I have lived at this property for three years now. I have watched the management team really listen to their tenants and make great changes to this complex. It is safe and fun and convenient to get anywhere. The maintenance team is A+++ they are super quick to help with whatever you need. Office team is super friendly and ready to assist in any way. You will be happy in Austin at the Flats. ❤️

I renewed my lease for my second year recently. I love living here. Avery and Casey have been two of the best I have ever encountered. Ive been renting for over 21 years and theyre helpful, consistent and professional. Every work order has been done within 24 hours, most within a couple hours to be honest. Id give 100 stars if that were possible. Im grateful for them

Flats on San Felipe is a great apartment community. I have lived here for 18 years. It feels like i live in a park. The trees are gorgeous! My apartment has a sunroom and it makes it feel so spacious and provides great light with the many large windows. The staff is wonderful and always takes care of anything that needs to be done! Its a great location with good rent prices. I highly recommend Flats on San Felipe!

I’ve always lived in apartments and this is by far the best onsite team I’ve had. Avery and Casey are an excellent team and have made my living experience for the last three years enjoyable. They understand that times are tough and they are extraordinarily reasonable. Work orders are completed very quickly and they do their best to keep the property clean. There were opportunities for promotions and management made the right decision in promoting them, I’ll be renewing for my 4th year because of Avery and Casey.

Ive lived here for almost 5 years and have seen about that many managers come and go.What has happened over the past two years is a shame.. I dont want to move but if I cant see something change I will have to move.The grounds are littered with water bottles and lids. Beer cans all over even in the shrubbery. The recycling bins and trash receptacles are often full and overflowing.The pool is not very well maintained with lots of green stuff growing along the steps and sides. People have been told about the rules but continue to bring glass beer bottles into the area. Big hunks of black hair float in the pool. Maybe people with long hair could put it in a ponytail to prevent the big globs floating around.Yes to the statement about different sizes of parking spaces. People spend hours working on their engines and detailing their cars in the parking lot. Loud music playing at all hours.I have about 20 Spanish speaking men sit outside my apartment and party until midnight or later on a weekend. I now have to call 311 to break it up. I regularly lose 2-4 hours of sleep and I primarily work weekends!!I have submitted so many requests to fix the front door. It has not been replaced despite inability to lock it or remain latched. With all the people wandering around between buildings, I dont feel safe.Apartment repairs are difficult because of the language barrier. I dont speak Spanish and they act like they dont understand English. The one maintenance guy who was wonderful was always trying to catch up with the more serious repairs and now he has left.I think the new management is trying. Part of the time I dont think they have enough maintenance staff.The buildings are old. They have tried to update the exterior. Now they should turn their attention to the interior.

My husband and I met with Casey at the right place right time. We were going through difficulties with finding apartments however Casey shed a light regarding what we were going through, if it was not for her we don’t know what we would have done or even have insight regarding how the housing process works! She truly cares for individuals and her goal to help individuals keep their places spoke to us loudly. San Felipe should be glad to have her. Thank you Casey! I thank God for you.

We just moved here. This place is amazing!! Inside is freshly renovated and spacious with brand new appliances. Clean, well maintained and a great deal overall.The maintanence is SO fast here!I have never felt more at home or welcome in an apartment community. Casey in the office has made us feel like family since the first day. Would recommend to anyone looking for an apartment!- Happy Resident

I have lived at The Flats for over a year and just re-signed my lease. The Unit was newly renovated prior to moving in, all appliances worked and even had a Washer/Dryer in the unit and very affordable! Maintenance responds to all work orders quickly, the office staff are always friendly and informative when I have questions and there are new changes coming soon for the on-site gym (new equipment) which im pretty excited for. My neighbors are friendly, my apartment is fairly quiet, parking is always plentiful and free and the complex is very close to major highways for an easy commute. Overall, Ive had a positive experience with this apartment complex.

