Documents and Permitting60% more time (than proposed by the landlord) until our Lease Commencement DateApproximately 10% cheaper rent in Year 1, on which all future rent escalations are basedThe above timeframes enabled us to hedge against the biggest risk to a project, which is construction and permitting timelines. Extra time also protected our bottom line, because we would incur a $100/day penalty for missing our Commencement Date. The aforementioned timeframes also spanned the holidays, which was an additional and significant risk to adhering to schedule.Reagan was smart, hard-working, thorough, strategic, had strong relationships, and delivered results that put our business first. We told her what we wanted, and she made our lives easier and made it happen.
