Highly recommend River Ranch to anyone moving to San Angelo. The complex is centrally located near a lot of restaurants and amenities while only 5 minutes from ASU and 10 minutes from GAFB. The fact the units come fully furnished is very clutch and the move-in process was seamless. The entire staff were all professional and very accommodating throughout my time there. The property is very well-kept and maintenance requests are handled in a timely manner. The only reason I don’t 5 stars is because the appliances and fixtures in the units are a tad dated but everything worked fine and experienced virtually no with any of the appliances.

For the price you really cant beat getting an in-unit washer/dryer and a fully furnished room right off the bat. If youre hard pressed for cash but want a nice community to move into this is the place. The staff are incredibly friendly and easy to talk to/work with; Ive found most, if not all issues I have with my room can be solved with a quick phone call and often times, same-day service is received with no extra cost or fees to my account. the Internet provided here is pretty solid too, I get between 250-300mbps download speeds off ethernet. These apartments are honestly a hidden gem of San Angelo, not entirely sure why they get such bad reviews.

Great apartments , the keep the grounds and trash compactor very clean, staff is super friendly , maintenance is super kind and comes fairly quickly after submitting a request. Dog fee isn’t bad neither is the monthly pay. I wish they did spray the wasp nest down and put some ant killer out cause the summer there been a lot.

This apartment complex is very well managed. We were short term renters, needing an apartment before we bought our house. The rent was very reasonable, included furnishings and utilities, EVERYONE on the management team was great to work with, including maintenance issues, to billing, contract terms and more. For the team alone, I would recommend this as a place to stay. The complex is a bit older with some issues from age, but was notably a safe place to be during our stay. We fully enjoyed the time we were there.

My room mates and I are about to move into river ranch and we could not be happier with the property staff! They have been super helpful and fast to get back in contact with us. They even reached out to us to see if we wanted to switch to a first floor unit ( which is what we wanted originally but got a third floor unit) and were able to make the switch for us just days before move in! This is a great apartment complex for college students and the amenities are great! I cant wait to move in!

I lived here for a year and half. Overall, great place for college students. Some complaints I had were the rust on the washer and dryer. The dryer in my apartment never dried our clothes in one cycle. Maintenance was sometimes good, sometimes not. I had a waterleak that caused mold. All they did was spray bleach on the wall. Never actually tore out the drywall and make sure there wasnt anymore mold. The window in my room wouldnt stay open by itself anymore. Maintenance came and didnt fix it. Same thing happened with the dryer. I put a request in and nothing was done to fix it.I have now been out of RR for about a month and still havent heard a word from them about my deposit. I left that place cleaner than it was when I moved in.But overall a great place. Fairly quiet, staff is nice, and property is taken care off. Plus its reasonable for a college student living on their own for the first time.

The River Ranch team treated him like one of their own, but the people that truly impressed me were the RESIDENTS! I cannot thank y’all enough for the kindness y’all gave to my 4yr old son! It truly warmed this single mom’s heart that every resident he saw at the pool or walking around the property showed him kindness! Thank y’all for giving Breccan a summer he will cherish forever!

Awesome place, excellent staff. Every management employee I met here went above and beyond my expectations. Property manager is absolutely excellent. Ground crew and maintenance personnel were so friendly, and any and all issues were fixed immediately. The place is clean and the pool is the best one in San Angelo. Don’t hesitate to live here.

Great apartments and awesome staff. Very good pricing and its all included, very centric area as well and pet friendly I can have my Yorkee with me at all times with no problem. Also have lobby area for my business consulting and unlimited prints. My wife loves it and well the pool is awesome as well as the community very safe.

I love living here! I have lived at River Ranch twice and each time has been better than the last. The staff is excellent, maintenece is very helpful, and the property is very well kept and looks nice year round. The amenities River Ranch offers are hard to come by here in San Angelo. You get way more than what you pay for! It really is one of the best places in town for college students and young adults.I also want to mention that I have moved out of these apartments before and it went very smoothly and I wasn’t charged for anything unreasonable, or really anything at all except for minor wear and tear.

River Ranch apartments is a wonderful place to live. The apartments are very room and have a nice home feeling. The dog park provided is wonderful for anyone with fur babies. Love the gym to get fit and catching up on my summer tan at the tanning beds. The staff are wonderful and very helpful.