After having lived here over three years, I can say its overall a pretty good place to live. The rent is affordable, and the quality of the apartments, and particularly the apartment grounds is quite nice for what you pay. Maintenance requests have always been answered within a day or two, and management has also been great about taking care of some special repairs that were needed in our apartment. They also went out of their way to get our ac fixed on a hot Saturday, which was quite appreciated. The location is also a big plus, being right next to loop 183, and many nearby stores. It is also very safe. Some downsides are that the parking spaces are quite small, and pet waste bags are often not stocked. Overall though, the flats is a great place to live if you are looking in the NW Austin area.

I have loved living in this apartment complex. I have been here for almost 2 years and couldnt be happier. The units are affordable and the recent renovations have made this complex a great place to live. The front office staff has mostly been very helpful whenever Ive needed assistance. Maintenance crews are typically expedient with maintenance requests. There are some issues with water shut-offs, but theyve rarely affected my schedule. Shout-out to Stephanie in the leasing office for always being so helpful and personable. Definitely happy with this complex!

I had the pleasure of living here for 2 years. They have great prices, an amazing pool and gym facility. Their staff was beyond great. I loved working with Stephanie, Shawn, & Tyler. Very very understanding and helpful. The maintenance staff always fixed things that day even after hours. Never any problems with anything. Good location, not too far from anything. Quiet place with such nice neighbors. Couldnt have asked for a better first apartment. Always had close parking. Gorgeous remodeling inside and out!! If you treat people with the respect they deserve you get it in return. People on here mad because they didnt follow the guidelines they signed in the 1st place -____- daddy taught me well

Ive lived here for almost a year and really love it. Its a beautiful, renovated apartment with nice finishes and a roomy floor plan. The grounds are well-kept with lots of trees, a cute dog park and beautiful pool. Ill be renewing my lease because Im so happy living here. The manager and office staff are very nice and helpful. The few maintenance issues Ive had have been handled quickly and efficiently. Overall, this apartment complex is very nice and a very good value.

So far the Flats of San Felipe have been awesome. The square footage, location and the price is amazing - just what we needed for my grandson. We have only submitted 1 work order but it was addressed quickly - I actually felt silly as one of the issues was how to turn on dishwasher - not realizing there was a switch. We feel safe here and have had zero safety issues. Avery and her team are both friendly, and professional. She has been excellent anytime we have had a question or issue.

I love this complex, and my dog loves how friendly everyone is! Casey in the office has always been so kind and helpful and she always brings a smile to my face when I go to pick up packages. I currently live with my parents and Im thinking about getting my own apartment here too!

I have lived in this community for 4 years. Not only do the staff and facilities team are quick to resolve small issues, they also feel like a family. While their are a few outliers, most of my neighbors have been kind and friendly and have made these four years in this complex a wonderful experience. The community is diverse and inclusive.... and the staff have been accommodating and friendly. I could not say enough nice things about this property, I plan on being here as long as possible!

I am not one to write reviews, but my experience at The Flats is worth it. I can agree with the previous poor staff, which has all been replaced with wonderful, lovely, and helpful staff. I absolutely recommend Dalton, he is great.When I first moved in I was working two jobs and was excited to be able to afford such an apt. 2bed, 1 bath with a sunroom. However, when I got sick and lost one of my jobs, they let me downgrade to a smaller unit before my lease was even over. They were so accommodating, understanding that I could no longer afford the unit.My AC went out and it was replaced asap.I read some of the other reviews and Id lived there for 2 years and did not experience any of those problems. High crime rate, I had no idea. Water being turned off. My only disappointment is when the pool is closed during cleaning.Due to my medical issues, I had to break my lease a few months early. Again very helpful and accommodating to me in ways no one could understand. I can not imagine any of my old apts helping me as such.I am disappointed I had to leave early and I know when I come back to Austin, where I am moving.Im sure they know who this review is from. I love you and miss you. Thank you so much for your help.