This is by far one of the best apartments that I have lived in. I tip my hat off to Savannah and Chloe for helping me with the transition. I moved to Texas from Louisiana. Savannah and Chloe stayed in touch with me each step of the way. I was impressed with the property when I moved here. Because some apartments have out dated pictures. But I was really impressed with the apartment when I first moved in. The space for us and our two kids. I love the layout of the three bedroom and three baths. The office staff is exceptional to my kids they make them feel belonged and they have things for them to do like the basketball court, and the volleyball area which we use on Saturday and Sunday for fun times. We often at times sit in the open courtyard to catch some sun and do some studying which the kids love so much. My son loves to go in the office and talk to the staff and he has nothing but good things to say. I am really happy about staying here and I hope that others will come and see the great things that I see. I recommend them to anyone trust me I am very particular about where to stay with my kids and they have not did anything bad at all.

I have to say the staff is exceptional maintenance is exceptional and my favorite part is there are no bugs! I had to move here pretty quickly and settled on River Ranch and I’m glad I did because my needs were met. Ariel in the front office is wonderful and really kind. The only reason I don’t give five stars is because the kitchen is a little small and there is not really any where to store kitchen items and I only had one drawer in my kitchen. bedroom and bathroom were a great size and the closet is amazing. The reason why I chose River Ranch was because of the washer and dryer in unit not a lot of apartments offer washer and dryer in unit here in San Angelo so I was very glad River Ranch did.

I have really enjoyed living at River Ranch. My roommates are awesome and the amenities are great as well. Maintenance request are completed within 24-48 hours and the the office staff is very helpful. Just last week Ariel helped walk me through my resident portal and was really helpful. I’ve lived here for 2 years now, I love the proximity to everything for me it is close to work and ASU. I absolutely love it here. I had a situation with my roommate about 6 months ago, and they were very happy to help with the situation. I love the pool during the summer time and my friends and I spent a lot of time in the hangout area (with the pool table, poker table and table tennis) we really enjoyed it especially during the freeze in February. Overall a great experience and I am so sad I am moving out of Angelo. They made my time here awesome.

I absolutely love this place. It is very useful having a washer/dryer in my apartment. The office staff is always friendly and are always willing to do whatever is possible to make me happy. Some other places may be cheaper, but I get a furnished apartment with most of my bills paid. Not to mention I actually feel safe walking my dog late at night. They just re-surfaced the pool and it looks so beautiful. I highly recommend living here, but talk to Lori because I feel she is the most helpful.

I don’t leave reviews at all, but I honestly just had to do this one. The staff is what really lead me to write this review. They have very exceptional customer service here. My leasing agent Ariel was very professional and answered all my questions with so much confidence. If she didn’t know the answer she definitely got back with me later. The manager is very hospitable and friendly easy to interact with. The rent is definitely worth it! The best affordable apartments in San Angelo!

I have lived here for the past 7 months and I can say for this being my first apartment, I couldn’t have chosen better. The team at the office is amazing and willing to help you with whatever problem you have. They have a great set up when it comes to payments, and they have a way for the people who live here to communicate with one another to set up plans or meet one another and even to help one another. Honestly say it’s well worth it.

I loved my time in River Ranch! First, I LOVED the staff. They’s an amazing group of people, always willing to help. Second, I really enjoyed the amenities. The only reason I don’t give 5 stars was because the gate never worked during my time there and the walls are very thin, so you could hear everything. It was very reasonably priced and comfortable. I do recommend this over other student housing in the San Angelo area.

This is a very good place! The management right now is very helpful and friendly; I like going in and talking to them when I have the chance to! The maintenance can be kind of slow on some things (this is why the review is not 5 stars), but they are nice and very helpful when they perform maintenance. I was able to learn a lot from them in the times they explained the problem and solution to me.