I am currently living in these apartments, I moved here in Feb. I do not have any major complaints. If I need to place a work order for maintenance, it is usually fixed that same day. The only downside is the level of theft at the complex, but the staff does their best to put out warnings, leaving notes on your door telling you to be aware. With this being said, the staff isnt oblivious to it and it does seem like they generally care about the safety of their residents, whether you choose to heed their warnings or not is entirely up to you. I use the workout facility a lot and I think its fairly equipped! Only major thing it is missing is the squat rack :) the pool is awesome, and they have a cute dog park. Hope this helps!

We moved here in August from out of state. For the square footage and location the price is amazing. We have submitted work orders and they have always been addressed quickly. We feel safe here and have had zero safety issues. Unique floor plans that we hadnt seen at other properties. Kelly, has been excellent anytime we have had a question or issue.

Great place to live! The price is right and the property is lovely. The new manager, Kimberly, is so incredibly nice and goes out of her way to help. Love this property and love the staff! I highly recommend this complex. Its not too noisy, there isnt dog poop everywhere (unlike my last complex), the property is really nice and the units are as well. I have no complaints about being here! I finally feel comfortable and like Im home and not just riding out a lease.

YOU COULD NOT HAVE PICKED A BETTER APARTMENT THEN THISFor this price point the staff exceeds expectations, with great communication and hospitality skills. They did a fantastic job of handling a quick move in and keeping it as smooth as possible. Their team work skills were spot on every call. Didnt matter who I was talking to, they were beyond capable of helping me.Making me 100% sure they can help you find an apartment that fits your needs.The neighborhood is quite, clean and surprisingly close to all your major retailers. And let me just tell you, the food in this area is fantastic! A couple of honorable mentions would be Kerbey Lane Café and Marcos Pizza. Thats not to mention the promotion they have for the residents of this community which is presented as a fantastic house warming gift.Now dont worry if you have trouble finding things near this area, because they do the hard work for you and offer an informational packet upon move in. Its quite helpful and insightful.Thank you for reading my review and big shout out to the team Amanda, Alyssa, Emma, Mercedes, Jose and David for their fantastic work.Lastly big thanks to Spectrum rep James for his above and beyond efforts here at the Flats!

The pool here is amazing. The layout for kids to swim or to layout is perfect. I had an issue (so I wrote a low review) BUT not only did the manager correct the problem… the manager was extremely kind, compassionate, professional and beyond perfect on response time. I’ve actually never had such great service anywhere that I have lived. Emma at the front is so sweet as well!

I have recently seen the new manager. He assured me that everything I needed to be taken care of, would be taken care of. And he absolutely did, I needed help with the price of the rent. If it wasnt for all the work that the manager did for me and my mother personally. Im not sure we would have a place to live. Thank you so very staff here at the Flats on San Felipe. From the maintenance man all the way up to the management, everyone has stepped up and done their job very well.

I would definitely recommend the Flats on San Felipe. They are under new management and the manager is AWESOME. She makes sure things get done and done RIGHT. She is easy to communicate with especially when someone has a complaint; she does her best to get the problem solved. The people in the front office are very helpful and friendly! I have a newly renovated apartment and it is very nice compared to the others I looked at before. The pool is also very nice!!

A few things wrong with the apartment, but maintenance jumps on it quickly. All new appliances and quartz countertops. Pool is crisp and clear, grass is lush, and rent is reasonable. The place has improved based on previous reviews.

Very good place to live. I never hear the people above or next to me. Property is very well kept. Parking is very bad on the south west side of the complex. I usually end up parking on the street due to the lack or parking spaces. Overall i like this complex alot. I would recommend living here.

I just have to say, Ive bounced around from one terrible place to another, and this place is a breath of fresh air! I wasnt the easiest person to get settled in and they were very patient towards my situation, especially Casey Varela who has been so kind and helpful, she bent over backwards to help me get settled and Im so incredibly grateful!!