After lots and lots of research in San Angelo, we finally settled on River Ranch and we think it is by far the best choice. We absolutely love it here. What you get for the price is the best in the city. We were a little worried about all the terrible reviews....until we read them and realized it was mostly angry college students who don’t really understand anything about how renting works.From the office staff to maintenance, everyone is so nice and very quick to help with any problems or complaints. Savannah and Chloë were the ladies that helped us through the whole process of getting set up in our apartment and they are great to work with!! Tracy, Trey, and Mike have all been to our apartment to help with various maintenance requests and they were all polite, quick to respond, and efficient! We haven’t worked directly with the managers, Mary Ann and Presley, but they are usually at the monthly events and seem super nice!!They were very upfront and clear about all “charges and fees” before we even committed to renting here and they are all very reasonable. Some fines they would charge include littering, leaving dog poop, and cluttering up the walkways with trash bags. I appreciate all of these! Fees include a small admin charge, a fee if you don’t have renter’s insurance, and paying extra if your rent is late. We expected these as most other complexes have the same charges.It’s true that the internet and cable really aren’t that great, but they’re included free with rent so you can’t really complain. I’ve heard that a nicer router fixes the internet (very occasionally) going out so we’re going to try that next.We love our neighbors. Noise level is as expected in any apartment complex, but we personally think the walls are even thicker than most places.On top of everything else, this complex is absolutely beautiful, secluded, gated, and includes awesome amenities. We can’t wait for the saltwater pool to open this summer.We have no complaints! But we also knew what expectations to have living in an apartment complex. If you aren’t willing to have people living above you or to rent from a staff that charges to keep their complex in good shape, then you probably need to look into buying a house instead.Update after a full year of living here:Still love it! The internet definitely isn’t the best, but it’s free so how can we complain? The staff is still easy to work with. Edna and Jimmy are the new workers and they’re incredibly nice! We were able to renew our lease a little less than market value since we had already been here so that was nice!

TL;DR - Having lived in multiple apartments throughout my college years and some after, I can surely say that the River Ranch apartments were definitely my favorite place to stay.Cleanliness - 5/5One of the best things that River Ranch strives for is making sure their apartments look great, inside and out. When I moved in, all of the carpets, flooring, counters, bathrooms, and rooms looked great. There weren’t any obnoxious stains or damage on the walls. After walking the complex during my initial walkthrough (prior to leasing) and after my first move in, it’s definitely noticeable that they take good care of their complex.Location - 4/5Wonderful for students attending Angelo State and it being right near Knickerbocker & Bryant gives immediate access to restaurants and a WalMart. It is a bit out of the way to HEB and downtown, but it’s a great location all around.Internet - 3/5Not the best, not the worst. Was good enough to play video games and stream Netflix and that’s all I cared about it for.Staff - 4/5I put in a couple of requests (constant loud music and questions regarding my lease & renewal information) and was given prompt responses every time. I did have a small plumbing issue, but maintenance came by early that next day and resolved it quickly. The staff were always courteous and professional when I spoke with them and were more helpful than pushy when it came time for renewal information.Amenities - 5/5In comparison to other locations in San Angelo, River Ranch is head and shoulders above them in this category. The pool feels absolutely amazing and was always kept clean. The basketball court doesn’t always have people on it, but it’s wonderful to have there for when you get bored.Tenants - 3/5Take this rating with a grain of salt, as people will be people regardless where you go. Some tenants definitely could care less with what their actions did to others (loud music & constant laaaate night parties until 4-5am), but as I said before, the staff were very helpful in resolving the matter.

The staff on site are so kind and helpful with the public. I had a problem with my key the other day, called the front desk to notify, and by the time I had walked over to the office, a new key was assigned. I was in and out within 5 minutes thanks to Jacob. The smiling faces are always nice to see. Cholë and Samantha are great with patrons and always make me feel welcome. They attend to all my needs and work orders happen weekly. They have issues, as every apartment complex does and will, but the service of those in the office is outstanding.

Certainly an excellent place to live, furnished well, everything is well taken care of, and Ariel and the office staff are excellent, Michael Manley, in maintenance is the best in the business, I had to move to Amarillo and transferred to another Monarch property, and Ariel and Michael made the move stress-free, and I thank them so much, I lived there for 4/12 years, and really do miss it !!!

Lived here for 7 months and it was a pleasure. The facilities and amenities were nice and the staff was always helpful and friendly. The location between Knickerbocker/Bryant and close to N Ave was extremely convenient for going anywhere in San Angelo. Highly recommend for students and military.

It is a good place to live for college kids. It is close to all of the important things such as class, Walmart, and eateries. The rooms are nice too because everyone gets their own room and bathroom so there is no having to share bathroom space. I plan on staying for my whole college experience
